HEATHER BROOKEY
I have been following your home on the market for a while and wanted to reach out after seeing your listing had expired
Going through the home selling journey can feel exciting yet overwhelming. When your home doesn't sell and expires, it can be frustrating and disappointing seeing that so much time and effort was put in
As a real estate agent who is very familiar with your area and has completed many successful sales, I feel certain that I can help you accomplish your goals regarding the sale of your property.
In these times, it is also important to step back and identify what went wrong that prevented your home from selling For example, was the listing price too high? Did your agent invest the proper amount of time and money into the marketing of your home? In this expired listing guide, I will highlight areas where your listing has likely gone wrong I look forward to meeting your soon!
reasons why your home DID NOT SELL!
If you have had your home on the market for several months and haven’t seen much activity or any offers, chances are that one or more of the reasons are to blame.
NOT PRICED CORRECTLY
In rare cases, a home may actually be priced too low. When this happens, buyers and their Realtors may believe there is a problem with the home and simply not look at it. More often, however, the property is priced too high for its condition or compared to homes of similar size, style, age, and location.
The bottom line is that even if your home is priced right, it may not be in that super hot price range. Those sellers need to exercise a little more patience than the ones in a seller’s market.
MARKETING STRATEGY
The best listing agents all use an aggressive marketing plan to market their listings If your listing agent isn’t making sure your home can be found easily on the internet, isn’t actively touting his or her listings to other agents in the area, and isn’t running an effective digital marketing strategy, then it might be time to change agents.
YOUR HOMES CONDITION
There is a lot of competition out there to sell homes. Your home has to compete against other similar homes for sale, as well as compete against shiny brand-new homes. The more you can do to make your home look appealing to a buyer, the better your chances for a quick sale.
Look at your home with a critical eye – put yourself in the buyer's position
OUR PROCESS
Staging Your Home
Your agent may have provided a list of things that needs to be painted, moved, fixed, or arranged and you will most likely need to make a few more adjustments.
Now is the time to complete those to-dos and get your home show ready While you may not see the initial value in staging your home, it is actually very important to create a space where buyers are not distracted and can emotionally connect with your home.

Strategic Pricing
When you don't price your home accordingly to fair market value the first time, you have to list it at a more aggressive price suited to the current market this time to sell your home quickly.
Knowing the current market values for homes in your area is key to setting a competitive price and getting your home sold at top dollar Using a datadriven market analysis of your area, we'll be able to identify the current market value of homes in your area
Price your home
When you price fairly, you will be able to attract more interested homebuyers and have a higher chance of getting more offers On the other hand, if you continue to overprice your home buyers won't even take one look at it This is because buyers look at a lot of homes and their agents know the price range that the homes sell for in a certain location and condition They'll be able to easily detect overpriced homes
Pricing your home does involve quite a bit of analysis and strategic thinking And you don’t have to pick one strategy In fact, when you combine an approach that uses comps, the real estate pricing pyramid, and is cognizant of online price filters you may arrive at a competitive price that works to attract buyers.

Homeowner Quiz
Did you and your agent agree on a price that matched the competition? or YES NO
Did a professional photograph your property? or YES NO
Did you keep up with the basic yard and curb appeal maintenance while your home was on the market? or YES NO
Was the action plan created by your agent executed as agreed upon? or YES NO
Did you price your home at a price suggested by your realtor based on comparable market analysis and local market statistics? or YES NO
Did you complete any and all maintenance and repairs suggested before listing? or YES NO
The truth is - if you honestly - answered mostly yes to these questions, it is highly likely that the pricing was why your home didn't sell the first time
However, if you answered mostly no, you need to consider putting more effort into your home cleaning and preparations, switching agents and being truthful with yourself. Your listing deserves it!
Be Flexible
Selling your home is not going to be a walk in the park, and is not about convenience Buyers and agents will request showings at the most inconvenient times, this is a fact you have to accept Remember, your mindset should be - We are open for business!
BUYERS GET OFFENDED, TOO
If you decline showings of your home it may leave a bad impression on the buyers. Buyers are emotional with properties, and if you reject their showing, they may take it personally. I have had many buyers in the past who will not go back to view a home if their original showing request was denied.
NOT DOING ENOUGH
If you must, you can set ground rules for showings when you put your home on the market. You can choose specific days and times if you need to. Remember, though, that many buyers aren’t going to be available to see your home when it’s convenient for you.
BEING FLEXIBLE WITH THE CLOSING DATE
A buyer who is hard-pressed to find a home may consider the closing date to be a critical issue That can only work in your favor If you are prepared to be flexible on the closing date, you may be able to exchange that flexibility for other issues that are more important to you.
It makes it hard for buyers to take the needed steps to potentially purchase your home.
