Future-proofing your home in 2025

The housing market has been tough to navigate (to say the least), and some generations have had enough. Over half of boomers have pledged to never sell their homes, with Gen X also planning to live in their homes until it’s necessary to leave.

As more people choose to stay in their homes longer, adaptive living has emerged as one of Forbes’ top design trends for 2025.

“Aging in place is no longer an afterthought—it’s an integral part of the conversation,” says Kerrie Kelly, a

distinguished interior designer, in an interview with the outlet.

With so many people set on living in their homes for the long haul, futureproofing is an investment that most homeowners can’t afford to not make.

Aging in place in your home

Consider this: When buying a home, the top reasons cited by buyers were more outdoor space, more square footage, and a quieter area, respectively. Nowhere on that list were considerations for aging.

Part of that reason might be scarcity. Only about 10% of homes nationwide are fully prepared for senior living, according to research from AARP.

These homes are defined as having a stepfree entryway, a bedroom with a full bathroom on the first floor, and at least one bathroom accessibility feature such as handrails or grab bars.

“I find myself incorporating these features more and more,” says Megan Behrens, the founder and principal designer of Meg Behrens Design. “Not just for aging homeowners or ADA compliance, but because they truly enhance comfort, functionality, and even resale value for everyone.”

Future-proof projects that pay off

Investing in universal design features can have a strong return on investment.

“Homes with universal design elements appeal to a broader audience, including multigenerational families and retirees looking to age in place,” says Behrens.

She estimates that these upgrades can boost a home’s resale value by 5% to 10%, thanks to their enhanced marketability and functionality.

But as with all home improvements, your ROI will depend on investing in the right projects. Here are the top upgrades that can make your home more accessible while maximizing its value.

Install a zero-entry shower

Also called a curbless shower, this shower has no threshold, making it accessible for people with limited mobility—including the elderly and children. They’re also a beautiful focal point for any water closet.

Don’t forget a handheld showerhead, says Behrens. Built-in seating can also add function with a touch of elegance.

The best part? Remodeling a bathroom can bring in up to 70% return on investment and boost a listing price by as much as 3%. That’s a big bang for your buck.

Add an entry ramp

Step-free entryways are essential for aging in place.

Seamlessly integrated ramps improve both accessibility and home value. Temporary ramps might offer accessibility but won’t increase equity.

Upgrade lighting

Mood lighting might look great with the acuity of youth, but as we age, our eyes need brighter light.

Adding extra lighting throughout your home can help make food preparation easier in the kitchen or bedtime reading more enjoyable. This simple change can make huge improvements in accessibility and quality of life.

Invest in smart tech

Accessible technology can also double as energyefficient upgrades, says Behren. She recommends adding motion-sensor lighting, smart thermostats, and automated window treatments to reduce energy waste and lower utility bills.

Widen your doorways

If your doorways are narrower than 36 inches, consider adding a little extra space.

Standard doorways can be too narrow for mobility aids like wheelchairs or walkers. Widening the opening can make navigating the house easier while also opening up your home.

It can also have a value-boosting effect. Features like accessible doorways increased property values by over $30,000 in the Dallas-Fort Worth area, according to research from Orchard.

Expand your parking spot

Here’s an area of your home you’ve likely neglected: your parking spot.

Squeezing past your ski gear and your sideview mirrors might work for right now, but it won’t cut it in the long haul.

Widening your doorways can make navigating the house easier while also opening up your home.

To make your parking space accessible, you’ll need a spot that’s at least 96 inches wide, with minimal slope, and close to an entry point to your home.

“Universal design makes a home more functional, inclusive, and adaptable for all stages of life,” says Behren. “Instead of feeling like a space is designed for a specific age or ability level, it seamlessly blends accessibility with modern aesthetics.”

small beads that bear the opposite electrical charge. These beads, which are coated with sodium or potassium ions (salts), then release the ions into the water, while the calcium and magnesium ions present in the hard water stick to the beads.

In effect, the calcium and magnesium in the water are replaced by sodium or potassium ions, which do not cause hard water problems.

HOW TO MAKE YOUR HOME MORE RESILIENT TO POWER OUTAGES

The year has been off to a rough start with natural disasters like California’s devastating wildfires and January’s history-making winter storms causing huge problems for homeowners across the U.S.

Whether it’s a winter storm, a hurricane, or flooding, these disasters all take a toll on Americans and their homes. One of the most frequent consequences is power outages. In addition to being inconvenient, they can also be dangerous and costly

“I always advise homeowners to take proactive steps to make their homes more resilient to power outages,” says Kyle Bazylo, real estate expert at Selling South Winnipeg. “With unpredictable weather events and aging power grids, it’s essential to be prepared.”

Why did my home lose power?

All types of extreme weather conditions, including snow, wind, ice storms, hurricanes, wildfires, twisters, and tornadoes, can lead to a loss of power.

“Even when homes are not in the eye of these natural disasters, if there are severe cold or heat temperatures, utility equipment failures can happen right at the same time electrical loads may be spiking with high heat or AC usage,” says Clement Feng, vice president of product management at Briggs & Stratton Energy Solutions, which works with homeowners and businesses to deliver energy resilience and efficiency.

Of course, there are additional reasons you can lose power, and sometimes, these are external to your house. What’s more, the weather does not necessarily have to be extreme for an outage.

Experts recommend that everyone have at least a few working flashlights, a transistor radio, and a good supply of fresh batteries.

For instance, as Dean Bennett, president of Dean Bennett Design and Construction, notes, a weakened tree could fall with little wind (or none at all).

“If you have above-ground power lines, that could certainly cause the power to go out. Tree maintenance is important,” he adds.

In areas with below-ground power lines, the main cause of a power outage, beyond a weather event, is generally excavation in the surrounding area, such as public works departments working on a street, he explains.

How to prepare for a power outage

There are many steps homeowners can take to prepare for outages.

First, experts recommend that everyone have at least a few working flashlights and a good supply of fresh batteries at all times.

“For further backup, a transistor radio with batteries can be a very good idea. Again, you must have fresh batteries on hand,” says Bennett.

A portable power station is an excellent item to have on hand if you are concerned about power outages, he continues. While these can be pricey (anywhere from around $700 to several thousand dollars), they are reliable.

“Generators also can work, but as they are gasolinepowered, they are not preferred by many people,” he says.

Additionally, a portable power station is very helpful for freezers and refrigerators, especially in an extended outage.

“You want to avoid having everything melt into a pool of liquid and ruin your floor,” says Bennett.

Another tip for protecting appliances: Keep refrigerators and freezers closed as much as possible. Food can stay cold for up to 24 to 48 hours, according to Bazylo.

Regarding smart home appliances and devices, investing in a backup power supply for security systems or essential appliances is also a good idea, he adds.

The latest tech that will keep your house powered during an outage

Of course, new technology can be an excellent investment, and experts recommend a few to help during a power outage:

Solar panels and energy systems

Some experts say a solar energy system with battery backup is one of the best options for house power outages.

“Generators are great until you run out of fuel. If you’re in a bad situation where you can’t get more fuel, generators are useless,” says Aaron Nichols, marketing and advocacy specialist at Exact Solar.

When you combine them with battery backup, he adds, your panels will continue generating power and feeding it into the batteries, which you can use repeatedly without running out of power.

“It’s important to note that solar energy systems without batteries will cut out in an outage,” he says. You’re protected from power failures only if you have batteries integrated into your system.

There are two ways to back up your house with a solar energy system without needing to buy batteries:

• Sunlight backup: “In this instance, when the power goes out, your solar energy system feeds power only into a few critical loads in your house. This will keep power on in critical loads only when the sun is shining,” he says.

• Bidirectional EV charging: “An emerging trend in home energy management is the use of electric vehicles as a backup power source,” he says. “With bidirectional charging technology, your EV can not only charge from your home system but can also discharge energy back into your home during an outage.”

Standby generators

Another option is standby generators, which are typically installed outdoors and differ from backup generators.

“Since most portable generators are powered by gas, you’ll need to periodically refill them so that they can continue to provide you with power when you need it,” according to an article from National Standby Repair.

As Feng explains, a standby generator is connected to the electrical panel by an automatic transfer switch. The ATS monitors the utility line and immediately recognizes when power is lost.

When that happens, he continues, the unit will automatically start within seconds, allowing everything in the house to continue without interruption.

“After utility power returns, the standby generator will recognize it and automatically switch off,” he says. The generator conducts an automatic weekly self-test so it’s always ready to kick in whenever the next outage occurs.

DEVELOPERS LOOK TO ESTABLISH THE PRESERVE MANAGEMENT DISTRICT

Developers continue their preparations for The Preserve, which will sit on 173 acres of what was Nueva Vista Golf Club.

As part of those preparations, legislation is pending to establish The Preserve Management District through legislation in the Texas Legislature.

“The district is necessary to finance public infrastructure and services solely benefiting and financed by the area within the Preserve. It will have no effect on any property outside of The Preserve,” Adam Cunyus, partner in Dahlia Companies, told the Reporter-Telegram.

He explained that the district is intended to finance and maintain public infrastructure within The Preserve and potentially provide supplemental services benefiting the development.

Requesting passage of legislation this session is one way of creating a district, Cunyus added. He reported that Rep. Tom Craddick’s office is reviewing the legislation, which has not yet been filed.

Cunyus also said a contractor has been awarded the bid and the two sides are in the final stages of finalizing the contract. Once the contract is finalized, developers expect to begin mobilizing the equipment and start the flat work on the site.

The Preserve is designed to offer dining, retail, and entertainment opportunities, balanced by ample public open space and an active “Central Green.” The project balances the unique character of the area by preserving significant portions of the property for open space and park space, woven together by a public trail system covering the entire site. The Preserve will include a constant-level lake and boardwalk design. It will offer 110,000 square feet of food and beverage space, 106,700 square feet of commercial space, and 119,200 square feet of retail/office opportunities.

The Preserve also adds over two miles of new public trails for families, walkers, runners and cyclists. The trail system will follow the perimeter of the entire property, as well as linking to the retail and restaurants, and to the Central Green. GH

MIDLAND DUO OPENS THE PUBLIC HOUSE WEST TEXAS

Inspired by a bucket list and their travel experiences, Gable Clark and Ben Halstead decided to open The Public House West Texas in Midland.

“When Ben was 9 years old, his dad took him to a pub,” Clark said. “He was so intrigued by it that opening a pub became one of the items on his bucket list.”

Both Clark and Halstead have traveled to more than 40 countries.

“One of the last things left on his bucket list was to build a pub,” Clark said.

Clark added that he has also always liked pubs. “The term ‘pub’ came from ‘public house.’ Nobody really knows exactly when, but back between the 1300s and 1600s, water was bad. While men were at war, women were at home, and they started having contests in little village

trying to see who could make the best beer.”

Whoever made the best beer in the village would then open their house to the public, making it into a public house.

“That’s why we’re called the Public House,” Clark said. “Midland doesn’t have any pubs, and we wanted to bring a modern take on a pub that fits Midland.”

Clark said that he’s been bartending off and on since he was 18 years old and has even traveled around the world bartending. Bringing a pub to Midland was something he knew he wanted to do.

“We wanted to come out here to the Summit Center,” Clark said. “We could have a patio and the park, and it’s just a nice atmosphere for everybody to hang out.”

Clark and Halstead designed the pub themselves, aiming to bring in some of the traditional things found in pubs with a modern twist.

The Public House has stained glass windows with a design including all the flags of the British Isles, an ode to a pub’s origins, with the Texas flag in the center.

They also have and 84-foot-long black quartz bar top, which matches their interior design colors black, tan and gold. They have 64 purse hooks around the pub and power outlets to connect phones, laptops and other electronics. They also have 14 TVs with different sports playing all the time.

“We wanted to have something different in Midland,” Clark said.

The Public House also has a small kitchen with convection and pizza ovens, allowing them to bring a limited food menu to their guests.

“It’s a small kitchen, so we can’t really make a lot of foods,” Clark said. “We try and make simple things because we didn’t want to have a large menu.”

Their food choices are also displayed on a chalkboard by the bar, just like they are in pubs in Ireland and England.

“They put up a chalkboard and change it every day depending on what they can make,” Clark said. “Back when pubs originally opened, they would serve whatever the owner had available.”

The Public House has also started a brunch menu on Saturdays and Sundays from 11 a.m. to 3 p.m. They will soon add desserts, including a Guinness mousse.

“We’ll change our menu every once in a while, but it’s pretty traditional Irish, Scottish, British food,” Clark said.

The pub has a happy hour from 3 p.m. to 7 p.m. each day for domestic drafts and other drinks.

“Because women invented the pub, we have a special thing on the menu,” Clark said. “It’s called ‘It’s Always Ladies Night ... and Day at The Public House,’ and it’s about 10 drinks that were always on special.”

They have more than 70 whiskeys on their menu, including several allocated whiskeys.

“We probably have the most extensive allocated bottles,” Clark said. “An allocated bottle is a special whiskey that is hard to find, and they’re really rare.”

Clark said they also sell a lot of Tito’s vodka and wines.

“We’re by far the biggest distributor of Guinness,” Clark said. “We sell about four kegs of Guinness a week.”

The Public House also plans to host live entertainment in the future.

Clark said that they try to keep the pub open during holidays so that those who don’t have family can go in and enjoy some drinks.

“Everyone has been really excited about having a local pub that they can come to,” Clark said. “It’s exciting because it took so long to get here, but there’s still so much to do. We’re always trying to improve and want everyone to home in here and feel comfortable and welcome.”

WANT TO ADD A GRANNY FLAT OR RENTAL ADU?

Here’s How to Finance It

ADUs are going mainstream. An ADU (accessory dwelling unit) is an independent living space sharing the same lot as a singlefamily house. Depending on the structure and the local slang, you might know it as a granny flat, carriage house, garage or basement apartment, backyard cottage, tiny house or something quirkier.

The federal government, and some states and localities, are encouraging homeowners to build ADUs to ease shortages of affordable housing. The mortgage industry is becoming more ADU-friendly, too. If you want to add an ADU to your existing home, there’s probably a loan program that suits your needs.

• An addition to the house.

Before you shop lenders and contractors, you’ll need to decide what kind of ADU you want, and why you want to build it. Those factors will shape which type of loan you’ll be eligible for.

Types of accessory dwelling units

The Fannie Mae requirements for an ADU include its own entrance, a kitchen with a sink and stove, a place to sleep, and a bathroom. The ADU has to be smaller than the primary house. Check local laws for requirements and limitations regarding things like parking spaces, utility hookups and emergency exits. But with those conditions satisfied, an ADU can take the form of:

• A conversion of an existing space, such as a garage, basement or attic.

• A “stick-built” (constructed on-site from the ground up) structure in the backyard.

• A modular or manufactured home placed in the yard.

• An addition (such as an added second story) to a detached garage. Financing options are similar whether you build something new or convert existing space.

Why ADUs are hot now

The United States has a shortage of affordable housing, and constructing ADUs is seen as part of the solution.

handful of state laws have made it easier to build ADUs,” said Ellie Sheild, an urban planner and graduate student research assistant at Harvard University’s Joint Center for Housing Studies. She made her remarks in October as lead author of a research paper with David Luberoff.

Sheild said one important change has been adoption in some places of “by-right approval,” meaning the city can’t block construction of your ADU because neighbors don’t want one next door.

Many homeowners add ADUs to collect a rent check every month. But plenty of folks are ADUcurious because they literally want to move Granny into a granny flat.

“Instead of sending them to a nursing home or assisted living, which can cost tens of thousands of dollars a month, why not put that money in investing in building an ADU on your own property and having your parents and loved ones close by?” says Sherry Chen, a real estate agent with Kappel Realty Group in San Diego who specializes in homes with ADUs.

Sometimes the generations are switched around, says Will Johnson, a construction loan broker in San Diego who specializes in ADU financing for Ridge Capital Group. He says parents in uber-expensive Southern California frequently house their adult offspring in ADUs. Living in a snug ADU gives them space to save for a down payment.

Varieties of ADU loans

Few of us can afford to draw from savings and pay cash to create an ADU. There are two main ways to finance construction of an ADU on property you already own: Either keep the current mortgage and borrow equity through a home equity loan or home equity line of credit; or refinance the mortgage, replacing it with a construction loan or renovation loan.

Will you rent it out? If so, you might be able to count a portion of the tenant’s rent payments as income when you apply for a loan. It depends on the loan program and may include factors such as whether you’ve been a landlord before.

And if you don’t plan to collect rent on the ADU, that’s fine. It’s not like lenders will penalize you for being insufficiently capitalist. You’ll qualify for the loan based on your current income. And probably have fewer papers to sign.

Borrowing from equity

In the initial talk with a client, Johnson says the first thing he asks is how much equity the homeowner has. Then he asks whether the owner refinanced when mortgage rates were low. If the client has enough equity and has a low-rate mortgage that they want to keep, borrowing equity is the way to go.

The main advantage to borrowing equity is that you keep your low-rate primary mortgage.

There are two big disadvantages. First, interest

rates on equity products tend to be higher than rates on first-lien mortgages. Second, you can›t borrow as much as you can with a construction loan or renovation loan.

That’s because most equity loans and HELOCs limit you to owing 80% of the home’s current value when you combine the mortgage with the equity debt. If that doesn’t raise enough to pay for the project, you’ll have to dip into savings.

Getting a construction or renovation loan

When borrowing from equity would be insufficient, the next option is to replace your current mortgage with a construction loan or renovation loan.

These mortgages have an advantage over borrowing from equity: They let you borrow more. That’s because the loan amount is based on the projected value of your property after the ADU is ready for occupancy. In contrast, the amount you can borrow in an equity loan or HELOC is based on the home’s value before the work is done.

In today’s rate environment, the main disadvantage to refinancing into a construction or renovation loan is that you give up a low mortgage rate and accept a higher one. You might end up with a much bigger monthly payment.

Finding a lender

Many people catch the notion to add an ADU and they contact a contractor first, Johnson says. Contractors can be a source of lender referrals.

For example, Johnson has relationships with contractors who refer customers to him early in the process so he can determine whether they can get sufficient financing.

Or you might work it the other way: Contact a mortgage lender who you’re familiar with and ask for a referral to a contractor.

Midland leads in young business owners, surpassing national average

Midland’s thriving economy has brought an influx of young professionals to work in the energy industry. But they’re also finding

work in other sectors as well. Furthermore, a number of them are stepping out on their own.

A new study from Simply Business, Cities With the Most Business Owners Under 40, finds that Midland has more business owners under the age of 40 (33.6%) than the national average (29.3%). Among small metros, Midland ranked 35th. Among all metros, the Tall

City took the 64th spot just ahead of Knoxville, Tennessee, which had a similar 33.6% share.

That entrepreneurial spirit was exceeded by Midland’s western neighbor, Odessa, which ranked sixth among small metros with a 42.7% share of business owners under 40 and seventh among all metros.

“It’s fantastic young entrepreneurs and business owners represent a significant percentage of businesses compared to the U.S.” said Evan Thomas, president and chief executive officer of the Midland Chamber of Commerce.

The finding is indicative of Midland’s young population and indicative of the area’s entrepreneurial spirit, he told the ReporterTelegram. It shows young professionals can come to Midland, work hard and prosper, he said.

The chamber oversees Young Professionals of Midland, and Thomas said the group is comprised of “a lot of people ion oil and gas but also in so many different sectors, like real estate or healthcare, that all support our overall economy.”

The survey found:

• 33.6% of all Midland business owners were under 40

• 50.8% of all Midland workers were under 40

• 7.2% of Midland workers under 40 are business owners

• 10.9% of all Midland workers are business owners

• Total business owners under 40: 5,359

• Total business owners: 15,958

• Total workers under 40: 74,503

• Total workers: 146,664 By comparison, in the U.S.:

• Share of all business owners who are under 40: 29.3%

• Share of all workers who are under 40: 46.3%

• Share of workers under 40 who are business owners: 6.4%

• Share of all workers who are business owners: 10.2%

• Total business owners under 40: 5,271,643

• Total business owners: 17,991,919

• Total workers under 40: 81,891,336

According to the survey, information was the most popular industry for young business owners. Second was art, entertainment and recreation. Transportation and warehousing was third, followed by mining, quarrying and oil/ gas extraction. Educational services rounded out the top five most popular industries for young business owners.

According to Simply Business, older Americans have traditionally been more likely to own businesses. But entrepreneurship is increasingly attracting younger Americans, who now view it as a viable career path.

Young business owners are heavily concentrated in the Mountain West, Midwest, and South, with states like Utah, North Dakota and Wyoming leading the way. Utah tops the list, where 37.3% of business owners are under 40, followed by North Dakota at 35.1% and Wyoming at 34.4%. Oklahoma and Texas also rank highly, with 33.6% and 33.5% of business owners under 40, respectively. GH

HERE’S WHERE TO START

Is the price of eggs making you want to jump on the chicken bandwagon? Be sure you check your local ordinances regarding chickens before you make your decision. We both enjoy fresh eggs from our chickens and thought you might want a few tips for beginners.

The first thing you need to do is decide what breed of chickens you want to raise. There are many different breeds such as meat chickens, birds for show and birds that lay eggs. If eggs are your goal, there are breeds that do well in West Texas with the variation in temperatures.

There are hens that lay an egg a day and some that lay only several a week. Here are some of our favorites: Leghorn, Rhode Island Red, Plymouth Rock, Ameraucana and Red Sex Link. These have proven to be excellent layers except during molting season when chickens lay few or no eggs. That season doesn’t last long, usually only a few weeks. You will want to take these things into consideration when deciding whether you want laying hens.

• If you buy chicks that are newly hatched, they will not start laying eggs until they are about five months old.

• Chicks require care every few hours for the first three weeks of their life.

• The price of chicken feed has, like everything else, gone up in price. A 50lb bag is now over $20 at most places.

• Chickens lay fewer eggs in the winter.

• Chickens can live five to 10 years, but at about three years the egg production begins decreasing. You will need to decide what you are going to do with the hens when they stop laying.

• If you have dogs or live where there are other predators (coyotes, hawks, skunks, snakes,) they can and will kill your chickens. Some people can successfully integrate hens and dogs, but that is very rare.

• There is a constant poop problem. It is everywhere. You need to have a set schedule for cleaning their pen and coop.

• If your chickens have access to landscape plants and a vegetable garden, be prepared for your hens to eat the plants. Chickens scratch in the dirt looking for bugs and small rocks all day, so you will have to deal with that as well.

All these things are dealt with by people who raise chickens, so don’t be too discouraged. Just be aware of the issues. If you aren’t too discouraged and decide to go ahead and get a few chicks, you will need a brooder. A brooder is a small area where your chicks will live until they are old enough to be put in your coop.

A large box or a clear plastic storage tub works well. You will also need a heat lamp, feeder, waterer and wood shavings or sand for the floor of your container. The goal is to keep your chicks warm, fed and watered with lots of fresh air. All these supplies are available at local feed stores or big box ranch supply stores.

The wood shavings will be laid covering the bottom of the brooder about 3 inches thick. The shavings are for insulation and to absorb waste. The heat lamp should be attached at one end of the brooder. If the chicks get too hot, they will move to the end that is cooler. We recommend getting

a thermometer for the brooder so that you can monitor the temperature. In the first week, it should be kept at 95 degrees. Each following week the temperature can be dropped 5 degrees. If chicks are cold, they will cuddle together; if they are hot, they will move to the opposite end from the heater.

We usually move our chicks to the outside coop at about 6 to 8 weeks. You will know when it is time because they will begin roosting on the edge of your container and flying out of the box.

Insects might bug you, but they’re necessary for our survival

On a walk last week, I came across an advertisement that said, “No bugs, simply better,” and I wondered if that is truly the case. The answer is no.

So, what is it that bugs do for us? First off, let us define “bugs.”

To an entomologist, a person who studies insects, “bugs” refers to the insects that are members of the Order Hemiptera; think cicadas, leaf hoppers and shield bugs. This group of insects is characterized by their sucking mouth parts and the pattern that their folded front wings make covering their hind wings. Many hemipterans are aquatic, and you might have seen water boatmen or backswimmers in a shallow, local

pond. There are about 30 orders of insects, and Order Hemiptera is one of the five most common.

The ad was probably referring to insects rather than just one specific group. So, the question is what do insects do for us? The answer is lots.

In fact, without insects many of the ecosystem services, the conditions and processes that sustain our lives and keep our world working would not function. Provisioning, supporting, regulating and cultural ecosystem services provide us with food, fresh water, useful materials as well as purify our water and support nutrient recycling and soil formation. Perhaps most importantly the cultural ecosystem services provide aesthetic, educational and recreational activities opportunities for our mental wellbeing. And whether we know it or not insects play a crucial role in all these services.

The role of insects in food production is easy to understand: They are our principal pollinators. Pollination is the transfer of pollen from flower to flower. Approximately 70% to 90% of plants need some form of assistance for pollination and that includes nesting cover, food for game and domesticated species as well as our landscape plants. Although wind and water can pollinate, we commonly think of bees as pollinators. Other insect pollinators include butterflies, moths, beetles, flies and wasps in addition to vertebrate

birds and bats. Roughly 35% of agricultural crops are animal pollinated and have an estimated annual worth to the global economy over $235 billion. So, insects have a cash value.

Insects, like these ladybugs, are vital to ecosystem services, providing food, water purification and cultural benefits essential for human wellbeing.

As consumers in a food chain, when insects eat and are eaten by organisms, they forge the connections that keep an ecosystem intact. They also contribute to overall ecosystem health by controlling pests and recycling nutrients through decomposition. This helps to maintain a healthy soil and contributes to carbon sequestration.

Perhaps most importantly, if you have ever been touched by a vista of Texas wildflowers, stopped by the roadside to see bluebonnets in bloom, watched buzz pollination in action or marveled at an abundant squash harvest, you have felt in your heart the work that insects provide. Clearly, “no insects” is not better. There is an economic, educational and emotional aspect to provide for insects in our landscapes. Having insects is simply better.

quite minimalist from the outside, the interiors are filled with colors, textures and patterns (and, as Friedman noted in a comment on his Instagram post about the listing, furniture is included in the sale).

The grounds include outdoor living areas like a palapa with lounging areas, a dining area and a pool made from a shipping container buried in the ground—a nod to the structure’s modular construction.

And while it feels as if the lots out on East Antelope Hills Road (the same general area as the new El Cosmico and its $2 million Sunday Homes) are remote, one of the advantages of the location, Farley said, is its proximity to the town. Marfa is famously an unlikely, though at this point longstanding, art mecca, with restaurants, galleries and hotels among the town’s attractions, though it still boasts fewer than 2,000 residents.

Friedman himself has spoken several times about the struggle of building a home in a place without a lot of infrastructure (and yet, scorpions), but also how he has found joy in the stark landscape around his adopted home.

“I have to take two flights and then drive three hours to get there, but the journey culminates at the end of a dirt road, with no visible neighbors and endless views of this incredibly beautiful, soulful terrain,” Friedman told Architectural Digest. GH
