Sigma Homes has officially been granted planning permission for its development project in Dunsfold, Surrey, following the dismissal of a High Court legal challenge filed by Waverley Borough Council The ruling upholds the approval initially granted after an appeal in May 2024, allowing the long-awaited project to move forward

Waverley Borough Council had filed a judicial review seeking to reverse the secretary of state's approval for the 3 44-hectare (8 5-acre) development, which will provide 53 high-quality homes, 16 of which will be designated as affordable housing In December 2024, the High Court ruled in favor of Sigma Homes, affirming the validity of the planning consent This development is seen as a crucial step in addressing the severe shortage of housing in the area, particularly in terms of affordable housing options, which have consistently fallen short of local targets

The approval comes at a particularly important time, given the chronic housing undersupply in Waverley Borough. The council’s current Five Year Housing Land Supply stands at just 1 28 years, far below the required threshold according to its own estimates With the potential increase in housing targets under upcoming Labour Government policies which could see targets rise to over 1,450 homes annually the local housing shortfall could worsen Additionally, the last major residential development in Dunsfold Village was approved over eight years ago, in 2017
