As we wrap up the 2016 Membership Drive, we wanted you to hear from some of our leadership about why recruitment was important to them. Membership is the life-blood of an organization. As we focus on the end of the year BIA membership drive, we cannot emphasize enough how important membership is to us. It enables us to have such a strong voice when we meet with elected officials on a national, state and local basis. It is so powerful when we can say, with pride, that we are the second largest Association in the country. Some people look at us like we are crazy when we can state that little old Louisville, Ky. is the second largest association in the nation, but when they realize it is true, they react in such a positive way. They become truly impressed. And we get the attention we deserve as the voice of the building industry for our area. The other thing a large membership base enables to do is host so many fine events and provide such outstanding service to our member companies. As I travel the state and country, other Associations are blown away by the many things we do and initiatives we become involved in. We cannot continue to provide these types of events and services without a strong membership base to support our efforts and to participate in events that make our entire industry strong. New membership and member retention allows us to grow and prosper, and almost offers a self-perpetuating ability to continue doing what we do in a bigger and better way. As a result of the relationships I developed by being an active BIA member, I not only have some great friends, I have also been able to build our business at Pinnacle Properties as a result. The one thing that is important to realize is 1. It is a long term commitment (these relationships do not develop overnight), and, as the old saying states, “You get out of the BIA what you invest into it”. The fact that more people support a cause (or causes) in unison gives strength to the mission and its purpose. It can be very easy as a member of an organization to assume that it will always be strong and influential, and many assume that the burden of responsibility falls upon the staff to keep membership at a high level. However, while staff can help cater to the members and excel through different means at retention, it is the members’ duty to bring in new associates, contemporaries, and peers. The members truly understand the issues for those people, and the members are the ones who ultimately have to invest in their own membership. By recruiting, we are making sure the BIA stays a strong and effective organization with advocacy, education, and a large networking pool. And if each member just recruited 1 person without thinking “well, someone else will do it”, we could become even more powerful than we thought! One of the most important roles the association serves is that of an advocate for the local and regional building industry. Dedicated staff and members work together to address not only the issues that make headlines, but also ones that are under the radar of the general public. Countless hours are spent staying connected and engaged with local, regional and national politicians and proposed legislation to ensure that key issues affecting the building industry are monitored and addressed. “On any given day, we’re balancing 20 or so advocacy issues, working on behalf of our members behind the scenes, meeting with legislators and staying engaged and informed about local, state and national policy issues and potential regulations that affect our industry,” BIA Director of Public Affairs and Public Policy Annie Fultz Dutton explained. She referenced the association as a “one-stop shop” for advocacy on regulatory and legislative issues related to the building industry. going on in the state’s capitol and emphasized the daily efforts it requires to stay on top of local issues. “Every day we’re addressing some type of issue, whether that’s a phone call from a member informing us of something that’s specific to their area of expertise on the local level or working with HBAK on important issues that affect everyone in the state,” he said. Durham explained that there were three big accomplishments on the state level so far this year that he credits members and staff for coming together and working on. “The PVC pipe issue is huge, and we’ve been fighting this for a long time. Every time we spoke to Governor Bevin, we brought up the subject. Our state has been losing business because of this issue – where projects over 45 feet tall were required to use cast iron pipes for waste and venting. Commercial builders who were considering renovating or building in our state were faced with millions of extra dollars in construction costs and they would have no choice but to go to another state. The governor is a business guy, and I think he understood our concerns. After a lot of work and effort to fight it, state agencies finally agreed and saw our side. That’s a huge win for our industry and the state of Kentucky,” Durham explained. He further noted that in addition


Advocacy In Action to metropolitan areas, it’s a plus for many of the state’s smaller towns where commercial builders can now renovate buildings and help preserve the downtown areas without as much unnecessary investment in having to use the cast iron pipes.

“We are constantly looking at issues and asking ourselves, ‘Is this good for our industry? Is it good for consumers, citizens and our members?’ Sometimes issues come up that are knee jerk reactions from groups and organizations in our community. Our job is to look out for those issues and get involved.” – Pat Durham

“This past spring, 25-30 of our members sat down with state legislators to address the concerns over a proposed regulation that required a radon specialist to install vent stacks instead of plumbers who had been doing this all along. This is a proactive standard that plumbers have been doing for quite a while and we felt it was unnecessary and costly to take that task away from plumbers and go to the expense of hiring a radon mitigator to do it. Fortunately, we were aware of the proposal, fought it and helped defeat it,” Durham said. “The Blighted and Abandoned Properties bill introduced by Senator Morgan McGarvey was also a huge win for our industry, enabling an easier path to restoring vacant and abandoned properties and improving neighborhoods.” Constant Communication is Key Durham emphasized the role that BIA plays as a communicator for the industry and the importance of maintaining relationships with decision makers. “It’s a full time job to keep up with every issue on the table. We are constantly looking at issues and asking ourselves, ‘Is this good for our industry? Is it good for consumers, citizens and our members?’ Sometimes issues come up that are knee jerk reactions from groups and organizations in our community. Our job is to look out for those issues and get involved. That means developing relationships so when something comes up we can sit down and explain our case. We don’t always agree, and there are many times we have to reach a compromise, but we stand our ground. You can’t say, ‘It’s my way or the highway,’ but you’ve got to always be on the lookout for issues that might jeopardize our industry,” he added. Current Issues BIA is Focusing On: PVC Piping Update The BIA staff and its Commercial Council members have been especially hard at work advocating for a change in a regulation that requires cast iron piping to be used in buildings of a certain height versus allowing PVC piping to be installed. Ongoing conversations with Governor Matt Bevin, his staff, state legislators, and the Kentucky Department of Housing, Buildings

Why is the Cast Iron vs. PVC Issue Important? • This regulation is outdated and adds significant cost to buildings, while providing no appreciable benefit to the owner, tenants or general public. • It’s hindering development in the state – all of Kentucky’s surrounding states don’t have the cast iron pipe requirement, making it much more expensive to build here. Kentucky is one of the few states that uses its own plumbing code instead of the International Plumbing Code, which does NOT include a restriction on the type of piping that can be used. • Amending the state’s Plumbing Code to not restrict piping would put Kentucky in step with surrounding states, positioning the Commonwealth to be more competitive in economic development opportunities. and Construction have taken place to work toward eliminating the regulation. BIA has been hard at work assembling a statewide coalition of building industry leaders to lobby in support of changing this onerous legislation. In August, the association’s advocacy efforts moved the ball forward when both the state’s Plumbing Code Committee and the Board of the Department of Housing, Buildings and Construction voted in favor of two amendments proposed by BIA that would allow PVC piping to be used in buildings regardless of height. At press time, the Legislative Research Commission was expected to begin the regulatory review process, which includes a 30-day public comment period. More information will be communicated to members as it’s available. Governor Bevin’s Red Tape Reduction The association is partnering with Governor Bevin in his “Red Tape Reduction” initiative, which is a grassroots effort to engage the business community to speak out about regulatory burdens (which are costly and provide little to no benefit) placed on businesses. Kentucky currently has more than 4,500 regulations; more than half of which haven’t been reviewed in over 30 years. The BIA is asking members to join in this effort by submitting recommendations to Bevin’s administration of onerous regulations that hamper business and need to be reviewed to RedTapeReduction.com. october 2016 7

Why Vote Tuesday, Nov. 1? All elections are important, but this year’s election is critical for the building industry, the state and the nation as a whole. The BIA has spent countless hours researching, identifying and meeting with the candidates who have exhibited their support of the building industry. The association’s Building Industry Political Action Committee (BIPAC) has supported individuals who can make a positive difference for the industry. According to Dutton, there are races and candidates up and down the ballot that serve in important roles in the community and can have a direct impact on the building industry. “That gives us even more reason to do our civic duty by voting. It’s truly important that everyone vote in the upcoming November elections,” she encouraged. How Can Members Help? Visit RedTapeReduction.com and alert the administration of any outdated, unnecessary or overly complex regulation that is making it more difficult to conduct business. “Any regulation submitted will be reviewed by the Administration, so this is a great opportunity for our members to directly engage with Frankfort to let our Government know about burdensome and duplicative regulations that impact our industry and hold businesses back,” encouraged Dutton.

Metro Government’s 20-Year Comprehensive Plan Louisville Metro Government’s review of its 20-Year Comprehensive Plan kicked off August 31 with Mayor Greg Fischer announcing members of the Comprehensive Plan Advisory Committee, on which BIA Executive Vice President Pat Durham will serve. This committee is supported by work groups and subcommittees which are open to the public. The work groups will be charged with meeting, researching and making recommendations to the Comprehensive Plan Advisory Committee.

A Look Back at the 2016

The Tour of Remodeled Homes is an annual event that showcases incredible talent and expertise and, literally, thousands of inspirational ideas. The 2016 Tour, the thirty-first, highlighted the ingenuity and craftsmanship of twelve remodelers, each of whom had the unique opportunity to connect with potential clients. “It’s a great way to show off your work to people who are interested in remodeling their own home. About 800 people came through our home. We had good conversations with many of them about their individual projects. A couple of them even brought plans for us to see and discuss,” says Joe French, of Louisville Handyman, who featured a home on the Tour for the seventh consecutive year. His project was an all-in-the-family referral, resulting from the home he included on the 2015 Tour. 10 louisville builder • bialouisville.com

“Through the course of remodeling their daughter’s home last year, I met the couple whose home we remodeled and which is on the 2016 tour. When they were moving to Louisville, they asked me to look at the home and discuss remodeling ideas before they bought it,” he says.

This summer’s Tour was the first for Justin McElfish, of Castlerock Construction, who received leads from more than 400 visitors to his home. “I was very impressed how the Tour put

I had a great time meeting different types of people and talking about the work they might be interested in,” he says. “I hate that the next tour is so far away,” he laughs, but adds, “I absolutely hope to be involved next year.” Rob Peterson, of Robert A. Peterson, Jr. Co., a veteran Tour remodeler of more than 20 years, views the event as the best form of marketing because visitors are interested in keeping up with what’s trending and in envisioning what’s possible in their own homes. Almost 500 people toured his home during the two-day event. The advantage to a homeowner of having a house on the tour is that suppliers offer product discounts in exchange for promotional visibility. “I wouldn’t say it’s difficult to convince homeowners to allow their home to be on the tour, but we have to assure them we will be there all the time to watch over things. We rope off areas so no one can freely wander through the house,” says Jeff Smith, of Redsmith Construction, who was extremely pleased with about 700 visitors to his Tour home in August. Having completed his seventh year on the Tour, his experience has shown that he receives a few immediate calls from potential clients but continues to field inquiries as late as the following spring. “We have had people say they saw our Tour houses for the last three years or so. We feel like the interest compounds.”

Playhouse Project Offers a Solid Foundation for Confidence-Building By Stacy Smith Rogers

Each year when the Building Industry Charitable Foundation (BICF) playhouse project rolls around, there’s a synergy brewing behind-the-scenes where people of all ages start to feel the excitement of something truly special. Builders are rounding up subcontractors and suppliers to help assist with the project, and parents of the selected kids are anticipating this new tool helping their child’s development. A class of more than 30 YouthBuild Louisville students (who just a few years ago were kids themselves) are getting excited about learning the ins and outs of building a house from the ground up. By the time the big “reveal” is set, everyone involved is eager to see the smiles and wide eyes of the kids who will soon call these playhouses their own. The unique partnership between BICF, Kosair Charities and YouthBuild Louisville continues to help brighten the lives of children with disabilities, and it offers everyone involved the opportunity to serve and make a difference. It’s definitely a special time. While the playhouse project fulfills a tangible need for the children to progress in their therapy (and tugs at a lot of heart strings), its intangible benefits extend much further beyond cre12 louisville builder • bialouisville.com

ating and enjoying a super cool place to play. For both the kids who receive them and the young adults who help build them, the playhouses instill a sense of confidence that simply can’t be measured. “Each child who has received a playhouse has gained a newfound experience of independence,” said Vicky Weber, Kosair Charities. “This is their space, free from any medical environment. In turn, they also develop and build a confidence in their everyday life as they are able to better function socially, mentally and confidently,” she added. Confidence can be an incredible aid for children in general as they make decisions throughout their lives, especially with children who have faced challenges, physical, economic or social. This year’s playhouses are getting underway, and one of the students working on the projects recently shared his story of how he came to YouthBuild, the confidence he’s building and how enthused he is to be part of the project. “I’m really excited about this playhouse. It’s taking a step forward in helping change someone’s life,” said Justin Arnold, age 18. “I can relate to having challenges. I think this experience is going to widen


Playhouse Project our views, not just on people, but on life itself. It means a lot to me that we’re helping. We’re a team, a family. We want to change the world, and this project is a small step toward that.” Arnold is enjoying learning the construction trade and is excited about pursuing a career in the building industry. He’s also motivated at the thought of furthering his education and mentioned aspirations of becoming a doctor. That wasn’t the case a few years ago. He explained how YouthBuild Louisville gave him the confidence he needed to change his life. “I fell down a dark path when I was younger – on the streets. I thought it was a good way to make money because our family had lost our trailer and I was trying to help them get back on their feet. I dropped out of high school,” he explained. “A while later, I heard about YouthBuild from a family friend. I checked it out and saw there were some really caring people there. They wanted us to push forward, and I felt accepted there.”

Arnold entered into the YouthBuild program and soon became one of its biggest fans. “The first two weeks in the program

were focused on mental toughness. Through YouthBuild Louisville, I’ve learned to speak up. When I was younger I had the heart to want to change, but being here I feel like I can be open to who I really am. YouthBuild helps people who fall get back on their feet and move toward the right path. It’s been so good to know there are people who care and want to make a difference,” he shared. Arnold said he would welcome the chance to explain his story to someone who might be going down the path he was on before YouthBuild, “I would tell them there is a sunset. There is a horizon. There is a safe haven, and YouthBuild can be that safe haven. You have a chance to do what you want to with your life.” When asked what he would like to convey to the children receiving the playhouses, he responded, “I would tell them that they aren’t alone. There are people who care. Even when things are tough, hard, stressful and reckless, there’s always that horizon. Fall Membership Drive Can Put Members into the Running for Caribbean Cruise By Stacy Smith Rogers

The BIA’s fall membership drive comes to an end this month, and six teams are competing for the number one spot, which accompanies its fair share of bragging rights, along with $100 Visa gift cards for each winning team participant and more chances to win big prizes at next month’s General Membership Meeting. A four/five-day Caribbean cruise is up for grabs along with $500 cash and other impressive prizes. For each spike point earned in 2016, members have one chance to be entered into the drawings. The BIA’s Membership Committee is encouraging members to help grow the association’s numbers by rolling up their sleeves and producing a healthy crop of new members. Triple spike points are offered in October, making this month THE time to bring in those potential new members. In September, the committee introduced “Seed Day,” during which the BIA Vice President and Membership Chair Jeremy Esposito said gave members a chance to initially connect with leads. Upcoming on October 18 is “Harvest Day” for the teams, which will focus on making the final sales pitch to those prospective members about the benefits of being involved with BIA. According to Esposito, selling the association involves planting seeds, nurturing a dialogue and hopefully harvesting positive results. “As with any other type of sales, you’ve got to plant the seeds before you can help grow a true interest. scheduled our Harvest Day a few weeks after we’ve planted those seeds with folks, so they can think about it and our members can cultivate the relationships and explain the benefits of joining. We’re hoping for a big year-end push to grow our membership this year,” he added, noting that the goal is to increase numbers by two or three percent over last year. Esposito encourages teams to get focused and seriously recruit during the final weeks. “Everyone knows someone who should be a member. If all of us brought in just one new person, we could double our membership,” he emphasized. Team captains lead the efforts in the competition this season. Team Kevin and P.J. (Kevin Passanisi and P.J. Moore) won the first membership drive this year and was in the lead for a another victory at press time, with Team Rob (Robert Eberenz, Jr.) gaining steam. Engaged Members Spur Growth and Connectedness As the second largest HBA in the country, recruitment has played a key role in BIA’s ability to advocate on behalf of the Louisville building industry. While staff strive to make this a fun experience for all involved, there are some pretty serious reasons why recruitment is so important, not only for advocacy,


but for helping members grow their businesses. “Our goal with recruitment is to be able to connect more people to our members and help everyone grow their businesses,” explained BIA Director of Member Services Amy Elliott. “We truly emphasize the importance of doing business with members and equally important, we emphasize the value of members being engaged. We want you to make the most of this opportunity to network and learn from other members so your businesses can be profitable, vibrant and connected to the community,” she added. October is Triple Spike Month Members who recruit new members in October will be rewarded with triple spike points! Stan Logan Logan Lavelle Hunt Insurance and Wealth Management Former Associate Vice-President Don Wirtzberger, President of Sierra Design and Construction, recognized the value of the Registered Remodeler designation, leading him to join the BIA about 15 years ago. Since that time, his company has grown to the point that he doesn’t advertise, relying on referrals for about 90 percent of business. “A lot of that business is a result of BIA connections,” he says. In addition, his company’s worker’s comp is run through the BIA. “We also get a dividend check through the AGC if our claims are low,” he says. Other benefits of membership he considers important are accessibility to contracts and marketing materials that have been reviewed by attorneys. “I admit that during the first ten years, I was concentrating on my business. I would participate in some of the outings and Tabletop Night, but I really didn’t contribute until I was asked to be on the board,” says Wirtzberger. He is now Chairman of the Remodelers’ Council and has been asked to ascend the ladder for the presidency of the BIA. “I can see how everyone’s involvement helps the total well-being of the organization. Once you become active, you find time to become more even more active and to participate on a higher level,” he says. 22 louisville builder • bialouisville.com

Wirtzberger has encouraged many people to join the BIA and makes it a point to work with subcontractors who are members. He also has built many friendships and working relationships with other BIA members. He and Stan Logan, owner of Logan Lavelle Hunt Insurance and Wealth Management, are longtime friends and business associates through the BIA. Logan, who joined the association in the 1970s, says, “When I first got involved, it was more at the state level. It spawned out of our workers’ comp program, which was a state program. That transferred to the Louisville level. I went to more meetings and was sitting on committees, and before I knew it, I was a three-term associate vice president. I have been the guy that’s walked the walk all the way, from teaching classes to deciding on the vision and direction of the organization. Now I’m the guy they talk about and say, ‘We should get some young blood in there’. I am a senior member now. And by the way, I’m excited about that.” Reviewing the organization’s past and focusing on its present position, he considers the BIA the voice of the building industry. “Every year the BIA becomes a stronger partner with Metro


Building Connections Louisville Government. Now that a comprehensive development plan is being discussed, the BIA has a seat at that table. Construction, in general, is looked at as an economic engine,” says Logan. He believes the BIA has done excellent work on the regulatory, advocacy and educational fronts but sees potential in strengthening programs to make members more successful. “If we can show every member at least one job they received because of their affiliation, they will stay a member for life. It comes down to bringing in more dollars and more jobs,” he adds. Through Logan’s personal and business relationship with Wirtzberger, he met J. P. Delaney, Wirtzberger’s son-in-law. “J.P. had a natural knack for salesmanship and had started in State Farm’s training program. I counseled him a little on that. State Farm doesn’t handle business insurance. We began having conversations pertaining to his working with businesses,” says Logan about Delaney’s joining Logan Lavelle Hunt in the marketing department, and later assuming the role of account executive. Delaney had witnessed first-hand how the BIA had contributed to the growth of Logan Lavelle Hunt and Sierra Design and Construction. His own membership offered the possibility of gaining what he refers to as “priceless” relationships. But, for

him, joining the BIA also meant immersing himself in the association, not simply reaping the rewards of membership.

“I urge emerging professionals to become active members on committees, not just join and show up occasionally for events. - J. P. Delaney He sits on the Retention and Membership Committees and chairs the Emerging Professionals Council. “People don’t realize that the Building Industry Association of Greater Louisville, with over 2,000 active members, is the second largest in the United States. The Emerging Professionals Council is one of the fastest growing groups in the Louisville organization, and I feel it is one of the most important because we’re the next generation, the real leaders,” he says. “I urge emerging professionals to become active members on committees, not just join and show up occasionally for events. It has taken me four years to get where I am in the BIA and to receive many of the benefits. It wasn’t an overnight success story, but it has all been worth it.”

RED T PE REDUCTION Cutting Red Tape in Kentucky! Did you know that there are currently more than 4,500 administrative regulations in Kentucky? What’s even worse is that only 15 – 20 percent of them have ever been reviewed to determine their effectiveness. These regulations simply stay on the books, year after year, and state regulators are required to enforce them. This is about to change thanks to a new Red Tape Reduction initiative launched by Governor Bevin. Through this initiative, Governor Bevin’s goal is to eliminate regulations that are deemed unnecessary or duplicative, simplify those considered too complex, and judge each for its intent and effectiveness. The intent of the Red Tape Reduction Initiative is threefold: • To help spur job creation and investment • To change the attitude of government from regulation makers to regulation managers (Customer Service) • To get government off the backs of Kentuckians As you know, regulations cost businesses both time and money, and consumers face increased costs as a result. In fact, a recent NAHB study shows that 24.3% of the price of a typical, new single-family home is due to costs generated by government regulations. Governor Bevin has asked us for our help, and the BIA has fully endorsed this initiative.
