As an organization of over 2000 members, The Building Industry Association of Greater Louisville (BIA) can be a conduit for numerous professions. Two of the ways this happens are the Sales and Marketing Council (SMC) and the Tour of New Homes.

The Sales and Marketing Council, with 110 members, serves a unique function in the BIA in that it allows focused networking and programming for its members and because it meets for the same purpose 5-6 times per year, and offers its members the chance to get to know each other better in a social and educational setting.

Over the past year, the SMC has had explosive growth, more than doubling in size, culminating in the 2016 SMC Awards of Excellence Luncheon held in late January at Big Spring Country Club where over 130 attendees celebrated the 24 award recipients. From a newly licensed agent, Janet Dischinger to perennial winners like RJ Thieneman, Elite Homes and Wolford Built Homes, it was a great day of celebration for all.

On March 17th there will be a joint BIA and Greater Louisville Association of Realtors meeting to discuss the joint BIA/GLAR substantially complete construction contract addendum. This meeting will allow 70-100 members

and realtors to get together, get to know each other better and learn how to use this document to sell more homes and have better relationships between builders and realtors.

For the third year in a row, the BIA will hold the Tour of New Homes. The year’s event is April 29 and 30 from noon to 6:00 pm each day. This event showcases Model Homes, Developments, and substantially completed or completed Market Homes. Each year the traffic gets better and better, and almost all participants report that this weekend is the highest traffic weekend they have for new construction. This is great way for Builder and Associate members to work together. Last year there were builders who had loan officers, vendors and even designers in their homes. Tour of New Homes Set for April 29 & 30

The Tour of New Homes, the area’s only scattered site new home tour, showcases spectacular houses built by many of Louisville’s top builders. For the public, the Tour is an exciting opportunity to connect with the builders and to see the enormous scope of the most innovative home design and construction.

Builders value the Tour as a unique way to market their homes all in one weekend.

“Builders, realtors and mortgage bankers realize that it’s a great chance to meet new potential customers interested in new construction. The BIA focuses on promoting our industry and increasing members’ business, and this is an ideal way to achieve those goals,” says Pat Durham, BIA Executive Vice President.

“This is the first time we are presenting the show three years in a row. It’s certainly building momentum. We are hoping to feature over 50 homes,” says Gail Schell, Show Director, about the Tour that will be held April 29 and 30 from noon to 6 p.m. “One of the great advantages of the event is that folks visiting the homes can get a feel for the proximity to schools, restaurants, shopping and parks in the neighborhoods throughout the city.”

The ParadeCraze app will enable Tour visitors to build their own route, making it convenient for them to include homes in a wide scope of styles and prices throughout the city. The Tour is free of charge.

“The builders who have had success in the Tour over the past couple of years think it’s wonderful because they know the bottom line purpose – to let the buying public know where the new homes are located and their price points. I’d like to reach out to builders who have not participated before and tell them not to be afraid, that participating isn’t expensive, and that it takes only a Saturday and Sunday of their time. Many of them will be in the homes anyway. It’s time for them to jump in and let us help them get the word out,” says Durham.

Durham has been involved with the Tour of New Homes since the 1990s, but this will be the first year the Tour will be held under the direction of his leadership. Buoyed by the enthusiasm of member builders, he is looking forward to a very successful event. “As the economy has improved, more spec homes were developed and builders are increasingly interested in participating in the Tour of New Homes,” he says.

Dave Parks, Berkshire Hathaway HomeServices Parks & Weisberg, echoed Durham’s statement. “Low inventory in the existing home market has created pent up demand in the new construction market. The Tour of New Homes provides the public the opportunity to see 10 to 25 properties around town and weigh their options as far as builder, location and price point. For Builders who participate, the Tour will be their highest traffic weekend by 100 to 200 percent, ” stated Parks.

Annie Fultz Dutton Takes on New Role at the BIA: Vice President of Government Affairs

Annie Fultz Dutton was brought on board at the BIA in October of 2015 as Director of Public Affairs and Public Policy. Her role was to be the liaison between the BIA and our elected and public officials. “It was apparent from the first couple of weeks of Annie’s employment that she was going to be a big help to our association. I can’t imagine anyone else with more energy combined with her political nuts and bolts knowledge,” stated Jeremy Esposito, BIA President. Her experience with the U.S. Congress as a chief of staff has served her well as she navigates through the maze of all of the issues our industry and its members must face daily.

HBAK Executive Vice President Bob Weis praised Annie for her political savvy, “As a former Chief of Staff in the United States Congress Annie is acutely aware of the ramifications that legislative and regulatory actions can have on our industry. Her ability to work with both elected and appointed officials gives the BIA a strong presence in local, statewide and national affairs as they affect the housing industry.”

In addition to her job duties as Director of Public Affairs and Public Policy, Annie has taken on additional leadership roles in planning our BIA Economic Forecast event, our Workforce Development initiative (working with our public school systems addressing the need for skilled labor to enter the workforce), scheduling the Housing Industry Day in Frankfort with our members and our state legislators, organizing the BIA’s efforts with the City of Louisville’s Comprehensive Plan initiative, as well as many other team efforts that make the BIA a better member driven Association.

Rocket Construction Wins National Awards at IBS Shelby County High School’s NAHB Student Chapter is among just two of its kind in the state of Kentucky, but it’s making quite an impression nationwide. The group brought home a second place award in the recent Residential Construction Management Competition and an Outstanding Student Award at the International Builders Show (IBS) in Orlando in January. “Rocket Construction,” named for the school’s mascot, comprised of a group of five engaged students who represented their student chapter. They met after school once a week for

three months to prepare. Although this was an extra-curricular effort, the students were all business about learning the in’s and out’s of what it takes to prepare to build a home and present that plan to a prospective client. Student chapters across the nation submitted proposals to a group of construction company executives who acted as judges. (Most of the groups competing came from established two- and four-year technical programs.)

The student representatives then defended their proposals to the judges in front of an audience. It was serious stuff, but the results had everyone from the BIA smiling, especially Perry Lymarch 2017 15

NAHB Student Chapter ons, P.L. Lyons Architectural Builders, who serves as the BIA advisor for the student chapter, and Rocket Construction’s leader, Walt Wilson, a construction teacher at the high school.

“This was quite an accomplishment when you realize what they were up against,” Lyons said. “These kids prepared for this on their own time, after school. I believe they were the only high school out there that entered the competition as an activity instead of as a classroom assignment. Most of the other schools have technical programs. Our kids did this part-time, while other teams came from schools such as the one in Pennsylvania that has had a technical program in place for 10 years and always competes well,” he said. “This was a special group of kids under the student leadership of Kayci (Campbell). I am very proud of this group,” he added.

“This was the highest we ever scored,” Wilson explained.

“It’s not a bad showing for a small town high school like Shelby County. These students take on the whole process of developing a spec sheet, sketching out the dimensions, creating working drawings, bidding the package and scheduling and pricing it completely out,” he added.

A Conversation with a Couple of Rockets Kayci Campbell and Owen Snellen are seniors at SCHS and were among the five students who comprised “Rocket Construction” and represented their student chapter at IBS. The other three students who completed were Tanner Mills, Conner Dean and Cameron Waldridge. Each described the experience and shared an enthusiasm for their futures in the industry. “It was a very professional atmosphere and we enjoyed presenting to the builders. The public speaking part was a challenge at first, but we easily overcame it,” Snellen said.

Campbell is serving as president of Rocket Construction this year, and she elaborated on Snellen’s comment, “We finally realized that just being ourselves and talking about what we know and understand was a lot more effective than memorizing a speech.” Campbell was recognized for her professionalism with the Outstanding Student award.

Both upperclassman said they have always had an interest in working with their hands and that Wilson’s class at SCHS made a big impression on them. “I’ve been able to put to use a lot of what I’ve learned in Mr. Wilson’s class and through Rocket Construction. I really enjoy designing and putting my own twist on things. I’ve built chicken coops and dog houses, and I picked up a side job where we built a fence around a septic pond,” Snellen said. He added that in addition to the experience, the extra money has made a difference for his family as well. Snellen has ambitions of joining the military, but said he’ll always be grateful for what he has learned through this introduction to the 16 louisville builder • bialouisville.com

“I started out in Wilson’s class hoping it would be fun, but after I took it I couldn’t think of another career I would enjoy more. I’m blessed to have been able to take his class. Now, I enjoy anything I’m doing when I’m holding a hammer in my hand, and I don’t have a question in my mind how to use it,” Campbell said.

She has helped her brother build a deck for his new home and has worked on numerous other projects and has definite plans to enter into the construction field. She recognized the need to stay up-to-date on advances in the industry. “Technology is changing so fast, and there are always ways to improve and do something differently to make it easier. In my opinion, when you’re in the field, you’re constantly learning,” she added.

Encouraging Signs of an Enthused Generation of New Skilled Workers Wilson explained that the SCHS chapter is the only one that competes in the IBS competition as an extracurricular activity and that the team puts in around 150 extra hours just to get ready for it. He views that as an encouraging sign regarding the interest of this younger generation of potential skilled workers. “They certainly have an interest in construction or they wouldn’t be spending their free time doing it,” he said. According to Wilson, out of 20 recent SCHS NAHB Student Chapter graduates, 15 of them have entered the construction industry.

He reported that two of the remaining five went into the military, but will likely pursue construction at some point. Of the five team members competing at IBS through Rocket Construction this year, Wilson reports that three are going into construction, one is going into the military and the last is entering the engineering field.

BIA Vice President of Government Affairs Annie Fultz Dutton elaborated on those statistics, “Those numbers alone demonstrate why we so strongly support the efforts of this student chapter. We congratulate them for their excellent accomplishments, and I believe they have a bright future in our industry as they become part of our workforce pipeline.” Dutton said that the Association will continue to pursue opportunities to expose young adults interested in construction to the BIA’s members so they will be informed on the wide array of career opportunities available in the local construction industry.

Wilson emphasized the impact that builders, remodelers, contractors and others can make, “We’re thankful for Perry’s help. He was able to shed some light on some of the things we didn’t understand. He and Pete Nusz of Pete Nusz Design Drafting, assisted us with drafting, which was very helpful.”

Lyons encourages other builders to get involved in other schools to increase awareness about the career opportunities available in the industry. “We need to let these young people know that our profession is a good profession. The more we can demonstrate that to this generation, the more we’ll be able to increase our workforce,” he added.

The International Builders’ Show Through the Eyes of the BIA’s Members

More than 120 members from the BIA attended the International Builders’ Show (IBS) in Orlando in January. The NAHB event highlighted cutting-edge designs, technologies and products for all segments of the building industry and offered members a wide variety of educational sessions (more than 160!) and networking events. Spanning nearly 570,000 square feet with more than 1,500 manufacturer and supplier exhibits, IBS featured some new experiences this year, including Builder Clinics and Tech Bytes sessions as well as a new Building Performance Lab, among others. The change in venue from Las Vegas to Orlando seemed to be a big plus for the event this year as many families joined in the fun. Members reported an energetic, positive atmosphere and they brought back valuable insights and ideas they plan to incorporate into their businesses in 2017.

There were definitely some interesting discussions on land planning that were helpful to me.” Jones acknowledged the advantage of being able to network with fellow BIA members away from normal routines. “Orlando is a very family friendly atmosphere and I think that filtered into the show. “I came back with a million ideas, so many I’m not sure what I’m going to do with all of them. However, there were some specifics I will definitely put to use for building homes designed for aging in place. I saw a lot of house plans, some with elevators and others that incorporated creative designs for showers and doorways.” Porter said his wife prompted him to go this year and they enjoyed their experience of attending the event with people they knew. “It was a good show and I would definitely recommend going to any other member,” he added.

Information Sharing at IBS Enables Association to Prepare for Future

Jack Band, Jack Band Builder, attended IBS and said his focus with some of the educational sessions was to get a fresh look at marketing through social media. “I went to a session that dealt with Facebook advertising and online strategies for promoting my business. I also visited the Houzz booth and registered to advertise on that platform as well,” he said. BIA Executive Vice President Pat Durham commented on what he brought back from the event, “The thing that I think is so great about going to IBS is the amount of information you come back with each year. Whether it’s new product information being introduced to the industry, product or design trends or seeing a new innovation for the first time, it’s all there.” Durham also emphasized the value in the sharing of ideas with fellow industry experts. “Information learned in committees about what a certain part of the country is doing or experiencing can help us navigate the issue before it reaches us. Or, if we have a common issue with another area, sharing experiences about how we each dealt with it in our own way can help us figure out the next step to take,” he added.

The BIA would like to introduce our newest staff member, Katharine Shafferman. In her new role of Account Executive, she will support Carrie Lyons with the operation of the marketing department by helping new and existing BIA members learn more about promotional opportunities, ways to get involved in the Association, and as a result grow their businesses.

February 2, 2017 | PriceWeber Marketing and Communications The Building Industry Association of Greater Louisville hosted a joint event on February 2 with the Greater Louisville Association of Realtors and the Mortgage Bankers Association of Louisville at the offices of PriceWeber Marketing and Communications. At the special meeting, MSD Executive Director Tony Parrott and staff presented about the the aging infrastructure is impacting the City of Louisville and its development.
