A Home for Every Lifestyle

Veteran Participants Join First-Timers on 2017 Tour

The 2017 Tour dispels the notion of cookie cutter design. On display are homes of young couples who envisioned comfortable design accentuated by sophisticated aesthetics, empty nesters’ homes redesigned to reflect their changing lifestyles and homes that nurture a family in distinctive style. For homeowners considering a bathroom remodel, the Tour offers a plethora of ideas to spark their imagination of what could be possible in their own home. We’ve all heard that a kitchen is the heart of a home. The remodeled kitchens on the Tour exemplify that adage, illustrating how panache and functionality are a duo of design dexterity. Castlerock Construction celebrated a Spanish Mission home’s history while bringing an outdated kitchen into the 21st century. An updated kitchen was central to Wilkinson Builders’ renovation of a 3,200 sq. ft. French country home in Cherokee Gardens. Visitors will be able to view photographs of the home taken prior to the remodel that incorporated individual but closely interrelated facets, all of which took into consideration the needs of the young family.

One of the most extensive renovations is a 1960s-era house in which every room existed as a separate space. Joe French’s mandate was to redesign the house with a workable, contemporary flow. He and his team at Louisville Handyman, who have been involved with the Tour for several years, utilized architectural software to present to the homeowner several possible layouts and details before construction began. A veteran of the Tour of Remodeled Homes, French often discusses with Tour visitors how such software can help them envision a remodel.

“We have been on the Tour for eight years. It’s the only event in town that focuses on higher end custom remodeling. We see a lot of the same people every year and we have developed a rapport. Another extensive remodel is that by GreatHouse. No major improvements had been made to the house for about 25 years. Visitors will see how masterfully executed renovations revitalized a classically styled home replete with striking details. Several remodelers on the Tour are return participants who have found it to be a business boosting benefit. This year’s Tour welcomes Eldridge Company. “We had a great opportunity to be on the Tour of Remodeled Homes with a historic home in Cherokee Park. It seemed like the perfect chance to showcase our design and construction capabilities,” says Matt Eldridge. The homeowners collaborated with Eldridge Company to redesign and effectively reconstruct the entire home, blending current design themes with the home’s Craftsman and American Foursquare architecture. “This will be our ninth year participating. It’s an ideal way to stay fresh in people’s minds. Sometimes our homeowner will be there to talk to prospective clients about how it was to work with us. To have a

thousand people walk through and see your work is great, and to have some of them say they have seen our work for five years and now want to use us for their home remodel is a real compliment,” says Tommy McKechnie, Stonehenge Construction LLC & Sons.

Remodelers’ One-on-One Connection with Prospective Clients is Major Benefit Steve Hartung, of Java Construction, is coming back to the Tour for the second consecutive year. “The Tour is a casual event that allows me to have a meaningful conversation with people coming through the house who want to ask questions. I can talk to them about how I do things while I’m showing them what I do. That’s a big plus. I have done a lot of new construction and some commercial work but remodeling is a different animal because you’re working in someone’s house and they see it on a daily basis. I tell Tour visitors that when I work with them I will immediately answer their text or email. They appreciate that. Remodeling is also about personalities. I tell them it’s going to be like a marriage. We have to communicate.” Louisville Builder isn’t in the marriage business, but after more than three decades of the Tour of Remodeled Homes, we can safely say the Tour is an unbeatable opportunity for remodelers and prospective clients to meet and for clients to think about remodeling their house into a home they’ll love.

BIA Members Travel to Washington, D.C. to Meet with Key Legislators By Nancy Miller

BIA members joined more than 800 NAHB members from across the country at NAHB’s 2017 Legislative Conference in Washington, D.C. on June 14 to meet with our federal legislators to discuss issues of vital interest to the building industry. “We had a good engagement with our Congressmen and Senators. I won’t say they were completely sympathetic to everything we brought up because they have to look at both sides of an issue, but they were certainly understanding of our position and, for the most part, were supportive,” said Pat Durham, BIA Executive Vice President. “Given the chaos that occurred that morning with the shooting at the softball practice, I was most impressed that they had the fortitude and willfulness to still make all our appointments, including Senator Rand Paul, who had been at the practice.”

Legislators Impressed by Turnout John Miranda, one of the BIA members on the trip who has participated in ten legislative conferences, believes the elected officials respect the industry and are impressed to see a thousand builders descend on the Capitol to express their concerns and support issues affecting the industry.

“One thing that always stands out is our conversation with Senator McConnell. He’s such an impressive individual and gives us details that are probably not public. This time he laid out strategy as it relates to health care and tax reform.” John Miranda, Governmental Affairs Commitee

Meeting with Senators Rand Paul and Mitch McConnell and Congressmen Brett Guthrie, Thomas Massie and John Yarmuth, the BIA delegation, as well as HBAK representatives, discussed issues such as regulatory reform, tax reform, mortgage interest deduction, the Low Income Housing Tax Credit, residential energy codes and the increased cost of lumber. “From our perspective, two of the most pressing topics are tax reform and healthcare. Tax reform is probably more important because there’s such talk, nationally and statewide, of simplifying the tax code and making taxes more realistic and affordable for small businesses. The vast majority of our members are small businesses. We wanted our legislators to know we support the idea of introducing reforms that are easier on those businesses, particularly,” said Durham.

“We’re in a situation with Senator McConnell that we have known him for so long and we think alike. He told us most people think the mortgage interest deduction is in the Constitution. He doesn’t think Congress will do away with it. And we had a productive conversation about rewriting the Affordable Care Act and looking for alternatives to health insurance reform. When we met with Senator Paul, we understood that he’s a big proponent of association health plans. We are fortunate to have an association plan in the HBAK, stated Bob Weiss, HBAK Executive Vice President. He continued, “We talked to our representatives about tax reform because we know that may be coming down the pike next year, and how valuable the housing industry is to the overall economy. Some specific issues on tax reform were preserving the mortgage interest deduction and allowing our members to deduct their interest.” According to Annie Fultz Dutton, BIA Vice President of Government Affairs, one of the key issues facing members, and one delegates discussed with legislators, is the need for more skilled workers in the construction trades.

The 2017 conference furthered the dialogue between all of us and solidified our relationships with key decision makers,” recounted Dutton.

“We gave them an overview of our successful partnerships with local school districts, including our work to improve the trades programs at JCPS, our NAHB Shelby County Student Chapter and our alliance with Youth-Build Louisville,” Dutton stated. Regulatory Changes on the Horizon “The big thing going on is how the current administration has been able to get rid of some of the regulations that have been harming the housing and building industry. When our members met with Senator McConnell, he talked about how we could work a little faster if we went through the regulatory process to fix the energy code issue we have. It was nice to be able to hear our members of Congress say they think it’s something that can be fixed,” said Anetha Dunn Sanford, Vice President of Government Affairs for HBAK. “On average, nearly 25 percent of the cost of building a typical new single family home, which is almost $85,000, is attributable to government regulation. We encouraged our federal legislators to reduce excessive regulatory burdens on small business owners,” elaborated Dutton. Miranda is encouraged that “it looks like we’re beginning to get help from a regulatory perspective that will allow us to utilize goods and services made in America versus those produced outside of the country. We expressed hope that we will get regulatory relief as it relates to

Homearama Breakfast with the Builders On June 21st the BIA hosted a Member Appreciation breakfast, “Breakfast with the Builders”, that was open to all members of the Association. Located at the 2017 Homearama site in Poplar Woods, BIA members stopped by for a sneak peek of the active construction site a mere month prior to the official opening to the public. A light breakfast including donuts, coffee and juice was provided. Attendees were able to tour the site and engage in conversations with this year’s builders and other members, and take a sneak peek of some of the homes that were available that morning. Events like this provide another way for the BIA Associates Committee, Builders, Board of Directors and staff to show their appreciation for the continuous support and dedication of our members. If you missed this year’s event, be sure to plan to join us at the next one! Sales and Marketing Council Hosts Annual Preview Night at Homearama Dozens of SMC members visited Homearama Poplar Woods on Thursday, June 29 to tour the homes. Attendees enjoyed hors d’oeuvres and libations at Homearama House 4 and delicious desserts at House 9. Both houses were built by Perry Lyons and Adam Gallagher with P.L. Architectural Builders, who also built House 7, for a total of three Homearama houses this year! The SMC hosts this special evening to give members the opportunity to see the homes and then bring clients back after the tour officially opens. Pinnacle Properties Seeing Progress at New Office Park in Lyndon Lyndon Centre Office Park is filling up!
