Homearama Then and Now… Through the Eyes of a Builder by Perry Lyons

Builder and former BIA Board President I started in the homebuilding business in 1974 with a great partner and mentor. We quickly realized the benefit of Homerama for marketing and recognition as a custom builder, and when we entered the 1975 Homearama in Hurstbourne, it was a success not only for us, but for the developer, suppliers, subcontractors, designers and furniture stores. Everyone was a winner, including the public, when viewing the finished homes presented by the builders. Buyers, who benefited from the discounts and perks, were elated. Fifty-one years later, and Homearama still proves to be a winner for all involved. I’ve been involved in building over 20 Homearama houses since that first one in 1975. Much has changed since then such as regulations and codes, the choices of products that are available, building sciences and engineering, and many other factors. We used to have two to four bath faucets we could choose from; today we have as many as 15 to 20 different faucet selections in one house. Multiply that by the 7 houses in the Catalpa Farms Homearama and you may see as many as 100 different plumbing selections. Carry that thought through every component in each house and there may be as many as 50 to 60 different appliance selections, 20 to 30 different window styles, 30 to 40 different flooring selections, 150 to 450 lighting selections, several different cabinet styles and counter tops, paint and wall covering selections, and on and on. Discussions about these items and how they relate to housing costs are many times discussed with the different Homearama builders, suppliers, tradesmen, and even potential buyers. When asked how things have changed, I smile and say, “the houses we built in the 70’s had 15 light fixtures, in the 90’s maybe 35, and this year we have 155 lighting fixtures in this house”. The designer (who is also the homeowner) even incorporated 150-year old doors imported from Egypt. The wood flooring throughout the first floor is reclaimed wood from fence posts salvaged from a horse farm near Lexington, and the staircase is 50% reclaimed wood. All very different styles and choices from the early years of Homearama. I constantly encourage builder members, tradesmen, suppliers, and other industry associates to get involved in Homearama. Adam Gallagher and Ben Robbins, my partners, hear me say often, “Business is good today, but in my 44 years of building there are the good times and there are the lean times. Recognition and exposure in Homearama keeps your business in front of buyers during both.” Homearama is an icon for the Louisville area, and the Building Industry Association event is the only Homearama that has continually operated as a clustered show since 1968. As to why I stay involved after so many years, it’s because I still love the involvement in our everchanging industry. It’s truly my passion! July 2018 • Louisville Builder Magazine

15 Houses, Hundreds of Design Ideas, Unlimited Potential for New Business By Nancy Miller The 2018 Tour of Remodeled Homes will be a weekend adventure in design. Fifteen homes on the tour will reveal the outstanding innovation and master craftsmanship of BIA Remodelers. This year’s Tour is particularly exciting because of the expansive range of projects. There are kitchen and bath makeovers, a carriage house renovation, whole house remodels, additions… and those are only the beginning. As for styles --- traditional, contemporary, transitional --- the Tour has it all! Joe French of Louisville Handyman speaks from having the benefit of eight years of Tour experience: “It gives us a great chance to showcase our work and does so in a house that is similar to what so many people actually live in. Every year we get a lot of positive feedback from people walking through the house because they can see what they could do in their individual homes. We often see the same people going through each year. It’s interesting when

they tell us they saw our houses on previous tours. We have had several clients choose us for their projects after they have seen our work displayed on past tours.” The Louisville Handyman entry on the tour is unique since it is French’s own former home that’s now full of eye candy and bells and whistles. He updated the kitchen, renovated the screened porch and added a composite deck to the house that had become dated and was suffering from the blahs. The Tour has several remodelers for whom this is their first year of participation, as well as those who have jumped on the Tour bandwagon of inspired remodeling. “Having such a large number of homes on the Tour this year really speaks to past successes. Builders and remodelers want to be part of such a tremendous show. And it’s very exciting for the public as each home is so different,” says BIA Executive Vice President Pat Durham.

He believes the Tour is extraordinarily well received in the Louisville area because, in many instances, it allows the consumers to see the “before and after” of the house and offers visitors the opportunity to talk to remodelers about specific renovation details as well as projects they may be considering for their homes. The Up Close and Personal of Remodeling “The Tour is a live version of the types of home shows you might see on the Internet or on television. But in this case, you can touch and feel and can have explained to you how the project actually worked,” says Durham. “Many online or television show renovations can be misleading in terms of completion times or cost estimates. Going on the Tour and speaking with the remodelers is a way to get a true sense of cost, to understand the scope of the remodel and to see how everything turns out.” A remarkable amount of foot traffic and the chance to engage with prospective clients convinced The Eldridge Company to return to the Tour after receiving the award for the Best Whole Home Remodel last year. “Our house this year is unusual because it is in the historical district of Butchertown, an area where we are doing an increasing amount of work. We’re very involved in the Butchertown area and wanted to highlight it. There’s so much potential for the rebirth of old homes that have been let go over the years in that part of town. The Tour is an ideal time to show what the neighborhood has to offer,” says Chris Eldridge. His company had to present to the community and to Louisville Metro its proposed design and reasoning behind the remodeling plans for a modern addition to the Federal-style home that dates back to around 1880. Experience Breeds Success Justin McElfish of Castlerock Construction has found from past experience that it’s important to be as descriptive as possible about the work that was done and why it was needed. “We learned that visualization helped us tremendously. Last year we showed large, blown-up floor plans that depicted what was still to come on the project. Also, some people touring the home may

have been to Homearama and may have seen wow factors with extravagant items. We help them understand that homes on the Tour might be more practical than extravagant,” he says. “The Tour doesn’t always have an immediate effect but if you make a good impression on people, they may call you later,” he continues. This year he has done three remodels for clients he met on the Tour two years ago. “We’re looking forward to the Tour. Keeping your name and business in front of potential clients is always a good thing. And, it’s fun to be out there with other remodelers and to see what everyone else is doing,” he adds. With homes on the Tour in several zip codes, geographic diversity is advantageous, according to Durham. “The Tour speaks to any neighborhood in the Metro area. Or, as I like to say, ‘have budget will travel’.”

BIA Workforce Development In Action BIA Members Judge Presentations at Dunn Elementary On Thursday, May 24, Pat Durham and five BIA members participated in Dunn Elementary School’s Urban Planning and Sustainability Exhibition as judges. Students stood by their presentations and presented their plans, and explained why they should be accepted and what they learned from their experience. “It was amazing to see how much these elementary students learned about land use here in Louisville. BIA Workforce Development In Action Louisville Handyman Wins A JCPS Academies of Louisville Award JCPS Academies of Louisville prepares, inspires, and empowers students by offering meaningful and relevant learning experiences that directly relate to our world today. JCPS Academies of Louisville are small learning communities focused on the careers and industries that strengthen our local economy. Soon to be 14 JCPS high schools have adopted the Academy model to offer students a new approach to education— one that directly relates to the real world experience. Project-Based Learning (PBL) and hands-on activities are at the heart of our Academies, offering students a more authentic and experiential education. On June 7, JCPS Academies of Louisville, in partnership with GLI and Kentuckiana Works, invited its Academy partners to an appreciation reception celebrating the end of the school year along with a special awards ceremony. The BIA’s very own Joe French, owner of Louisville Handyman & Remodeling, won the Best Guest Speaker Award for his work with Western High School. Congratulations, Joe! Thank you for sharing your time and talent in developing the future of the building industry!

Workforce Development Committee partners with the Whitney M. Young Job Corps in Shelbyville Job Corps is a no-cost education and career technical training program administered by the U.S. Department of Labor that helps young people ages 16 to 24 improve the quality of their lives through career technical and academic training. Five of its nine career pathways are related to the building industry including carpentry, cement and brick masonry. On May 22, Jeff McMahan, along with his team from Wehr Constructors, spoke to 15 students about general construction competencies. Following that, students were able to ask questions about career paths and opportunities within their company. The day was so successful that Jeff has already been contacted for job placement by two graduating students! On June 12, BIA President Mark Simpson spoke to 20 students about the 30 plus possible subcontractors that are needed to build a new home, conveying to the students that there are many more opportunities than the five major trades. Mark mentioned that his painter needs to hire and three students spoke to him after his talk about connecting them with that job. Thank you, Jeff McMahan and Mark Simpson! You are making great strides in connecting our youth with jobs in the building industry!

Stacye Love Seizes the Day By Nancy Miller In 2002, Stacye Love gave up a career practicing law to start her own business, Stacye Love Construction. She wasn’t completely new to the building industry since she had been flipping houses, but it was a major life change. “I have three children and am myself an only child. I’m kind of stubborn and don’t like being told what to do. I wanted to have my own schedule and run my own show,” she says. She was fortunate to have her mother, Penny Love, of Penny Love/Design.Build.Renovate. as a role model. Stacye Love Construction’s projects are a mixture of residential new construction and remodeling, challenging her by putting together the puzzle pieces of remodeling and enjoying the design freedom of new construction. Is there competition between mother and daughter? “Never. There’s a nice, big pool of potential clients and we have no issues at all. We’re very supportive of one another,” says Love. Being a woman hasn’t prevented her from establishing and growing a highly successful business in a male-dominated industry. She believes the construction industry is less discriminatory and sexist than the legal profession. Attributing that to the reflection of the values of her subcontractors who are primarily male, she describes them as good, honest men who are incredibly respectful. She wouldn’t dissuade a woman from going into the industry but sees the larger issue as whether the person has the passion and patience for it and whether it’s a good fit for her lifestyle and financial goals. Evaluating risks is a necessary and tricky part of the equation. Love credits much of her success to hard work and knowing her limitations. Being a problem solver and a clear communicator have also been important contributing factors to her ability to navigate the complexities of her business and come out on top. “I have my mother’s genes so I handle stress very well. Sometimes I have no adrenaline left and there’s nothing that will ruffle my feathers. I have seen it all. I would credit some immunity to stress in the construction business to having raised three teenagers. I still believe the hardest job on earth is being a mother, certainly when it comes to multi-tasking, which is what a general contractor does,” she says. 18 Digital Version Available at BIALouisville.com

What have been your major challenges? I weathered the crash and landed some of my biggest contracts in 2009. Back then, I had to beg the subs not to show up because I wasn’t ready. Now there’s such a labor shortage and the added issue of the political ramifications of the current administration’s immigration policy. It’s painful to be in our business. Labor costs are very high and it’s sure hard to get anything done. What would people be surprised to know about you? Maybe how much I love to cook and love being a mother. And what a girly girl I am even though I’m dusty from dry wall dust at the end of the day. I’m also a very outdoorsy girl and like to fly fish. Do you have a life motto? Seize the day. I’m not much of a sleeper and love the morning time. I want to get everything I can out of each day. That mentality comes from the fact my father was killed in a car accident when I was nine years old. How do you like to spend your spare time? Traveling, cooking and fussing over the people I love and am close to. When and where are you happiest? I’m a Sagittarius. We’re the travelers of the universe, but I’m happiest at home surrounded by the people I love. What’s your greatest professional accomplishment? I hope it might be still in the future, but currently I’m renovating the original estate home in Hunting Creek. It’s a massive remodeling surgery - a seven figure project - so that’s pretty cool. If you could change one thing about yourself, what would it be? Maybe I’d be a little less sensitive. Business has given me a thicker skin. What would you do if you won the lottery? I might redefine my work a little bit but I wouldn’t stop working. I think I’d stay in real estate. I enjoy it and it’s in my blood. On the philanthropic side, I’d be


oriented towards time and money in the direction of helping single women with children and women who have suffered from domestic violence. Where would you go on your ideal vacation? On safari to South Africa. What’s the next thing on your bucket list? Traveling with my adult children. It’s a big piece of feeling connected to them. They’re scattered all over the country. Maybe one day they’ll realize what a fabulous place Louisville is to raise a family and will come back home.

What's Going On With The Hosea’s House…Helping Women and Children in Need The BICF has recently partnered with Hosea’s House to help them renovate a three-story Victorian house in the Portland neighborhood that will become their second facility. As part of our Women Of the Building Industry celebration, we’re looking for our awesome BIA women who would like to come together to help a very special organization. (Of course, men are welcome, too!) Hosea's House is an organization that serves women and children who have been victims of domestic violence. BIA Staff Updates Proudly Announcing Our New Director of Member Services The BIA is excited to announce that Katharine Shafferman has been promoted to Director of Member Services within our Association! We could not be more excited about the energy, excitement and experience that Katharine will bring to this position. With the knowledge that Katharine has gained as our Account Executive for the last two years, we are confident that she will continue serving our membership as graciously and generously as she always has. “I am excited about getting to know our members even better and being more hands-on with committees and member services. I am also looking forward to becoming an intricate part of the growth of our Association,” Katharine recently shared. As part of this new role, she will be working with the Membership & Recruitment Committee, the Associates Committee and will continue assisting the Sales & Marketing Council until a new Account Executive is named. The leadership skills Katharine brings to the position will no doubt ensure that our Association remains well poised for growth, and that we are retaining our members via valued services, events and a commitment to the pillars of our organization. When she’s not at the BIA, Katharine enjoys chasing her rambunctious 1-year old son, Dylan (who she assures us will become a future BIA member), watching her beloved University of Louisville Cardinals, being on the lake and spending time with her family and friends. And when it comes to her personal and professional goals, Katharine said, “I expect to be challenged and grow as a result of my career, and I would like to improve myself as a person and as an asset to this Association and the industry.” To which we of course have to say, you already are, Katharine, and we are fortunate to have you on our team and serving the building industry! The BIA Welcomes Emily Boog as Our Director of First Impressions We are thrilled to welcome Emily Boog to our BIA family! Emily comes to us with a wealth of experience in customer service, data entry, office administration and administrative support. Prior to starting with the BIA, she was working for Kindred Healthcare as a Housecalls analyst and researcher, and before that she honed her customer service skills with Crestline Hotels and Resorts’ Courtyard by Marriott. She attended the University of Louisville and hopes to return to finish her degree in Information Technology at Sullivan University. Emily will be serving our members by greeting them as they visit the BIA and helping with the important administrative tasks that make our Association run like a well-oiled machine. “I am excited to have the opportunity to form relationships with our wonderful members and help them along the way,” Emily shared. “I look forward to serving many years with the BIA team!” Emily joined our team on June 11th, and has already received many warm welcomes from members and staff alike! “I love coming to my job in the morning and being welcomed with smiling faces,” she said after her first week. “I’m also excited about being able to grow as a young professional, as well as learning more about the Association and how it benefits both its members and the Greater Louisville community.” In her free time, Emily enjoys spending time with her husband on “do it yourself” projects, going on walks, and playing with her three dogs. The 2018 BIA Golf Scramble is scheduled for September 24 at the University of Louisville Golf Club. This annual golf scramble is one of the Associations largest member events that blends both fun and business for everyone in attendance. Featuring a variety of contests, challenges, door prizes, lunch and refreshments, this golf scramble serves as an excellent opportunity for you to network, rally and WIN! This fun, scramble-style event will feature a variety of challenges and contests along the way.
