Here’s to another stellar year of business and a robust economy. I hope everyone reading this has more business than they can handle and the phone is still ringing. It certainly is great to be immersed within a strong construction climate. I believe we should take advantage of these good times, and healthier bottom lines, to get the BIA message out to the public: the message of why doing business with a BIA professional is not only the smart choice, but the only choice; the message of how the BIA works to educate its members through a myriad of in-house classes; the message of how the BIA works daily to keep construction prices as low as possible; the message of how government regulations can be good and bad; the message of the Building Industry Charitable Foundation [BICF] and all the lives it has improved; the message of why construction is vital to any economy and the continued vibrancy of our city. We are exploring various means of reaching the public such as social media, print media and the airwaves, so keep your eyes and ears tuned in for our message. However, we also need you to play a part. We will soon make t-shirts, golf shirts and other items available, which we ask you to purchase and proudly wear in your everyday activities. The more our name and logo are seen, the better it is for our Association and the many good works we do. The more our quality members fulfill the public’s needs, the better the public perception will be. This publication will keep you posted as to when these items will be available. Another way you can help is by displaying our logo on your company signs, vehicles uniforms, etc. Decals are now available at the office. When speaking to a client, promote the benefits of using a BIA member. Tell them about the classes you have taken, the initiatives we have worked toward, or any of our other important efforts. Tell your friends and neighbors about our organization. Simply put, talk us up!! You will be surprised at the positive reaction people will have. Let’s all keep working to make our area strong and vital. And, let’s better inform the public of how our efforts benefit them.

Members Outline Their Goals for the BIA in 2018 (and Offer Some Fascinating Personal Revelations) By Nancy Miller 2018 promises to be yet another active and exciting year for the BIA of Greater Louisville. With that in mind, we wanted to spend some time with each of the Executive Committee members to hear about their goals for the Association and what they see as challenges and opportunities over the next twelve months. Our leaders also graciously shared some little-known facts about themselves to help you get to know them better; please read on for a fascinating look at our 2018 BIA leadership team! 6

Q: What are your primary goals heading into 2018? A: “Dealing with issues pertaining to various local, state and federal government entities is one of the Association’s main goals, and one that will allow us to have a thriving city. One looming issue is the sewer expansion to Floyds Fork, which will enable the construction of new homes to attract residents to the community. We will also be working with MSD to help them get the rate increase they need to make necessary infrastructure changes. Our sewer and flood control infrastructure is so antiquated that it will take only one major rain and a failure of the system to put Louisville in the news—in a bad way. It doesn’t matter what part of our city suffers; if we sustain a large-scale infrastructure collapse, we’re all going to suffer.” Q: What challenges do you see ahead of us? A: “In general, we have to get folks behind having a pro-growth attitude, instead of wanting to keep Louisville its current size. I understand the appeal of having a quaint, idyllic feeling to our city, but keeping the status quo isn’t realistic.” Q: What do you see as some of the BIA’s greatest strengths? A: “We need to help our members understand how hard our staff works, and all the things they do that benefit us industry-wide. The people on Hurstbourne Lane are the glue that holds the Association together,” Mark said. “The BICF is doing a fantastic job. One of our goals is its continued growth. This includes new activities, and we are getting additional requests for assistance every day.” Q: What is your idea of perfect happiness? A: “Being content with what your life is, whether planned or unplanned. I’m very content.”

Mark Simpson, President Q: If you could change one thing about yourself, what would it be? A: “I wouldn’t be so stubborn. I’m working on it.” Q: What’s your favorite sports team? A: “The Pittsburgh Steelers.” Q: What trait do you most admire in other people? A: “Honesty.” Q: If you had it to do all over again, what would you do differently? A: “Not a thing.”

Q: What are your goals for the Association in 2018? A: “In the upcoming year, we will continue our outstanding workforce development initiatives and will train our members in new practices as they become available. In addition, we will continue to support the BICF and will expand on things that are working well, such as our signature events: Homearama, the Tour of New Homes, the Home, Garden and Remodeling Show and the Tour of Remodeled Homes. Finally, we must keep up with regulations that affect our industry and members. We will continue to fight the battle.” Q: Who has been the greatest influence in your life? A: “I have had many influences but I’m lucky to say my father has been the greatest influence and role model. He has been very supportive of my career and of my entire life.” Q: What three words best describe you? A: “Loyal. Hardworking. Caring.”

Scott Welch, Vice President Q: What do you see as your primary objective for 2018? A: “We have a very focused and engaged Executive Committee. Our main objectives are to serve and support our members and to provide the public with the best homes and construction practices possible.”

Q: What’s your idea of a perfect time? A: “Eating with my wife at sunset on the beach.” Q: What motivates or inspires you? A: “Optimism and hard work.” January 2018 • Louisville Builder Magazine

Karen McKechnie, Secretary Don Wirtzberger, Treasurer Q: What do you see as your primary objective for 2018? A: “One of our top priorities is acquiring new members with the addition of more in the commercial sector. This will build a stronger association. I think the BIA is moving toward that goal, along with growing the home building side. We’ll have a stronger voice if all of us are combined.” Q: What challenges do you see ahead? A: “It’s important that we stay on top of local activists and government agencies that are attempting to put a lid on development, especially in the East End, Floyds Fork. Q: With what celebrity would you most like to have dinner? A: “Blake Shelton. I’m a big country music fan. He seems like he’s down to earth. We could have dinner in our jeans and cowboy hats. I’d take him to Varanese.”

Q: What do you feel our main goals for 2018 should be? A: “Workforce development is the number one thing we must concentrate on as an organization because there’s such a need to attract young people to the industry. Additionally, it’s so important that builders and remodelers continue to volunteer their time to better the community.” Q: What do you see as challenges facing the Association? A: “So many people’s question about the BIA is, “What can it do for me?” We must do a better job educating consumers about what the Association can do for them. Instead of them going to Angie’s List or Home Advisor, they should contact the BIA for a list of accredited builders, remodelers or any of the construction trades. Until you sit in a BIA board meeting, you don’t realize how much the Association is doing. I was guilty of that, also. I think we have to increase people’s awareness of the BIA’s involvement and advocacy in so many areas.” Q: What’s your favorite television program? A: “I liked Castles, but it’s off the air. Now I like Seal Team.”

Q: What might some people be surprised to know about you? A: “I love the outdoors. I pride myself on my outdoor skills.”

Q: If you weren’t a remodeler, what would you be? A: “I’d be doing more mission work.”

Q: What do you consider your greatest achievement? A: “Raising three daughters and getting them all married.”

Q: What’s your favorite restaurant? A: “Taziki’s Mediterranean Café.”

Q: Where would you go on a dream vacation? A: “Somewhere on the Indonesian coast.”

Q: What do you most value in your friends? A: “Their love for the Lord.”

Q: What’s at the top of your bucket list? A: “I’ve done almost everything I’ve wanted to do. I’d say take a motor home to Montana or Wyoming.”

Q: What’s your greatest extravagance? A: “I buy a McDonald’s iced tea every day. Half sweet and half unsweet. It’s called Half Cut.”

Kevin Passanisi, Associate Vice President Q: What do you feel is the top priority for the BIA in 2018? A: “I have chaired the Membership Retention Committee for years, so I feel membership is very important to the organization. This year will be a little different. The Membership and Membership Retention Committee have been combined, and John Thomas and J.P. Delaney will co-chair the committee. Our goal is to raise our retention rate to 90 percent.” Q: What other initiatives do you feel will see growth in 2018? A: “Workforce development is a huge goal for 2018. It really grew legs in 2017, and I think it will be even more powerful in 2018 if we keep up the momentum. Additionally, the BICF looks as if it will be even better this year as they’re increasing their fundraising goal to assist more children and families. We need to work with them in any way they need help. Finally, we want to be sure the Bowl-A-Thon, Golf Scramble and Tabletop Night are well attended.” Q: Are you a morning person or a night owl? A: “A morning person. I like to be in bed at 9:30 or 10:00 at night.” Q: Who’s your favorite singer or what is your favorite group? A: “I really like Neil Diamond.” Q: How do you relieve stress? A: “I exercise.” Q: What do you like best about Louisville? A: “I love the variety of restaurants and that we’re a small city. You can get from one end to the other in 45 minutes. I also love the U of L Cards and the four seasons of the year.” Q: Do you have any New Year’s resolutions? A: “I want to become a better person, husband and father.”

Pat Durham, Executive Vice President Q: What do you perceive as the Association’s most important goals in 2018? A: “Some of our more urgent goals are to continue to advocate on behalf of our industry to all officials – at the local, state and federal levels. Prior to becoming Executive Vice President, I knew the BIA advocated for issues affecting our industry, but now I truly see the negative impact and longlasting ramifications that can be created by legislators’ decisions. Thus, our number one goal is to stay at the forefront in Louisville, Frankfort, D.C. and to keep our eyes and ears on issues that could adversely impact our industry. Secondarily, our goal will be to further develop our staff. We have so many new folks who can benefit from the guidance and leadership of our veterans—be it historical context or best practices. As a response to the needs of our membership, I expect our staff will grow slightly in 2018. Another important goal is to continue growing our membership. The fact that we are the second largest Association in the country speaks volumes about how important our industry considers the BIA. And finally, we must focus on connecting our members to customers—whether their customers are other members or consumers. We do a good job at this; but we need to continue promoting “do business with a member” in our PR and marketing efforts.” Q: What are your food and drink indulgences? A: “My two favorite meals are seafood and chicken. I drink a lot of water and can’t live without my diet soft drinks.” Q: What’s your greatest regret? A: “Not spending more time with my family.” Q: What talent would you most like to have? A: “I’d love to be an artist. I’d also like to be a writer. Probably fiction.” Q: What do you most treasure? The BIA Prepares for A Busy and Productive 2018 Legislative Session By Nancy Miller With several key issues looming and needing immediate attention, the Kentucky General Assembly is set to convene on January 2, 2018. Even numbered years—which are budget years and thus twice as long—are especially busy for legislators, and the BIA staff and its members will be closely monitoring bills as they work their way through the legislative process in Frankfort. Anticipating an active session, Pat Durham, BIA Executive Vice President, shared that the BIA maintains a good dialogue that extends from the Governor’s office, to his Cabinet members, and to our state Representatives and Senators. He considers the BIA fortunate to know individuals in key positions who provide a sympathetic ear, and who recognize that the building industry is a major economic driver that helps fuel the economy. “We expect more than a thousand bills to be introduced, and a top priority of both the General Assembly and the Governor will be to pass the 10 Digital Version Available at BIALouisville.com

state budget,” says Annie Fultz Dutton, BIA Vice President for Governmental Affairs. “We remain in close contact with Bob Weiss and Anetha Sanford and our elected officials in Frankfort to be sure our voice is heard and our industry is represented.” Although Governor Bevin had expressed a strong desire to call a special legislative session this past fall to address pension reform, the Governor and legislature could not come up with an agreement before time ran out in 2017. Now, pension reform is expected to be taken up by the General Assembly this year. Tax reform is another main issue that will likely be tackled during the session. The HBAK met with Governor’s budget director, who will be drafting potential tax reform legislation, to share our industry’s views on tax reform. “We wanted to remind him of the economic impact the housing industry has on Kentucky,” says Bob Weiss, HBAK Executive Vice President. “We discussed how


taxes affect the industry and stressed our contribution to the economy. If taxes become too high, they could become an impediment to the housing industry. The more we expand the housing industry, the more local governments expand their tax base through property taxes, and the state benefits from that expansion from sales taxes that are paid on hundreds of thousands of dollars’ worth of materials,” he continues. He also stressed to the Governor’s budget director the importance of the mortgage interest deduction that is in place in Kentucky. Kentucky 811, “Call Before You Dig” legislation, is receiving a great deal of attention from the HBAK. “We are working with some of the utilities across Kentucky as well as 811, the actual call center, on draft legislation. We hope it is an improvement to the current process. I’m optimistic that we can get some clarity,” says Anetha Sanford, Vice President of Government Affairs for HBAK. Improving Kentucky’s Historic Tax Credit program is another important tax measure that the BIA will be closely monitoring this session. Glassworks, the Henry Clay and numerous buildings along Whiskey Row have all been brought back to life as a result of the historic tax credit. This key tax policy is an economic development driver across the Commonwealth. “Many people don’t understand what goes into those projects and how important they are to commercial builders and remodelers. It’s more expensive to rehab a building than to start new. Without some sort of tax incentive, many of these projects aren’t financially feasible,” says Durham. Additionally, the BIA will be actively engaged in advocating for much needed infrastructure dollars in our region. Dutton lists funding for a new I-64 interchange in eastern Jefferson Country and the expansion of Shelbyville Road to at least three lanes as priority transportation projects for the Association.

“As Louisville experiences population and economic growth, we need to ensure that we’re addressing our transportation infrastructure needs. We conservatively expect to see our population increase by 160,000 people in Jefferson County in the next 20 years, so our roads have to support that growth,” she says. According to Weiss, the HBAK joined the Kentucky Infrastructure Coalition because the Association believes transportation is a connecting force with the building industry. “The better the roads, the better chance for development to move forward. There has to be a substantial amount of money to keep roads in good shape and maintain the road expansion movement,” he explains. Workforce development is a leading issue for the BIA. As our industry faces severe workforce challenges, the BIA will be closely monitoring legislation that will encourage young people, displaced workers, and the public-at-large to seek training to enter the construction trades. “We will continue to advocate for pro-business legislation and will support policies that encourage economic growth in our region and in the Commonwealth. Our members will be traveling to Frankfort for our annual Housing and Building Industry Day on February 7. We look forward to working with our legislators in promoting the building industry and in supporting legislation that positively impacts our members and their businesses,” says Dutton. As the BIA and HBAK gear up for what is sure to be a busy 60 days in Frankfort, our staff will ensure you are kept informed regarding bills that are moving through the legislature that impact your businesses. Our members’ collective voice is an impactful advocacy tool, and one that we will no doubt continue using to promote pro-business and pro-growth legislation this year.

The Elmus S. Ussery Builder of the Year Award was presented to Don Karem, Karem Built Homes, Inc., by last year’s recipient, George Miller (Suburban Construction & Management, Inc.). This award memorializes one of the industry’s most revered members, General Elmus S. Ussery, who passed away in 2006.

The John W. Robinson Lifetime Achievement Award was presented to Robert A. Peterson, Jr., Robert A. This award recognizes an individual who has made significant contributions to the home building industry throughout the years.

Enjoy Playhouse Preview Night

2018 playhouse recipients, Ellie Kate Cook and Lucas Tucker, are all smiles at the preview night on December 14.

On December 14, our 2018 Playhouse recipients—Ellie Kate Cook and Lucas Tucker—were able to preview the progress of their dream playhouses for the first time. On this special evening, the BICF, Kosair Charities and YouthBuild, along with invited guests and the media, were invited to visit with the children and their families and see the construction of the homes. The Playhouses are designed, built and decorated especially for each recipient, and the children are involved in every step of the process. This year’s builders, Scott Welch [Welch Builders, Inc.] and Tommy McKechnie [Stonehenge Construction, LLC], have made terrific progress on building playhouses that are not only fun, but that serve as therapy-aides for continued strength and improvement to the kids’ quality of life. The BIA Proudly Celebrates John Miranda

On December 7, 2017, over 500 attendees gathered at Churchill Downs for a breakfast in support of the March of Dimes, as well as to honor the personal and professional achievements of someone in the commercial real estate industry. The Commercial Real Estate Achievement (REACH) award celebrates the remarkable contributions of a member of the Louisville community who not only makes great strides in commercial real estate, but who gives back philanthropically to the community within which he works and lives. This year, as in many past, the BIA of Greater Louisville was privileged to honor one of our own: John Miranda, a Partner at Pinnacle Properties of Louisville, LLC. Former winners of the REACH award include some of the BIA’s most influential members such as Steve Poe (Poe Companies, LLC), Bill Bardenwerper (Bardenwerper, Talbott & Roberts, PLLC), David Nicklies (Nicklies Development), Ken Payne (Main Street Realty), Bill Weyland (Weyland Ventures), J.D. Nichols (NTS Development Co.), Jesse Flynn (Flynn Brothers Contracting, Inc.), Phil Scherer (Commercial Kentucky) and Stephen Gault (Stephen C. John’s impressive body of work in commercial real estate is well known. Since 1992, Pinnacle Properties has developed over 1,000 single family and multi family homes, and nearly one million square feet of commercial and industrial buildings in the Louisville area. Their most recent significant accomplishments include the Blankenbaker Centre Office Park and the Lyndon Centre Office Park. But what are, perhaps, not as well known, are John’s contributions to the Louisville community at large. He selflessly serves our community on the JCPS Facilities Committee, and has served as an advisor to the Kentucky Building Codes Advisory Board, Vice President of the Greater Association of Realtors, member of the University of Louisville Alumni Board, member of the Louisville Orchestra Board, Founders Club member of the BICF 1946 Society and member of the Trinity High School Foundation. Further, John has been an integral part of the BIA of Greater Louisville, the HBAK and the NAHB for decades. In addition to chairing numerous committees and serving as an Area Vice President and BuildPAC Trustee, he is a Past


Member News President of both the BIA and HBAK, and serves as a National Director for the NAHB. Bob Marrett, CMB Development Co., LLC and the mentor that John credits with getting him into the business, shared, “John is richly deserving of this award. His career accomplishments in both commercial real estate and residential building, plus his extensive community involvement, certainly warrant consideration for this tremendous achievement. It is a rare honor which he earned, and one that I’m sure will be a source of much satisfaction for him for many years to come.” John, for his part, was humbled by the award, and feels that his accomplishments have truly been a team effort. “I’ve been honored to work with my partner, Chris Knopf, all the staff at Pinnacle, as well as our contractors, owners and tenants. Together, we are always reaching for excellence,” he said. Adding to the morning’s celebration, all three of John’s children, Ryan,

Amy and Sean, appeared in a video tribute to their father at the event. “That was definitely meaningful,” said John. “You always hope your kids feel that way about you, but hearing it from them means more to me than I can say.” "I really can’t think of anyone more deserving of the lifetime achievement award,” said Ryan Miranda (Miranda Construction). “My Dad has been fortunate to receive many awards—and even has one named after him—but this one will be special because it was voted on by his real estate peers.” The BIA would like to extend our sincere congratulations to John and each of the members of the BIA who are past recipients of the REACH award, for they have joined the ranks of an elite society; one that both builds Louisville and compassionately gives back to the community as whole. And to the entire Miranda family: we thank you for your tireless service and dedication to improving our great city—one day, and one step, at a time.

Jeremy Esposito Goes Out with a Bang During His Final Board Meeting as President Befitting of the energy Jeremy Esposito brought to the table throughout his tenure as President, his last Board of Directors meeting was action packed and full of laughs. With a live auction of new members to raise funds for the BICF taking center stage during the Membership Committee update, along with recognition of Bonnycastle Appliance and TV celebrating 100 years in business and Phillip Hill’s donation to Kosair Charities, Jeremy’s last meeting was both entertaining and memorable. The BIA staff would like to thank Jeremy for his commitment, generosity of spirit and dedication throughout the past year. It was a banner year for our Association, due in large part to his leadership!

Billy Doelker, owner of Key Homes, has been appointed by Governor Matt Bevin to the Housing, Buildings and Construction Advisory Committee. The Housing, Buildings and Construction Advisory Committee oversees statewide standards across all sectors of Kentucky’s building construction industry. Billy will represent experience in the housing, building and construction industry and serve for a term expiring Nov. 30, 2020. He is active with the Building Industry Association of Greater Louisville, the National Association of Home Builders and currently serves as the President of the Home Builders Association of Kentucky. Regarding this appointment, Billy shared, “I’m glad that we will have a builder voice on the committee now, and I’m proud to be able to represent our industry on this board.” Congratulations, Billy! What is a SPIKE?

A SPIKE is a Recruiter of New Members. What are the benefits of becoming a Spike? The real benefits are intangible: You are recognized for your contributions to the association and regarded as an accomplished and connected member. Additionally, Spikes receive: • A coveted invitation to the biggest party of the year, the Spike Party at the International Builders’ Show® • Increased visibility, recognition and networking opportunities at industry events • Unique and valuable lapel pins for each level of achievement • Additional VIP treatment throughout the year

How do I become a Spike?

How do I earn Spike credits?

Before becoming a Spike, you are a Spike candidate. That means you have earned between one and five and a half credits. Once you earn your sixth credit, you become an official NAHB Spike! Spike credits are earned by recruiting and retaining NAHB and BIA members. In order to become a Life Spike, you must have earned a minimum of 25 Spike credits.

Spikes earn one credit for each new Builder or Associate member they sponsor. When that member renews after his or her first year of membership, the sponsoring member automatically gets one renewal credit. Every year the member renews thereafter, the sponsoring member will receive a 1/2 renewal credit. Spikes receive a 1/2 credit for recruitment and a 1/2 credit for the renewal of Affiliate members.
