4 STAGING CONSULTATION

By working with our organization, we provide a free staging consultation to all our sellers! Birch Home Staging and Design will come out to your home and provide you with suggestions to allow your home to show best to potential purchasers – at no cost to you!

PHOTOGRAPHY APPOINTMENT

Our staff will reach out to you to set up a time to take photos of your home when it works best for you. We utilize the services of Greenleaf Photography to capture pictures of the interior, exterior, aerial drone (when possible), floor plan, and also videography services. We can usually accommodate appointments within 2 to 3 days of scheduling.

SIGN PLACED

If you have approved a real estate sign to be placed in your yard, our third-party sign installer will come to your home and place the sign in your front yard within 1 day of your listing going live to the public. We instruct the installer to place the sign in the best spot for maximum views. Located on a sign rider you will also see a QR code that allows potential buyers to get more information by scanning the code with their phone’s camera. As soon as a buyer scans the code, it will take them to a designated site where we will give them the opportunity to schedule a private showing.

YOUR HOME IS NOW LIVE ON THE MLS!

Your contract is signed, and we’ve agreed upon a go-live date – now starts the process for our administrative team to enter your home into the MLS, develop a strong listing description, add in photos and make it live to the public! Once the home is active in the MLS, you will begin to receive showings from our ShowingTime service. This is a service that can either call, text, or email you in order to confirm showings. There are multiple ways this can be arranged, and your agent will review this with you to determine the best possible solution.

Getting Ready FOR

YOUR PHOTOS

Our professional photographer shoots with a high resolution lens that is equivalent to the naked eye. This means dust, dirt, and clutter will be seen. A deep cleaning will do wonders for the way your home shows prior to picture day!

• Make your hardwood floors glisten

• Shampoo and/or vacuum carpeting

• Wipe down and clean windows and blinds

• Remove excess and oversized furniture from the room

• Remove family photos, personal collections, and medications

• Clear and wipe down all countertops

Preparing To SHOW YOUR HOME

You’ve received your first showing request! Awesome! Now it is time to prepare your home for buyers to walk through. We typically suggest you are not present for showings as buyers like to envision themselves living in the home. They will be accompanied by a licensed real estate agent during this time.

Prepare your home for a successful showing by completing the following:

The first and most important rule: CLEAN. DECLUTTER. DEPERSONALIZE.

• Tuck away any personal documents you would not like a stranger to see including personal photos, mail, calendars, or medications.

• Invest in air fresheners! Buyers love the fresh smell of a home.

• Place any dirty dishes in the dishwasher and take out the trash.

• Seclude any animals in the home or take them with you during the showing.

• Make all beds in the home and fluff any pillows.

• If you have any paperwork regarding recent updates, leave them on the counter for the buyers to review.

What Happens

WITH SHOWINGS & HOW DO I RECEIVE FEEDBACK?

ShowingTime™ is an appointment request system which allows real estate professionals to schedule showings for properties in real time. We use this system to schedule showings quickly and to accommodate any special requests you may have for showing day and or time availability.

As soon as your home is active on the MLS, agents will be able to schedule showings through the system. It is completely up to you to determine how these appointments are scheduled. We can require a certain amount of hours’ notice, showings during specific times, or even restrict showings if something unexpected comes up.

If your property is vacant, it is common to set showings to ‘Go and Show.’ This means agents can schedule a showing right away without coordinating a time. Once the showing is scheduled, you may still receive an email, text, or phone call to stay aware of when the property is being accessed. All agents are confirmed as licensed real estate agents before they are provided a lockbox code to the property. All purchasers will be accompanied by this real estate agent during the showing.

Once showings begin to happen, you will also start to receive feedback indicating how your home is showing and what buyers are thinking of it. After every single showing, the buyer’s agent is emailed to fill out a feedback report on behalf of their clients. If we do not receive immediate feedback, we will send multiple requests and follow up with the agent to obtain it for you. We email, text, and call the buyer’s agent to do our best to get as much feedback as possible for you. Feedback is typically delivered 1 to 48 business hours from when the showing took place.

What To Expect

WHEN YOU RECEIVE AN OFFER ON YOUR HOME

Congratulations!

You have received an offer on your home! Depending on the activity on your property, your agent may suggest handling the offer in a few different ways:

HIGHEST & BEST SITUATION:

If there are multiple showings scheduled on your home, high interest, and multiple offers already in hand, your agent may suggest setting a highest and best deadline. This means we ask all agents and buyers to submit their highest and best offer by a certain day and time. This not only gives all buyers an opportunity to preview the property, but also submit their bid on the home.

In most cases, this situation works out in your favor and buyers increase the strength of their offer. At times, however, a buyer can decide they no longer want to compete with other purchasers and withdraw their offer.

ACCEPT/COUNTER/REJECT:

When you receive an offer, you can accept, counter, or reject the offer. If the offer meets all aspects of your wishes in selling your home, you may accept the offer as is. If your agent suggests you counter the offer, we can do so verbally or in writing. Finally, if an offer is not attractive to you, you have the option to reject the offer without a counter. We always suggest, however, providing at least some sort of counteroffer as buyers' situations can always change.

When you are preparing to sign an offer, be sure you have excluded any and all items that you would not like to include in the sale. This could be window treatments, light fixtures, mirrors, TV mounts, or anything else bolted to the walls/ceilings/floors. If it is secured to the structure unlike a picture, it is expected to be included in the sale. Please make your agent aware of any of the conditions above.

Once an offer is accepted, if it includes an inspection, the inspection contingency will begin with day 1 being the following day. Your agent will then explain the timelines for this inspection period. From there, an appraisal will most likely occur before closing as well. If you have any questions regarding these contingencies before closing, ask your agent for more details.

What To Expect

WHEN YOU ACCEPT AN OFFER ON YOUR HOME

You have selected the next owner of your home, how exciting! There’s likely going to be some contingencies that need to be met before you can officially hand over the keys to the new owner on closing day. Some common contingencies are listed below, and your agent will also discuss with you any other contingencies that are unique to your offer prior to you accepting the offer.

INSPECTIONS

If the offer you selected has any inspection contingencies, then the buyer will be scheduling those to take place prior to the inspection contingency deadline outlined in your purchase and sales agreement. A home inspector will come out to your property to inspect it. The buyer and their agent will be present during the inspection. If something arises during the inspection, the buyer has the right to ask for repairs or monetary concessions to address the issue or they may choose to back out of the deal depending on the severity of the issue. The buyer’s options vary based on the terms of the contract which your agent will review with you prior to accepting the offer.

FINANCING

If the buyer needs to obtain a mortgage from a lender in order to buy your house, a financing contingency will appear in the contract. The preapproval letter is just that, a pre-approval that the buyer has passed some basic criteria by the lender to determine how much they can afford to borrow. Now they need to pass all the conditions to get fully approved by the pre-determined financing deadline in the purchase and sales agreement.

APPRAISAL

If the buyer is obtaining a mortgage, the lender is likely going to have an appraisal ordered to make sure that the amount of money that they are loaning to the buyer for your home is a fair market value. Your agent will meet the appraiser at your house, where the appraiser will then take pictures, notes, and sketch the floor plan so they can value the home as it compares to other properties. If the appraisal comes back under the agreed-upon price, you and the buyer can negotiate or the buyer can walk away unless other terms were previously agreed upon.

FINAL WALK-THROUGH & CLOSING DAY

The final walk-through typically takes place the day before or day of closing. Your home needs to be empty of all personal belongings by this point and should be broom-swept at minimum. The buyer will conduct their walk-through to confirm everything is as they are expecting. At the closing, you will want to bring any keys, garage remotes, etc. to hand over to the buyer. The closing agent will need a valid ID to confirm you are who is listed on the deed and have the right to sell your home. You should budget about 45 minutes from start to finish.
