Both states are continuing a trajectory of steady growth, characterized by modest price appreciation, healthier inventory levels, and stable buyer confidence. The result is a market that mirrors national stabilization trends while maintaining its own distinctive Midwestern resilience.

Rising Home Values and Steady Appreciation

Ohio’s housing market has demonstrated notable strength throughout 2025. According to Zillow, the average home value in the state stands at $240,288, a 3.6 percent yearover-year increase as of September. Redfin September data places Ohio’s median sale price slightly higher, at $260,900, up 2.6 percent from the previous year.

Some local markets have posted stronger gains—closer to 6–9 percent year-over-year in certain suburban and smallmetro areas—reflecting sustained demand for well-located, move-in-ready homes. This dynamic has created a mixed environment: existing homeowners benefit from increased equity, while new buyers continue to face affordability challenges in markets with limited supply.

Indiana’s market has followed a similar trajectory, albeit with slightly more moderate growth. Zillow reports that the state’s average home value is roughly $251,301, representing a 3.2 percent annual gain as of September. This steady appreciation underscores Indiana’s broad-based stability and continued appeal to both first-time buyers and investors seeking value.

Inventory Growth and Active Sales

A key development in Ohio’s housing landscape has been the uptick in both inventory and closed sales. Redfin reports that as of September, the number of homes sold rose 9.5 percent year-over-year, while the number of homes for sale increased 11.8 percent.

Data from Ohio REALTORS corroborate this shift: statewide active listings reached 34,745 in September—up from 34,033 the previous year and nearly 30,600 two years ago. This expansion in available inventory marks a meaningful departure from the scarcity that defined much of the postpandemic market, offering buyers modestly more negotiating room and helping normalize transaction activity compared with the tighter conditions of recent years.

Indiana’s housing inventory has shown similar improvement, particularly around Indianapolis and the northern corridor extending toward Fort Wayne. The state’s markets remain competitive but less frenetic than during the 2021–2022 surge.

One notable trend this season has been the sustained strength of buyer activity into the typically quieter autumn months. Zillow’s September 2025 Housing Market Report noted that buyer activity remained unseasonably strong nationwide, with several Midwestern metros among the markets showing above-average fall momentum.

Industry analysts attribute this uptick to stabilizing mortgage rates, steady employment, and a realization among buyers that waiting for deep price corrections may no longer be realistic. Even with greater inventory, overall supply remains below long-term averages, helping prices hold firm and supporting confidence on both sides of the transaction.
