Indiana’s cream-of-the-crop custom home builders are once again preparing to showcase their talents in the 2025 Lee Supply Corp. Home-A-Rama home show. Every year, the bar of building excellence is consistently raised by accomplished artisans and designers like those of Kent Shaffer Homes (KSH), one of Indiana’s premiere luxury custom home builders. Led by third-generation builder Kristen Shaffer-Hale, Kent Shaffer Homes prepares to deliver their virtuosic vision of a contemporary but classic build nestled within Hamilton County’s gorgeous Chatham Hills subdivision.

KSH returns to Chatham Hills for the 2025 Home-A-Rama following a previous build there in 2018. This year’s build, according to Shaffer-Hale, is a complete departure from last year.

harmony. Two of the principal artisans responsible for this year’s build are architect Emily Handke with Emily Handke Design and Sarah Wilson, an interior designer and owner of Wildflower Home Design. Handke gave the home its crisp, contemporary silhouette while Wilson selected all the interior and exterior finishes that steal the spotlight in the showcase.

From the curb, the undeniable focal point is the black Shou Sugi Ban siding that dramatically sets it apart from other builds on the block. This traditional Japanese process of preserving wood by charring it is making a Western resurgence due to both its striking beauty and environment-friendly composition.

“Burning wood makes it durable,” says Shaffer-Hale. “It sounds crazy, but as long as simple guidelines are followed during the heat treatment process, the result is simply a scientific phenomenon.”

Paradoxically, the siding is not only made flame resistant by this process, but insect resistant as well—burning away cellulose that combusts under fire and feeds all manner of pests. In a perfect environment, the protective layer of soot that forms as a result provides maximum UV protection.

Shaffer-Hale says the siding is the perfect avenue for distinguishing this year’s build while remaining true to Chatham Hills.

“It's important to strike a balance between standing out and fitting in. We want every home to feel unique and tailored to the homeowner but respectful of the community's overall aesthetic.”

Despite the square footage of the home, Shaffer-Hale’s team diligently designed the interior with a cozy intimacy to match the neighborhood just outside the oversized windows. Wilson avoided stark whites and feature walls in her design, sticking to warm neutrals and natural materials like limestone and alabaster to engender an organic, hygge-infused interior splashed with modern ambiance. With coveted features like the fitness room with a built-in sauna and a sun room overlooking the grand vista of the golf course, every nook and cranny whispers comfort.

THE TRUTH ABOUT TIMBER:

Is Modern Hardwood as Good as It Used to Be?

It’s a classic scene in any home improvement show: A designer pulls back the old, worn carpet and their eyes widen. They pause for dramatic effect. The camera zooms in on the dusty, but intact wood planks beneath. “Oh wow,” the designer exclaims, brushing away debris. “These are original hardwood floors!”

They then run their hand over the wood planks, pointing out the craftsmanship and the potential richness of the tone once the planks are refinished. They note how it adds character, history, and value to the home. The mood instantly shifts from stress to enthusiasm as plans are made to incorporate the newly uncovered, highquality treasure.

The desire for great hardwood is not unique to home improvement media. For hundreds of years, hardwood has been a hallmark of quality in home design, from exposed beams to beautifully finished floors.

“Everyone is inspired by hardwood,” shares Kyle McAllister, director of category for hardwood at Shaw Industries.

But today’s homeowners often wonder: Is today’s hardwood as good as it once was?

THE SHIFT FROM OLD-GROWTH TO FAST-GROWING FORESTS

In decades past, much of the hardwood used in construction came from old-growth forests full of trees that had grown slowly for many, many years. These hardwoods developed tight grain patterns, deep color, and dense structure. These characteristics not only contributed to their beauty, but also their resilience. Old-growth oak can resist warping and decay; but, they take decades, and even centuries, to reach maturation.

With the rise of environmental regulations and conservation efforts in the latter half of the 20th century, access to old-growth timber has become limited. Often, but not always, today’s lumber comes from second-growth or plantation forests. Plantation forests are designed to be where trees are grown and harvested quickly for efficiency and sustainability. The wood from these fast-growing trees is generally softer, and used more commonly for furniture or cabinetry.

ENGINEERED FOR AESTHETICS, EFFICIENCY, AND MODERN LIFE

The aesthetic impact is noticeable. Modern hardwood floors often have a wider grain and tone. They can be more prone to dents and scratches, so durability is also affected.

Yet, not all is lost. Advances in finishing techniques and technologies have helped improve performance and the best modern engineered hardwoods offer a beautiful, lasting surface.

Many assume engineered wood is synthetic like laminate or luxury vinyl plank (LVP). But, engineered hardwood is true hardwood with a technological advancement. They are constructed with a top layer of real hardwood—be it from old-growth trees or newer, plantation grown species—over a stable plywood or high density fiberboard base (HDF).

These engineered hardwoods have become a popular option in new builds. When well-made and properly installed, they combine the look of traditional hardwood with improved resistance to moisture and temperature fluctuations.

“Think of it as ‘Hardwood 2.0.’” says Jared Kerstiens, Regional Vice-President at Shaw Industries. “They are designed to react less to seasonal shifts of moisture and withstand a lot of everyday life.”

OLD VS. NEW: Old-growth hardwood takes decades, even centuries, to reach maturation and result in tight grain patterns, deep color and dense structure. Most of today’s lumber comes from second-growth or plantation forests of fast-growing trees like pine and poplar, and features wider grains and lighter tones.
Today’s buyers tend to care more about look, condition, and brand, NOT whether it’s solid or engineered.

TRUE COST: TO YOUR POCKETS AND THE PLANET

When it comes to cost, engineered hardwood can be cheaper up front; but, as homeowners and designers venture into different styles and species, the engineered product can cost just as much, and sometimes even more than, old growth hardwoods.

“White oak is where most of the market is,” says Kerstiens. Adding that subtle texture and lighter colors have been trending. However, buyers are branching into species like ash and walnut that offer striations with light and dark visuals that are intriguing.

With a look that is indistinguishable to most home buyers, high-quality engineered hardwood floors can offer nearly equal, if not more, resale value to solid hardwood. Today’s buyers tend to care more about look, condition, and brand, not whether it's solid or engineered. This means that for every dollar spent on hardwood flooring—no matter the style of hardwood technology— homeowners can potentially recover more than that at resale.

“Hardwood is the only hard surface flooring to give over a 100% return,” shares Kerstiens, recalling a report from the National Association of Realtors.

In addition, no matter the source and the style, hardwoods are not just sustainable for your pocketbook, but also the planet. Any wood is one of the most earth-friendly and renewable materials a homeowner can use.

One of the biggest concerns a homeowner may have is deforestation; however, the management of plantation forests is well monitored by US Forest Management and programs, meaning

the design choice of a newer growth species can be more eco-friendly because it reduces reliance on oldgrowth trees while still providing a durable and aesthetically pleasing floor.

ENGINEERED HARDWOODS are true hardwood with a technological advancement. They are constructed with a top layer of real hardwood over a stable plywood or high density fiberboard base.

But, there are also great efforts to rejuvenate the old-growth forests. Tax breaks are given for replanting after harvesting—even if on your own property.

Companies and hardwood manufacturers are also committed to not just sustainable practices and materials, but also, implementing programs to further the progress being made in sustainable forestry. A leader in this work is Anderson Tuftex with their tree planting initiative, where for every box of flooring sold, a new tree is planted.

And, it’s not just hardwood growers and manufacturers confronting the desire to be more environmentally friendly. Highend builders and designers are also rising to the challenge, often going to great lengths to source high-quality wood. Some turn to reclaimed timber, salvaged from old barns, factories, or homes, offering the authentic look and feel of old-growth with a sustainable twist.

“It’s like saving old photographs,” McAllister says. “There is history tied to that. Those floors tell stories.”

Whether you opt for reclaimed beams, engineered planks, or the luck of a hidden gem under some old carpet, there are more options than ever to bring warmth, sustainability, value, longevity, and beauty into your home through hardwood floors. So long as there is care in what you choose, the installation, and maintenance you can expect flooring that will be as good, and just maybe even better, “than it once was.”

Although concrete has a reputation

Many fathers teach their sons how to fish, play catch, and change a tire. Randy Shaffer, however, learned considerably more from his father, Bob, a seasoned home builder who showed his son firsthand what it takes to build a successful business.

“Dad taught me that showing up and doing what you say you’re going to do is very important, as is being honest with the homeowners and vendors,” says Randy. “That’s the only way to build trust and a reputation that lasts.”

As a teen, Randy worked on framing crews before becoming a licensed electrician. In the late 80s, he built his first home—his own home—before going on to build a stable of loyal clients through the years with his business, Randy Shaffer Custom Homes. Over the past four decades, Randy has maintained a number of wonderful relationships with quality vendors, all of whom appreciate his work ethic, integrity, and commitment to quality.

Outdoor living spaces have undergone a dramatic transformation in recent years. What was once a simple patio with a grill has evolved into an extension of the home, designed for year-round enjoyment, entertainment, and relaxation.

Just a decade ago, the concept of outdoor living was far more basic for many homeowners. As Britt Husman, lead landscape designer at Wasson Outdoor Design Build, recalls, “Back then, it was a lot simpler. People wanted a basic patio, maybe a small wooden deck, and a grill. The focus was just on having a space to cook outside occasionally. Landscaping was usually pretty minimal, just some basic shrubs and maybe a few flowers.”

This evolution reflects a shift in homeowner priorities and a desire to seamlessly blend indoor comfort with the beauty of the outdoors. The increased demand for at-home recreation, significantly accelerated by the recent pandemic, has prompted homeowners to invest in their properties as personal retreats. Many of her clients are creating true outdoor rooms, complete with all the amenities of their indoor counterparts. “Our clients want covered gathering spaces that extend the usability of their outdoor spaces throughout the year and sync with their existing Smart Home technologies.” According to Husman, this includes drop screens, heaters, fireplaces and other fire features.

Integrated technology plays a crucial role in these modern outdoor spaces, with requests for Wi-Fi extenders, outdoor televisions, and sophisticated sound systems becoming increasingly common. Especially in this regard, Husman mentions how quickly designs have advanced. “Even some of our most elaborate designs from just five years ago seem pretty basic compared to what we are regularly designing and installing today.”

There’s also a growing emphasis on sustainability as long as it doesn’t impact the ease of maintenance. “Although sustainability is important to many of our clients, their top priority is often low maintenance, which includes the landscaping as well,” says Husman.

Quarry or Factory: A COUNTERTOP’S JOURNEY

When you’re selecting materials for your remodel or new home, you’ll find row after row of natural stone and engineered surfaces on display. But have you ever wondered about their origins and the process it took for them to end up in your home? It’s quite a journey.

“Natural stone and engineered surfaces, like quartz and porcelain, take two entirely different routes to arrive in our showroom,” says Kaelyn Van Camp, Marketing Manager for Stone Mart, a wholesale supplier of natural stone and engineered surfaces.

ORGANICALLY FORMED FOR UNIQUENESS

Granite, marble, quartzite, soapstone, and other natural stones are created naturally from one or more minerals. Because of this, natural stone, which is thousands of years old, contains variations that make each piece unique. The stones in the Stone Mart showroom are quarried primarily from Italy, India, and Brazil.

To extract the stone, workers drill holes into a mountain

or rockface and plug them with dynamite. The resulting explosion causes huge pieces of stone to fall to the ground below and break into blocks. Excavating machines move the blocks so they can be transported to a factory for processing.

At the factory, the blocks are cut into slabs, using multi-diamond wire saw machines or gang saw machines. Each slab is then given a finish, packaged in bundles, and shipped. Upon their arrival, the slabs are unloaded, placed on the floor, and ready for you to view and enjoy.

MANUFACTURED FOR UNIFORMITY

But not all material is created by Mother Nature. Quantra quartz, for example, is an engineered material made in India, manufactured using a patented Bretonstone technology. Quality inspections are done from beginning to end to create a quality, uniform

material.

First, the ground-up natural quartz, pigments, and resin are combined, poured into molds, and formed into the desired sizes. This mix is vibrated and compressed to remove all the air and keep the surface even and compacted. The slabs are now ready for the curing kiln where they’ll be heated at consistent temperatures until they attain the required strength and solidity.

After a final calibration, the slabs are polished, and undergo

a rigorous quality inspection, before being labelled, packed into bundles, and shipped to Stone Mart’s showroom.

Aging in Place: Designing a Custom Home for the FUTURE

When building a home, we tend to think not just about our current needs but also what future homeowners might desire down the road. Homeowners are increasingly starting to consider what they may need in the house as they get older, should they remain in their new build through the rest of their life.

Joe Garcia, owner of G&G Custom Homes, says he often speaks to clients who are in great health at the moment, but they want to plan for possible contingencies later on. For example, mobility issues could make traversing stairs difficult, or impossible if the homeowner becomes wheelchair bound. Both of these scenarios would require changes in a home’s design, that is, unless it’s considered from the outset.

“The homeowners may be fine now, but they think in a ‘just in case’ mentality, asking, ‘What are some things we can do to prepare?’” says Garcia.

For these projects, Garcia makes sure that all the bedrooms (not just the master) have doorways that are wide enough to accommodate a wheelchair. He also designs hallways that are wider than the standard. He builds the bathrooms so that they are handicapped accessible. Installing features like a high-rise toilet or a grab bar help with aging in place, and making the floor flush with the shower entry avoids a potential trip hazard on the lip of a shower as you enter or exit. In the showers, he installs benches and grab bars, as well.

Garcia is currently building a home where the homeowners requested to lower the kitchen countertop so that a wheelchair could roll up and fit perfectly at that height.

In recent years, Garcia is getting more requests for in-home elevators.

“This is my 23rd year building homes, and people only started asking for elevators about three years ago,” says Garcia.

The reason for this request is simple. Not everyone wants to build a ranch, but they want to be sure they can get to the second floor or basement should they have trouble navigating stairs at some point in the future. And if you’re going to have a spot for an elevator, it’s a lot easier to design it at the beginning than to add one to an existing home. But that doesn’t mean you have to actually install it right away if it’s not needed.

“I had one home where we put in the elevator shaft and wired it for power, but instead of putting in the elevator, we installed closets,” says Garcia. “If, at some point, the homeowners need an elevator, they can just take out the closet material, put the elevator in, and they’re good to go.”

Garcia has placed a lot of these elevators so they have garage access as well. For example, he’s building a home that includes an in-law suite above the garage with a bedroom, living room, kitchen, and bathroom. When the mother-in-law pulls into the garage, she can access the elevator from the garage and go straight up to her suite.

A multi-story home with an elevator is sometimes less expensive than building a giant ranch floorplan. Garcia notes that the more you put on the main floor, square-footage-wise, the higher the price tag. In other words, going out costs more than going up.

“Due to more foundation and roofing costs, it’s cheaper to put in an elevator than to try to throw everything on your main floor,” says Garcia.

Looking to the future is a smart move.

“Preparation is great,” says Garcia. “That way, if something does happen, you won’t have to move because the home isn’t set up to meet your needs.”

A common mistake homebuyers make is “choosing to go with what’s popular at the time and not with what fits your personality,” Carnell says. He also stresses the importance of considering resale value, even for a “forever home.” Elements like basements in Indiana or ensuite bathrooms are often expected by the market and omitting them can really harm the resale value should your plans change in the future.

The Plus House sits as a modern and geometric system of order tucked away on 5 acres of woods near Geist Reservoir. Every detail of the 4 bedroom, 4.5 bathroom home is intentional and every line draws the eye into the heart of the home and then back out to the landscape; the philosophy of which strikes a chord with the owner, Dan Neely, who is a pediatric ophthalmologist.

Originally, the lot itself sold the owners on this property, with the home tucked away from the road, offering a bit of privacy from the busy street. Access to walking trails through the woods and proximity to local pubs and restaurants makes for easy afternoons in a peaceful setting. The home that originally sat on the lot, a 1970s era split-level with 10,000 square feet of carpet, didn’t suit them as well.

“We made the very smart move to tear it down and start over,” says Neely.

After finding their architect through the contemporary home design magazine Dwell, they began the design process for their forever home.

“We were never traditional architecture people,” says Neely, “we started thinking about how much we liked clean lines, no clutter, and functional space.”

Dubbed “The Plus House” for its cross-axis design, construction of the property finished up in 2021 after nearly two years of coordination. Builders Ryan and Annie Page of Page Construction Services came to the project through a mutual connection from their time at Ball State University’s College of Architecture and Planning. Starting off in a more traditional role of General Contractors, Ryan and Annie quickly immersed themselves into every aspect of the project as pandemic-era protocols required virtual site visits with the Boston based architectural firm Howler + Yoon, sequencing subcontractors, and dealing with material delays while orchestrating the precise assembly of the home’s design.

“I think the architects were originally drawn to Ryan and Annie because they have that architecture background,” says Neely. “We needed someone who appreciated what the project was supposed to be, and stayed true to it.”

Always top priority was the design and vision of the final home: a quintessential minimalist structure with precise geometric lines throughout the property. The floorplan,

totaling 6,545 square feet, frames the surrounding landscape within the property and outside of it. Windows align throughout all sides of the structure, while a commercialgrade curtain wall acts as the main focal point and showpiece through the interior of the home. The living room ceiling dramatically vaults to the top of the window which draws your view outward, or narrows your focus within.

Minimalism is renowned for seeming simple, while requiring an intense attention to detail to properly complete.

Like a Michelin-star chef plating their signature dish, every

little bit counts for the final vision of this project.

“Understanding that the execution of the details would be more demanding than they appear, we realized that we needed to focus on bringing together the right team of subcontractors to walk alongside us,” says Ryan Page. One of the first subcontractors that came to mind was Priority Painting & Finishes, a premiere home painter that’s operated in the Indianapolis area since 2004. “We’ve worked with Priority Painting for many years before this and so that one was a no-brainer.”

Owner Manny Navarrete’s skilled team worked tirelessly to find the right finishes to suit the seamless edges and large expanses of drywall of the structure. Through exploration, Priority Painting chose Sherwin-Williams Emerald interior paint for the angled living room ceiling. Its finish is one of the few available that do not reflect light from the neighboring curtain wall window.

“The level five finish for the drywall and all the details made it one of the most involved projects that we have done so far,” says Navarrete. “Everything is seamless, so knowing how to use the right products and tools makes the difference between whether you can see texture or not.”

The expert level of detail set the standard for everyone on this project. For Dan Weingart, Owner of GreenImage Landscape and Design, homes like The Plus House are all about sticking to the original design as faithfully as they can.

“The overall design of the landscape was very specific to the house,” says Weingart. “We did make some modifications to it, but got the same design elements without taking away from what the architect was going for and what the homeowners were wanting.”

Joining the team via a referral from GreenImage, FLATMADE Concrete was another of the skilled home artisans to work on this project. Owner Ben Driskell puts devotion to his craft at the center of each project his company takes on. According to Weingart, few people could take on a project of this caliber, especially with the unique challenges and characteristics it presented. FLATMADE’s precise work thrives in projects like The Plus House, with its perfectly linear back steps and curving concrete drive.

“I trusted Dan’s referral,” says Page, “and Ben did not disappoint. He’s now been my go-to guy for concrete work because I know I can trust him not only as a tradesman but also as a person and a business owner.”

GreenImage and FLATMADE collaborated on the southwest patio, where linear concrete steps blend seamlessly with the landscape and home as they lead into a secondary entrance to the top floor. This space is designed

as an in-law suite, in case a second generation eventually moves in as the homeowners age in place. For the precise alignments of this property, Page says the project required an expert eye and patient hand.

“I was struggling trying to find someone who was capable and willing to do the Southwest patio,” says Page. “I couldn’t just have anyone do it. I wanted to make sure they understood, everything needed to align perfectly.”

For the homeowner, the work of these contractors checked every box.

“Every single one of them went above and beyond every single time,” says Page.

Now in their fourth year on the property, the Neely family have settled into the gorgeous home and its surroundings. The precision put into The Plus House by its builder and contractors will last not only as their forever home, but for many generations to come.

“The idea of keeping things clean, simple, and eliminating visual distractions went into every detail.”

In school, Dani Kohl studied both architecture and interior design. Armed with an understanding of materials and building processes beyond the standard designer, Kohl’s practice uniquely blends physical spaces with textiles and furniture. That combination of skills has served her well now as the owner of Dani Kohl Interiors, a full-service interior design studio specializing in high-end residential projects. She works primarily with builders and clients on new construction projects, with their collaboration fueled by her unique skillset.

“Often when architects design their plans for new construction, they don’t know much about the client’s lifestyle,” says Kohl. “I like to look at their plans and tweak them based on artwork, lighting, and special details.”

She and the other three women on her team help their clients design everything from outside shingles, stone, and trim colors to inside selections such as built-ins, wallpaper, lighting, cabinets, flooring, and furniture.

“It’s a more complete design,” says Kohl, who starts working with her clients before they break ground and stays with them all the way to closing, typically a 2- to 2.5-year process. Because she spends so much time with her clients, she gets to know everything about their family, their lifestyle, how they entertain, and how they use their space. This begins with a team consultation at the start of a project, but through genuine relationships, Kohl and her team are able to create the magic of a personalized space.

“The client may have said something about their child or that they like to do a certain activity on the weekend,” says Kohl. “We take those moments when they mention little things very seriously because every house, whether it’s 5,000 sq. ft. or 18,000 sq. ft., is a dream home for them.”

Just north of 38th and nestled between College and Illinois is one of the most coveted neighborhoods in the city. Meridian Kessler, with its historic charm, large plots, and mix of urban and suburban feel, is one of the most desirable neighborhoods in Indianapolis. Although developments in the area are only boosting its popularity, this neighborhood has been one of the most desirable corners of Indianapolis for the past century.
