As we welcome 2024, consider the familiar bridal idiom: “Something old, something new, something borrowed, and something blue.” The same phrase serves well in the home industry, only with slight modifications. Whether building or remodeling a home, one good rule of thumb is to incorporate “something old (a past trend), something new (a new style), something bold, and some neutral hue.” SOMETHING “OLD”: LOTS OF NATURAL LIGHT One time-tested feature is an enduring love of natural light. An abundance of natural light allows a space to feel dynamic throughout the day, especially at sunset and sunrise. It’s hard to believe there was ever a time when people preferred dark houses with small windows. Sunlight offers a host of health benefits, including improved sleep, enhanced mood, increased creativity, and better cognitive performance. It’s no wonder big windows are a timeless trend. Homeowners are asking for windows in nearly every room in the house. Joe Garcia, owner of G&G Custom Homes, says he even gets requests for closet windows. SOMETHING “NEW”: LAYERING MATERIALS AND TEXTURES For 2024, designers are encouraging homeowners to layer materials and textures. Others are using tiles that infuse unique patterns and mosaics. Homeowners find that their space becomes more playful when they abandon whatever “design rules” they thought existed. When you engage in creative play, that’s where the magic happens. Carlie Suski, design and sales consultant at ACo, does not keep things to scale. Instead, she uses one central focal point to draw the eye for massive, lasting impressions. WHAT TO LOOK It’s fun to have “wow” factors in your home. FOR IN 2024 SOMETHING “BOLD”: EMBRACING COLOR According to Mia Farrell, design and sales consultant at ACo, people are boldly embracing color more these days. Farrell credits the pandemic for homeowners finally giving themselves permission to make their space their own with less concern for resale value. “The pandemic helped us get away from being so timid about using color,” she says.

An abundance of natural light, bold colors and a return to warm, neutral tones will be on trend for 2024. For that wow factor, try getting playful with spaces and abandon “design rules.”

SOME “NEUTRAL HUE”: INTRODUCING WARM EARTH TONES Stacy Stater, founder/owner of Home & Willow Design, is seeing a shift from cool to warmer colors like Smokey Topaz, Umber Rust, Nutmeg, Sienna, and Butterscotch. All of these natural tones help to ground the space. For those switching to matte finishes and warmer tones, consider yourself ahead of the curve. 2024 is the year of Natural Neutrals. As the housing market slows, homeowners are less focused on resale value and more on making their space a sanctuary. Perhaps in direct response to this trending attitude, Pantone declared Peach Fuzz their color of the year for 2024. “A warm and cozy shade highlighting our desire for togetherness with others or for enjoying a moment of stillness and the feeling of sanctuary this creates, PANTONE 13-1023 Peach Fuzz presents a fresh approach to a new softness,” Pantone says in their official statement. Stacy Stater, founder/owner of Home & Willow Design, similarly sees a shift toward more natural, soft and comfortable details in the home. “Even the sheen that we select for painting our walls is becoming a bit more flat, matte, and natural. It’s not so shiny,” says Stater. Stater also says she’s seeing homeowners gravitate towards warm shades like Caramel, Nutmeg, Sienna, Butterscotch, and Camel. “People like texture so where there’s an absence of color, we add texture and textiles to the mix to keep it interesting.” Stater maintains that it’s all about grounding and giving a nod to nature. This is something that she’s even seeing reflected in hardware. Remember how brass was the hot ticket 30 years ago? According to Stater, brass has circled back, only now it’s not a shiny polished brass but rather a stripped-down version with more raw and natural finishes. “In the past, we were afraid of color for fear that a future buyer may not like a choice we had made,” says Mia Farrell, Design & Sales Consultant for ACo. “But during the pandemic we decided to make our homes our own. As a result, we got away from being so timid about using color.” As we enter 2024, Farrell predicts

that colors will be less muted and more on the bold side – think dark green or copper-y rust. Stater agrees. “A few years ago, people tended to like cooler colors, but now it’s the flip side and they like warmth,” Stater adds. ​This year Sherwin-Williams has quite a few warm shades, including Smokey Topaz, Moderate White, Burnished Brandy, Gold Coast, Iron Ore, and Sequin. In addition, Sherwin-Williams’ Baroque period includes Classical White, Rookwood Terra Cotta, Greenblack, Muddled Basil, and Bosc Pear. Their Autumn Foliage line is also quite popular and includes Autumnal, Umber Rust, French Roast, Only Natural, Copper Mountain, and Familiar Beige. Benjamin Moore’s Pale Oak and White Dove offer lovely neutral tones. A great way to incorporate color into a home is by way of furniture. Stater suggests keeping the big pieces like sofas and sectionals a neutral color (e.g. a taupe tan) so that you can be braver with texture, pattern, and color with smaller chairs and accents. This is where nutmeg, sienna, and caramel colors can come through. “Go full force with pillows, vases, and accessories,” she says. “We get tired of those things anyway so it’s fun to swap them out periodically.” She also recommends annually, if not biannually, changing up your bookshelves. That’s another place where you can add a different color focus. The same is true of inexpensive art. Switch it up! “Why aren’t we more musical chairs with our art?” she asks. “January is the best time to do so. You’ve put away the holiday decorations and cleaned your house from top to bottom. MAXIMIZING FUNCTIONALITY in every area of the home will be key in 2024. Homeowners want practical ways to work, play and relax, according to G&G Custom Homes onwner Joe Garcia.

Making your custom home a reality can leave you spoiled for choice, but it can also empower you to tailor your dream home down to every detail and custom element. Owner of G&G Custom Homes, Joe Garcia, has his finger on the pulse of custom home features. According to Garcia, this year homeowners are looking to maximize functionality in every corner of their home. That means more natural light, more outdoor living spaces, and more practical ways to work, play, and relax. “People love covered porches and the pools,” says Garcia, noting that of the ten homes he’s currently building, seven of them include a pool, and every one of them includes a covered outdoor space. Outdoor living is all about extending our seasons and enjoying the fresh air for as long as possible. For year-round natural light, large windows are another popular feature for homes in 2024.

“People are wanting more and more natural light into their house,” says Garcia. “Some are even asking for big windows in their closets. Gone are the days of a closet being a room with four walls. When it comes to tackling undesirable tasks, many subscribe to the mantra, “Why do today what you can put off until tomorrow?” No doubt procrastination is alive and well. And while that may not always be a big deal, the philosophy is problematic when it comes to taxes. For starters, it’s not good if come January, you realize that your bookkeeping is a total mess. “That’s a rude awakening when you’ve not properly managed the time to address those issues,” says Jon Markee, founder of Remote CPA. The good news is that you can access automation tools like QuickBooks Online to help streamline the bookkeeping reconciliation process. By January 31, all 1099s and W2s must be issued. Missing the deadline results in penalties. By ensuring your records are accurate and complete, you’ll find that submitting those documents on time can be a breeze. “The sooner you complete your bookkeeping, the smoother your financial operations will run,” says Markee. QUICK TIP: Converting your business entity to S-Corp status can potentially save you thousands of dollars on taxes. The deadline for filing the form is March 15.

When designing your home, what do you consider a “bold design choice?” We asked four design experts at ACo to share their own unique choices when it comes to creating a beautiful, bold space. ADD PERSONALITY WITH UNEXPECTED CHOICES Carlie Suski doesn’t believe a cohesive theme is needed throughout the home, instead, each room should have a personality. That personality can come through in both style and color. For instance, Suski’s laundry room is teal, and her powder room is pink. She also feels that cabinetry doesn’t need to match from room to room. “You can have stained cabinets in one room and blue cabinets in another,” she says. Another unexpected design tactic - Suski purposefully doesn’t keep things to scale because she adores oversized cooktop hoods, giant light fixtures in small rooms, and big hutches that sit on counters. In her own home, a big brass starburst Sputnik chandelier lights up her 5x3 ft. powder room. The fact that it takes up eighty percent of the ceiling makes it a dynamite focal point. “Sometimes a choice like that can make a space feel cozy,” she says. EXPRESS YOURSELF WITH LAYERS OF DESIGN Kayley Vargo recognizes that while some homeowners prefer playing it safe when it comes to design decisions, she enjoys working on projects where homeowners are eager to express themselves . “People tend to consider resale value even if they have no plans to move,” says Vargo. “I remind them that they can still be natural and elegant without sticking with white on white on white.” This is why she recommends that homeowners layer materials and textures like metals and finishes. 2 2 H AV E N


“Layering really brings a space to life,” she says. An example of layering with textures is mixing polished and leathered countertop finishes. Another option is adding in metal accents, whether it be an inset cabinet panel or wrapped around an island leg. “You can also add textures and finishes by mixing and matching different sizes and types of hardware,” says Vargo. “Paying attention to those fine details helps give a room overall character.” BRING THE FUN WITH PATTERNED TILE OR STRIKING NATURAL STONE Mia Farrell recalls the days when every space she designed was comparing shades of white. Thankfully, those days are behind her. “People are more into using color than they were in the past,” says Farrell, who likes incorporating both color and texture with fun tile patterns and mosaics. “There’s a lot of opportunity to do fun things with tile,” says Farrell. “For instance, in the bathroom, we’ve put backsplash tile at the vanity, running from the countertop to the ceiling.” Choosing colorful accent tiles for the backsplash isn’t the only way to go bold. Opting for natural stone on countertops also offers the opportunity to make a striking statement. “Natural stone tends to be a bolder choice because they’re more unpredictable and wilder in the veining and color than white quartz with grey veining,” says Farrell. FIND INSPIRATION AND FRESH PERSPECTIVE IN NATURE Autumn Janowski also finds that adding color and textures from nature to kitchens and bathrooms makes them more dynamic. “For years, people have played it safe with whites and grays. It’s refreshing to see more people being receptive to color,” says Janowski. “Some of these homeowners get so excited when you show them bold options because they can see that it elevates their space to the next level.” “I’m obsessed with deep hunter greens and terra cottas in lower cabinets or just in the backsplash to add texture,” she continues. “It still has an organic feel but is unexpected.” In addition to bold colors with an earthy feel, homeowners are craving other more natural elements in their homes. Interest rates have stopped climbing, and while home inventory is still low, new builds are starting to bridge the gap. Gone are the days of buyers waiving home inspections and coming to the table with no contingencies in order to win that seller acceptance. But as we head into a new year, the interesting balance of today’s real estate market begs the perpetual question, is now a good time to buy? Rob Bussell, Vice President of Marketing with The Marina Limited Partnership, notes that making predictions about the housing market is difficult, especially going into an election year. The unpredictable nature of the economic climate makes the housing market hard to read in advance. The hope is that interest rates will stay steady. Rates have been high for a while, but they might not stay that way. This past November, both the 30-year and 15-year rates ticked down a little bit, which hopefully is a sign of things to come, but it’s hard to say. “Year over year, we’ve seen a 3.9% increase in home values, which is a good thing if you’re a seller,” says Bussell. “But the market has been stable as far as higher-end home prices.” Laura Turner, Broker/Owner of Laura Turner Realty Group, says while we’re still in a deficit of housing inventory, builders in the Indy area jumped on the bandwagon and built a ton of spec homes to ramp up their inventory. Now, as a result, they’re competing at a price point of $400K and under, especially in Fortville and McCordsville. Practically speaking, this means that although inventory in general is low, new developments have created an influx of new homes in that price range of $400K and under. Most of those builders are offering an interest rate buy-down, which helps first-time homebuyers get a lower mortgage with a lower initial interest rate. That interest rate will increase for the next year or so, but for now the option is boosting the market in the $300K to $500K price range for new construction homes. With a lower initial interest rate, more first-time buyers are able to purchase a property at that higher price point. If you’re thinking about putting your home on the market, keep in mind that high interest rates are making many buyers lower their budget to compensate. Essentially, potential buyers for a $425K home might have been looking at up to $550K this time last year. “You’re seeing buyers take longer to make decisions,” says Turner. “This means that even houses that seem perfect with new paint and carpet are taking longer to sell.” While forecasting future interest rates is impossible, we can guess what will happen if rates fall or remain the same. “If interest rates go down, it’ll open up the floodgates of buyers that had put their houses on hold. They will jump back in the market,” says Turner. “If, however, interest rates remain what they are, we’ll probably see more inventory, which means more choice for buyers. It could create a level playing field for both buyers and sellers.” As for the types of houses people are buying, Turner notes that bigger is not better right now. Rather than more square footage,

people are seeking higher-end finishes. Consumers are also more concerned with location. For example, new townhomes in downtown Fishers are a popular option because potential buyers appreciate walkability and the lack of maintenance. That demographic is less likely to buy elsewhere, because fewer options check the same boxes. Bussell is seeing buyers who may have lived in a larger home but now that their kids have moved out, they’re looking to “right-size.” For these buyers, a new construction with lots of customization is a popular option. Turner maintains that life changes should dictate when you buy a house rather than interest rates. For instance, is your family growing? Would you prefer to no longer navigate stairs? Do you need to be closer to a particular school district? “Buying a home is an investment,” says Turner. She compares it to a 401(k). “The difference is when you buy a home, you actually have a tangible product. When you put money in 401(k), you don’t see anything until you’re 65.” Unfortunately, waiting to see what happens with the market means putting life on perpetual hold. “I encourage buyers to purchase a home now if they really love it,” says Bussell. “As time goes by and [interest] rates fall, they can always refinance. In the meantime, they’re building equity.” As we enter 2024, Turner is excited about the notion of entering a more balanced market between buyers and sellers. Shamyl Tufail, owner of Niyyah Coffee, recently opened his coffee shop inside Hub & Spoke. “The name was chosen with a purpose,” says Tufail. “We wanted to open a coffee shop where people could gather to work and meet, but we wanted to do it with our own style and our coffee, of course.” Located in the heart of Fishers, near the Nickel Plate Trail, Tufail admits that roughly 75% of the people who come into Hub & Spoke ask, “What’s this building about?” He’s excited to answer that question. “I tell them it’s about a lot of different things,” says Tufail. “It’s a mixed-use development and partnership with the City of Fishers that includes a Design Center with lots of retail shops, coworking space, and a state-of-the-art Makerspace.” “I love to tell people, ‘Hey, if you’re remodeling, ACo is just next door. The Hub & Spoke Institute intends to fill that gap. “This is something we’re all passionate about in the building,” says Snyder. This free program provides individuals interested in skilled trades with an introductory course into all things construction. “Since we have a lot of construction trades and construction trades-adjacent companies here, that has led to sponsorship opportunities,” says Snyder. “Sponsors include ACo, Meyer Najem, BDA, Trane, and Home Artisans of Indiana.” Through the National Center for Construction Education and

Research (NCCER), the entry-level class teaches both technical and soft skills for entering the trades. Students enrolled in the EntreMaker Program learn the basics of power tools, construction math, reading building plans, and writing resumes and cover letters. Nothing hits harder than surprise expenses when constructing a home. It’s no wonder transparency can be such a big factor when homeowners are shopping for a builder- and one company in particular stands out for those traits.
