Thank you for picking up our winter edition of RESIDE. We are excited to wrap up another exciting summer in the real estate industry as we transition into the fall and winter months. While our population decreases in these months, make no mistake the real estate market continues to be vibrant. Since Covid-19 we have seen a migration to our resort communities in Northern Michigan. ON THE COVER: The phenomenon known as “Blue Ice” made its appearance all along the Mackinac Straits shoreline in February 2021. Ice only appears blue when it is sufficiently consolidated so that air bubbles do not interfere with the passage of light, therefore causing the ice to appear blue to the human eye. Up, up and Away... Balloons over Bay Harbor Soars Again

In March of 2018, hot air balloon pilot Derrick Jones reached out to Bay Harbor with a small request...to bring a hot air balloon event to our resort community. He wanted to share his love for ballooning to the northern Michigan area, and thought with the breathtaking scenery, the Lake Michigan shoreline and the unique landscape of Bay Harbor, it could be a fabulous annual weekend event for years to come. The Bay Harbor event team was intrigued to say the least...and the months of planning began. The first Balloons Over Bay Harbor was held September 18 - 20, 2019 in the Village and the hype and buzz it created was amazing. It was not really expected to hit a home run the first year...as any event of this caliber needs to start small, and create a following for years to come. However, it turned out to be a great success. Visitors from all over the state of Michigan came to Bay Harbor to witness the beauty and elegance of the majestic balloons. The pilots and crew inflate the balloons right on the Marina Lawn, in fact they are so close you can reach out and touch them. The lift-offs are truly special, and you never tire of watching one drift off and float into the sky. Not to be outdone by the launches, are the night glows, with balloons illuminating and reflecting softly on to Bay Harbor Lake during the festival on Friday and Saturday evenings. Truly a special and unique experience for everyone in attendance, and definitely a fabulous photo opportunity to both professional and amateur photographers at the event. Balloons Over Bay Harbor has made its mark, as a high-soaring festival not to be missed! 22


Derrick Jones, Pilot & Event Director, Balloons Over Bay Harbor Derrick Jones, has been a Balloon Pilot for 26 years, he resides in Grand Rapids, Michigan, and is certainly well known as a phenomenal ambassador to the sport of Ballooning. He is Co-founder and Event Director of the Kalamazoo Balloon Fest, which began in 2013 with Cofounder Ron Centers of Michigan Balloon Corporation. He has also just launched another event, Hudsonville Balloon Days which takes place in Hudsonville, Michigan. Derrick started crewing when he was nine years old and took his first balloon flight with the late Bill Murtoff of Houston, Texas in Battle Creek, at the age of 12. He and his father David Jones crewed with local pilots for many years before Derrick obtained his student license when he was 14 and his Private Pilot Certificate when he was 16. Ironically, he was trained by dear friend Ron Centers, and they have shared the sport and have known each other for over 26 years. Derrick went on to obtain his commercial pilot license and flew for Chevrolet for eight years and for Kellogg Company, piloting “Tony the Tiger” for seven years. In 1998, Derrick began directing balloon events in Michigan creating the Holiday Balloon Fest in Battle Creek. It was a very popular winter event for ten years before he closed the chapter to it, and launched an aggressive four-year plan in 2008 to bring the US National Balloon Championships to Battle Creek for three years followed by the International Challenge in 2011 and the FAI World Hot Air Balloon Championships in 2012 which hosted 135 Balloons and represented 28 countries. Next, Derrick brought ballooning to Frankenmuth, where he directed the events for ten years and also brought the Michigan State Balloon Championships and Great Lakes Regionals with a fouryear plan to Frankenmuth. He has also served as the Competition Director, Assistant Director and Safety Officer of many balloon events throughout Michigan and the Midwest for 24 years. He has been a member and an ambassador of the Balloon Federation of America since 1995. Derrick, with his passion, drive, knowledge and professionalism has been provided and has won numerous prestigious awards throughout his ballooning career. One of his joys is sharing the excitement and thrill of the sport of ballooning with everyone! He has several plans in place for 2022 and beyond. Derrick’s most memorable flight was flying the CEO of Kellogg Company in “Tony the Tiger” and landing at Post Cereals in Battle Creek.

Ron Centers, Pilot & Co-Founder and Owner of Michigan Balloon Corporation Ron Centers has been Ballooning for 46 years and fell in love with the sport as a theatre major at Western Michigan University, when they decided to replicate a Vaudville production and thought having a hot air balloon as part of the show would enhance the production. Ron volunteered to learn how to pilot the balloon and fell in love with the sport. He admits to actually having a fear of heights, but says ballooning is like you are floating on air, and any type of fear you might have simply melts away. He says every time he goes up in the balloon it’s like “magic” and every single time is a special experience. Ron was recently honored with the Ed Yost Master Pilot Award by the Balloon Federation of America. iarra started her business in 2015 with a focus on calligraphy for Weddings and Events. She is left handed and self-taught. But once she discovered pointed pen calligraphy, she knew it would be worth the effort to hone a skill and indeed it was. She studied historic scripts and techniques first, and then developed her own unique writing style. Ciarra is a firm believer in learning the rules before you break them. She is still strongly influenced by classical scripts and historic architecture. Her love for calligraphy and lettering soon grew into a love of all things stationery. She was no longer content to only just addressing her clients’ envelopes, she also wanted to be involved in the process from beginning to end. This allowed her to design everything from the custom crest to illustrated maps. Creating unique and cohesive stationery for her wedding clients is still one of her very favorite things to design. Ciarra loves to pull inspiration directly from the couple’s venue or wedding location. Many of her clients choose Northern Michigan for their destination wedding and are so thrilled to share this special place with their loved ones, many of whom have never traveled here. Her goal is to incorporate colors and textures from natural settings to help set the tone for the event from the beginning. She will create something so personal, yet timeless and it is how she works together through the design process with her clients that she loves the most.

In 2019, Ciarra purchased her first Letterpress machine. It was nearly 100 years old and weighed about 1,500 pounds. “It was caked in layers of oil and dirt. But it was beautiful.” After restoring this press, she started printing stationery herself. This allowed her the luxury of experimenting with inks and papers which opened up a completely new world for her. She now owns three presses, all of which are 100 years old and still print beautifully. The slower pace of events during 2020 and 2021 has allowed Ciarra the space to create things she had once only dreamed of. “I’ve launched a greeting card and art print line, all of which is printed by hand in Petoskey, Michigan on earth friendly materials. I’ve also been able to explore a new technique of turning original watercolor paintings into multi-layer letterpress prints. These pieces take several days to produce from start to finish but in the end create an art piece that is one of a kind and truly made by hand.”

Local Treasure Harbor Springs Lyric Theatre The Harbor Springs Lyric Theatre was conceptualized in March of 2014 with the objective to create a state of the art cinema on Main Street in downtown Harbor Springs. A small group of civic minded individuals discussed the importance of the economic impact that this amazing facility would bring to Harbor Springs and the surrounding community. One of its main objectives would be to attract customers to The Lyric throughout all twelve months of the year. Successful revitalizations of local movie houses had been successful in other Michigan cities like Frankfort, Grayling, Elk Rapids, Suttons Bay, Manistee, and Traverse City. All of these remodeled theaters brought thousands of customers on an annual basis to their downtown areas. This resulted in an economic boost of activity for all of their restaurants and businesses. It also created a cultural center for the local residents, summer communities, and seasonal visitors. It was decided, that the name “ Lyric“ should be used to honor and bring forward all of the wonderful goodwill and memories that remained with the community of the original Lyric Theatre. After 35 years, there would be movies back on Main Street! The Harbor Springs Lyric Theatre would be just one block away from the original which closed its doors in 1981.

After the initial planning concepts were in place, the building site was purchased at 275 East Main Street in 2014. A successful fundraising effort was conducted the following year, and phenomenal financial support was generated from visionary donors who believed in this significant and cultural project for their unique city. When the remodeling of the building started, it consisted of three large retail stores. Everything was removed and taken down to the original walls in order to create three new theater spaces that would be built inside the existing building. The remodeling started in November of 2015, with a completion date of the summer of 2016. The amazing fundraising, construction, planning, and supportive efforts by key individuals, foundations, and businesses made this state of the art theater become a reality. If you want an old-fashioned movie watching experience, the way going to the movies “used to be”, you need to venture into The Lyric. Charlevoix Public Library Back in 1878, the townspeople of Charlevoix were disgraced that there was not a library in the community, and for the next decade the community put together some small reading rooms, including one at the Fagan Building upstairs in the Pool Hall and Cigar Factory on Bridge Street. Another reading room was downtown on the second floor of the Harsha Building, where Cherry Republic is today. Finally, in 1886 a Township Library was opened in the Village Hall and engine house, and the first librarian was hired. In 1905, the library was transferred to the Charlevoix School District, records show placed somewhere in the school buildings between Mason and Clinton Streets. After four years, Charlevoix’s Mayor Hampton wrote a letter to Dale Carnegie, a billionaire who made his money in steel, but had a true passion for building libraries. In fact, he built a total of 2,507 of them in the United States between 1881 and 1917. He agreed to build one and in July of 1910 the Free Public Library on 107 State Street opened its doors. In 1967, another change was made and the Charlevoix Library moved to 109 Clinton Street where it stayed opened until 2006. In September 2006, after a major capital campaign and a millage passed, the new library opened in the beloved and renovated 1927 Charlevoix School building. With expanded space, the library’s collection increased to over 40,000 volumes. The community rooms made it possible to offer many programs, concerts and events. State of the art technology in the building made tech literacy a priority in programming. The fabulous grounds and architecturally appealing interior is just a portion of what makes this library so special. They offer adult programs, discussion groups, book clubs and hosting intriguing authors in the Community Room. They also have youth programs including Community Playgroups, Virtual Teen Book Talks and a Youth Maker Market with handmade items for sale. A little more than 100 years ago, a quaint country inn on the shores of a pristine Northern Michigan lake opened its doors to travelers who trekked for hundreds of miles to enjoy the beauty of the jewel that lay before them - Walloon Lake. North Central Michigan College

Building a Stronger Community

In the early 1950s, at least four years before a local college became a reality, the vision for establishing a community college began with a small group of thoughtful citizens who shared a vision for the community’s future. With a sense of unity, conscience and purpose, these citizens began a journey to create North Central Michigan College to ensure that education beyond the high school level be available, financially possible and conveniently located near the high school students of Emmet County. Fast forward to 2021, and North Central continues to deliver on its mission of providing exceptional, accessible, relevant higher education of and for the local communities. Their vision is to be the first choice for higher education, and to empower all to achieve more than they believe possible. Thrive 2035 is the strategic plan and roadmap for how they will get there. A few exciting initiatives that are currently underway or recently completed are: The college’s new Borra Learning Center opened in late August 2021, the culmination of the college’s Building Tomorrow Together campaign. The new 3,000-square-foot Student Commons is now the anchor of their busiest building, and all North Central students benefit from centralized support services including advising, counseling, and career services, as well as expanded access to scholarships and cuttingedge classroom technology. Their athletic program continues to grow, and they are recruiting student-athletes both regionally and statewide to build the Fall 2022 rosters for varsity men’s and women’s basketball, cross country, esports, and volleyball. A new Engineering Technology Certification Program is establishing a career path in an interdisciplinary field that’s redefining advanced manufacturing. The college is a partner in two statewide initiatives aimed at giving students a tuition-free opportunity to prepare for life-changing careers. The Michigan Reconnect and Futures for Frontliners programs will cover the cost of in-district tuition for qualifying adults 25 and older who have a high school diploma but no college degree, or for individuals who worked frontline jobs during the height of the COVID-19 pandemic when the state was shut down. Their next capital outlay project, the Career and Technical Education Enhancement (CATEE) Complex, calls for a nearly $10 million expansion of the career and technical programs, with a focus on manufacturing and trades education, as well as expanded space for additional highfidelity simulation to support their growing nursing and allied health programs. 57


Nikki Devitt, president of the Petoskey Regional Chamber of Commerce, said she wasn’t surprised by the results of the study, and has long considered the college a regional economic leader. “Talent retention and recruitment are of the utmost importance for the continued success and growth of our area businesses,” Devitt said. “North Central’s role is not only imperative, it is a key factor as we continue to create and maintain a thriving community.”

The study found that the economic contributions of North Central alumni and current students are significant. North Central alumni who remain local during their careers add more than $61.6 million in income to the four-county regional economy, which is equivalent to supporting 1,376 jobs.

There is truly something for everyone at North Central Michigan College! NCMC’s Economic Impact on the Region North Central Michigan College released a new study in July 2021 that assesses the college’s economic impact on a four-county region comprised of Emmet, Charlevoix, Cheboygan and Otsego counties. Based on the college’s combined operating budget, construction expenditures, current student spending, and alumni impact, the report found a total economic effect on the region of $74.2 million per year. For context, Emmet County’s 2021 operating budget is approximately $23 million. “We place a great deal of emphasis on North Central’s role as a regional partner,” says David Roland Finley, NCMC’s President. “The economic impact study is an important temperature-check to ensure that the college is not only fulfilling its mission, but also making meaningful contributions to our economy and the quality of life that makes this area so appealing.”

North Central’s Nursing Program is one of the very best in the state of Michigan Graduates of North Central Michigan College’s nursing program are among the best in the state—and in the top tier of RN graduates nationwide— according to a 2021 ranking released by the National Council of State Boards of Nursing. The No. 1 ranking measured North Central’s May 2020 nursing graduates against all other RN graduates in Michigan, including those from four-year universities. The ranking was based on the percentage of North Central’s Class of 2020 nurses who passed the NCLEX-RN® examinations administered between April and September 2020. (NCLEX-RN® is the test that qualifies graduates to practice as registered nurses.) North Central’s first-time pass rate was 100 percent. North Central’s nursing program is an accelerated, two-year program with a competitive application process. A regional nursing shortage coupled with popular demand prompted the college to expand its nursing cohort from 46 to 64 students in 2019, the first increase since 2006. Their nursing students are trained on state-of-the-art technology, including the Anatomage 3-D virtual dissection table and 19 training manikins—six of which are highfidelity, responsive patient simulators—in their Nursing Simulation Lab. Students in this nursing program earn an Associate of Applied Science in Nursing following successful completion of the rigorous, two-year program.

Corporate and Community Education through NCMC North Central’s Corporate and Community Education (CCE) division provides job-specific training to area employees and serves the personal interest and professional development needs of the community. For the past 27 years, CCE has brought classes to the workplace, created industryspecific curricula, and scheduled classes around workers’ shifts. CCE has also helped businesses find funding to pay for this specialized training. They also provide community education, giving local participants options to explore and expand their skills and interests.
