Jeff Patton, Associate Broker Jeff Patton is an Associate Broker with Harbor Sotheby’s International Realty with six years’ experience serving the northern Michigan real estate market. Jeff became interested in a career in real estate while serving as the pre-opening director of a 28 unit Senior Living Community in Petoskey. Previous to moving to northern Michigan, Jeff held senior level positions in the hospitality and incentive travel industry, developing meetings and events for Fortune 500 companies. This experience allowed him to travel extensively while developing a customer focused approach to service. Previously, as a longtime summer resident of Mackinac Island, including a role as GM of the Mackinac Island Yacht Club some 30 years ago, Jeff is familiar with Northern Michigan’s resort communities and all they have to offer. A lifelong Spartan fan, Jeff earned his Bachelor of Science degree from Michigan State University. Jeff enjoys giving back to the local community, volunteering for organizations such as Manna Food Pantry and Big Water Creative Arts, where he is currently working on a silent auction for their summer fundraiser. Jeff lives in Resort Township with his wife Regina and golden retriever, Maddie. In the summer months, you will find Jeff cycling on the Little Traverse Wheelway and boating with his family on Northern Michigan’s many inland lakes. In the winter months, you will find him skiing at Nub’s and snowshoeing with Maddie. ...OF THE EXCEPTIONAL Kristin McDonald, Associate Broker Kristin has been a staple in Harbor Springs real estate for 22 years. Her expertise in her hometown market is driven by her love for everything northern Michigan affords its residents. Kristin began her real estate career after enjoying a career path in the hospitality business. This path continues with her focus on customer service and accessibility to her clientele. Her strengths lie in connecting with her clients and their needs and staying focused on what is best for their current lifestyle. Kristin took her broker’s exam in 2016 and has the designation of Associate Broker with Harbor Sotheby’s International Realty. Kristin was married in Cross Village in 1997 to her long-time partner, Jeff McDonald, who also grew up in Harbor Springs. They lived in Good Hart for nine years, before moving back into town after their two children, Jayden and Isabel were born. Isabel will be graduating this June from high school. Both children plan to work all summer, as well as helping mom and dad with the family’s new venture, building a new house! Kristin designed the house, with specific requirements in mind, and is overseeing the project. This has been a crazy time to build, but she was undeterred by the challenge. This project has been a great education for her and goes hand and hand with her love of real estate and remodeling. The family hopes to be moved into their new home by August or September of this year. Kristin currently serves her community by chairing the Harbor Springs Zoning Board of Appeals. She has served on the board since 2010. She was also very active in the Harbor Springs Schools, especially when her children were younger. She ran both children’s 8th grade fundraiser for their trips to Chicago two years running, breaking school records in fundraising. Kristin and Jeff had a lifelong dream of owning a business property on Main Street in Harbor Springs, and they purchased a small building for Jeff’s massage therapy studio in 2014. The building was an open floor plan, and with Kristin’s design sense, they were able to reimagine the space to incorporate two massage rooms and sitting area. The space has given Jeff the perfect relaxed atmosphere to hone his craft. Summers find Kristin, Jeff and their dog, Nala, at one of the local beaches, taking in the sunsets. In the winter months, they enjoy spending time outdoors, skiing and walking Nala. Kristin is forever grateful for being raised in one of the most beautiful towns in the Midwest. She has never lost sight of just how special it is to live near the shores of beautiful Lake Michigan.

Bay Harbor: The Boom is Back

In the last few years, northern Michigan has definitely been a “hot spot” with people wanting a little piece of paradise in this very special corner of the world. They may be escaping the hustle and bustle of the city, or the hot and humid summers of the south, but there has been a true influx of people wanting to plant some roots in our local resort towns. Bay Harbor is no exception. The community which began just 28 short years ago with a “big boom” is definitely booming once again with expansion and build jobs going non-stop in Bay Harbor. Currently, there are 18 new home projects under construction, four significant remodels and 12 vacant lots with construction projects planned in the near future. The Ridge, our newest neighborhood near the Village now has two completed homes, and two that are currently under construction. Six homesites are available to purchase. Both Phase I and Phase II of The Bay Harbor Collectibles have completely sold out. Many of the Village Beach homesites that were on the market for quite a few years, have sold and have home projects planned for this year and next. The Bay Harbor Equestrian Center has also sold and is being developed as a distillery and venue space from a local craft spirits producer and renamed Gypsy Farms, which is scheduled to open in the Summer of 2022. Rebecca and Mike Lapidus, the owners of Rebeccas also took over their old space in the Village and will be opening Mens on Main, summer of 2022 which specializes in men’s clothing and accessories. To top it off, they will also be opening a shoes, specialties and gift store in the Village, which was once the Lifestyle Gallery for Harbor Sotheby’s International Realty, whose office is now exclusively in the Bay Harbor Building.

Bay Harbor Lake Marina Expansion

Bay Harbor Village Suites and Vacation Rentals In January 2021, the hotel rebranded to Village Suites Bay Harbor. The changes were reflective of what the vision was for both the Lodge and Maritime buildings; to provide condo-style suites located above the brick-paved streets in the Village for extended stays in the resort community. The suites and penthouses continue to encourage week-long or extended stays as well. Village Suites is not a “traditional” hotel, but more of a condo-style rental and vacation experience. Each 1, 2 or 3 bedroom suite is unique in its decor, but all include well-equipped kitchens, living areas with fireplaces and private balconies offering a lake or village view. The Conference Center was also rebranded with the name Elevation after a renovation in the fall of 2021. It is a great place for groups and conferences, and will be complete with a coffee station for guests of the suites, as well as the hosted groups.

Bay Harbor Company is excited to announce a dock expansion at the Bay Harbor Lake Marina, scheduled to be in operation in June of 2022. This is the first change in 26 years that the marina has been operating. The expansion will be on Pier B, adding 35 new slips that range from 40’ to 120’, and are currently available for reservations, however the seasonal dockage is going fast. There is quite a demand in the boating industry for seasonal slips, and Bay Harbor has the luxury of having a protected harbor that leads directly into Little Traverse Bay. The marina only offers floating docks, that greatly accommodate the ever-changing water levels in Little Traverse Bay and Bay Harbor Lake. Harbor Springs has a rich history, dating back to over 100 years ago and began to be known as a summer destination in the 1870s. Religious and business groups from around the Midwest traveled by passenger ship to Harbor Springs. The area became known as a recreational and health resort where socialites could escape the pollen, dust, and heat of the city. Boarding houses and hotels were built for the summer guests and the associations of Wequetonsing and Harbor Point were formed as resort communities. The Little Traverse Bay provided easy access to the steamships and passengers who came from around the Midwest to Harbor Springs. In 1882, the railroad arrived and guests could then come by ship or train. The Pointer boat ferried passengers to and from Harbor Springs to the summer resorts. Ephraim Shay made his mark in Harbor Springs with his Hemlock Central, a narrow gauge railroad that hauled logs during the week and picnickers on the weekends to excursions at the lumber camps at Stutsmanville and Weimer’s Lake. By the 1920s, Harbor Springs was known as the “Naples of the North” and 11 hotels greeted summer guests. Many of the buildings that hold a place in Harbor Springs’ history are still in use today such as the Depot, Holy Childhood Church, Ottawa Stadium, and the History Museum. The restored Pointer boat carries passengers around the harbor in the summer and departs from the dock behind the Pier Restaurant. Visitors return year after year to this charming community to enjoy Harbor Springs just as visitors did more than 100 years ago. The same spectacular beauty and resort hospitality that have brought people here for generations continues today. Take a Drive through the Tunnel of Trees

The Sweetest Downtown Around Downtown Harbor Springs is a bustling little place during the summer and fall months, with so many treasures to find. Let’s just take a look at a few that are a part of the historical and timeless appeal of this spectacular town.

One of the more spectacular drives in Northern Michigan can be found in the famed “Tunnel of Trees” along M-119. It is ranked as one of the most scenic drives in the country, and for good reason. Dotted with charming homes, with steep, gorgeous views of Little Traverse Bay, as well as some must see stops along the way. Stop at Good Hart General Store, which was established in 1934 and grab something amazing from their array of baked goods and deli. They also have souvenirs and wonderful little gifts. Make your way next door to Primitive Images Rustics, offering one-of-a-kind antique and rustic furniture, as well as creative goods such as hand-crafted wooden bears, hand-loomed rugs and beautifully made jewelry. A special touch is to make your way around back of the store to the Good Hart & Soul Tea Room which has a large selection of Green, Black, White and Oolong loose leaf & bagged teas, as well as Herbal Tisanes. The owners say stopping here is like sitting in a “little piece of heaven, offering peace and serenity.” Drive a little further north and discover A Studio, opened seasonally (Memorial Weekend through October), a sweet boutique with home accessories and artsy gifts. Be sure to look for Good Hart Glassworks, just a couple miles down the road, just off the scenic drive. They offer educational demos and lessons in hot glass and fused glass, as well as sell their beautiful glasswork. Take the time to turn onto Lamkin Drive, and find St. Ignatius Mission Church and Middle Village Park. The church was built in honor of St. Ignatius of Lyola. A Native American burial ground sits next to the church. Also next to it is a pathway with an observation deck that leads to Middle Village Park, a great little beach for swimming that offers restroom facilities and boat access. At the top of the tunnel of trees is the iconic Cross Village, a tiny community with a population of 93, but which flourishes with tourists in the summer and fall months. There you will find the infamous Legs Inn, a family-owned destination for 100 years, historic landmark and dining establishment. After a long drive, don’t forget to take a dip in the crystal blue waters of Lake Michigan in Sturgeon Bay with three miles of sandy beach and gorgeous views and sand dunes for exploring.

Shops, Art Galleries, Jewelry and More: Harbor Springs has a very walkable and enjoyable downtown, so take some time to stroll and stop into some great little stores. Tasty Eateries for Everyone: You can’t mistake the tall pink building on Main Street as anything but the classic cafe known as Turkey’s. Spotlight Artist Larissa Flynn

arissa Flynn is a northern Michigan based formally trained fine artist specializing in oil painting and oil pastel renderings. With deep family roots in Cross Village and a studio in Charlevoix, she can be found plein air painting in the surrounding region as well as Mackinac Island. Flynn was introduced to art at an early age through her family, but didn’t get the passion for art until high school. Following high school, Flynn attended Kendall College of Art and Design in Grand Rapids and The Center for Creative Studies in Detroit where she studied in the disciplines of Graphic Design, Illustration, and Fine Art.

Larissa grew up in the Detroit area, but Northern Michigan seemed to keep calling her name, because of summers spent at her grandfather’s A-frame cabin in Cross Village. In 2000 she, her husband and newborn daughter moved to Charlevoix, and that is where her art imitated life - and how she communicated through her paintings the lifestyle and charm of the beautiful area surrounding her at every turn. Her fist love was drawing but painting has more or less found Flynn periodically throughout her creative career. Most recently painting has presented in the form of en plein air. Painting on location in the open air offers her the opportunity to connect with the outdoors and provides a little sense of adventure. Patrons and collectors often comment to a sense of nostalgia and good memories when they view her work. You may see her plein air painting around the region, and popping up in several locations, including some set dates that are part of the 2022 Summer Tour. (see sidebar)

lynn enjoys being present and capturing the scene in real time, and then occasionally going back to her studio to finalize the painting, which is located in downtown Charlevoix. She has been invited to participate at the Grand Hotel Garden Show on Mackinac Island as a guest artist on multiple occasions. Locally her work can be found at the Inn at Bay Harbor, Three Pines Studio in Cross Village, The Landing on Lake Charlevoix and has had her work featured in Crooked Tree Arts Center in Petoskey and Fisher Guess Gallery in Naples, Florida and the newest fine art gallery on Mackinac Island, Pointe of View Gallery. Larissa has operated a fine art gallery and full scale art fairs along with coordinating solo and group shows for many fine artists, but now is enjoying her time with having the freedom to share her love of the area with people from all over the country and beyond.

Local Treasure Bill’s Farm Market Bill’s Farm Market is located on East Mitchell Road in Petoskey. The McMaster’s great grandfather, who emigrated here from Germany, farmed for many years – a tradition that Bill, the owner, continues with, even today. Bill’s mom didn’t want him to follow his grandfathers and father’s occupation, but it was in his blood to continue in his family’s tradition. National Cherry Festival | Traverse City July 2- 9, 2022 Around the year 1910, cherry growers in the Grand Traverse area began to hold informal “blessing of the blossoms” ceremonies each year at blossom time in May. The “Blessing of the Blossoms Festival” began in 1925 when Traverse City businesses partnered with the local cherry farmers to promote the growing industry. In 1931 the Michigan state legislature passed a resolution making the Cherry Festival a national celebration. To celebrate, seven ships of the US Navy Great Lakes training fleet arrived in Traverse City and three companies of US Navy sailors paraded through the streets.

Don’t miss the roar of the Blue Angels and their aerial show opening weekend of the festival (July 2 & 3). Venetian Festival | Charlevoix July 16 - 24, 2022

100+ years later, this festival is one of the largest festivals in the state, drawing hundreds of thousands of spectators in its week-long celebration. The Bayside Music Stage brings fabulous national acts including musicians and comedians for a great evening of entertainment each night of the festival. Be sure to check out the Royal Parade (July 7), and don’t forget to bring your blanket or chairs. This parade runs for approximately 1 hour and 45 minutes, and the route is a full mile long.

Fun Fact: Traverse City is named the Cherry Capital of the World because they produce over 75 percent of the world’s tart cherries and there are approximately 2 million cherry trees planted in the Traverse City region.

The Charlevoix Venetian Festival brings people together. Established in 1931, this jubilant tradition started with a simple candle-lit boat parade. Today, it is an 8-day festival that showcases big-name concerts, fireworks, a carnival, street and boat parades, athletic events, beachfront activities, street vendors and much more.

Venetian Festival is the name of a festival held in cities in Europe and North America. They are based on carnival, or carnevale, the period just before Lent, as celebrated in the 17th century in Venice, Italy.

The goal of the festival is to build community and connection, create lasting memories and bring people together. Patrons won’t pay for a concert ticket or need a special pass. Emmet - Charlevoix County Fair | Petoskey August 23 - 28, 2022 Emmet County Fairgrounds property has been in the same location for over 100 years. In 1905; the fair was known as the Emmet County Agricultural Society. During World War II because of the lack of funds, a vote of the people was taken and passed for the County of Emmet to take responsibility of the Fair to ensure its longevity.

The Traverse City Film Festival is a charitable, educational, nonprofit organization committed to the idea that “One Great Movie Can Change You: Just Great Movies” and to helping save one of America’s few indigenous art forms — the cinema. The festival brings films and filmmakers from around the world to Northern Michigan for the annual film festival. The filmmakers come from a dozen countries, accompanied in person by their award-winning directors and stars. For the Love of Lavender Lavender Hill’s story began when Linda Longworth and her husband, Roy, bought the farm land at auction in 2003 in an effort to preserve the rural landscape and keep it from falling into the hands of housing developers. Linda, who was a beekeeper, began to plant lavender near the hives, which naturally kept the bees healthy while also beautifying the landscape. The couple then bought 40 acres on Horton Bay Road and began their extensive research, traveling the world to study growing and maintaining lavender, as well as the hundreds of varieties of the plant. The farm grew, and people traveling down Horton Bay would stop and take photos when the fields were in full bloom in July. Linda then started producing hand-made goods from the harvest including dried flowers, baked goods, balms, lotions and lemonade. In 2015, Bill and Erin Mansfield and Rita Robbins purchased the farm and started transforming it into an impressive agritourism destination. The 100-year-old barn is fully refurbished, complete with beautiful wood floors, restrooms and chandeliers. The barn is used for weddings, workshops, fitness classes, dining events and live music concerts that fill the events calendar across the entire season. Essential oil is distilled on-site in the Still House, Lavender bunches hang to dry in the Drying Shed, and products ranging from neck wraps to bug spray, and ice-cream to vodka are made with the lavender available for purchase on site. Lavender Hill Farm now has 30 varieties of lavender among its 13,500 plants. Guided golf cart tours are offered daily, and there are hundreds of ways to experience lavender at our farm and there is something for everyone. This year at Lavender Hill, there is definitely something for everyone. Music lovers will enjoy the lineup for the Series at Lavender Hill Farm with music ranging from a brass band to an Abba Tribute band, all complemented with the Local Ground performances. Get creative at one of painting, floral design or glass workshops and learn something at a gardening, beekeeping, kombucha or astrology workshop. Indulge in a culinary dining experience like none other and take a tour with their entertaining guides. Bring the kids to dance, paint, and even earn a Girl Scout flower badge. If you’ve done much traveling around northern Michigan, chances are you’re probably familiar with local musicians Michelle Chenard and Pete Kehoe. Both are award-winning, talented artists who have become staples in the northern Michigan music scene over the past 25 years, performing regularly in the area’s premiere resorts and live music venues.

In April of 2016, as a response to the lack of music education programs in northern Michigan public schools, Michelle and Pete founded Big Water Creative Arts Inc., a 501c3 not for profit • corporation, to help fill that gap. BWCA’s initial educational program was a Songwriting 101 class for northern Michigan elementary and middle school students. Since then, BWCA has expanded their school programming to include Music Exploration, Community Sing, Beginning Ukulele and Rock Jam classes, as well as music classes for special education classrooms. BWCA has proudly partnered with many community schools for these programs, in Petoskey, Mackinac Island, Mancelona, Wolverine, Pellston, Alanson, Gaylord and Cheboygan. They have also partnered with other regional arts organizations, including Crooked Tree Arts Center, Blissfest Music Organization & Great Lakes Center for The Arts, and have sponsored or co-sponsored music programs for the Bergmann Center in Charlevoix, Independence Village in Petoskey, the Bay View Music Festival in Petoskey and the Good Hart Artist Residency program. BWCA’s ongoing mission is to provide low cost and free music workshops, education and programming to kids, adults & seniors in northern Michigan communities, making music and music education accessible to all.

We have produced five District Governors and an Assistant District Governor. We have hosted Youth Exchange Students and we participate in many District activities. The Rotary Foundation and Endowment Fund consist of over $1 billion dollars in assets, which make them the largest of all of the service clubs worldwide. We continue to work towards eradicating polio and are extremely close to meeting the goal established in the 80s. Once achieved, Rotary will determine another worthy goal through its vast membership and networking of partners for success. The club continues to raise a large amount of money to support STRIVE; presents five annual $1,000 scholarships to area high school students, awards two $1,500 scholarships to nursing students at North Central Michigan College, and funds many other worthy projects. Our annual signature event; Diamonds & Denim raises more money than calendar sales and will continue to fund large projects in the community.

Big Water Creative Arts is hosting their 4th Annual Fundraiser and Silent Auction on July 17, 2022, 3pm at Boyne Valley Vineyards. The event will feature the music of Velvet Jones (AKA Michelle Chenard In May of 2022 we gave $112,000 to 19 deserving organizations in and Pete Kehoe) and performances from special guests and our surrounding area. Harbor Springs Chamber Board of Directors Jaycees / Petoskey Parade Committee GAP is a 12-week summer program where participants LIVE/ WORK/LEARN/IMPACT together. Those who came from other cities and states lived with Heidi and Bill. This decision alleviated the need for housing and brought many blessings to all nine of them! Much growth and learning happened right in the home! Many of the participants worked at the Inn at Bay Harbor and became an asset to the hotel during their time there. One day a week they attended a ‘Life and Leadership from a Biblical Worldview’ session where they learned and discussed important topics. The topics were: life-leadership fundamentals, how to honor and serve people, discipleship for long-term spiritual growth, optimal wellness-spirit/soul/ body, and how to impact the community for the good. One of their favorite lessons was ‘The Expectation Gap.’ The first year was powerful - full of purpose and promise! Bill and Heidi are running the Summer GAP program again this summer. Their vision is to develop partnerships with organizations and/or churches to be able to draw young people to this area summer after summer. They have a vision of the Summer GAP Program growing to 100 young people (and maybe more) coming to the area in the years ahead.

Derik is a part of a few organizations in our local area, and he volunteers his time to lend a hand in any way he can. As part of his role on the Board of Directors for the Harbor Springs Chamber of Commerce he assists in setting chamber strategy, supporting local businesses and representing the business community to enhance the experience of the patrons.

He is also a member of the local Jaycees, a group that provides development opportunities for young business professionals to create positive change within their communities.
