HOME INSPECTION

If and when a home inspection takes place depends on the current market and the individual property.

Pre-inspection

As the seller, you can elect to hire an inspector to evaluate your home prior to putting it on the market. We recommend doing this because an inspector can point out major or minor issues with your home that you may be unaware of and that will affect its value.

This gives us an opportunity to remedy the issues, which will make buyers more comfortable therefor encouraging stronger offers.

We work with the best home inspection services and will be happy to give you a list of names from which to choose.

Remember, no home is perfect. If problems are discovered during the inspection, we'll help you negotiate through the process while protecting your interests.

A powerful way to create traffic and generate exposure for your home is by holding open houses. REVERSE PROSPECTING & UPDATES

Once your property is "active" on the market, we'll be providing you with timely updates. These will include feedback we've received from those who've visited the home as well as data points such as how many agents have sent your property to their buyer clients, the number of buyers who've 'favorited' it on the NWMLS, amount of showing requests we've received, and more. SETTLEMENT & CLOSING

Before mutual acceptance, a closing date is agreed upon by you and the buyer. "Closing" is when you each sign all the paperwork and pay your share of the settlement fees, and the documents are recorded. Settlement obligations vary widely due to specific contract language, local laws and customs. Prior to the closing date, the escrow officer will complete a detailed settlement statement identifying all the expenses associated with selling your home.
