With inventory low and prices rebounding, affordability has become one of the foremost housing issues—both for buyers entering the market, and homeowners looking for a new, but practically priced property after selling. According to new research, accumulating enough for a down payment can take over seven years—and even longer in pricey spots. If the average buyer earning the median national income saved 10 percent of it per month, it would take 7.2 years to amass a 20 percent down payment on the average home in the U.S., according to an analysis recently released by Zillow. Buyers in California are in for the longest savings stretch: 18.4 years in Los Angeles; 18.3 years in San Francisco; and 21.8 years in San Jose—the longest of the markets in the report. Buyers have an easier path in Pittsburgh, where it takes 4.8 years, and in Cincinnati, Indianapolis and St. Louis, where it takes 5.1 years. The disparity between earnings growth and home prices is substantial, the analysis shows. Incomes have increased 52.6 percent in the past 20 years, while appreciation has hit 98.6 percent. “The simple fact that home values have far outpaced income growth, lengthening the time needed to save for a down payment, contributes to millennials’ struggles to enter homeownership,” says Skylar Olsen, director of Economic Research at Zillow. “Saving up

for a down payment can be tough, especially when the cost of everyday life outpaces the money you put into the bank. It requires good budgeting and long-term planning. It’s one reason why more and more first-time home buyers are looking to family and friends for financial help when coming up with their down payment.” While 20 percent down is ideal by many measures, it’s not a requirement; in fact, borrowers can be eligible for as low as 3 percent, depending on the loan and their situation. TOE-KICK DRAWER These secret hiding spots can be placed at the base of your cabinets and open with just the push of your foot. Use them to store school and office supplies, gift wrap supplies, first-aid items or whatever else you may not need on a daily basis. Even when everything goes according to plan, moving is pretty much guaranteed to be a stressful process. If something gets lost or damaged, however, it’s only going to get worse. That’s why it’s important to make sure that certain luxury items are insured before they’re packed and transported to your new home. While homeowners insurance will usually cover you in the event of a break-in or natural disaster, such as a fire or hurricane, you could still be liable for anything that happens while moving. Moving companies, on the other hand, can be held liable to replace or fix a damaged item if you purchase full-value protection, though you’re not guaranteed to receive full compensation because you’re usually only covered up to a certain amount. For items of extraordinary value, which are defined as being worth more than $100 per pound, it can be a good idea to purchase separate insurance to cover you while moving. Here are a few items that luxury homeowners frequently opt to add coverage to.

For a valuable art collection, it’s quite common to purchase property insurance in addition to your homeowners policy. A state-of-the-art home entertainment setup, complete with an ultra-high-definition television and high-fidelity audio system, can easily set you back tens of thousands of dollars. These items are far from indestructible, but they are replaceable. With insurance, you can enjoy peace of mind should anything happen en route to your new abode.

Perhaps the easiest item to “mysteriously disappear,” it’s always important to take proper precautions with your jewelry collection when moving. Be sure to have highvalue pieces appraised beforehand and, for items that are truly irreplaceable, you may want to hire a special jewelry shipping service, or carry it with you.

Buying a home continues to provide great tax benefits as well as other advantages for Americans looking to build wealth. Below, top-ranked national real estate expert and consumer advocate Rhonda Duffy shares five benefits of buying a home. “If you’re caught in a renting rut or uncertain about joining the ranks of homeowners, you should consider the benefits of buying a home,” says Duffy. “Although home prices are slowly inching upward, now is still an excellent time to buy. This is especially true if you’re a first-time homebuyer. Here are five benefits of homeownership:” Tax advantages: “When tax time rolls around, homeowners are entitled to deduct certain expenses related to their mortgage payments and owning a home. Mortgage interest is typically deductible. In the early years of your loan, this is a sizable amount because a large portion of your mortgage payment is interest. You can deduct mortgage points, which are fees you pay to receive a lower interest rate. You can also deduct your property tax, and you might be eligible to deduct your private mortgage insurance.” Appreciation: “When you rent, your money goes to someone else. There’s no benefit to you other than a roof over your head. When you buy, you earn appreciation as the value of your home goes up. Instead of paying rent, you’ll pay a mortgage and invest in future returns. For example, if you buy a house for $150,000 and five years later, it’s valued at $200,000, you have a $50,000 return on your investment.”

Catching an upswing in home values: Although the increase in home prices nationally slowed last year, prices are expected to continue to rise this year. “If you want to buy before you’re priced out of the market, now is the time to make your move,” Rhonda says. Low interest rates: “While mortgage interest rates are creeping upward, they remain at relatively low levels, especially compared to rates that were in the 8 to 9 percent range 20 years ago. Even as recently as 2007, rates were in the 6 percent range. Pride of ownership: “Perhaps the most satisfying of all the benefits of buying a home is the sense of gratification you feel when you relax in your own home. TIPS FOR A NO-STRESS MOVE

ow that the weather is getting warmer, more people are moving. Moving can lead to new, exciting possibilities, but it also means leaving behind the people and places you love. While some sentimental items can be taken to your new place, many memories just aren't transportable. To ensure that everything with your move goes smoothly and that your treasured belongings arrive safely to your new home, prepare with these stress-free tips.

cannot require you to pay more than 110 percent of the price given in a non-binding estimate in order to get your property from them. It prevents movers from holding your property for ransom. If you’re moving intrastate, most states have a similar rule for those movers.

1. RESEARCH YOUR MOVER Look at publicly-available information. All interstate movers are required to be both licensed and registered with the US Department of Transportation’s Federal Motor Carrier Safety Administration. That site will also have complaint reports for registered movers. Your local Better Business Bureau also tracks complaints.

3. INSURANCE Make sure that your mover is insured, and don’t work with one that isn’t. Federal law requires interstate movers to offer liability coverage for any damage to your property at no cost. However, the baseline coverage is 60 cents per pound per item, regardless of the item’s value. Most movers also offer additional coverage for a fee, which you should consider after reviewing the terms. Before declining such additional coverage, think of how much your items are worth, and if 60 cents per pound is enough to make it right if something happens.

2. GET AN ESTIMATE You need an estimate based on a walk-through. If the mover refuses to do so, or insists that you sign a contract (or make a deposit) before doing so, find someone else. This is a big deal because of the “110 Percent Rule”, which says interstate movers

possible. Moving is the perfect opportunity to organize and purge items you don't need or won't use in your new residence. To lessen the load on moving day, hold a garage sale or donate unwanted items to a local charity. If you're trying to sell your current home, the less clutter the better. 5. ORGANIZE, DON'T AGONIZE Starting the process early can help avoid nerve-wracking, last-minute packing, and give you time to be a bit nostalgic. Before you begin boxing things up, take videos and photos of each room to preserve your memories of that space. Don't forget to include outdoor areas like a backyard tree house or handprints in the patio cement. 6. PROTECT DELICATE POSSESSIONS To ensure your belongings arrive safely, it's essential to pack possessions with extra care. Safeguard breakables with wrapping materials designed to protect fragile goods, such as bubble wrap cushioning, for the best protection. Next, have your movers pack items in clean, sturdy containers in a variety of sizes. Large boxes should be used for bulky, yet lighter furnishings, such as pillows and

blankets, and heavier objects should be in smaller boxes to avoid unnecessary strain. Make sure boxes are sealed securely. Be sure to label boxes clearly, marking them on the sides of the boxes, not the top. This step makes it obvious what's inside, even if they're stacked. You also can use different colored or printed packaging tapes to color code each room - red for the bedroom, blue for the kitchen. 7. HAVE HELP ON HAND If you’re moving to a location close to your old home, recruit friends and family to help with unloading and unpacking. You'll love showing off your new place, and it'll help with the transition to see that loved ones aren't too far away to make the trip. Put together an "open me first" box with the gear you'll need immediately, such as tools to assemble furniture, cleaning supplies and shelf liner for drawers, closets and kitchen cabinets. The real estate sales process can be stressful and seemingly complicated. Even a relatively smooth process can take ample negotiations and may require weeks to pass before you can close on the transaction. Some deals are increasingly complicated, and major roadblocks may develop that threaten the entire project. These are a few of the more significant factors that buyers and sellers may run into during the real estate sales process that could potentially prevent the deal from going through as planned.

Unpleasant Decor Unpleasant decor is something that buyers notice immediately, and some will only make an offer on the home contingent to some decorative updates being completed before closing. For example, some buyers may detest bold paint colors on the walls or may feel that the decor in the kitchens and bathrooms is too outdated; however, sellers may believe that the home is priced appropriately for the as-is condition and that they should not make concessions because of decor. Both real estate agents need to review sales comps in the area to determine if other homes selling in this price range have similar decor or if they have recently been upgraded. The agents should make the buyer and seller aware of realistic expectations based on market conditions, and one or both parties may need to make concessions based on a sales price and property condition that is justified by the market.

Major Repair Issues Home repair issues may be known by both parties before a property inspection is complete, but the inspection report can potentially reveal more issues that have not been discussed. Many buyers may try to negotiate to have repair work completed before closing. You may consider taking a course on renovations (like Rules of Renovation) and other significant home improvement projects be-

fore you agree to take on any huge projects as a buyer or a seller. These courses can help you to better estimate the cost and time it will take to complete the work that is needed.

A Low Appraised Value Many buyers will apply for a home loan to pay for their purchase. Mortgage lenders typically offer a loan amount that is a percentage of the sales price or appraised value, and they will take the lesser of these two figures into consideration. This means that an appraised value that comes in lower than the sales price could reduce the loan amount to an uncomfortable amount for the buyer. More than that, the buyer may not want to pay more money for a house than it is worth. The feasible options are for the seller to lower the sales price or to work with the appraiser to increase the appraised value.

Title Issues It is customary to review the title history on a property before finalizing a purchase, and this is a required step for anyone who is applying for a mortgage loan. This process essentially determines if the seller clearly holds title to the property or what obstacles need to be cleared before the seller can convey title to the buyer at closing. Some issues are minor and can easily be dealt with prior to closing by the title company and the seller. In some cases, however, a real estate lawyer needs to be contacted to resolve the matter. Many real estate deals will close without a hitch, but many others will develop one or several of these issues. Many issues can be overcome when the buyer and seller work together and when enough time and patience is given to resolve the issues. You may also have to use third-party services, such as a title company or real estate lawyer, to address the issue properly.
