No sooner has one piece of regulation came into force, than the next one begins to hove into view In June the most recent changes to Part L of the Building Regulations came into effect, directing housebuilders to go further to reduce emissions from new homes

But while the sector implements these new requirements, now is no time for complacency, as coming right around the corner is the Future Homes Standard Due in 2025, this next standard will go further again, pushing new homes yet closer towards the eventual goal of net zero

The objective, of course, is an important one Driving down carbon emissions is key for the environment.

But are the goals moving too fast and too far? According to research carried out by members of The Housing Forum’s Futures Network, one out of five say that their own organisation does not have a plan in place that will enable them to deliver homes that will meet 2025 emissions targets You can read more on this research on page 7

It is certainly a challenging time for the sector. Alongside meeting new regulations, housebuilders will also be carefully watching interest rates rises and their impact on mortgage rates along with the price inflation which continues within the supply chain Read more on this in our regular Market Report on page 14

With many product manufacturers developing new solutions to help housebuilders meet the latest standards, in this issue we look at the Building Fabric of new homes a vital element in any new build We hear how a Fabric First approach to new homes can help reduce energy demand for heating, cooling, and ventilation And, with glazing often constituting a large surface area of a home, we hear how one manufacturer is using the latest thermal glazing technology to help improve energy performance.

Edenstone secures £100m-plus of future plots in the South West

The Edenstone Group is celebrating a successful first year in the South West of England, where it’s secured land for 325 homes with an estimated sales worth of £106 million

As part of its expansion plans, the homebuilder, headquartered in Magor, opened its Southern office in Portishead in September 2021

In its first 12 months, the Southern operation acquired five sites across the

South West These include land in Bleadon and East Brent in Somerset and Sampford Peverell in Devon.

Edenstone Group Managing Director Martin Taylor said: “After almost two decades operating in South Wales and in the Three Counties, we felt confident in our decision to move into the South West of England. It’s heartening to have that confidence validated with sites coming to fruition ”

Newland Homes’ Sales & Marketing division goes all-electric

The Sales and Marketing division at Newland Homes is the first team to go all electric, as the company transitions its fleet of vehicles as part of its drive to reduce carbon emissions by 50% by 2024

Hansgrohe announces multimillion pound investment

Manufacturer of showers and taps, Hansgrohe, is investing more than £5m into its UK subsidiary The investment will see it focus on increasing employee numbers across all functions, enhancing marketing programmes and developing a UK specific product roadmap, culminating in the creation of a new, purpose built head office in Warwickshire

Having outgrown its existing facilities in Esher, Surrey the company is moving to Tournament Fields to the south west of Warwick. The new head office is in excess of 40,000 square ft and will also see an expansion in training facilities for its customers, with the addition of an Installer Academy

Kilwaughter Minerals launches new training academy

Minerals processor Kilwaughter Minerals which owns both the K Rend and K Systems brands, has announced the launch of its new training academy, developed to address the skills gap facing the construction industry.

The training centre will be branded ‘K Academy’ and courses will be delivered at a purpose built facility in St Helens, Liverpool, serving as the company’s primary training facility in

Great Britain. Although at a smaller scale, training will also continue at the Kilwaughter Minerals’ headquarters in Larne, Northern Ireland

Grant UK’s Head Office moves to larger premises

Grant UK has moved to new premises with the company’s Head Office, warehousing and Training Academy now based in Swindon, Wiltshire The new site includes offices and storage facilities that are three times larger than its previous premises

As part of the move, the company has implemented numerous environmentally friendly measures throughout the site. A biomass heating system has been installed which is providing heating and hot water, and 768 solar panels and storage batteries

have been installed as part of the 303kWp Solar PV system which has been fitted on the roof of both units

Are developers ready for the Future Homes Standard?

The housing industry believes it is unlikely to meet the requirements set out in the government’s 2025 Future Homes and Buildings Standards, according to research carried out by members of The Housing Forum’s Futures Network

The Housing Forum consists of more than 150 organisations, from both the public and private sectors, representing the housing supply chain. Members represent £24bn turnover in the housing sector

The research was carried out among senior industry figures attending a number of The Housing Forum’s 2022 events including a series of Decarbonisation Seminars.

Deanfield Homes to deliver sustainable site recycling services

Regional housebuilder

Deanfield Homes has entered into a strategic partnership with social enterprise RAW to deliver sustainable site recycling services and to transform wood waste from its sites into furniture and products for local communities

The project will see waste wood from all Deanfield developments collected by RAW’s site recycling service and taken to its Oxford based workshop to be turned into items such as benches, planters and bird boxes which will be donated to local schools, community groups and Deanfield’s own homeowners

Peter Blades, Deanfield Homes’ Founder and Managing Director, commented: “We’re delighted to be formalising our partnership with RAW. Not only are we committing to using its

recycling services on all current and future Deanfield sites, but we will also support a circular economy by turning our waste wood into sustainable products As a growing business we are focused on both our environmental impact and the positive contribution we can make to the local communities that we create and in which we build. Former Avant Homes CEO launches housebuilding business

Former Avant Homes Chief Executive Officer Mark Mitchell has returned to housebuilding with the launch of Honey, a new company backed by private equity firm Alchemy Partners

Sheffield based Honey has initially agreed to acquire two developments in South Yorkshire and Derbyshire The company intends to submit plans as soon as possible to deliver a total of 141 units across both developments which will have a combined gross development value (GDV) of £40m Honey is also in

discussions on two other sites in the same regions

Honey Chief Executive, Mark Mitchell, said: “It’s great to be launching Honey I can now start realising my vision for building new homes that will deliver a combination of style, substance and sustainability that will be unmatched at its price point.

“There is a clear gap in the housing market for the type of properties we’re going to build. Designing the house types has been a real labour of love because we want to provide people with

Vistry submits plans for 216 homes at Great Oldbury

Vistry Group has submitted detailed plans to deliver a further 216 homes at the Great Oldbury location in Stonehouse The proposals include 151 properties to be sold on the open market, as well as 65 affordable homes The homes for private sale will comprise a mix of three and four bedroom properties, with 108 to be sold under Vistry’s Bovis Homes brand and the other 43 to be marketed under the Linden Homes banner If approved by Stroud District Council, construction work on the new homes could get underway early next year

Elivia Homes has started work on a collection of sustainable properties in the West Sussex village of Fittleworth, including a range of homes that will meet the Passivhaus standard for energy efficiency.

Market Warsop green light for 400 new homes

Planning permission has been secured for 400 properties as part of a new housing development by Barratt and David Wilson Homes in Market Warsop The 40 acre site, known as Stonebridge Fields, will accommodate a selection of two to five bedroom homes Of the new homes to be available at the development, 248 properties will be constructed by David Wilson Homes East Midlands, whilst 152 of the homes will be built and provided by Barratt Homes North Midlands

West Sussex

The development of 14 two, three and four bedroom homes will be one of Elivia Homes’ most sustainable developments to date, embracing a whole building approach with carbon reduction targets and featuring a host of energy saving solutions including air source heat pumps, advanced fabric insulation, hardwood timber windows and EV charging points to selected plots

Horgan Homes next phase of luxury development

Horgan Homes has added four single storey contemporary properties in the second phase of its Manor Gardens development near the village of Belbroughton, Worcestershire. Nottinghamshire Midlothian

Cruden Building to deliver 72 new homes in Midlothian Cruden Building has been appointed by Midlothian Council to deliver 72 affordable homes in Mayfield The new homes will form part of a wider project being developed by Cruden Building and Midlothian Council comprising a total of 265 new homes within the local community. A range of energy efficient homes are being developed, including modern cottage flats and two bed, three bed and four bed houses Each home will be fitted with an air source heat pump and will be fitted alongside photovoltaic panels to reduce carbon emissions within the development

Bellway – commences work at new development in Willand Work is underway at a new housing development which will provide 125 homes in the Devon village of Willand.

Bellway has started construction at Fox Mill Gardens, off Meadow Park A total of 81 three, four and five bedroom houses will be built for private sale, while there will be 44 affordable homes available for local people through rent or shared ownership

Tim Lund, Sales Director for Bellway South west, said: “We worked closely with the local authority to make sure the development will be sympathetic with the surrounding landscape, and many of the trees and hedgerows on the site will be retained in line with that, alongside new planting.

“This is Bellway’s first development in Devon for several years and we hope that bringing the reputation and build quality of a five star builder to the county can pave the way for future sites in the area including a forthcoming development in Crediton which is in the pipeline ”

Mechanical heat recovery ventilation (MHRV) systems can play a role in supporting occupant well being, meeting sustainable building regulations, and alleviating the pressure on end users from rising energy bills. Tony Croke, Product Manager at Wavin, explains how this technology can make a difference across the built environment.

What does it take to make a building more ‘sustainable’?

As our understanding of the relationship between overall sustainability and improved societal wellbeing develops, the building industry is taking more notice of its responsibility to develop spaces that support the long term health of occupants

In this regard, using technology that actively improves indoor air quality (IAQ) is now a must have for developers looking to create desirable properties that also meet the highest sustainability ratings.

An inside job

Airborne pollutants are alarmingly widespread inside UK buildings, even in high end apartments and modern spaces. From chemicals in polish and paints, to dust, pollen, damp and mould, ventilation has long been the primary method of extracting these pollutants and boosting IAQ The UK’s building sector has largely led the way in promoting best practice, with ventilation and other pollution mitigation policies carrying weight in BREEAM, WELL and other sustainability accreditations

However, recent updates to the UK’s Building Regulations in June this year have shown the increasing importance of supporting better IAQ With the refreshed regulations acting as a stick to go with the carrot offered by industry certification

Approved Document F, the section of the legislation dedicated to ventilation, has recently been updated to require a much higher minimum whole dwelling ventilation rate, among other changes

Increased ventilation will be welcomed by many during the summer months However, as temperatures begin to drop, systems which bring in

cold air from outside can put added pressure on heating systems leading to much higher energy bills that users will struggle to afford following the ongoing rises in energy prices.

Heat recovery helps

Because traditional ventilation systems introduce air to an indoor environment at external temperatures, occupants will often choose the comfort that comes with retaining warmth over the health benefits of venting and recycling the air This is unfortunately the dynamic that appears with issues of IAQ on a broader scale the health effects are long term, and so will often be discarded in favour of more pressing questions of comfort and convenience

MHRV, however, can deliver a consistent supply of warm, fresh air that supports the existing heating system, as opposed to demanding more from it.

By specifying more innovative mechanical ventilation with in built heat recovery technology, developers can save future occupants from having to sacrifice warmth for fresh air These cutting edge systems, such as Wavin’s Ventiza range, warm inbound air by passing it over a heat exchanger, meaning it can be delivered at nearly 90% of the internal air temperature The air is also filtered for dust and pollen, meaning there is minimal ingress of pollutants from outside

These solutions are particularly effective in combination with more innovative heating methods such as underfloor heating and heat pumps MHRV systems can support these systems by helping to achieve a consistent temperature throughout spaces of all sizes and throughout the day This avoids fluctuations that put pressure on individual systems and drives

bills upwards Ventilation solutions that can keep energy bills low while protecting air quality can be powerful motivators for end users and landlords, as they offer a tangible return on any short term investment

Flexible and responsive

More innovative MHRV ranges are also suitable for a variety different properties For example, the Ventiza range holds several different products which are designed to suit small apartments to large houses. This means developers can take a tailored approach to sustainable wellbeing for different projects Many products, including those from Wavin, are certified by industry recognised sustainability assessors such as BRE

The interconnectivity between MHRV systems and smart controls also put more power in the hands of end users, with modern controllers featuring intuitive interfaces able to better guide occupants on creating the perfect climate using the most efficient amount of energy.

A perfect storm

The challenge to build green is one that, when combined with ongoing economic uncertainty, has the potential to form a perfect storm for developers and end users However, improving indoor air quality and lessening the impact of energy bills are both areas where developers can make a tangible impact by choosing more innovative products

Ventilation is now central to the sustainability of a residential project as shown by the recent updates to regulations MHRV systems offer developers a way to make their mark with indoor climate focused solutions

August merchant sales are up, but volume is down

Figures from the Builders Merchant Building Index (BMBI), published in October, reveal that year on year value sales to builders and contractors by Britain’s builders’ merchants were +10% up in August 2022 compared to the same month in 2021. But volume sales were down 4 2% with +14 8% price inflation driving growth

All bar one category sold more in August 2022 compared to the previous year Nine categories outperformed Merchants overall with Renewables & Water Saving (+27.3%) and Kitchens & Bathrooms (+26 9%) leading the field Heavy Building Materials (+17 7%) and Decorating (+16.1%) also performed well, while Timber & Joinery Products ( 5 7%) sold less With an extra trading day in August 2022, like for like sales were +5.0% higher. Compared to August 2019, a more normal pre pandemic year, total merchant value sales were +29.9% higher. Volume sales were down 1 2% while prices were up +31 5% With one extra trading day this year, like for like sales were up +24.0%. Three of the twelve categories grew more than total Merchants: Timber & Joinery Products (+39 9%), Landscaping (+35 8%) and Kitchens & Bathrooms (+30 5%) Heavy Building Materials (+29 6%) grew marginally more slowly

The BMBI is a brand of the BMF The BMBI report, which is produced and managed by MRA Research, uses GfK’s Builders Merchant Point of Sale Tracking Data which analyses sales out data from over 80% of generalist builders’ merchants’ sales across Great Britain The full report is on www.bmbi.co.uk

Total merchant sales were up +1 1% in August compared to July Volume sales were virtually flat ( 0 2%) and prices increased +1 3% With one more trading day in the most recent period, like for like sales were down 3 5% Services (+5 9%) grew the most, with Kitchens & Bathrooms (+4 9%), Plumbing, Heating & Electrical (+3 9%) and Decorating (+3 4%) not far behind As in July, Landscaping ( 6 1%) was the weakest category

Rolling 12 months

Total Merchants sales in the 12 months September 2021 to August 2022 were +21 9% higher than in the same 12 months three years earlier (September 2018 to August 2019) with no difference in trading days

Gordon Parnell, Sales Director at British Gypsum and BMBI’s Expert for Drylining Systems commented: “Demand has remained relatively strong across the three principal sectors with which drylining systems are typically aligned (Residential, Commercial and RMI/ Change of use) The project pipeline remains strong, but concerns are developing around high inflation and labour availability across the economy, subduing short to medium term confidence and demand.

“A CLC report published earlier this year predicted that recruitment and retention will be amongst the most important challenges facing construction in 2023, and some smaller building companies have become reluctant to take on new projects as they cannot access the skilled tradespeople necessary to complete them

“Effectively meeting the skills and labour challenge necessitates an industry wide approach, with all parties across the sector collaborating to ensure a sufficient pool of skilled and motivated tradespeople, committed to a long term career in construction.

“With the acceleration of interest rate rises and forecasts that the UK economy is heading for a challenging 12 18 months, the sector’s resilience will be tested once again However, we are a critical part of the UK economy and as such, we have a responsibility not just for our own businesses but also to the broader construction industry which supports so many jobs, to ensure we approach the coming months with a positive mind set, seeking every opportunity for growth

First impressions

Hyundai Construction Equipment recently revealed its new mini/midi excavator range, unveiling the new machines at Bauma 2022 a construction machinery show which took place in Munich in October

The new A Series range of EU Stage V machines have operating weights of 1 7 to 5 5 tonnes The mini excavators have been designed to deliver lower emissions, increased hydraulic capabilities and improved operator comfort, with features including a load sensing hydraulic system for models over 4 tonnes, while all models have proportional joystick controls as standard, along with quick coupler piping and safety valves on boom, arm and dozer blade cylinders There is also a large, quiet cab, tilting on models above 3 5 tonnes, to deliver service access

equipped with a two piece boom

All models above the HX40A are equipped with a load sensing hydraulic system with a variable displacement pump The company says this contributes to smoother operation and faster response to operator input

The A Series mini excavators have safety valves on main boom, dipper arm and dozer blade hydraulic cylinders, ensuring safe operation They are also equipped with optional quick coupler piping

An extendable undercarriage and dozer blade on the HX10A and HX19A models helps deliver increased stability for heavy digging and lifting, while optional angled blades are offered on models above the HX35A Z

Long and short dipper arms are available, along with heavier counterweights on some models

Cab it

The A Series mini excavators are equipped with a large operator’s cab, with air conditioning available on the HX35A Z and above The cab comes with Bluetooth connectivity and a 5” digital LCD display. This can be used to programme auxiliary hydraulic flow settings for attachment use Anti theft protection is provided by a code that is set in the monitor

To prevent unintended operation of the hydraulic levers the A Series mini excavators have an auto safety lock The engine can only be started when the safety lever is locked. A seatbelt alarm is also included, providing an audible alarm if the machine is started without the seatbelt being fastened.

The cab can be tilted on the HX35A Z and above, offering improved access for service and maintenance. A FOG guard is available as an option, along with a two way auxiliary circuit and a four way dozer blade.

The machines also benefit from Hyundai’s HiMate telematic system, for simple diagnostics and machine location data Models above the HX40A have full telematic functionality, while smaller models, with mechanically controlled engines, have a reduced data availability

The engine cover of the larger models has been designed to open fully, with the material changed from plastic to metal, to add strength and allow easy repair The main hydraulic valve on the HX35A Z and larger models has been relocated to the right hand side of the machine, easier access, while all en filters can be accessed fro

Weather the storm

Chris Meek, Specification Manager at Saint Gobain Weber, explains which external finishes can help address the issues presented in different environments, as well as sharing some of his tips for working in the winter.

According to the Met Office, winters in the UK will be up to 30% wetter by 2070 While this seems a long time away, the homes being built now should long outlive this date and in order to do this, housebuilders and developers need to consider how the products they are specifying for the exterior of the property will help this

External finishes

Render is one of the most flexible options for exteriors and allows housebuilders to achieve an attractive and durable finish. Render can be used to create a range of finishes including scraped, roughcast or dry dash as well as features such as ashlars and quoins

For properties in areas of high exposure, dry dash also known as pebble dash or harling is often a popular choice

A great example of dry dash in use is on a 168 home Barratt Homes development near Inverness As one of the northernmost points of the British Isles, Inverness can be a place of weather extremes

While dash is commonly used to give an extra layer of protection, traditional multi coat dashing products typically take up to seven days to cure This slows the housebuilding process and increases the cost

After researching properties in the local area, Kevin Urquhart, construction director for Barratt Homes North, noticed the finish of some new homes Further investigation revealed they had been finished with weberend one coat dash; a one coat render that can receive a dry

dash finish without the need to apply a second pass

After verifying the claims of faster application and versatility with applicators who had first hand experience of using the product, Kevin decided to specify it at Culloden West to reduce the building programme by approximately two days per plot

Another benefit of using weberend one coat dash is that because it only requires one coat of render, developers can optimise any good weather days to reduce scaffold times and complete builds quicker

Application depths

Depth of application is also important for longevity when up against the elements Thickness requirements are impacted by location, orientation and exposure to wind and rain The recommended thickness for sheltered to moderate exposure is 15mm and in more severe environments, such as coastal properties, this increases to 20mm.

The type of cavity wall insulation also has an impact For a full fill cavity, the render must be thicker to provide two lines of defence against water infiltration

Working in damp conditions

Working in wet weather can affect the texture and consistency of a render finish If it is excessively wet, it can also degrade the bond and adhesion which could lead to serious problems

Do not apply render during rainfall or when it is anticipated during the initial set Render is susceptible to damage within the first 24 hours of application and must be protected in adverse weather conditions

Winter working

When it comes to working in the winter, do not apply products in frosty conditions and always look at the minimum application temperature on the product packaging

It is recommended that you check the temperature of the substrate before

commencing work Even if it’s 5°C outside when you are applying, the temperature could have been sub zero a few hours previous and so the substrate is likely to still be frozen

If the substrate is damp and the moisture freezes, the render will not adhere correctly Protecting the substrate can help save days on site waiting for the weather to warm up to dry out the surface Tenting the scaffolding or the use of mesh and cloths will help with this Rendering in cold weather can create lime bloom and while this doesn’t diminish the integrity or strength of the product, it can affect the aesthetics so protect your new finish using suitable materials

Topcoats and decorative finishes can also be affected as cold conditions make drying slow as they rely on the evaporation of moisture within the product to set. Always follow the product’s guidance on this

Beating the chill

With some products, an accelerator can be used at mixing stage which will speed up the initial set time. A product such as weber accelerateur monocouche can be used to reduce the time of scrape for through coloured monocouche renders when working in temperatures as low as 5°C in the winter If added at the correct dosage, it will achieve 20°C scrape time when working at 5°C.

My final tip for working in the cold is to ensure materials are protected from the elements or that they are moved to a location that is heated or warmed prior to mixing and application so that contractors can get on site and deliver a high quality finish, first time

The introduction of Part L in June marked the first transitional step towards the Future Homes Standard. The regulations cover the conservation of fuel and power before the introduction of the Future Homes Standard in 2025, which will then set out a framework to help the construction industry and homeowners reach the UK’s net zero targets in 2050.

What Part L means

Achieving the Government’s aim to deliver Zero Carbon Ready Homes by 2025 is no small undertaking

The drive for energy efficient homes is continuing at pace with the new approved Part L Building Regulations now in place, setting new guidance for the energy efficiency standards of new properties in England and Wales with particular reference to heat and fuel.

Gonzalo Bunse, Category Director at Wienerberger UK and Ireland, looks at the impact of the guidance and explains how housebuilders can prepare for a new energy efficient future.

All new homes must now produce 31% less CO2 emissions than what had previously been acceptable under the previous Part L Building Regulations. There are multiple changes that new housebuilders must adhere to, including increased energy performance standards. The changes will have far reaching implications for the way in which the construction industry designs, plans, and builds future new homes in England

To ensure new housebuilders are compliant with the new regulations, all new homes will now be assessed under a new Standard Assessment Procedure, which lays out greater insulation requirements and a new primary target rate

Amongst the changes are four key performance metrics that new homes will be assessed against

l Target Primary Energy Rate (kWhPE/m2/year), which relates to the energy consumed by the dwelling, influenced by the choice of fabric and fuel type

l Target Emission Rate (kgCO2e/m2/year), which sets a minimum standard for CO2 emissions from the dwelling It is influenced by both the dwelling’s fabric and the fuel type

l Target Fabric Efficiency Rate (kWh/m2/year), which relates to the fabric energy efficiency of a dwelling and is influenced by the choice of fabric only

l Enhanced U values for fabric elements, representing the minimum standards that should contribute to achieving the Target Fabric Efficiency Rate.

What does Part L mean for the construction industry?

New housebuilders must re think the way they design and build new homes, as well as the materials that they use, to ensure new homes are as energy efficient as possible

It’s important to remember that Part L outlines the minimum requirements that new housebuilders must meet Striving for enhanced efficiencies beyond those regulations laid out in Part L will ensure new housebuilders are better equipped for the Future Homes Standard, which will come into full effect in 2025

How will Part L impact building fabric?

Part L will have a significant impact on the future choice of building fabric The construction industry must adopt a ‘Fabric First’ approach, which means opting for high performance fabric materials that minimise energy use and, in turn, reduce a home’s operational carbon footprint

The Inside View: Interior Design Trends 2023

In terms of overall style, there’s a few to watch out for. 1980’s retro is making a comeback Curves and rounded edges have reappeared, especially in furniture and seating to establish a softer aesthetic and bring people together I’m also seeing these curved lines in mirrors, light fittings and wall treatments, where colour paint blocks are used to create arches or emphasise alcoves, inspired by Renaissance architecture

Pastels are the other way I expect to see the 1980’s reimagined think Neapolitan ice cream and you’re not far wrong! Baby blue, pale pink, mint green, peach and lavender are coming through not just in paint colours but fabrics, ceramic tiles, even kitchen cabinetry

Self expression and the maximalist design approach is here to stay, where each room brings character through colourful, quirky and eclectic decor, avoiding any uniformity In 2023, I expect this to evolve to incorporate further personalisation, especially with items that invoke wellbeing such as homemade plaster artwork This is prevalent on Instagram; people practicing mindfulness and embracing their creativity to produce textured prints and canvases

Two final style thoughts With travel firmly back on the agenda, it’s inevitable we’ll see inspiration drawn from adventures abroad Moroccan and Spanish tiles are fashionable, and are appearing as splashbacks, wall art, stair risers or as a statement floor for outdoor dining/patio areas The other is cyberpunk think bright turquoise, hot pink and electric purple neon lights and signage, graffiti style prints and a generally futuristic, sci fi vibe While I don’t anticipate this will become widespread, it will be appealing for home bars, gaming rooms and teenage bedrooms

Room by room

2023’s ‘must have’ rooms include the home office, and we’re seeing these in all shapes and sizes from designated studies to repurposed spare bedrooms, and crafty uses of ‘hidden’ spaces to custom made garden pods Another is the built in pantry Baking and cooking became a ‘go to’ activity throughout the lockdowns and as a result, pantries have moved higher up the wish list. Whether in the form of a traditional adjoining space or the more modern customised storage units, homeowners are keen to have the tools to continue with their newfound culinary skills

The final room is what I’m calling a ‘bootility’, a combined boot room and utility! Often a forgotten space for the chore of laundry, these rooms are becoming more stylised as homeowners focus on getting outdoors and connecting with nature as well as creating a designated entrance for any muddy four legged companions. A bootility can incorporate bespoke storage for coats, boots, bulky weather gear and pet accessories as well as bench seating and the more traditional cleaning and washing equipment

Calming colours

Core colours remain linked to wellness so expect neutrals to be teamed with calming or warm shades like pastel blue and rust Texture and pattern will take cues from nature so we’ll see cotton, clay, ceramics and stone alongside tufted and bouclé fabrics to create home comforts

With 2022 finally allowing us to lead less restrictive lifestyles, perhaps 2023 will be the year for true self expression and interiors that reflect our collective desire for wellbeing and connectivity Time will tell
