If you’re sold already, call or email us and we’ll book an initial verification visit to the property you’re looking to cover. If you have any further questions or have any concerns, please also get in touch with us so we can answer them

STEP THREE:

Once the verification stage has been passed, we’ll provide you with all the details you need.

Our initial verification process is to assess the current electrical installation to ensure it’s suitable for our care plan straight away or if it requires some additional work before it reaches our compliance threshold.

HACKWOOD ELECTRICAL ONBOARDING

1. No Valid EICR or Unsatisfactory EICR

An Electrical Installation Condition Report (EICR) is required

If the most recent EICR is unsatisfactory, the identified C1 (danger present) or C2 (potential danger) faults must be rectified.

If no EICR is available, one must be carried out before onboarding.

2 Lack of RCD Protection

RCD (Residual Current Device) protection is mandatory for sockets, circuits in wet areas (bathrooms, kitchens), and outdoor installations

Properties without RCD protection in accordance with BS 7671 cannot be onboarded.

3 Dangerous or Non-Compliant Consumer Unit

Old fuse boards may require upgrading to a metal 18th Edition consumer unit with SPD and RCBOs

Missing or damaged covers, exposed terminals, or overheating signs will result in a failed verification

4. Significant Wiring Defects

Signs of DIY or substandard wiring (loose connections, poorly terminated cables, junction boxes buried in walls, exposed single-insulated conductors)

Degraded or unsafe wiring (e g , VIR, rubber, or lead-sheathed cables)

Incorrect earthing and bonding, particularly for gas and water supplies.

5. Unsafe or Non-Compliant Accessories

Damaged, loose, or badly installed sockets, switches, or light fittings

Incorrectly wired or outdated accessories that pose a safety risk

7. Inadequate Fire and Smoke Alarm System

Landlord properties must have 230V interlinked smoke and heat detectors.

Any missing, expired, or non-compliant alarms must be replaced before onboarding

8 Overloaded or Unsafe Circuits

Evidence of overloading, excessive use of extension leads, or undersized cables. Incorrect circuit protection (e.g., MCBs rated too high for cable size).

9 Unsafe Earthing & Bonding

Lack of main protective bonding to gas and water or undersized earth conductors

No functional earth connection to the installation.

Next Steps if Your Property Fails the Verification

If any of these issues are found, we will provide a detailed report outlining the necessary remedial work

Once these issues are addressed, we can proceed with onboarding your property onto the care plan.

COMMON QUESTIONS

1. What does the Hackwood Electrical Service Plan cover?

• A full Electrical Installation Condition Report (EICR)

• An Energy Performance Certificate (EPC)

• Annual visual inspections of your electrical system.

• Bi-annual smoke detector and RCD tests.

• PAT testing for landlords’ appliances.

• Free replacement of white plastic accessories (sockets, switches, etc )

• No call-out fees for included services

• A discounted rate of £60/hour for emergency call-outs (normally £90).

• 24-hour response time for emergencies.

2. How long is the minimum contract period?

Our service plan requires a 24-month commitment This ensures all inspections, tests, and services are provided consistently to maintain compliance and safety standards

3. How much will I save with the plan?

As part of the plan, you’ll save on:

• Call-out fees (completely waived)

• A reduced hourly rate for emergencies at £60/hour, compared to our standard rate of £90

• The cost of replacing white plastic accessories, which we replace for free.

• £200+ on an EICR*

• £50+ on an EPC

• £50 on PAT

4. What inspections and tests are performed?

During the 24-month contract, we’ll carry out:

• A comprehensive EICR to ensure your electrical system is compliant.

• An EPC to help you meet energy efficiency requirements

• Annual visual inspections to identify potential issues

• Bi-annual smoke detector and RCD tests to ensure safety systems are working effectively.

5. What happens if I have an emergency?

For emergencies, we guarantee a 24-hour response time

• Call-out fees are waived for plan members

• Emergency labor is charged at the reduced rate of £60/hour (normally £90/hour)

6. What ISN’T included on our Care Plan?

• Fixed wiring outside the property i e garden lighting, outbuildings, security lighting

• Repair of faults on the fixed wiring inside or outside the property (diagnosis only)

• Replacing or repairing smart home devices/systems

• Anything after the boiler supply spur i.e. the boiler, smart controls, thermostats etc

• Wet underfloor heating systems

• Renewables such as solar PV systems, air or ground source, EV chargers etc…

• Air Conditioning units and condensers
