As I mentioned in my January column, ABODE has moved to printing event editions four times a year with digital issues available online monthly on our home page at www.haaonline.org and at https://issuu.com/haa_abode and the QR Code at right. We will be rolling out new features throughout the year, but first up, take a closer look at our event photographs inside this month’s issue. Meet Our Future Leadership

Last month I also mentioned the importance of mentoring and HAA is hard at work doing just that, educating our future leaders. Turn to Page 36 and meet the HAA Leadership Lyceum Class of 2026. HAA created this leadership development program to identify high-caliber, effective, well-informed industry professionals and educate them on the mission and strategic objectives of the association and its affiliated associations. We need strong leaders for a strong industry. Do you have what it takes? See Page 40 to learn how you can apply for 2027 and see Page 41 for a list of past graduates, including me – I’m a proud 2023 graduate!

Interested in getting involved and finding a mentor?

• On-site professionals have access to incredible education through the association. The Avenues sessions are a great place to start, see Page 22 for details.

• HAA members benefit from joining the HAA Political Action Committee. Get involved and advocate for the good of our industry. See Page 18 for a recap of our latest events.

HAPPY FIRST ONLINE edition

of the 2026 ABODE! The HAA Government Affairs team has been busy over the holidays and into the new year advocating for our industry and working towards the smooth implementation of new laws passed last legislative session, including TAA’s signature piece of legislation, SB 38. This bill was a TAA priority and made significant changes to the eviction process in Texas. See below for information about those changes and critical information about the legislation’s implementation.

Ongoing SB 38 Seminars/Updates

Since SB 38 was signed into law in 2025 (it officially took effect January 1, 2026), HAA has conducted education seminars to help members understand the upcoming changes to the law. SB 38 changed the delivery of the notice and the forms used for delivery, among other things. To date, HAA has conducted three SB 38 seminars at the HAA office (two in person and one webinar) as well as six seminars in Justice of the Peace courtrooms around the region (Judges Adams, Bates, Sanders, Delgado, Williamson, and Burney).

Additionally, HAA began hosting Redbook Seminars on Jan 27, which outlined the new eviction process. If you haven’t had a chance yet to learn about SB 38, please make sure to register and attend an upcoming Redbook Seminar (See Page 24 for details).

New TAA Forms Available

SB 38 also necessitated new forms to be used in the eviction process as well as changes to the TAA lease and rental application. These new forms, including the Notice to Vacate and the Notice to Pay Rent or Vacate, are now available

in Bluemoon. PLEASE NOTE: the person in your company who manages your Bluemoon account will have access to these.

Supreme Court Rules

Yet another component of SB 38 are the rules used to guide the implementation of the new law. The Texas Supreme Court oversees, with input from stakeholders, including HAA, the establishment of these rules. They were published on December 31, 2025 and took effect on January 1, 2026. Currently, the Texas Supreme Court is accepting comments on the rules through the end of January. Discussion of these rules will be a part of the Redbook seminars that HAA will host this year.

Apartment Inspection Ordinance

If you have read HAA’s legislative updates during most of 2025, you likely followed the proposed Apartment Inspection Ordinance at Houston City Hall. As expected, the ordinance did return to Houston City Council on December 10, 2025. HAA submitted a letter, at the request of the Mayor’s administration, encouraging the proposal to be referred to a Joint Committee for further review. The motion to refer it back to committee prevailed. The Joint Committee will be comprised of the Housing Committee and Economic Development Committee, chaired by Councilmember Tiffany Thomas and Mayor Pro-Tem Martha CastexTatum respectively. HAA maintains a good working relationship with both chairs and will be in communication with their offices as the process progresses.

Cap Rate and Expense Study/ HCAD Meeting

HAA once again commissioned an independent study of cap rate and expenses for apartment properties in Harris County. The 2025 study was conducted by JLL and delivered to the Harris County Appraisal District in De-

cember of 2025. HAA members, along with representatives from JLL and the Baldwin Group, met with representatives from HCAD on January 7th to share our findings and encourage HCAD to consider them as they finalize their model calibrations for 2026 multi-family appraisals. HAA will distribute the Cap Rate and Expense Study membership-wide this spring.

District C Special Election

While there has been a lot of activity at the State and County levels with candidates filing to run for office in the March Primaries, there is also a race that will decide a seat on Houston City Council in the near future. Councilmember Abbie Kamin announced in late 2025 that she was running for Harris County Attorney, effectively resigning her position on Houston City Council. City Council called an April 4, 2026 Special Election to replace her. The filing period closes on February 2, 2026. At the time of publication, there are five filed candidates: Nick Hellyar, Angelica Luna, Audrey Nath, Patrick Oathout, and Joe Panzarella. HAA plans to discuss this race at our February 3rd PAC meeting and consider a potential endorsement in the race.

I am primarily interested in applying for the Leadership Lyceum Program as I want to continue growing as a leader in our industry and want to gain the knowledge, skills, and connections needed to contribute at a higher level. I am eager to deepen my understanding of how the various government entities intersect with our industry, as well as gain a broader insight into the business operations of HAA. I believe this program will strengthen my leadership capabilities within GWR and our industry as a whole. I am fully committed to growing personally as a leader and growing in our industry. Describe a personal accomplishmentthat you are most proud of. Beating Breast Cancer! I believe I really grew personally during that time of my life, as it demanded courage, patience, and a level of strength I never knew I had inside of me. It is proof of my resilience, strength, and strong determination in all challenges I face. It is definitely one of my proudest personal accomplishments and continues to shape how I move through daily life both personally and professionally.

I see this program as an opportunity to deepen my understanding of changing resident expectations, technology, and ownership goals while sharing my experience from the site and regional level. The program’s focus on developing a network of multi-generational talent aligns with my commitment to building strong teams, improving property performance, and strengthening the resident experience. I hope to learn how industry leaders are tackling today’s operational challenges and to contribute meaningfully to developing future leaders who will continue advancing the apartment industry.

Describe a personal accomplishment that you are most proud of. My greatest accomplishment is becoming a father to my daughter. I entered her life when she was three, after she lost her biological father as an infant, and I understood the responsibility of stepping into that role. Building a deep bond with her and supporting her as she’s grown has been the most meaningful work of my life. Through this journey, she has taught me the importance of work-life balance and shifted my focus from being consumed by work to finding real fulfillment in both my family and my career.

Describe one service as a volunteer that makes you proud.

Being a team leader the last two years for the Walk to End Alzheimers here in Houston. My mother has Stage 6 Dementia so this is something that is very near and dear to me.

The Lyceum Program would help me develop formal leadership skills that match where my role has taken me. I’ve grown into leading marketing strategy at SYNC and mentoring newer team members, and I’m eager for training that will help me lead more effectively and grow into senior roles. I’m passionate about multifamily, but I want to deepen my understanding beyond marketing –particularly around how HAA, TAA, and NAA influence policy change and advocate for our industry. Understanding how these associations shape legislation and industry standards would help me contribute more meaningfully to advocacy efforts and build deeper connections.

HAA has been a part of molding my professional approach from the beginning of my career. I’m eager to broaden my perspective and develop the big-picture thinking that the Leadership Lyceum offers. I’m also deeply grateful for the opportunities this industry has given my family and me. I became a college football official in 2008 and then hired by the NFL in 2017 as a Replay Assistant.

I am passionate about creating a positive impact among my peers and aspire to help others by becoming a mentor to those who are new to the industry or looking to grow and improve professionally. Through this experience, I hope to learn, gain new perspectives, and strengthen my leadership skills so I can continue to inspire and support others along the way.

From the moment I entered this industry, I hit the ground running. By becoming actively involved with HAA and establishing myself as a reputable sales executive, I have already experienced significant growth both personally and professionally. Within just two years, I was honored to receive the 2025 Rising Star Supplier Award and to serve as a Junior Ambassador Captain. These accomplishments reflect the positive impact of my leadership and dedication, which have also led to invitations to join several additional committees.

Explain your primary reason for applying for the Leadership Lyceum Program. What do you hope to gain from this program? My primary reason for applying for the Leadership Lyceum Program is to continue growing as a leader who not only manages operations effectively but also develops people and inspires progress across the organization. I’ve been fortunate to gain experience leading teams and portfolios, and I want to take that experience to the next level – broadening my perspective, sharpening my strategic thinking, and strengthening my ability to influence and drive change across departments. Through this program, I hope to gain new insights from other leaders in the industry, learn innovative leadership approaches, and build stronger connections that help me better support both my team and the company’s long-term goals. Ultimately, I want to come out of the program more effective, more self-aware, and better equipped to lead with impact and purpose. I’m someone who leads with accountability, empathy, and consistency, and I take pride in developing others to reach their full potential. At the same time, I recognize that effective leadership is never “finished.” This program offers an opportunity to refine my skills, challenge my thinking, and gain broader insight into leading a rapidly changing industry.

HAA created this leadership development program to identify high-caliber, effective, wellinformed industry professionals and educate them on the mission and strategic objectives of the association and its affiliated associations.

Who is eligible?

Individuals working for HAA members are eligible to apply. If you have three or more years of multifamily property management experience and have served as an HAA v olunteer you may apply. If you are a supplier partner, you will need at least two years experience working for a supplier company and have served as an HAA volunteer.

What does the program include?

The program includes five sessions with specific topics, generally presented in a half-day format. You have two years to complete the program so if you miss a session, you can catch it when it is offered the following year.

How many people will be selected?

Up to 12 individuals will be selected for each class.

How do I apply?

If you would like to apply for the 2027 class, please contact Amanda at asherbondy@haaonline.org. Your application must be accompanied by TWO letters of

recommendation. One letter of recommendation should be from a supervisor and the second letter from a colleague active in the industry. The Leadership Development Committee, comprised of HAA Executive Committee leaders, past Lyceum graduates and Past Presidents of HAA will review applications and select participants. Applicants will be notified after the committee meets, typically in early December.

Once I complete the program how will I be recognized as a graduate?

Candidates who complete the program will receive recognition and their HAA Lyceum pin and certificate at the HAA annual meeting in November.

All graduates will also receive recognition in HAA’s monthly ABODE magazine and the HAA website.

John “Sonny” Unverzagt 1950-2025

HAA is saddened to announce the passing of HAA Lifetime Member and Past PSC President Sonny Unverzagt of Best Plumbing. Sonny was a very active and much-loved volunteer and friend. We send our love and condolences to his family, friends and peers. He will be greatly missed.

John Alan "Sonny" Unverzagt passed away on December 13, 2025, in Houston, Texas. Born on September 28, 1950, in Indianapolis, Indiana, Sonny lived a full and vibrant life marked by dedication to his community, deep love for his family, and a passion for the things that brought him joy.

Sonny was a devoted father to his son Tyler Unverzagt and daughter Tiffany Unverzagt. He took great pride in watching his family grow and thrive. Tyler and his wife Ashley blessed him with four grandchildren—Cooper, Charley, Walker, and Lainey—while Tiffany and her fiancé Joe Voigt gave him the joy of a granddaughter, Paisley. Sonny cherished every moment spent with his children and grandchildren, creating memories that will be treasured for generations.

He is also remembered by his siblings: sisters Patti Milliorn and Debra Unverzagt; brothers Thomas Unverzagt, Robert “Rocky” Unverzagt, William Unverzagt, and Gregory Unverzagt. His extended family includes many nieces and nephews who were touched by his warmth and humor. Sonny was preceded in death by his parents John and Doris Unverzagt, as well as sisters Kathryn Unverzagt and Jeanne Unverzagt Dodd.

Professionally, Sonny made a lasting impact through decades of service to several organizations across Houston. He was a lifetime member of the Houston Livestock Show and Rodeo for over 30 years. His commitment included active roles on the Corral Club Committee with the East Club and The Parade Committee. He also volunteered with the Hold 'Em & Hit 'Em Club, contributing time and energy to causes close to his heart.

In addition to his involvement with the rodeo community, Sonny was an influential figure in Houston’s business circles. For more than 35 years he was an active member of the Houston Apartment Association, serving on various clubs and committees throughout his tenure. His professional affiliations extended to CAI Community Association Institute as well as the Houston Restaurant Association—organizations where he built lasting relationships and shared his expertise generously.

Outside of work and volunteerism, Sonny embraced life with enthusiasm. He had a passion for golfing, building computers from scratch, playing old-school video games, admiring classic cars, and enjoying Miller Lites among friends. Time spent with loved ones—especially his kids and grandkids—was what he valued most. One of his favorite destinations was Cabo San Lucas, Mexico; he often spoke fondly of trips there with friends, calling it the best vacation he ever took.

Known affectionately as “Sonny” by many who knew him best, John Alan Unverzagt will be remembered as a loving father, grandfather, brother, friend—and a man whose presence brought laughter and light into every room he entered.

May his memory bring comfort to those who knew him and continue to inspire all who were fortunate enough to share in his remarkable journey.

The Houston Apartment Association’s Community Outreach Committee acts as the advisory body for HAA’s Board of Directors on projects, partnerships and programs related to serving renters and the community at large. The committee and its members act on behalf of HAA to promote industry support for the projects, partnerships and programs undertaken as Community Outreach efforts.

This committee's program of work to assist with developing and coordinating new and existing community service events and projects, including the All Stars Sports Challenge and the annual food drive benefiting the Houston Food Bank.

Food Bank Food Drive - November 2 through December 2

HAA has participated has held a food drive since 1983. Properties and member companies can collect people and pet food and drop off at our two or more locations generously donated by our supplier partners. The food is then taken to the Food Bank to help feed Houstonians.

YMCA Angel Tree Program - November 2 through December 9

HAA is partnering with the YMCA Apartment Outreach Program this year to support their annual Angel Tree Program. This program is offered by the YMCA every holiday season, and the goal is to spread holiday cheer for parents who may not have the means to provide gifts for their children. The YMCA will provide a sign up form to purchase gifts from a child's wish list. Once you have signed up, instructions will be sent by email.
