HELLO AGAIN AND WELCOME TO ABODE ONLINE.
As I mentioned in my January column, ABODE has moved to printing event editions four times a year with digital issues available online monthly on our home page at www.haaonline.org and at https://issuu.com/haa_abode and the QR Code at right. So, hit that keyboard and welcome to the first all-digital edition of ABODE!
We will be rolling out new features throughout the year, but first up, take a closer look at our event photographs inside this month’s issue. Members have let us know how much they love photos, so we want you to see all we’ve got! Click the special red HAA button throughout this magazine to see every moment from each featured event photographed by the HAA staff and Mark Hiebert, Hiebert Photography. More is better, so please let us know what you think and what else you would like to see in future issues. Email comm@haaonline.org with your ideas and suggestions.
Last month I also mentioned the importance of mentoring and HAA is hard at work doing just that, educating our future leaders. Turn to Page 36 and meet the HAA Leadership Lyceum Class of 2026. HAA created this leadership development program to identify high-caliber, effective, well-informed industry professionals and educate them on the mission and strategic objectives of the association and its affiliated associations. We need strong leaders for a strong industry. Do you have what it takes? See Page 40 to learn how you can apply for 2027 and see Page 41 for a list of past graduates, including me – I’m a proud 2023 graduate!
• On-site professionals have access to incredible education through the association. The Avenues sessions are a great place to start, see Page 22 for details.
• HAA members benefit from joining the HAA Political Action Committee. Get involved and advocate for the good of our industry. See Page 18 for a recap of our latest events.
• If you’re a supplier partner, check out the Ambassador ONE Society on Page 58, a group that offers networking and community involvement. If you’re a supplier looking for a mentor, the Product Service Council can help you find your way through the association. See Page 44 and reach out to someone if you are looking for a mentor.
• Property managers and multifamily executives can take advantage of Apartment Community Executives & Supervisors, more popularly known as ACES, a group that brings executives together to lunch and learn. See Page 30 for photos from their holiday gathering. This is just a fraction of what HAA has to offer. FOMO is not allowed, so don’t sit on the sidelines. Come join us, reach out and shake a hand. We’d love to meet you and help you succeed in this great industry.

By MONICA GRACIA, HAA Legislative Chair, with BEN MCPHAUL, Vice President of Government Affairs

More information on eviction process changes and SB 38 implementation.
of the 2026 ABODE! The HAA Government Affairs team has been busy over the holidays and into the new year advocating for our industry and working towards the smooth implementation of new laws passed last legislative session, including TAA’s signature piece of legislation, SB 38. This bill was a TAA priority and made significant changes to the eviction process in Texas. See below for information about those changes and critical information about the legislation’s implementation.
Since SB 38 was signed into law in 2025 (it officially took effect January 1, 2026), HAA has conducted education seminars to help members understand the upcoming changes to the law. SB 38 changed the delivery of the notice and the forms used for delivery, among other things. To date, HAA has conducted three SB 38 seminars at the HAA office (two in person and one webinar) as well as six seminars in Justice of the Peace courtrooms around the region (Judges Adams, Bates, Sanders, Delgado, Williamson, and Burney).
Additionally, HAA began hosting Redbook Seminars on Jan 27, which outlined the new eviction process. If you haven’t had a chance yet to learn about SB 38, please make sure to register and attend an upcoming Redbook Seminar (See Page 24 for details).
Also, you can visit the TAA online toolkit with additional SB 38/eviction resources to learn more on your own here: https://www.taa.org/resources/sb-38-whatyou-need-to-know/
SB 38 also necessitated new forms to be used in the eviction process as well as changes to the TAA lease and rental application. These new forms, including the Notice to Vacate and the Notice to Pay Rent or Vacate, are now available
in Bluemoon. PLEASE NOTE: the person in your company who manages your Bluemoon account will have access to these.
Yet another component of SB 38 are the rules used to guide the implementation of the new law. The Texas Supreme Court oversees, with input from stakeholders, including HAA, the establishment of these rules. They were published on December 31, 2025 and took effect on January 1, 2026. Currently, the Texas Supreme Court is accepting comments on the rules through the end of January. Discussion of these rules will be a part of the Redbook seminars that HAA will host this year.
If you have read HAA’s legislative updates during most of 2025, you likely followed the proposed Apartment Inspection Ordinance at Houston City Hall. As expected, the ordinance did return to Houston City Council on December 10, 2025. HAA submitted a letter, at the request of the Mayor’s administration, encouraging the proposal to be referred to a Joint Committee for further review. The motion to refer it back to committee prevailed. The Joint Committee will be comprised of the Housing Committee and Economic Development Committee, chaired by Councilmember Tiffany Thomas and Mayor Pro-Tem Martha CastexTatum respectively. HAA maintains a good working relationship with both chairs and will be in communication with their offices as the process progresses.
HAA once again commissioned an independent study of cap rate and expenses for apartment properties in Harris County. The 2025 study was conducted by JLL and delivered to the Harris County Appraisal District in De-
cember of 2025. HAA members, along with representatives from JLL and the Baldwin Group, met with representatives from HCAD on January 7th to share our findings and encourage HCAD to consider them as they finalize their model calibrations for 2026 multi-family appraisals. HAA will distribute the Cap Rate and Expense Study membership-wide this spring.
While there has been a lot of activity at the State and County levels with candidates filing to run for office in the March Primaries, there is also a race that will decide a seat on Houston City Council in the near future. Councilmember Abbie Kamin announced in late 2025 that she was running for Harris County Attorney, effectively resigning her position on Houston City Council. City Council called an April 4, 2026 Special Election to replace her. The filing period closes on February 2, 2026. At the time of publication, there are five filed candidates: Nick Hellyar, Angelica Luna, Audrey Nath, Patrick Oathout, and Joe Panzarella. HAA plans to discuss this race at our February 3rd PAC meeting and consider a potential endorsement in the race.
For legislative concerns, call the HAA main line at 713-595-0300 and ask for Government Affairs. If a particular code requirement or issue concerns you, let us know by emailing bmcphaul@haaonline.org.

In the multifamily world, the most successful organizations do not rely on solo acts. They perform as a band and turn it up every single day. Marvelless Mark shows how working together with rhythm, trust, and purpose allows teams to dream bigger, move faster, and lead meaningful change. When teams align around a shared vision and focus on the One Big Unreasonable Dream, they stop being busy and start being truly productive, unlocking innovation, momentum, and measurable results through the Power of Us.

Leadership Session
Unlocking the Perception Code: Transforming Leadership for Extraordinary Results with David Suson
The biggest leadership challenges come from people —not strategy or competition. Dropping engagement, high turnover, and poor communication stem from misaligned perceptions. Leaders believe they’re clear and supportive, but teams often see otherwise. Unlocking the Perception Code helps close that gap, revealing hidden barriers and empowering leaders to drive engagement, execution, and real results with clarity and confidence.
On-Site Session
Summer Service Playbook: Closing the Communication Gap Between Maintenance & Management with Ishea Shepherd

Turn your busiest season into your bestperforming season with this tactical session designed to help teams navigate the summer chaos with confidence and clarity. Learn how to use structured communication models to reduce conflict and rework, deploy fast feedback loops between service and office teams to stay agile and aligned, and enhance summer workflows by using empathy-centered messaging that resonates with residents
11:30 a.m. to 12:20 p.m.
Leadership Session
The Human Advantage: When AI Steals the Spotlight, Real Leaders Still Run the Show with Mindy Price
AI is having a moment. It’s fast, impressive, and reshaping how we communicate with residents, manage teams and measure performance. While AI can generate data, it can’t build trust. It can draft a message, but it can’t walk into a meeting and bring people back together. It definitely can’t rally a team around bold goals when things have gone off course. In a world chasing speed and scale, the real edge isn’t just being efficient, it’s being human.
On-Site Session
Beyond the Lease: Hospitality Fundamentals for Exceptional Resident Experience with Charlotte Pisciotta

In today's competitive multifamily housing market, exceptional resident experiences are key to retention and satisfaction. Explore how hospitality principles can transform everyday operations in multifamily communities. Learn how to apply core hospitality strategies to create environments where residents feel valued and connected.

Explain your primary reason for applying for the Leadership Lyceum Program. What do you hope to gain from this program? The Lyceum Program would help me develop formal leadership skills that match where my role has taken me. I’ve grown into leading marketing strategy at SYNC and mentoring newer team members, and I’m eager for training that will help me lead more effectively and grow into senior roles. I’m passionate about multifamily, but I want to deepen my understanding beyond marketing –particularly around how HAA, TAA, and NAA influence policy change and advocate for our industry. Understanding how these associations shape legislation and industry standards would help me contribute more meaningfully to advocacy efforts and build deeper connections.
HAA has been a part of molding my professional approach from the beginning of my career. I’m eager to broaden my perspective and develop the big-picture thinking that the Leadership Lyceum offers. I’m also deeply grateful for the opportunities this industry has given my family and me. I want to empower others and encourage them to dream bigger than they should, and this program would equip me to do that more effectively throughout my career.

Applicants will be notified after the committee meets, typically in early December.
Once I complete the program how will I be recognized as a graduate?

HAA is saddened to announce the passing of HAA Lifetime Member and Past PSC President Sonny Unverzagt of Best Plumbing. Sonny was a very active and much-loved volunteer and friend. We send our love and condolences to his family, friends and peers. He will be greatly missed.
John Alan "Sonny" Unverzagt passed away on December 13, 2025, in Houston, Texas. Born on September 28, 1950, in Indianapolis, Indiana, Sonny lived a full and vibrant life marked by dedication to his community, deep love for his family, and a passion for the things that brought him joy.
Sonny was a devoted father to his son Tyler Unverzagt and daughter Tiffany Unverzagt. He took great pride in watching his family grow and thrive. Tyler and his wife Ashley blessed him with four grandchildren—Cooper, Charley, Walker, and Lainey—while Tiffany and her fiancé Joe Voigt gave him the joy of a granddaughter, Paisley. Sonny cherished every moment spent with his children and grandchildren, creating memories that will be treasured for generations.
He is also remembered by his siblings: sisters Patti Milliorn and Debra Unverzagt; brothers Thomas Unverzagt, Robert “Rocky” Unverzagt, William Unverzagt, and Gregory Unverzagt. His extended family includes many nieces and nephews who were touched by his warmth and humor. Sonny was preceded in death by his parents John and Doris Unverzagt, as well as sisters Kathryn Unverzagt and Jeanne Unverzagt Dodd.
Professionally, Sonny made a lasting impact through decades of service to several organizations across Houston. He was a lifetime member of the Houston Livestock Show and Rodeo for over 30 years. His commitment included active roles on the Corral Club Committee with the East Club and The Parade Committee. He also volunteered with the Hold 'Em & Hit 'Em Club, contributing time and energy to causes close to his heart.
In addition to his involvement with the rodeo community, Sonny was an influential figure in Houston’s business circles. For more than 35 years he was an active member of the Houston Apartment Association, serving on various clubs and committees throughout his tenure. His professional affiliations extended to CAI Community Association Institute as well as the Houston Restaurant Association—organizations where he built lasting relationships and shared his expertise generously.
Outside of work and volunteerism, Sonny embraced life with enthusiasm. He had a passion for golfing, building computers from scratch, playing old-school video games, admiring classic cars, and enjoying Miller Lites among friends. Time spent with loved ones—especially his kids and grandkids—was what he valued most. One of his favorite destinations was Cabo San Lucas, Mexico; he often spoke fondly of trips there with friends, calling it the best vacation he ever took.
Known affectionately as “Sonny” by many who knew him best, John Alan Unverzagt will be remembered as a loving father, grandfather, brother, friend—and a man whose presence brought laughter and light into every room he entered.
May his memory bring comfort to those who knew him and continue to inspire all who were fortunate enough to share in his remarkable journey.

Comprehensive applicant screening tools available today can uncover financial and criminal background information. Comprehensive screening using Rental Credit Reporting can also tell you who hasn’t paid rent, who has broken leases and who has received their deposit refund.
RCR provides Houston’s apartment industry with the most effective rental credit reporting tool available. RCR was established in 1977 to solve screening problems HAA founders felt plagued the local apartment industry. RCR has unsurpassed data on resident rental histories in the Houston region and gives your leasing staff immediate access to information about which prospects have fulfilled their leases and who have been residents in good standing.
