FACTORS TO CONSIDER BEFORE INVESTING IN REAL ESTATE

Condition of the property: Product shortages were another trend to emerge during the pandemic, and disruptions to the supply chain will not necessarily go away anytime soon. In addition, the cost of various products associated with home improvements, including lumber, skyrocketed during the pandemic. The National Association of Home Builders noted that while lumber prices declined in 2021, the price of lumber packages quoted to builders remained high. That means real estate investors who invest in properties that will need work could be forced to pay a lot to fix these properties. And ongoing supply chain issues could extend the time it takes to renovate a property. Investors must be able to bear these costs and lag times to make the most off their real estate investments.

Flowering plants are vital to existence. They’re food sources that provide humans and animals the sustenance we need to survive. More than anything, flowers have an uplifting quality that captures the imagination.

Butterflies are important creatures because they help to pollinate flowers.

MAKE THE MOST OF LIMITED SPACE

Put paint to work. Paint is another way to make the

space. Painting certain pieces of furniture the same color as the wall can make the furniture blend in and feel less imposing. The result is a room that feels calm and open, even if there is less space to move around than homeowners might have grown accustomed to in their larger homes.

WAYS TO MAKE HOMES SAFER

Improving traction around the house also can minimize falls. Throw rugs and runners can be made more secure with nonslip rubber backings. Bath rugs can reduce slipping on wet surfaces in the bathroom. Also, nonslip mats can be used inside of showers and bathtubs.

Use shoe trays to reduce puddling from melting snow or rain runoff in entryways. Mop up spills quickly, and consider the use of matteor textured-finished flooring to improve stability underfoot. Promptly remove snow and ice from driveways and walkways. For those who live in cold climates, heated concrete can help melt precipitation before it accumulates.

COLD WEATHER WILDLIFE IN HOMES BOOSTS DISEASE AND PROPERTY DAMAGE RISKS

Many people may practice the “love thy neighbor” creed, but when it comes to four-legged wildlife such as raccoons, squirrels, and opossum that often seek refuge in yards and homes when outdoor temperatures dip and food sources become scarce, they are best kept at an arm’s length. As community development has thinned natural habitats and forced these critters into residential areas and lessened their fears of people, the National Pest Management Association (NPMA) has found that many areas of the country continue to report increased encounters with nuisance wildlife.

“While it can be a unique experience to spot wildlife in neighborhoods, these animals should be discouraged from taking up residence,” advises Missy Henriksen, vice president of public affairs for the NPMA. “ Not only can they damage property, many are vectors of disease, most notably rabies.”

According to the Centers for Disease Control and Prevention (CDC), about 40,000 people are exposed to rabies each year, a viral infection passed through the bite and saliva of an infected mammal. Raccoons, foxes, skunks, coyotes and bats are the most commonly reported animals infected with rabies. Because of the risks associated with these pests, homeowners should take extra precautions to protect against them.

HOME IMPROVEMENT

PREVENT DIY INJURIES

When working with chemicals and other products that have strong odors and/or emit particulates into the air, make sure you do so in well-ventilated areas. This will help dissipate the smell and prevent inhalation of concentrated chemical substances. Masks guard against dust, pollen and some other microscopic particles and may not provide enough protection, depending on the job. The Home Depot suggests using particulate or filtration respirators when performing tasks, such as sanding, where you might be exposed to particles. Gas and vapor respirators offer protection against additional substances.

GROWING TRENDS IN TODAY’S HOMES

Smaller homes: Home sizes in the United States steadily increased for decades, eventually leading to an average of 2,453 square feet in 2014, according to U.S. Census figures. However, Realtor.com reported in 2015 that new construction homes have already begun to shrink by 40 square feet. There seems to be a slight trend toward more modest homes as people consider affordability and maintenance on larger properties. The National Association of Home Builders states buyers are now looking for smaller, more livable homes with flexible floor plans, energy-efficient appliances and plenty of storage space.

Does Your Family Have a Fire Escape Plan? (Family Features) When a home fire occurs, you have very little time to get out. A working smoke alarm doubles your chances of survival, yet more than twenty percent of American homes are without them. Energizer and the International Association of Fire Chiefs teamed up to address this problem by providing vital fire safety information to families. Make a Plan Installing smoke alarms on every level of the home and developing a plan of escape can give your family precious minutes to get out and get to safety. Draw a floor plan of your home and sketch exit routes out of every room. Make sure you have a fire escape ladder long enough to reach the ground from upstairs rooms. Assign an outside meeting place, so you can quickly locate each other

BEST BUYS FOR THE NEW YEAR

Smart shopping involves making budget-friendly purchases. Never paying full price is a mantra shoppers can follow to help keep their finances in check. In addition to coupons and other discounts, shoppers can usually score deals based on which time of year they shop for particular items. Each year, various consumer resources offer advice on the best time to buy certain items. The beginning of the year is often an ideal time to purchase certain items. Consumers who take advantage of sales offered at the start of the new year can save substantial amounts of money. Now that the holiday season has passed, consumers can begin to find deals on items for themselves.

HOW RISING FOOD DEMAND IS AFFECTING FARMING

Climate change: Climate change is predicted to cause issues to crop yields, especially in portions of the world where the population is growing the fastest. For example, a recent NASA study published in the journal Nature predicts that high greenhouse gas emissions may cause corn output to decline as early as 2030, but wheat output would increase. Farmers may need to roll with the punches and shift operations to cope with the environmental changes.

euthanized in United States animal shelters has declined significantly since 2011. The ASPCA reports that approximately 1.5 million shelter animals are euthanized each year. That number is high, but it marks an improvement over 2011, when roughly 2.6 million dogs and cats were euthanized. The ASPCA credits part of this decline in euthanizations to an increase in animal adoptions and greater success at returning stray animals to their owners. Recent data indicates that roughly 3.2 million shelter animals are adopted each year, with a 50/50 split between dogs and cats. A greater emphasis on adoption can help reduce euthanization statistics even further.

Treatment Given for Dry Eyes Fails to Improve Condition

DEAR DR. ROACH: I developed chronic dry eyes after having cataract surgery on both eyes. I consulted an ophthalmologist who specialized in treating dry eyes. She prescribed Restasis, but my condition didn’t improve after three months of use. She then switched me to Xiidra and instructed me to use it for two more refills, which lasted for nine months.

At the end of my conversation with the dry eye specialist, she said that she had done everything she could for me. I inquired about the Miebo drug that was recently approved or the LipiFlow procedure. She mumbled something, then said “goodbye” and “good luck.” Was she openly admitting her incompetence?

ANSWER: It’s hard for me to believe that a dry eye specialist wouldn’t know about the new treatments available in their area of expertise, and I can only guess that there was some kind of miscommunication. As a generalist, I have to know at least a little bit about a whole lot of conditions, rather than a specialist who knows a whole lot about just a few conditions.

For most people with dry eyes, starting with artificial tears is usual and effective, but I certainly have had patients use artificial tears many times daily and still have unpleasant symptoms. I also recommend trying to avoid dry areas, especially with high airflow.

Most people with dry eyes have blockages in the meibomian glands, which secrete an oily substance that helps prevent the eye fluid from drying. It also forces the lacrimal glands to make more tears. (This leads to the paradox of people having red, watery eyes when they really have dry eye disease.) Trying to unblock the meibomian glands with baby shampoo and warm water is another treatment generalists like me often try. But when these therapies aren’t working, an ophthalmologist is essential. An ophthalmologist can do an exam to be sure if the meibomian glands are blocked. Among the treatments they have available are the ones you tried: cyclosporine (Restasis), which works well for a minority of people; lifitegrast (Xiidra), which decreases inflammation; varenicline (Tyrvaya), which increases tear production; and Miebo (perfluorohexyloctane), which works by reducing evaporation.

If the problem really is the blocked glands, doctors can also consider more powerful treatments to unblock them. One of these, Lipiflow, is a heat-based treatment. My colleagues in ophthalmology, to whom I refer, tell me that this is often successful, although the process may need to be repeated -- sometimes every six months and sometimes longer. Ophthalmologists can also place plugs to reduce the loss of tears through drainage.

RECOGNIZE POTENTIALLY DANGEROUS HOUSEHOLD CHEMICALS

Air fresheners: These seemingly innocuous products may be doing more harm than good. Information published in a 2015 issue of The Journal of Toxicological Sciences linked air fresheners to volatile organic compounds, or VOCs. They also may contain ultra-fine particles of formaldehyde and phenol. In addition, National Geographic’s The Green Guide states that many air fresheners contain nerve-deadening chemicals that coat nasal passages and temporarily block one’s sense of smell. Many widely available air fresheners use phthalates, which are linked to hormonal and reproductive issues, birth defects and developmental disorders. In lieu of chemical air fresheners, spray diluted essential oils around the house.

STRATEGIES TO DISCONNECT MORE OFTEN

Turn off your notifications.According to research from the Business of Apps, the average smartphone user in the United States receives 46 app push notifications each day. The sound of a smartphone notification has become as recognizable as any sound, and the volume of notifications the average users receive in a 24-hour period no doubt contributes heavily to how much time they spend on their phones. Turning off notifications makes it easier to disconnect from devices, and may even make individuals more productive.

Here’s a Tip

* Use a muffin pan to make cookie cups for ice cream or fruit. Just flip your muffin pan over, and press dough over the upturned wells. It will puff up a little, but once it settles, they make very nice bowls. I do this with pizza dough as well. Prebake for a few minutes to form the bowl, then fill with ingredients and complete baking.

* If you can put a tension rod in the cabinet under your sink, you can use it to hang spray bottles for extra storage. It’s amazing how much space clears up, and it’s easy to find the bottle you need.

* Travel a lot? Make use of those shower caps by pairing up shoes and using the shower cap to hold them together while simultaneously protecting your clothes from the shoe bottoms. Smart!

Small Town Shoutout

I wanted to give a small shout out to my small town that in the past few years has done many things for their residents and visitors. From updating/paving the park walkway to adding a disc golf course to new events to redoing a building to a small venue spot, the work hasn’t gone unnoticed by your residents. Kudos!

Wine Sales in Grocery Stores

The grocery stores don’t need to sell wine. They are already dominating the local revenue streams of our communities. Why jeopardize the small wine & liquor stores that help make up our local commercial sectors. It’s just greed on the part of the grocery chains. Write your legislators and say “no” to grocery store wine sales.

Breakfast on a Saturday Morning Brings Me Joy

Handicapped parking

After moving back to Webster 1 1/2 years ago from the Buffalo area, I resumed attending a restaurant in Webster to meet friends and acquaintances from 9:00AM to about 10:30AM to make garrulous conversation. The conversation is all over the place, and it is made up of people in their 70s to early 80s. The number of attendees can vary from 6–12 people. However, adding to this happy merriment is my engaging with a lovely 7 year disabled girl named Delilah. She is brought there by her mom who puts her in a high chair cause she can’t walk and can’t talk too well, but she understands. They sit in a booth about 10 feet down the aisle from our group. That sweet blonde haired little girl has stolen my heart and the others in my group. I wave to her and blow kisses from where I sit and call her name. She then exhibits a smile that enthralls my heart. For the past 3-4 weeks I have brought her candy and dolls. Her mom brings her to our table to interact. Yes, Delilah and friends bring joy to me to start the weekend.

AGAIN, this must be addressed! Monday, a red SUV sped up and quickly pulled in front of me, cutting me off. Then they pulled in the [Department store] (same one as me) and sat in the vehicle for 5 minutes before getting out. My point? In such a hurry to cut me off then sat 5 minutes before getting out. He had parked in a handicapped spot, literally jumped out, bent over, pulled a young child out of a car seat, carried the toddler and briskly walked into the store. PHYSICIANS!! Please do a better job of passing out tags! Seriously, the abuse must stop! This man’s strength did not warrant that close spot by any means. His walking was fantastic. If disabled mentally? Seizures?…he had a young child with him while driving. The excuses must stop, these people know they are abusing this! There must be more spots for the true ambulatory disabled.

BREAKING DOWN THE LEPRECHAUN MYTH

While 21st century celebrants of St. Patrick’s Day might be hard pressed to find images of leprechauns not dressed in green, that wasn’t always the case. Prior to the 20th century, leprechauns were described in various depictions as wearing red.

SIGHTS, SOUNDS AND SYMBOLS OF ST. PATRICK’S DAY

The color green is everywhere come St. Patrick’s Day, but celebrants may be surprised to learn that blue is the color that was once most affiliated with St. Patrick himself. Numerous paintings depict St. Patrick wearing blue vestments. But green is the color now most instantly associated with Ireland, which is widely referred to as the “Emerald Isle.” Ireland’s lush countryside and rolling green hills attract millions of visitors each year. The color green can be found just about everywhere on St. Patrick’s Day, even if Patrick himself was partial to blue.

IFrom Open Mic Mis teps to Stand-Up Su e : The Kai Von Doom Story

n the realm of comedy, there are those who stumble into it by chance and those who are born to grace its stages. Kai Von Doom, a rising star in the Rochester comedy scene, embodiesbothnarratives. From childhood listens to Richard Pryor and Eddie Murphy to commanding New York audiences with her wit, Kai’s journey into comedy is a story full of humor, resilience, and unyielding passion.

Born and raised in Rochester, Kai’s comedic odyssey began as a covert affair, sneakily tuning in to her parents’ comedy specials long before she was old enough. Immersed in the hilarity of sitcoms like Seinfeld Living Single, she became interested in the writing field. A serendipitous misstep at an open mic, mistaking it for a karaoke night six years ago, propelled her into the spotlight. Since that fateful night, Kai “[hasn’t] been off stage since.”

Educated in Rochester CSD schools, Kai started at U of R as an English major and switched to St. John Fisher, majoring in communication and minoring in film and TV. She worked in digital marketing until a recent layoff. Undeterred, she channels her creative energies into video gaming, cosplay, and writing, currently working on a horror film.

Propelling Kai through the ebbs and flows of comedy is a profound reverence for the transformative power of laughter. For her, comedy isn’t just about punchlines and applause; it’s about human connection. e mere sight of smiles and the symphony of laughter throughout a room inspire her. She says, “Laughter helps us forget about whatever worries we may have going on throughout the day, and that feeling is what drives me.”

Whether at Comedy at the Carlson or smaller stages around the area, Kai loves the genuine interactions with her cra . “It’s nice to get to see real feedback that I’m good at what I do and that I’m leaving an impression on people. In marketing, it’s all numbers and analytics I’m looking at on a computer screen, so doing something where I can have audiences coming up to me … is a breath of fresh air,” she explains. Reflecting on the metamorphosis of the Rochester comedy scene, Kai says the pandemic caused a major shi : “ ere’s this influx of people who were just craving human interaction or events to go to and hadn’t really been to comedy shows before. So, for better or for worse, there are comics and audience members who don’t understand show etiquette. It’s been interesting and frustrating to see how things are changing!”

Performing across Western and Central NY, and even NYC, Kai cherishes moments of personal triumph, especially her inaugural

appearance at Comedy at the Carlson and the first show she produced.

Key to successful comedy, Kai says, is simply a focus on the crowd. “People get too caught up in either trying to be smarter than everyone else, edgier than everyone else, or trying too hard to prove that they aren’t edgy.” Instead, Kai says, “If people are laughing, that’s all I’m concerned with and that’s how I know I’m doing a good job.”

In an industry ripe with hecklers, absences, equipment failures, and inattentive crowds, she makes sure she has backup jokes in case a set is bombing, and she brings other comics to shows in case they need to step in for someone. Kai says, “It’s all about being prepared for anything the universe throws at you.”

Kai aspires to write for TV sitcoms and horror movies, as well as to tour the country doing standup, but says that “even if I don’t go any further in comedy, I am just glad and honored that I can laugh with so many people every week.”

Kai advises aspiring comedians to learn to write and find your own voice before you worry about the marketing. Comedy, she insists, should be fun. “Keep the fun in it and you’ll be good!” she says. Going to shows and making friends is key – “People want to book people who they like being around. I want to work with anyone who is serious about their cra , especially if they’re good at it.”

Kai says there’s always something going on in the Rochester comedy scene and she encourages everyone to come out to local comedy shows and open mic nights.

is month, Kai looks forward to hosting five shows for Sahib Singh at Comedy at the Carlson as well as performing in Jake’s Comedy Jukebox in April at which she’ll sing with a live band along with telling jokes. For more on Kai, search Kai Von Doom Comedy on Facebook and kai_vondoom77 on TikTok.

Leveling Up: Walking with multiple dogs

DEAR PAW’S CORNER: I walk my neighbors’ dogs every day a er school. It takes time because I have to walk one dog at a time, then go to the next house, and then the third one. I’d like to make this job a little more efficient by walking all three dogs at the same time. What’s the best way to do this? -- Colin R., Smyrna, Georgia

DEAR COLIN: I can see your dilemma! Walking three dogs separately takes at least one hour, probably two, when you add in the time spent accessing each home, leashing up the dogs and unleashing.

It is possible to walk all three dogs at once, but you have to do two important things first: One, get permission from each neighbor to walk the dogs together, and two, make sure the dogs will get along before you commit.

You may be able to only walk two of them together and the third one alone. And if the neighbors don’t agree, then you’re stuck walking all three separately.

If you do get permission to walk them together, do it on a trial basis. Here are a few tips from professional dog walkers:

• Don’t use retractable leashes when walking multiple dogs. You need full control at all times.

• Leashes can easily get tangled; hold two in one hand and one in the other, or buy a 3-way leash coupler to minimize tangles.

•If one or more dogs gets aggressive or bullying, walk them separately to prevent the problem from getting worse.

•Avoid walking them in areas where a lot of other dogs are present. If all three bolt toward another dog, you may not be able to hang on to them.
