Whether you enjoy cleaning the house or not, certain areas of the home are routinely overlooked.
“We recently surveyed consumers to get a better understanding of their cleaning habits and found that many people not only overlook certain areas of the home when cleaning, but also intentionally avoid areas they think are too difficult to clean like curtains, blinds and behind the toilet,” said Leanne Stapf, chief operating officer of The Cleaning Authority. “The longer you ignore them, the buildup of dust, dirt and grime will be harder to remove.”
The national survey showed that nearly 30% of homeowners forget to clean ceiling fans and light fixtures, while 50% of cleaning experts said most baseboards go untouched.
While more frequent cleanings can help, expert hacks can make the process less daunting.
“Be aware of the areas that you typically forget to clean and avoid because it’s difficult, and ensure that you make the time to get to those spots,” Stapf said.
Managing time well can also help a reluctant cleaner. Many people underestimate how much time something will take, then they get overwhelmed and give up, said cleaning expert Becky Rapinchuk.
“I encourage people to work in smaller time increments so they can accomplish a little at a time,” said Rapinchuk, who blogs at CleanMama.net and is the author of “Clean Mama’s Guide to a Healthy Home.”
Here are some of Stapf’s tips to help clean the forgotten and tricky areas around the house:
• Baseboards: The quickest method for removing dust from baseboards is to use the brush attachment on your vacuum. To remove any scuff marks, gently scrub the baseboards with a cleaning sponge like a Mr. Clean Magic Eraser.
• Curtains: A simple way to freshen up curtains in between washes is to use a vacuum. Use the vacuum’s brush extension to remove any dust or debris from the curtains.
• Blinds: Grab a pair of tongs, wrap two microfiber cloths around them and fasten with rubber bands. Clasp the tongs around each blind and drag across to remove dust.
• Ceiling fan: Instead of using a rag to clean the fan, try using a pillowcase. Slip it in between the fan blades and swipe one at a time. You can then just throw your pillowcase into the washing machine.
• Behind the toilet: Given the hard-to-reach crevices and grout lines behind the toilet, it’s beneficial to purchase an extendable scrubber. This eliminates any back strain or bruised knees from trying to fit back there. When using the scrubber, dip into a solution of warm water, ¼ cup vinegar and 1 tablespoon of dish soap for a thorough clean.
• Hard-to-reach pet hair: Slide rubber gloves on and rub down any areas that need extra cleaning after vacuuming. When rubber is pushed against fabric, it can generate electricity to gather remaining pet hair. Rinse the gloves under running water when you’re done and the hair will unstick.
• Electronics: Coffee filters are perfect for clearing dust from TV screens, computer monitors and any other screens around the home, without leaving behind any fibers like towels do.

What to consider in a tiny home

Biger doesn’t always mean better, especially for people who live in tiny homes. Giving up square footage, tiny-home dwellers yearn for a more simple life, are often concerned about the environment and are financially motivated to spend their money on pursuits other than housing.
There is no official description of just what constitutes a tiny home, but usually they’re under 400 square feet, said Dan Louche, owner of Tiny Home Builders in Cumming, Georgia. They can be on wheels or not.
A confluence of events, including the emerging interest in tiny living combined with the 2007-08 financial crisis, encouraged more people to consider living more modestly. In 2014, the TV show “Tiny Home Nation” gave the movement a giant boost, Louche said. “The trend is still growing,” he said.
Eighty to 85% of his clients are financially motivated, Louche said: “You can buy a house for the price of a car.”
Downsizing, or the simplification aspect, is often challenging.
“Many people think less stuff equals more happiness. They can move into a tiny home and stop acquiring stuff, stop recreational shopping. It’s challenging but it’s a satisfying challenge,” Louche said.
More difficult is finding a place to live, which is not depicted in the happy stories shown on television.
“The big question is, where are you going to park it?” he said.
Some areas of the country are more accepting, such as rural areas. Other parts will not allow tiny homes, which often leads owners to “live under the radar,” not acquiring the necessary housing permits and other paperwork, Louche said.
Using space in unique ways, tiny homes are often compared to recreational vehicles.
“We take the ingenuity of the RV industry and combine it with the quality of the home-building industry,” with high-quality materials and better insulation, Louche said.
A word of caution: Tiny homes are not for everyone.
“If you aren’t happy with your spouse in your current house, you won’t be happy with them in a tiny house,” Louche said.

“A lot of people always look through Zillow, Redfin or Trulia to look for homes but a lot of the times that is outdated,” said De La Garza.
Many housing sites consist of buying, selling and financing residential homes but are not often bulleted with main attractions. The real estate company provides up-to-date photos, year built and schools nearby for family living.
“Our website is updated every fifteen minutes and have served clients from Rio Grande City to Santa Rosa,” said De La Garza.
He also shares what is an ideal credit score for first-time homebuyers.
“[Buyers] should keep their credit score in mind because that’s everything,” he said. “Credit above 580 and two years worth of tax returns are the basic financial needs when looking for a house or getting qualified.”

The term waterfront conjures up visions of sparkling sunsets, wildlife viewing, relaxing vistas, fishing, and fun on the water. The word Resaca is derived from the words rio seca or dry river. There are many resacas in the Lower Rio Grande valley of South Texas; they meander through San Benito, Los Fresnos, Brownsville, Bayview, Rancho Viejo, and Russell Town. The resacas have many names, Resaca de los Fresnos, Resaca de los Cuates, and Resaca de la Palma, are just a few

of the resacas in the lower Valley. These oxbow lakes are remnants of the Rio Grande river delta and were formed thousands of years ago. The Rio Grande River boundary is permanent now, as it forms the boundary between the United States and Mexico.
Sadly, many people have drowned in the Valley’s resacas throughout the years; unwitting bathers or boaters have lost their lives to the murky resaca waters. The water in the resacas does not flow as a river does, so there is little concern of rising water from a flood or people
or animals being swept away in swift currents. There are spillways at the end of these waterways, which control the water depth along the entire length of these resacas. Alligators inhabit most all of the resacas throughout the area but seldom cause problems for humans or domestic animals. The benefits of living near a resaca far outweigh the risks or dangers of living along or near the water.
Resaca ownership varies
with the local water Districts who utilize the water from these resacas for irrigation throughout the Valley. Homeowners in Rancho Viejo own the property to the middle of the Resaca, whereas resaca front homeowners in San Benito yield 50 feet of land beginning at water’s edge to Cameron County Irrigation District. The City of San Benito gets its drinking water from the local Resaca de los Fresnos, which in turn gets its

water supply pumped in from the Rio Grande River. Be sure to check the survey if you plan to purchase a Resaca front lot to verify the lot line. The managing district maintains the Resaca, so if you fence your property to the water’s edge, you may, in some cases have to open your fence to allow the water district access for their maintenance equipment. Few homeowners fence off their Resaca frontage view, as it greatly enhances the value of
the property.
Wildlife abounds along the banks of the resacas. Local birds and mammals call the Resacas home. Birds found only in extreme South Texas, such as the chachalaca, green jay, and Altamira oriole, call the brush along the resacas home. Nutria, raccoon, beaver, opossum, manage to make a living along the shores hunting for fish, frogs, crayfish, and freshwater prawn. These animals are seldom seen and
rarely cause problems, as they are mostly nocturnal in nature. Beavers can make a nuisance of themselves if they take a liking to one of your trees near the water’s edge. However, they can be successfully removed with a live trap and relocated. Both the red-eared slider and the softshell turtles make the water their home. Bass, alligator gar, sun perch and shad are but a few of the fish species that can be found in the resacas. Mosquitoes are seldom a problem along the Resacas because the Gambusia affinnis or mosquito fish is a common resident in
all resacas. This tiny minnow keeps the mosquito larvae numbers under control.
A waterfront resaca lot in the Rio Grande Valley will invariably cost more than a lot in the same subdivision that is not located on the water, so one can expect to pay a little more to the taxman simply because the value of the property is more for a waterfront lot.
So, yes, living or on or near a resaca in South Texas has many advantages and few disadvantages.

The homeownership rate among married couples in the U.S. is 80 percent, according to recent data reported by Statista. But what if something were to happen to you or your spouse? Would the person left behind still be able to afford the mortgage?
In today’s world of dual-income families, the answer could easily be “no,” which would make a sad situation even worse. Not only could a family lose their home, but a disruptive move could also mean that children would have to change schools and leave friends behind.
One way to protect against this scenario is with a life insurance policy, which can be used to pay off a mortgage so that the surviving spouse and family members can enjoy the home they love and have stability at a critical time in their lives.
There are generally two types of life insurance: permanent life insurance and term life insurance. Both provide financial resources to help take care of loved ones, but there are some important differences to consider.
Permanent life insurance can last for a person’s entire life. Term life insurance, by contrast, is offered for a limited period of time, such as 10-, 20- or 30-year

Colaizzo says the amount of life insurance needed depends on several factors, including a person’s salary and the number of years to retirement. Experts recommend talking with an insurance agent to ensure you have the right coverage based on your individual circumstances and to make sure your family -- and their ability to keep their home -- are protected.

Can You Forgo a Home Inspection and Should You?
The term “caveat emptor” is a Latin phrase meaning, “let the buyer beware”, and meaning that it is up to the buyer to do his due diligence in inspecting a property before making a purchase. Just plain common sense dictates that if you are making what is most likely the biggest purchase of your life, that you have that property inspected for any possible defects. The cost of an inspection is just pennies on the dollar compared to what a major system repair might cost.
Your mortgage lender or anyone else for that matter usually does not require a home inspection. Nevertheless, a good rule of thumb is, if you are buying a house that is older than one

year, inspect it. Most General Contractors do warrant their work for a year from the date of the Certificate of Occupancy. Even then, refer to the last sentence in paragraph one. Most residential appliances carry a one-year parts and labor warranty so the GC is covered for appliances such as water heaters, air conditioning units, stoves, and refrigerators. If the house you are interested in is older than a year, these systems need to be inspected by a TREC (Texas Real Estate Commission) licensed Real Estate Inspector. Electrical, plumbing, air conditioning, and structural systems are the bigticket items that cost the most to repair or replace and are all covered within the scope of an inspection. Anything in the building envelope that requires regular maintenance should be thoroughly inspected as well. Do not rely on your friend, the do it your selfer, to make the inspection. This can ruin the purchase for everyone.
Your lender nearly always requires termite inspections before they will sign off on a loan for the property. However if you are paying cash for a home, then you can forgo the termite inspection as well. However, not inspecting for termites is a BAD idea. The presence of termites can go undetected for years, and the damage that they can inflict on a property can be catastrophic. So before you sink your hard-earned money into that dream home, have a licensed termite inspector check it out from stem to stern.
Unimproved lots may require more attention than one might imagine. Always check the zoning ordinances where the lot is located. Verification of any utilities such as electrical, sewer, and water is essential, as these items can be very costly to bring to the site. If sanitary sewer is not available, a septic system may be required. Lot size requirements will dictate whether there is enough real estate for a septic system.
Contesting the home inspection is the buyer’s prerogative; however, both parties can usually come to a mutual agreement to remedy the most costly problems brought to light by the inspection. If things cannot be rectified, then consider your money well spent, and move on to the next house on your list.

Tax base can differ depending on where someone lives: there's nearby entities, owned properties and businesses that can affect tax base.
Tax base is the total amount of assets or revenue that a government can tax. Cameron County’s tax office, located in La Feria, TX covers 52 cities in the Rio Grande Valley. Major attraction cities include: Port Isabel, South Padre Island, Harlingen, Brownsville, Boca Chica and Arroyo to name a few.
“Depending on where you live, it can be an entity of a city or school, Cameron County will tax you for the [property] amounts,” said Jessica, tax office clerk.
The following reasons depend on how tax base is determined: Depending on where the resident lives. Determining which entities get taxed by the appraisal district and
how much value the property is.
Applying for discounts by the owner (e.g., Homestead).
Entities include school districts, individuals, corporations and businesses called“taxable entities”.
“[Cameron County’s Tax Office] taxes a certain percentage of that property,” said Jessica.
From there, the appraisal district will determine how much a property is worth and if the owner qualifies for a discount. The owner can arrange and/or negotiate a different tax base with the appraiser depending on the status of the home, (e.g., age of the house, maintenance, land, etc.). The final percentage given by the appraisal district will then be collected from the county’s tax office.

What is square footage?
Also known as area, square footage is the two-dimensional measurement of a flat surface. In home improvement terms, this measurement is essential for accurately figuring quantities of material you’ll need. (For specific materials, watch for my upcoming guide “Building materials: How much to buy?”)
To make things even simpler, check out this construction square footage calculator from Omni Calculator. It does the math for you - even if you have to calculate the square footage of multiple surfaces. Very handy when, say, you plan to paint the walls of a room.

Gross square footage: When you sell a home, your real estate broker will calculate its square footage according to its exterior measurements (minus any unheated spaces, like an unfinished basement).

Convert inches to a percentage of a foot. (This Imperial/US length calculator will help.) For instance, 6 inches is 0.5 foot.
2. What’s the difference between a square foot, linear foot and board foot?
A square foot is a two-dimensional measurement, as explained above. To illustrate, if you want to order a kitchen countertop 6 feet long X 2 feet, calculate its square footage by multiplying these numbers, for a result of 12 square ft.
A linear foot (AKA lineal foot or running foot) is a one-dimensional measurement. Taking that same kitchen countertop example, if you want a beveled edge along the length, it will come to 6 linear feet.
A board foot is a three-dimensional measurement. Construction lumber is supplied by the board foot, which is 1 foot (12 inches) x 1 foot (12 inches) x 1 inch, for a volume of 144 inches.
3. Will I need a permit to build a shed, install a concrete slab, etc.?
The answer often depends on the planned square footage of your project. Consult your local building authority for specifications in your region.
4. Will adding to my home’s square footage increase my property tax?
When you hire a contractor for a home addition or other remodel (as opposed to simply redecorating), a property tax hike is likely. However, generally your state government will assess based on the dollar increase in your home’s value, rather than the new square footage.
5. When do I need to calculate cubic footage vs. square footage?
You’ll need to calculate square footage (area) for two-dimensional projects such as installing a new floor.
Calculate cubic footage (volume) for 3D projects like ordering soil for a container garden or figuring how much hot water that new soaking tub will use. (By the way, 1 cubic foot of liquid = 7.48 US gallons.)

New bathroom countertop
Bathroom remodels still provide some of the best return on investment for home improvement projects, but can also be some of the most expensive. If you can’t afford a full bathroom overhaul, opt for one high-impact update. Replace that outdated laminate vanity countertop with a stone version to bring an immediate touch of class to the bathroom. This update can be completed quickly and, for homeowners with a little plumbing knowledge, could even be a DIY project.
Refinish kitchen cabinets
According to Home Advisor, replacing kitchen cabinets in a typical 10-by-10 kitchen costs an average $4,000$13,000. For homeowners not able to make that type of investment, refinishing existing cabinets can provide a dramatic upgrade at a fraction of the cost. Create a new layout
Rearranging furniture is free and absolutely can make a room look brand new, said Carmen Smith, who blogs on home decor, budget DIY and home renovation at LivingLetterHome. com.
“If something is on a wall, move it to a different wall. If it’s in the middle of a room, move it to a side or in a corner for a new look and feel,” she said. “We recently took our living room couches and turned them 90 degrees, and the space has a much better flow and feel and somehow feels more welcoming when someone comes in our front door.”
Don’t get stuck in a rut “Get rid of any old furniture you are not using or loving anymore,” said Renée Kuperman, a Realtor based in Miami Beach, Florida. “Furniture isn’t forever. Trends change, needs change and if you’re not using it, why keep it? Schedule a free donation pickup with a local charity such as Goodwill, Salvation Army or Habitat for Humanity.”
Color and space
Two of the easiest ways to update a home without spending big bucks are by playing with color and space, said John Monte, owner of Elegant Simplicity, an interior design and professional home organizing firm in Seattle.
“The easiest way to pack a punch on a budget is to paint or install wall coverings. Walls can instantaneously create a calm and inviting environment, and it is important to consider them when making changes,” he said.
A well-designed space can bring joy to a family, even if that means as little as moving a coffee table that people keep bumping into, Monte said. Think about how your family is interacting in the space.
“Updating doesn’t always have to be about buying new things. Sometimes as designers we’re reusing furnishings that clients already have as well as purchasing new items,” Monte said. “Truthfully though, how friends and family move — the path of foot traffic — is an excellent
way to update a home without breaking the bank.”
Don’t overlook lighting
“You can find inexpensive yet stylish light fixtures that will really give your space a facelift,” said interior designer Jenny Gericke, owner of Gather Home and Design in Stone Mountain, Georgia. “If you’re renting just keep the original fixture and swap it back when you move out. Chandeliers, ceiling lights, lamps and floor lamps are a great way to add personality to your space.”
Power up
Adding more USB power outlets is an easy reboot that will instantly update a home, Kuperman said: “USB outlets are such a friendly and modern touch to any home. Who doesn’t love USB outlets when you stay in hotels? Bring that feeling home.”
Less is more
“Taking things away is one of my favorite ways to make something feel fresh and new,” said Smith.
If you normally have books, plants or other random decor on shelves, try taking a couple things off for a brand new feel.
“In much of my decor I love the idea that less really is more. Especially with little ones around; it’s way less things for tiny, nosy hands to get into,” she said.
Spice it up
Use textiles like pillows and throws to add color and texture.
“For fall, think dark and bold. Deep hues of green, mustard or even a deep shade of peacock blue can bring color but are also neutral enough so that you can mix in other colors or match them to other pieces of furniture or decor,” Smith said.

(BPT) - Asphalt shingles may be the most popular roofing in the U.S. by volume, but metal roofing is gaining in popularity for its durability, longevity and low-maintenance benefits. Still, many people unfamiliar with the product have misconceptions about this quality roofing option.
Myth #1: Metal roofs are loud
One of the biggest misconceptions of metal roofs is that they are loud during a rainstorm and unbearable during severe weather, making sounds like repeatedly dropping objects on tin. In reality, residential metal roofs are fastened to the roof deck, not open rafters. Metal roofs can be applied over multiple layers of old asphalt shingles, so the sound insulation between the metal shingles and your ears could reduce the noise to potentially less than more traditional forms of roofing.
Myth #2: Metal roofs attract lightning
The Metal Construction Association has released several technical bulletins outlining research that shows metal roofs are no more likely to be struck by lightning than other types of roofing. The factors that do affect lightning strikes include topography of the surrounding area, the height and size of the building and the frequency and severity of storms in the area.
“Research shows that the material used in roof construction does not influence the risk of a lightning strike,” says Karl Hielscher, MCA’s executive director, in a press release. “In fact, the presence of a metal roof really shouldn’t statistically increase or decrease the chances of a lightning strike. There are many other factors that influence the actual chance of a lightning strike.”
Myth #3: Metal roofs are ugly
Metal roofs have traditionally been associated with industrial buildings or outbuildings like sheds and barns. But as metal roofing’s popularity has grown, so has the technology to make it an excellent choice for residential structures. Manufacturers have gone from standing seam metal roofs to creating metal shingles in a variety of colors that would make an attractive covering for any home. Some metal shingles are stamped and shaped to look like other types of roofing, like wood shake, stone slate and clay tile, such as the MetalWorks steel shingle produced by major roofing manufacturer TAMKO Building Products.
Myth #4: Metal roofs can’t handle hail
Metal roofs are actually among the most resilient roofing options when it comes to hail. Many metal shingles are rated Class 4 for Impact Resistance by the UL testing group. The Metal Roofing Alliance (MRA) reported that studies conducted by the Insurance Institute for Business & Home Safety (IBHS) acknowledged that all roof types can sustain some cosmetic damage depending on hailstorm severity, but “metal roofing performed best and was much less likely to puncture as compared to asphalt, withstanding even golf ball-sized hail stones without compromising performance.”
Metal roofs also stand up well to other types of extreme weather. Metal shingles are often rated to withstand winds of over 100 miles per hour, and are rated for fire resistance.
Myth #5: Metal roofs aren’t energy efficient
Because metal in other uses is a good conductor of heat and cold, some homeowners are concerned a metal roof will cause their homes to be colder during winter and hotter in the summer. Besides the comfort factor, the increased utility costs associated with that misconception cause major concern. The reality is, according to the MRA, metal roofing boasts some of the best energy efficiency among roofing options. State Farm Insurance Company reported that metal roofs reflect solar radiant heat, which can reduce cooling costs by 10-15 percent.
“Unlike asphalt shingles, the secret to metal roofing’s energy efficiency is its highly-reflective surface, regardless of color,” said Rick Taylor, a longtime roofing contractor now working as TAMKO’s field sales training manager. “This means, in our case, all of the MetalWorks colors are ENERGY STARcertified and are rated by the Cool Roof Rating Council - even the darkest color options.”
The Metal Roofing Alliance reports that metal roofs also provide excellent insulation in the winter, and estimates that choosing metal could save up to 40% in energy costs for a home during the year. The Metal Construction Association also said metal roofs are considered a product of choice for snowy areas because of their superior response and tolerance to that environment.
