For more than 3 decades I have been involved in the practice of real estate on SSI and seen many changes. 2018 will be the year of greatest change ever. The regulatory environment is being constantly updated and agency representation will be the focus of many discussions with the introduction of new rules. Which renovations are worth an investment? The cost of remodeling a home is easier to stomach when homeowners can expect to recoup a sizable percentage of the costs of the renovation. While basing renovations on their potential impact on resale value may be unwise, return on investment is something homeowners must consider when mulling renovation projects. Many homeowners wonder which renovations will resonate most strongly with potential buyers when a home is put up for sale. According to Remodeling magazine, homeowners are less likely to recoup their investment in a major kitchen or bathroom remodel than they would with basic home maintenance, such as new siding. That’s because buyers are most interested in how the bones of the house — or those elements that keep the house protected and can be costly to fix — were maintained. Each year Remodeling magazine issues its “Cost vs. Value Report,” which highlights the projects that offer the most return on investment. Snapshots of the Gulf Islands Galiano Island

When thinking Galiano, superlatives come to mind. It seems to have more of everything, except crowds. That’s surprising, really, given that it’s the first stop on the Tsawwassen-Gulf Islands ferry, a trip of under an hour. The lanky island seems to have more sunsets, more oceanfront, more spectacular hikes, more beautiful drives, more stunning views, more range of places to stay and eat, and more things to do.

Mayne Island

Mayne Island has a lengthy farming history, from the settlers in the late 19th century to the Japanese who established themselves as proficient farmers in the early 20th century. At the peak of production they exported over 50,000 pounds of tomatoes each season. Today the farms on Mayne Island are productive again and the local food scene is thriving.

Pender Island

Where can you get free killer whale shows with a sunset thrown in? Try Thieves Bay on North Pender. The orcas are a big island summer draw as they feed and frolic almost daily in the rich tidal waters here.
