When the initiative to feed local first responders started, one Gulfport city agency was served; this year’s event on Sept. 9 is set to reach over 25 city agencies serving close to 60 individual stations in three “Icounties.havenearly 100 volunteers on standby by now waiting to see how they can help,” Turan says.

At this annual celebration of seafood heritage, attendees will enjoy live entertainment, arts and crafts, kids’ activities and the best seafood on the Mississippi Gulf Coast. 100 Men Hall, Bay St. Louis

For the third year, the 100 Men Hall will host Booker Fest, a musical celebration honoring the genius of James Booker. The weekend will include a night with Joe Krown Trio, a morning gospel tribute by St. Rose gospel choir, a piano tribute to Booker led by two of New Orleans piano greats, Josh Paxton and Joe Ashlar, followed by spoken word artist Sunni Patterson, then the award-winning voice of Quiana Lynell and her band and a good time with comedian Rita Brent — all while screening Lily Keber’s acclaimed documentary on Booker, “Bayou Maharajah.” The festivities end with an outrageous drag brunch by Catastrophe, Zamareyah, Latonia and Misty in Booker’s honor. If attendees get hungry, they can buy food from a delicious lineup of food trucks planned for the weekend. Tickets for each of the events, as well as a wristband allowing entry to all events, are available at products/booker-fest-2022.the100menhall.com/

Dr. Emily Gilmore Fife, R.N., Rana’s mother and Emily’s grandmother, was the true impetus for them to pursue a life in the health care industry.

2022 medical laboratory technology graduate mississippi gulf coast community college

“I am proud to follow in her footsteps, teaching the next generation of health care workers while I encourage students as they improve life for their own families,” Rana shared.

Emily walley

Emily found her way into the medical field, she has a strong foundation of women to look up to and learn from.

“Growing up, medicine was something that was constantly talked about in my family,” said Emily. “There never was a point in my life where it wasn’t brought up at least once at the dinner table.”

Fite gives complete credit to her late husband, Dr. James W. Fite, for the family’s legacy in the medical field.

“Medicine is a calling, and his patients always came first,” she said. “Family waited in line but was never last. I was an Associate Degree R.N. when we met, and throughout our 47 years together (44 married) he encouraged and supported both my educational advancement and careerRegardlesschoices.”ofhow

“i know it’ll be work, but to be that one doctor who makes a difference in a child’s life is something i will always strive to achieve.”

“My mother put herself through nursing school at a community college not only to help patients, but to change family legacy,” said Rana. “She instilled in me the love of helping people through health care and education.”

When Emily Walley walked across the stage at MGCCC’s graduation on May 12, 2022, she became the third generation of women in her family to earn a degree in health care. What’s even more special about this achievement is that her new degree in Medical Laboratory Technology gave her an opportunity to spend more time with her mom, Dr. Rana Walley, who serves as the Medical Laboratory Technology program director as well as an instructor in the program.

Three generations of health care professionals make helping and educating others their mission THIRD TIME’S A CHARM

Emily explained, “I’ve known since I was little I wanted to be a doctor, but the great thing about that is no one forced me. It was never said that I had to be. I was just blessed with such an interest and deep understanding at a young age that it stuck with me.”

Her decision to go into the medical field was less of a decision and more of an inevitability.

“I know it’ll be work, but to be that one doctor who makes a difference in a child’s life is something I will always strive to achieve,” Emily said.

Rana couldn’t be prouder and more excited for her daughter. “I find comfort in knowing that my daughter chose a career in health care as well,” she said. “At 19, she is already working in a lab part time earning a good wage while she continues pursuing higher education.”

Instead, friends and family surprised the 46-year medical professional with a celebration to mark her 30th anniversary at Merit Health. Initially, Tremmel thought the fete just consisted of cake and photos in the breakroom until Biloxi Mayor FoFo Gilich showed up with a proclamation and declared it was “Ira Fay Day.”“I’ve been so happy and so blessed,” Tremmel says of her career. “I told my children, ‘I don’t care if you’re a ditch digger, as long as you’re happy and doing it.’ I guess I knew I wanted to do something in health care, and I fell in the right way.”

Tremmel also has served as an emergency room nurse and director at Merit Health Biloxi. She has won numerous awards, including Nurse of the Year in 1997 and 2003.

Tremmel does not plan to ever truly retire. She said she wants to volunteer in the health care field once her nursing career ends and continue to help people.

Commitment to caring

The proclamation declared Tremmel a superb nurse and excellent contributor with the highest level of “Patientsprofessionalism.inhercare immediately recognize their caregiver really cares about them and what happens to them,” Gilich said of his childhood friend. Tremmel and Gilich have known each other since the 1960s.

She showed her loyalty and dedication to the community and her healthcare career by staying in town to help during Hurricane Katrina in 2005. She also has worked throughout the COVID-19 global pandemic.

IRA FAY TREMMEL HONORED FOR 30 YEARS OF SERVICE WITH MERIT HEALTH

ra Fay Tremmel thought she’d go to work at Merit Health in Biloxi on Aug. 3 and spend the day, like she does most others, fulfilling her role as the employee health nurse.

“We grew up together, literally,” Gilich said. “I graduated in 1965. She graduated in 1967. We were all roller skating together.”

And she’s not stopping there.

“Everybody that walks through the door, we make them feel valued.”

The last remaining location, a downtown Biloxi landmark at the corner of Lameuse Street and Howard Avenue, was set to close its doors as of Aug. 31. Owner and manager Sandra Cannette says reactions from the community have ranged from sadness to disbelief.

Cannette also has received many congratulations as she wraps up her 43 years at Ellzey’s and concentrates on her family. The 65-year-old is looking forward to spending time with her new grandchild.“Additionally, I have survived cancer and the death of one of my children; I know how precious life is and how quickly it can change,” she says. “It is time for me to focus on my personal life.”

September 202220

Even as downtown evolved around it, Ellzey’s remained a beloved remnant of a bygone era. It’s the sort of place that issues handwritten receipts and people come for conversation as much as the bits and bobs on the shelves. The store has served the seafood industry, casinos,

Ellzey’s marks the end of an era

“It was like a mercantile or general store,” Ellzey says. “They had a post office there; they sold TVs; they sold appliances; they sold bb guns. It was general merchandise then.”

If

Ellzey’s Hardware had a motto, says sales associate Dena Ellzey, it would be “Service with a smile.”

“I was 12 at the time, and I remember realizing that working in the store was what I wanted to do for my profession,” Cannette says. “I loved the sense of helpfulness — serving others and aiding them gave me joy. There’s nothing like helping someone with their current project, puzzle or predicament.”

“Everyone who walks through that door is important to us, whether you have on rags or whether you have on a business suit,” says Ellzey, who has worked at the store since retiring from Biloxi Public Schools in 2005.

she says. “Several customers have asked, ‘What are we supposed to do?’”

Cannette has been with Ellzey’s long enough to remember when a bakery within the store delivered bread each

Personal attention has been Ellzey’s hallmark since her husband’s grandfather, Curtis Ellzey Sr., founded the store in 1914. At one time, his five sons operated five locations across the Coast.

“For many people, the store has been a part of their whole lives,”

“We had to put out signs on cardboard: ‘Ellzey’s is open,’ and we had a lot of people come through our doors,” Ellzey says. “They needed help, and we left our homes and the things we needed to do at home to come here and help our customers. We are very proud of that.”

Cannette says. “Additionally, our unique assortment of items that are tailored to the area keep people coming back.”

As she prepares to say goodbye, she says she will be forever grateful for the loyalty and friendship her patrons have shown her store throughout the years.“They have enriched my life and made me feel like I had a purpose,” she says. “Thank you to everyone who has come through Ellzey’s! You are as much a part of the store and its history as my family and I are.”

“Our history in the area and our devotion to helping customers has always been a highlight of our store,”

Aside from the credibility it has earned in the community, Ellzey’s tends to have the odd parts that larger stores don’t carry – not to mention an uncommon friendliness and oldfashioned charm.

went on to attend Millsaps College on academic scholarship, where he majored in Biochemistry. He graduated summa cum laude with honors in May 2022 and obtained a Bachelor of Science Degree, having a perfect all-A academic career through high school and college and having passed his final comprehensive examination in biochemistry “with excellence.” His honors thesis (Synthesis of an Allosteric HIV Integrase Inhibitors based on a Pyridine Pharmacohire) was presented during his Senior year and was eventually published.

Christopher attended Bayou View Elementary and Middle Schools and graduated from Gulfport High School in 2018 with a 3.9 GPA and class rank of 5/375. While at Gulfport High School, he served as Student Body President, President of the Interact and Spanish Clubs, Vice-President of the National Honor Society and Key Club. He was a 4-year letterman on the GHS varsity men’s soccer team. In his Senior year, Christopher was selected as Co-Team Captain, and went on to win the MHSAA State Championship, was voted Most Valuable Player and received the Ray Bishop Award for the highest GPA. He was also selected to the State Association of Coaches Varsity Boys All-Star South Team and the Region 6A Varsity Team. He served on the City of Gulfport Mayor’s Youth Council and was selected to attend the Rotary Youth Leadership Awards (RYLA), where he later was chosen to serve as a counselor from 2018-2022. Christopher began playing organized soccer, his favorite sport, at age four (4) with the Roadrunners rec team and played on numerous select soccer teams with the South Mississippi Soccer Club through his freshman year in college, during which time his select teams won five (5) State Championships. He developed many valuable friendships across the State and the southeast through this sport, including through his five-time selection to the Mississippi Olympic Development team for his age group.

Christopher was also an Eagle Scout, an accomplishment of which he was extremely proud. He was named a State Finalist for the Wendy’s High School Heisman. He was also named “Mr. Interact – Best Overall Male” and Exchange Club Student of the Year for the State of Mississippi in his Senior year and awarded the Samsung Scholarship Award for Mississippi. He was inducted into the Gulfport High School Hall of Fame. He enjoyed playing the piano, the violin, and the guitar as well as running, playing soccer tennis, and being with his family and Christophercats.

While in College, he was a four (4) year starter on the Varsity Men’s Soccer Team, two (2) year Senator in the Student Body Association, a member of the Sigma Alpha Epsilon Fraternity, President of the Millsaps College Republicans, and a member of the Millsaps Rotaract Club. While in college, and among other awards, he received the Joseph B. Price General Chemistry Award (for the highest GPA in chemistry), the Charles A. Preuss Pre-Medical Scholarship (SAE National Foundation), the Physics Service Award, and the Chemistry Research Award. He was a member of the Omicron Delta Kappa, Sigma Lambda, Alpha Epsilon Delta, and Beta Beta Beta honoraries, and was one of a few from the College tapped into the Phi Beta Kappa Society, the oldest and most prestigious academic honorary in the country. He was further selected into the Mississippi Rural Physicians Scholarship Program and was accepted into Medical School at the University of Mississippi Medical Center, with his medical school career set to commence August 2022. Christopher and his family are life-long members of St. James Catholic Church in Gulfport.

CHRISTOPHERBRUNI

CHRISTOPHER THOMAS BRUNI, age 22, loving son of Jeff and Angela Bruni, unexpectedly passed away on July 31, 2022. He was born on June 19, 2000, in Gulfport, HeMississippi.issurvived

He especially loved a cat that was found decrepit and oddly named “Betty Ford,” who he referred to as “his girl,” and “Thanos,” who became the frat cat since it ended up living in his room the last couple of years of college and thus was his study buddy.

I trust in the fact knowing that Christopher touched so many of you and you all have many fond memories of him that could fill up a thousand days we wish he had. But, if you will bear with me, I’d like to share a little about ChristopherTiffy.

academic career record and honors thesis and research later in his career. But this really came out in soccer. He loved soccer. And boy was he competitive. Soccer and Tiffy were a dangerous mixture at times, though. Those who saw him play know what I’m talking about – with his notorious slide tackles, jersey tugs – uh, pulls, and such. And, yes, there were some yellow cards.

Tiffy was also an overachiever. Growing up in a family with siblings who seemed to accomplish everything there was, motivated him to want to beat the family standard. He made the highest ACT score in the family. He became the only Eagle Scout. He was the only one who won a state championship in high school. He played soccer in college while making all-A’s as a biochemistry major. He was the only one selected into Phi Beta Kappa. And on and on. He used his siblings’ achievements to serve as base lines for him to surpass.

– Tiffy – was a lot of things to a lot of people growing up. According to his siblings, they thought he was a brown-noser. He would randomly tell his mom all the time how beautiful she was and how she was the best mom ever no matter how she looked. One might think he was definitely a schmoozer and to his siblings, this is what it seemed. However, Tif was truly compassionate and kind at heart. He told his Mom these things not only because he believed them but more importantly because he wanted someone he cared for to feel good. To this end, he was also a hugger. He wanted and gave hugs for everything. Still to this day, whenever he left the house, there was a hug event involved.

His affinity toward relationships and dealing with people later led him to choose a career in the medical field.

It’s fairly common that the younger child tends to get more lax treatment in the household. And Christopher’s siblings always complained of that.

Tiffy

On behalf of Christopher’s entire family, Angela, Catie Lee, Jeff, and I want to thank each of you for coming today to express your love for Christopher and our family. As I look out today, I see past teammates, former classmates in grade school, high school, and college, former teachers, professors, and mentors, former administrators, and relatives and friends. The loss of any life is tragic and Christophersorrowful.

Thomas Bruni. We all knew and loved him as “Tif,” “Tiffy,” and “Tif Boy” through the years. Some of you also called him “Chris.”

(Eulogy given for Christopher Thomas Bruni on August 8, 2022)

While Christopher was not necessarily a “soft” person, he was still very compassionate, sensitive, and sentimental.

He was so proud of leading a group of teammates to the State Championship in his Senior year at Gulfport High School. The comradery that was established on that team meant as much to him as it did to win the State Title. And he really took to fostering the younger players on the team. He relished the role as serving as a team leader and a role model. He embraced leadership. He had the same love and compassion for his many select soccer teams and his teammates on these teams as well and for his college team at Millsaps. He used to tell us how he grew in perspective after seasons had passed so that he better appreciated what he had previously experienced the older he grew. And he missed his teammates and always talked about past games and events like they happened yesterday. But as he confided in us, he enjoyed soccer because he saw it as the celebration of a group seeking to collectively achieve goals. He did not gravitate toward individual sports but instead flourished in a game dependent upon relationships –relationships with teammates.

Tif also loved to mentor others. He did this in his academic career as a tutor and teaching assistant in college, in school soccer as a teammate and captain, in Boy Scouts and school clubs and student organizations through various leadership roles, and at several different camps as a counselor, such as at his beloved Rotary Youth Leadership Awards summer sessions. Last night alone we received several testimonials from those who expressed appreciation for his mentorship and sincerity in helping with their well-being. In fact, several friends traveled over 7 hours one way to attend visitation last night because of the impressions he had left on them. Anyone who knew Christopher knew he was absolutely passionate in anything he did. You could see this in music – with his piano, violin, and guitar. This was evidenced in his academics – with his All-A

The Word of God states that in each of us is a light – and that we each have an obligation to bring forth God’s light into the Thoughdarkness.this is truly difficult, we must do what Tiffy would have done and make a positive out of this negative.

Mom, Dad, Catie Lee,

On behalf of our family, immediate and extended, and Christopher, we express our deep felt love and appreciation for all you have done for us and for your continued prayers and support. Let us not let Tiffy’s light fade.

And Tiffy’s short life taught us something else - to respect the preciousness of life and be passionate in our endeavors while being compassionate towards others. Let Christopher’s light re-kindle or awaken in us a motivation toward doing good in this world, spreading smiles and kindness, all predicated toward shining forth our own lights so that others may see our good works and glorify God.

When his brother and he would show up for a college class wearing the same exact shirt or outfit (unplanned), this became known as “8 a.m.” since more than likely these were occurring in 8 a.m. classes. So now, thanks to Tiffy, whenever any of us show up wearing the same things, we’re “8 a.m.’ing.”

His proclivity for misfortunes won him the name in the family as “danger prone Daphne,” which of course he shortened to simply DPD. For those unfamiliar with Scooby Doo, you probably have no idea what I’m referring to. Tripping over random curbs, randomly falling down on a soccer field but fracturing his wrist. After that, no matter how it happened or what it involved, everything became DPD - Food rolling off his plate, an open pen falling on his pants - DPD. There was the time when he accidentally burned the shoelaces off a new pair of Nikes in biochemistry lab in college……….DPD.

If you knew Tif, you knew he had a sense of quick wit and humor about him. And he would have always something to say that would end in a smile and laughter. As some of you have related, his smile was warm and inviting and his laugh Christophercontagious. was definitely not a quitter, and would not surrender no matter the cause. He could never see defeat even when others viewed it as inevitable. I know this often drove his soccer teammates crazy. This is what makes this news and our presence here today the more shocking. This mantra became prevalent in his academic pursuits, his pursuits on the soccer field, and in furtherance of his passion for research. He was relentless in his pursuits, a task master. He stayed on top of things. He completed his college career graduating summa

My only fear here today is that I could not do justice enough for Christopher and to speak on his behalf and about God’s works through him. But I have leaned on Christ’s strength to help me through this.

Growing up, Tiffy was also known for some crazy sayings, what we’ve called “Tiffyisms.” His first spoken word was “beyond,” which he attained from the original Buzz Lightyear movie (Toy Story). He loved that character. In fact, when we took photos – and we loved to take those – he would always say “cheese, beyond!” Tif also was the author of some clever sayings. In those early days, he would tell us – following dinner – that he was “always hungry after a big meal.”

But Tif didn’t let the fact that Angela and I didn’t attempt to motivate him or push him like we did his older siblings to give him an opportunity to become lax or lazy. He would constantly ask me to work with him so that he could run faster than Bud, his brother. On weekends, he would pull me out of the house to go work on his soccer skills. He wanted to juggle the soccer ball more than anyone else, and he spent hours in the back yard perfecting his skills. Tif enjoyed doing homework independently without help from any of us. But if I happened to review what he wrote, I was amazed how it was written with such clarity and originality. And he could express himself in writing wonderfully. I only wish I had that talent.

What in the world? However, he used this crazy statement to try and coax Angela or me into giving him dessert. As he got older, he became the expert of acronyms. He had an acronym for everything. I think he did this to get the usual response back from me asking what in the world he was saying. He was a trickster and had a sense of humor about him.

I doubt any one of us would have ever thought that the legacy Christopher would leave on this planet would be anything short of having a significant positive impact in our communities. Some candles are not meant to burn as bright or as tall or as consistently. But while the wick of Tiffy’s candle may have been too short, it was one that put off a strong and vibrant light. We can look around this morning’s congregation to see glimpses of what his light touched. His impact was pervasive and hopefully lasting.

We are so proudof You have so many none! Continueto shines forth and and glorifyMom,God.

“Some of my most significant challenges were the housing market crash in 2008 through 2010, followed by the BP oil spill, and working my way through a highly aggressive housing market,” McDougall recalls. “Over the years, many of my most outstanding rewards have been the relationships I’ve made and the individuals I have been able to help throughout my real estate career.”

“The historical homes that I grew up seeing line the beachfront were gone; the neighborhoods and homes of friends and family were torn away,” she recalls. “I felt it as a duty to my ‘home’ and my fellow coast residents to help, love and give back after seeing the impact of this natural disaster.”McDougall and her husband, Nathan, started buying and rehabbing investment properties in 2006 – putting her on the front lines of the region’s revitalization efforts. The storm allowed her to grasp what “depressed territory” really meant, and she witnessed how the area’s residential environment had been reshaped.

Over the course of 15 years, McDougall has guided several hundred clients as they began the next chapter in their lives. Through all the turbulence, she says, “My passion and love for ‘my Coast’ has brightened the horizon and allowed me to see the shore ahead.”

I was born and raised on the Mississippi Gulf Coast, and I’m no stranger to the real estate industry. I grew up learning what it takes to be a licensed Realtor from my grandfather, Gerald Palmer, who was a broker associate, and my grandmother, Edith Palmer, who has been in the business for 45 years - and is still going strong today! I take much pride in carrying on their legacies.

My goal is to not only help people with all their real estate needs, but to show them that what you set your mind to, you can manifest! I strive to be an example to other women, showing that you can accomplish anything you want if you are willing to work for it. I am blessed to live on The Coast and receive all the benefits of our coastal lifestyle. The Real Estate business is a vital part of our coastal communities, and I support local restaurants, coffee shops and boutiques. I don’t consider myself to have a niche area – I work with buyers and sellers from Waveland to Gautier, and I work hard getting to know as much as I can about all the towns and neighborhoods on the Mississippi Gulf Coast.

I first lived in Pensacola, and after being a stay-at- home mom for eleven years, I decided to become a Realtor. We had decided to rent for a year before buying our first home. I offered to help the rental company find new tenants for our home, and it was through that experience that I got a small taste of the joy of helping someone find “the one,” the right place to call home. At that time I met several Realtors who encouraged me to get my real estate license, and that’s all it took! In 2019 I moved back home to Mississippi and joined my grandmother as a Realtor with Latter & Blum in Bay St. Louis. What I love most about working with buyers and sellers is the wonderful relationships I have built with so many who have become friends. I love that no two days are alike, and enjoy meeting and connecting with new people from

HER TOP TIPS:

• Work with an experienced Realtor. He or she not only can use a rolodex of contacts to find you a great property but also will know how to negotiate to get you the best deal pos sible. A great Realtor will have the experience and expertise to think outside the box and make your offer stand out.

• Keep track of interest rates. Buyers may benefit from rate-testing their budgets to ensure they are prepared for a possible rate increase heading into the fall and winter. Under standing your loan limitations as interest rates rise will be key in your negotiations and search.

Be prepared to act quickly. Get your finances in order early, which includes applying for a pre-approval letter from your lender or requesting a proof of funds letter from your bank. Having these documents up front will help you under stand what buying power you have and allow you to quickly make an offer if the opportu nity arises. If you wait until it’s time to make an offer to get them, it will slow you down and could lead to losing a great opportunity.

• Make a strong offer you are comfortable with. Because this market is so competitive, now is not the time for underbid ding. Give it all you’ve got! That does not always mean offering a higher purchase price, but it could mean offering more earnest money, setting a quick closing date or adding some carefully considered contin gencies. Sellers who aren’t wor ried about the buyer backing out are more likely to accept an offer.

• Work on saving and build ing credit. Throughout this entire buying process, make sure you are taking steps to continue building your credit score, lowering your current debt and putting extra money aside to go toward your down payment. In this competitive market, buying power will increase your odds on landing the property of your dreams.

If you drive around any of the coastal towns, you will see new construction, utility vehicles and an increase in traffic — all signs of continued growth. I am seeing a change in the market as far as home buying goes. Sellers that were getting multiple offers for over list price as soon as soon as their property hit the market are starting to see changes in the home-buying process. Sellers are having to negotiate sales prices and home inspection repairs again. Most likely this is due to an increase in mortgage rates and a new post-pandemic normal."

REPORTS FROM THE TRENCHES

A lot of existing homeowners are very comfortable right now. They’ve locked in a low interest rate and are enjoying fixed housing costs. Because of today’s strict underwriting guidelines and due diligence, they’re confident they have the income and resourc es to afford their homes.

The media is talking about escalating home prices, ris ing mortgage rates and past housing bubbles. Let me tell you what I’m seeing; I think you’ll like it.

Mortgage rates remain in the “low” range. After a cou ple of years with extraordinarily low mortgage rates, 2022 has seen some increases, yet rates are still well below long-term averages.

WHAT DOES ALL OF THIS MEAN FOR YOU?

• For most people, homes have gained significant val ue. This protects them in case prices fall and provides equity to access for emergencies, home improve ments or other expenditures. If you’re in this position, a qualified professional can help you with a home equity loan or line of credit.

September 202240 HOME & REAL ESTATE SPONSORED BY

While the Federal Reserve Board may continue raising policy rates to cool inflation, mortgage rates have large ly reflected the changes already. Even with the increas es, home price gains and other advantages can make owning a better deal than renting.

For those still looking to buy, market forces are tilting toward more housing supply (which means less competition), price moderation and rate stabilization. This combination invites buyers who previously shied away from the frantic market to re-enter the game. If this sounds like you, it’s possible your buying pow er could be extended with a hybrid adjustable-rate mortgage that starts with a lower rate and payment.

Is this a good time to buy a home? Where do mortgage rates stand? What’s the impact of inflation? A local expert is here to answer your questions and offer her predictions – and the news is not all bad.

Price growth is slowing. After a record run of frenetically rising home prices, gains are slowing down. Home owners still have newfound equity in their homes, and moderated prices can help new buyers.

• The demand is very strong right now for new homes, and we still are experiencing a shortage of available supply. Many magazines are promoting the Gulf Coast as an excellent place to live, and that praise has caught the attention of many out-of-town clients wanting to move to this location permanently or build a second home here. There are numer ous projects that have been completed or are under way in our region, including a planned Buc-cee’s convenience store, the popular Mississippi Gulf Coast Aquarium in Gulfport, the Amtrak coming to Bay St. Louis, the expansion of the Boardwalk in Biloxi, the Mississippi Sea Wolves (semi-pro hockey team) returning to Biloxi Coliseum, the expansion of Margaritaville Casino and Resort, etc. All these exciting developments happening in our area will increase jobs, thus solidifying a predicted increase in demand for new homes needed on the Mississippi Gulf Coast.

Although the feds have continued to increase inter est rates, building has not slowed down. It appears that as rates rise, costs associated with building materials are decreasing, which is causing the total price for new builds to balance out. We continue to see lumber prices dropping; therefore, there is still a strong growth in demand for new builds. We have seen an increase in people from Louisiana building second homes on the Mississippi Gulf Coast. Most of these clients are using cash to purchase these homes. Since COVID, we have had an influx of peo ple visiting cities along the Coast and falling in love with our towns, so much so that they have decided to move here.

Are you considering building your dream home? Here’s some facts and factors to consider that will affect the market over the next six months:

With almost 20 years experience as a loan officer, I’m renowned as one of the best in the mortgage industry. I have been recognized by Scotsman Guide’s Top Originators Award, been featured on Mortgage Executive Magazine’s Top 1% of Mortgage Originators in America, and am the author of the international bestseller, Mortgage Peace: A Proven Formula for a Smooth On-Time Closing. Most importantly, I know how to get the job done, and you can trust me to find the right loan for your first home, next home, or investment property.

But my consideration for you doesn’t end after finding the right mortgage package. From pre-approval to closing and into the future, I’ll always answer your questions and make sure your loan continues to meet your changing Icircumstances.lookforwardto being part of your home financing journey.

One of the keys to my success is my ability to personalize the mortgage process. I understand that each mortgage is unique to each client’s goals, circumstances, and priorities. Maybe a conventional mortgage will meet your needs. Perhaps a jumbo loan is a better fit for your big dreams. Or perhaps you could qualify for programs like FHA, USDA, or VA. Whether you’re purchasing, renovating, or refinancing, I’m dedicated to finding the right loan product for your plans.

It’s heartening to see the growth

When preparing your home for guests, you want to set it up for success. Invest in the important things, like good linens and a working coffee pot. Guests don’t want to sleep on uncomfortable sheets and use paper-thin towels when they’re paying good money for their stay.

The growth of short-term rentals and the increase in supply we have seen lately was something many locals never thought would be common on the Coast. If you search a rental platform, you will find hundreds of options to choose from. The market in our area has come a long way, especially with all the hurdles we’ve faced. When many of us were sorting through flooded homes from Hurricane Katrina, followed by the 2008 housing crisis and spiking insurance costs, people weren’t exactly flocking here to invest. I for one, am glad to see the change.

Michelle Chiasson is the owner of Coast al Concierge LLC. Reach her at coastal. concierge@yahoo.com.

Thanks to its many attractions, Coast has robust rental market Rise of the rental

Unforeseen situations will arise, including equipment breakdowns.

Next, hire a great property manager if needed — or at least a local company that can be on call for various needs.

and excitement so many people here are witnessing. I talk to new people daily who either own second homes or vacation rentals here, and they love our Coast. They’ve turned family homes into short-term rentals, or even made a section of their home a short-term rental space. They offer various perks to attract guests. Whether the rental is located on the beach or blocks away, visitors are happy with their stay and ready to return for more. I see guests leave messages in sign-in books every day saying they can’t wait to come back.

Having a top-notch cleaning crew also is essential. You want a crew that knows what turnaround cleaning involves. It is not a simple run in, change sheets and run out. It is generally a deep clean every time. We want guests coming to the Coast to feel welcome, and arriving at a sparkling-clean rental is a great way to start their visit on a positive note.

Our Coast is beautiful, and it is so nice driving along the beach at any time of day and enjoying what we sometimes take for granted. Remember that people from around the world come here to enjoy this place, which we are fortunate to call home.

When designing contemporary coastal interiors, I draw inspiration from nature. Benjamin Moore’s Hale Navy is a favorite of mine because it is a true navy. It really goes with everything, and navy blue is one of those colors that always will be in style. Hale navy also works well in any design scheme, from traditional to modern. It’s such a good blue that Benjamin Moore made it part of their Historical Collection. The trick to using dark colors is ensuring there is enough light in the room to support the color.

September 202268 HOME & REAL ESTATE SPONSORED BY

White is complicated because of all the different undertones it can have. To pick the right shade, I recommend first identifying the “boss” in the room. This is usually the flooring or countertops. Once you determine the boss’s undertone, you can figure out which undertone you need for your white walls. I also recommend either painting a very large square on your wall or ordering a peel-and-stick sample from Samplize.com. You want to make sure you like it not just when the sun is shining, but at night and when it’s raining as well. Light plays a very large role in how we see color, so do not skip this step.

Goodbye, gray walls

Finally, Benjamin Moore’s Adirondack Green is high on my favorites list. I like it so much that I used it in my own kitchen. Adirondack Green is earthy and calming, giving off a serene forest vibe that can be used in any room in your house.

Farmhouse design has been very popular for the last decade, and in that time, it seemed like everyone painted their walls some shade of gray. Gray is out, and clean, crisp white walls with accents of color are in. If you need some ideas and inspiration for your next project, I’m here to help with my top three favorite paint colors.

As modern and traditional styles have combined, we’ve seen a completely new one emerge: transitional. Transitional design pairs the refined lines and tidy surfaces of modern design with splashes of color and ornate patterns from traditional design. Colors such as sea foam green and spa blue have been debuting in the home on upholstery, such as pillows and accent chairs, and yellow-

Traditional design has a deep-rooted history and is inspired by 18th- and 19thcentury Europe, particularly England and France. Most people are familiar with its rich wood tones, ornate details and bold colors, along with its striking use of brass and golds. Despite its pervasiveness over the years, this style has slowly faded away as people focus on cleaner lines and minimalistic designs.

When investing in real estate for vacation rental purposes, owners must decide if they should opt for long- or short-term rentals. Most of the time, the decision relies on the nature of your property itself. However, there are several pros and cons to these two strategies.

Stage your rental

In 2016, I read a book that forever changed my life: “Rich Dad, Poor Dad” by Robert Kiyosaki. It emphasizes the importance of financial literacy, financial independence and building wealth by investing in assets, which includes property and businesses. Soon after I read that book, I started investing in real estate.

A short-term rental (commonly referred to as a vacation rental) is the leasing of a furnished property on a short-term basis. Nightly or weekly rentals depend on the owner, rental location and many other factors.

With over 23,000 vacation rental sites in the United States alone, it can be overwhelming to decide which platform to use. A few of the most popular are AirBnB, VRBO and HomeToGo.

A long-term rental typically refers to a property that is leased for periods of one month or longer. Whether an entire home or just one room is for rent, renters pay the homeowner each month and typically take care of other expenses like utility bills.

Airbnb has become a favorable option for hosts who are offering their home or extra space to guests, as well as travelers seeking a unique, cost-efficient and homey alternative to the everyday mundane hotel room. An interesting fact is that long-term stays of 28 days or more have been trending yearly and are an excellent direction for the company.

I had the privilege of chatting recently with Mandie Rodriguez of MLR Interior Design in her lovely Ocean Springs kitchen. I asked her, “What is the fastest way to update an outdated kitchen?”

Minimalism is the perfect trend for the kitchen, where organization, cleanliness and efficiency are paramount. It enables clear, clutter-free surfaces and stylish, sleek materials. Bear in mind that minimalism certainly does not have to look boring or unfinished.

HOW CAN YOU RAISE AN INDE PENDENT LEARNER?

Teaching children to be independent learners isn’t like teaching them how to ride a bike or tie their shoes, but there are still many things you can do to encourage independence. Here are several tips:

• Focus on effort and learning more than grades and GPA.

One of the best things you can help your child work toward as a student is becoming an independent learner. In school, independence is a sign of maturity and confidence. Students who are independent seek to learn for the sake of learning and understand that learning requires discipline and diligence. The more you can help your child make that transition toward independence as a student, the more equipped he or she will be for college-level academics and a career.

things better than their less-independent peers.

It’s obvious why this is important. Independent students are not afraid to fail and recognize that all learning requires effort. They take responsibility for school themselves and acknowledge that success in school will help them reach their goals, even if they haven’t defined them yet. They are persistent, even when a subject or assignment is hard for them, and they tend to comprehend and retain

WHAT IS AN INDEPENDENT LEARNER?

Put simply, independent learning is when students take ownership of their education and control of the tasks required to learn. They stay on top of what they need to do and engage in homework and studying without having to be nagged by you or their teachers.

Back to school: 4 WAYS TO ADVOCATE FOR YOUR CHILD

BY KELSIE DOVE

1. ASK QUESTIONS AND REMAIN CURIOUS.

As much as we would like to believe that our children will never make mistakes, they will. They’re human, just like us, which means at some point, they will mess up. The true test of character is how they rebound from those mistakes, and parents have the privilege of helping them navigate those waters by encouraging them to take responsibility for their mistakes and correcting them in the future.

As a parent, it can be difficult to be on the outside of situations happening inside your child’s classroom. We want to know all the details of every situation, but unfortunately, we do not have that kind of access. What we can do is ask questions of our child and our child’s teacher. Often, asking casual questions and genuinely listening is the most effective way to get the information you want and need. When asking teachers questions, it often helps to provide them with the information you have and ask for the information that will connect the dots and help you see the full picture. Above all, remain curious and avoid jumping to conclusions.

4. ENCOURAGE SELF-ADVOCACY

Last month, students and teachers returned to school across the Coast, and parents resumed their supporting roles in their children’s academic endeavors. At the beginning of the school year, everyone typically strives to put their best foot forward, creating a honeymoon period among teachers, students and parents. However, as classwork, homework and tests become more challenging, conflicts may arise in the classroom. While parent-teacher conversations to resolve these conflicts may seem nerve-racking and difficult, here are some ways to help them go more smoothly.

2. WORK WITH YOUR CHILD’S TEACHER.

The best gift we can give our children is the courage to speak up for themselves. As tempting as it is to swoop

Ultimately, advocating for our children brings its share of challenges, but doing so effectively will pave the way for our children to launch into successful futures inside and outside of the classroom.

3. BE REALISTIC AND OPEN.

guidance and accountability makes a dynamic and powerful impact on a student’s achievement in the classroom. To establish this connection, keep the lines of communication open. Let your child’s teacher know you are present and interested, and listen to the teacher’s feedback about your child.

in and fight all their battles, children are quite capable of managing their own problems. And in many instances, especially with older children, they can manage minor conflicts more effectively than parents, whose involvement may needlessly escalate a situation. Students may fear speaking up because they’re afraid they may be wrong for doing so. Encourage your child to speak up using the appropriate channels, and offer your support from the sidelines.

Since parents and teachers both want the same thing, success for their student, a parent/teacher combination working together to provide support,

Independent learners have the motivation to succeed in school because they know it will lead to a brighter future. From a young age, talk with your children about what they like to learn and what school subjects they enjoy most. Talk about college and what they might want to do for a career one day. Help your children make the connection between their future and their actions today.

• Resist the urge to step in too often.

School is and always will be your children’s responsibility, so treat it that way. It’s okay for you to provide guidance and

support, but don’t get too involved in the homework process or take over when they get stuck. Encourage them to be resourceful by looking through their notes or textbook when they are confused by a problem or searching the internet for videos to help them. And if you don’t know how to help when your children ask for guidance on that math or science homework, instead have them explain where they’re confused and come up with a few specific questions to ask their teacher the next day.

Photos by Ann Madden

If your child struggles to complete homework independently or spends a lot of time on homework but yields little results, professional assistance is available and can be helpful.

• Set goals and talk about the future.

• Talk about school as a process of learning.

a low grade on a test or assignment, talk about what they think went wrong. Did they follow directions? Study thoroughly? Keep up on class work? And when they receive a high grade, point out how they got there.

Children must understand that learning is a journey that will have ups and downs. Remind them to pay attention to how they learn best and the pitfalls that can make school harder for them. Some students realize early on that they are a strong reader and less strong at math. This will mean they’ll need to put extra effort into math homework and ask for teachers’ help. Other students might struggle with organization. Developing good routines will be essential. The more children know themselves as students, the easier they can self-assess and get help when they need it.

It’s so important that your child becomes an independent learner. As your child progresses through school and life, the responsibilities only become greater—and teachers expect that your child will be a self-starter who takes initiative to manage his or her own learning.

WHAT TO DO WHEN IT’S TIME TO SELL THE FAMILY HOME CAREGIVER CORNER

• How do we choose the right Realtor?

6. Declutter and organize linen and clothing closets.

• What monetary amount do we want to get from the sale?

• Have one last event/party to share in the memories of the home to make the transition easier.

• Let everyone share their input, meet with the Realtor and feel confident in the decisions.

5. Get rid of personal items (photos, collectibles, etc.).

• If you want to put the home into an estate or trust, there are attorneys who specialize in this.

2. Declutter, donate and put away personal photos and paperwork.

4. Create an outdoor entertaining area (check out Pinterest for easy ideas).

10. Accentuate natural light for an inviting feel. Open curtains/blinds for home showings, and make sure windows are clean).

• Expand the family focus to include working together to get things finalized quicker.

HERE ARE A FEW IDEAS TO MAKE THE PROCESS EASIER:

FROM MISSISSIPPI HEROES

Selling the family home can be difficult for everyone. After all, it represents years of memories and treasures. However, there may come a time, for many possible reasons, when it’s appropriate to let it go. One of the biggest questions is: How do you get the family on board?

7. Create a spa-like feeling in the bathrooms.

• How do we get everyone on the same page?

• Have a family meeting to discuss the plan. Keep in mind everyone will have emotions and will need time to sort through them during the process of selling the home.

• Go through the items of the home and divvy out prior to putting the home up for sale. Review the list below for how to get the home ready.

10 TIPS TO GET THE HOME READY TO SELL:

• Know who the lead person is to make decisions. Is there a power of attorney? Who must sign the paperwork?

8. Spruce up curb appeal for a great first impression (again, Pinterest is a great place for ideas).

9. House plants go a long way in brightening a home.

• How fast do we need to sell?

Mississippi Heroes recognizes, acknowledges and celebrates caregivers who choose to serve those in need on a daily, month ly and yearly basis. Learn more at https://www.mississippihe roes.org.

Whether you are planning to sell the home you grew up in or the home your family lives in now, there are lots of things to consider:•Isthis the best time to sell?

1. Clean, clean, clean … and make it smell clean.

• How can we make this a positive transition for the family?

• Have a proposed amount to sell and to get from the sale.

NEXT STEPS:

3. Ensure paint colors are a blend of neutrals if possible.

kiddos are going back to school, and whether it is their first day or fourth year, it may not feel easy. Separation anxiety is a real thing that impacts many of us and impacts most of our little ones. It can lead to tearful, loud, intense and sometimes even traumatizing moments. Knowing this will happen has kept me from taking my babe places. However, after weighing the pros and cons, I determined my son needs socialization (after he followed a toddler around a Bass Pro Shop for a solid five minutes, we realized it was a must). There still may be tears, and even some screaming, but these tips will aid in a more peaceful transition long term.

• Your choice of caregiver and his or her ability to provide love and safety.

• Accept and acknowledge their feelings. If a child is scared, angry or sad, accept it in your heart and acknowledge it by giving your child’s feeling a word. You could say, “You are feeling scared right now? Mom feels scared sometimes, too. That’s OK. Mom will be back at (X time). I see some friends playing over there. Do you want to read first or play first?”

September 202284

FOR THE BABES, FOLLOW THESE STEPS:

• Yourself and your instincts to try a distance healthy for both you and your babe.

• Be consistent in your promises. If pickup time is 3 p.m., be there at 3 p.m. If babe is supposed to be with a certain person today, bring him or her to that person, etc. This consistency builds trust vital to easing anxieties.

Easy ways to ease your little one’s separation anxiety

• Be consistent in your caretaker. Children thrive on structure, knowing what to expect and from whom to expect it. It affects their brain development, so be consistent. If you can’t be there to take care of your child, make sure the same person or few people can be there. This creates trust in you and in the caretaker.

Basically, anxiety is going to happen, and it stinks. Try out these strategies and see if they help you and your babe achieve some peace.

It is preferable to have an extra supply of medication on hand if possible. If not, make sure to bring prescription bottles so they can be refilled in a different location. Just bringing sufficient medicine for a few days may not be enough.

Everyone knows by now that during hurricane season, you should have plans for an emergency evacuation and at least enough food, water, batteries/ generators, flashlights, etc. to survive a few days if disaster strikes. You should evaluate your situation and decide what you will do as far in advance as possible because once a hurricane makes landfall, it may be too late for emergency personnel to reach you. This is especially critical for the elderly.

devices they rely on, such as walkers or oxygen, which can complicate travel plans. When arranging an evacuation, plan to have essential items in the car, which may include a method to use the bathroom while on the road, as well as adequate water and snacks, and, of course, any necessary medications or oxygen.

often is the best option because you never can reliably predict whether the power supply will be interrupted. Bear in mind that if you delay, routes leading away from the storm will be crowded, meaning it could take hours longer than normal to drive to another town or state. Also, the unbearable heat during a hurricane may be too much for the elderly to handle without air conditioning. Therefore, an evacuation decision should be made and implemented early.

While washing, resist the urge to scrub, even to remove makeup. Scrubbing irritates your skin, which can make it look worse.

To help, I’ve compiled a simple routine for managing oily skin. Although excess oil can clog pores and lead to increased acne breakouts, oily skin also has many benefits. Oil helps preserve the skin, and those with oily skin tend to have thicker skin and fewer wrinkles. The key is to strike a balance between having too much oil and maintaining your skin’s natural moisture.

4. STAY AWAY FROM OIL-BASED OR ALCOHOLBASED CLEANSERS. These can irritate your skin.

And lastly, a few don’ts: First, never sleep in your makeup. This is a good rule for all skin types. Also, try to refrain from touching your face throughout the day. Although it’s tempting, doing so can spread dirt, oil and bacteria from your hands to your face. Only touch your face when you’re cleansing, moisturizing or applying sunscreen or makeup — and make sure your hands are clean first.

Even if your face is not generally oily, you still may have an oily T zone and enlarged or clogged pores this time of year. An overabundance of oil can result in enlarged pores, shiny-looking skin and blackheads.

5. APPLY MOISTURIZER DAILY.

1. WASH YOUR FACE EVERY MORNING, EVENING AND AFTER EXERCISE.

September, and there’s no sign of the hot temps and extreme humidity letting up anytime soon.

Note that products with these labels — including cleansers, moisturizers and makeup — won’t clog your pores or cause acne.

Follow these seven steps to keep your skin healthy and looking great this summer:

7stepYourguide foroilymanagingskin

2. CHOOSE SKIN CARE PRODUCTS LABELED “OIL FREE” AND “NONCOMEDOGENIC.”

BY MELISSA NEW

Even if you have oily skin, moisturizer is still needed to keep your skin hydrated. To save time and protect your skin from the sun’s harmful ultraviolet rays, look for a moisturizer that is also a broad-spectrum sunscreen that contains zinc oxide and titanium dioxide with an SPF of 30 or higher.

6. CHOOSE OIL-FREE, WATER-BASED MAKEUP. Foundations in a range of price points can keep your skin looking glowy, not greasy.

3. USE A GENTLE, FOAMING FACE WASH.

7. CONSIDER MICRODERMABRASION AND CHEMICAL PEELS.

Many people believe they must use a strong face wash for oily skin to dry it out. However, using an overly harsh face wash can irritate your skin and trigger increased oil production. Instead, look for a mild, gentle cleanser.

These services can help tremendously with cleaning out clogged pores and blackheads, as well as controlling oiliness and breakouts. Your aesthetician should do extractions during these procedures to further clean out the pores and blackheads.

The lightweight, yet super-moisturizing Gold Bond Softening Lotion is how I keep my skin soft and looking plump. The cocoa butter helps to keep the “crepe-y” look of the elbows and knees at bay.

As you can see, I like to wear bold hair color. Artic Fox SemiPermanent Hair Color is not only an easy way to try out a new color without a long commitment, but it’s an affordable way to stretch out my color between salon appointments. It’s super gentle on my salt-and-pepper hair, too.

I bought the Neocutis Lumiere Eye Cream and Neo Firm last December, and I’ve seen a big difference in how much firmer my skin looks around my eyes. Also, the little wrinkles on my neck disappeared. These are a little pricey, but a little bit goes a long way and should last for months — definitely less expensive than fillers.

As I got older, my face got more sensitive to products. Pacifica Rose Kombucha Face Wash totally cleared up my rosacea and evened out my complexion. Big plus – it comes in a travel size, too!

Before I wash my face, I use Neutrogena Makeup Removal Wipes to take off my eye makeup and mascara. These are so gentle and non-irritating, and they work as a great toner after I wash my whole face.

After I wash and tone my face, I apply Clinique Dramatically Different Moisturizing Lotion before I go to bed. I swear, this lightweight, gentle moisturizer has turned back the clock at least five years because my skin looks plump and hydrated.

THE SECRET TO SOFT, PLUMP SKIN

‘LITTLE WRINKLES ON MY NECK DISAPPEARED’

Ask any beauty blogger — Urban Decay All Nighter Makeup Setting Spray is the best on the market to keep makeup from breaking down. I’ve used it under hot lights onstage, as well as during the hottest Mississippi days; my makeup stays put.

If you invest in your hair color, keep it from washing out too quickly by using a sulfate free shampoo and conditioner; I recommend Pantene Sulfate-Free Shampoo. I’ve had pink, blue and purple hair, and Pantene’s products keep my hair healthy and vibrant.

What’s the big secret to avoiding fine lines and wrinkles? It’s sunscreen. A big thanks to my mother, who emphasized wearing sunscreen before it was “cool.” Hawaiian Tropic Weightless Face Sunscreen does not leave a white residue and is great for sensitive skin.

Although I may be a bit biased, clogs and platforms go hand in hand. Many love this stylish look and how it gives them a little edge while looking effortlessly fashionable.

The Disco Dawn Platform Mules, $248

As we transition into fall, I’m very excited about clogs and mules. This style of shoe was super popular in the 80’s-90’s era, and now, they’re back and making a huge impact.

My favorite clogs right now are the Gucci Platform Perforated G Sandal (which admittedly have a hefty price tag at $550). They give me an elevated Croc look while being super comfortable and stylish.

Other brands are keeping a close eye on this trend as well. Free People, for instance, has an amazing selection of clogs. The Disco Dawn Platform Mules ($248, freepeople. com) must be the cutest throwback I ever did see. ‘Tis the season to try something new — but old. I believe this trend will carry us all the way into the fall and well beyond.

I returned to the office recently and decided that I should upgrade my makeup stash for work. Like many people, I have changed my routine and am no longer wearing the full face of makeup that I once did. I wanted to look professional but still have a fresh face. Creating a kit for work does not have to be complicated. It can take you as little as five minutes to get that office-ready look you desire.

This is the other product I can’t live without. After the blush, grab your favorite mascara. Mine is Nars Climax ($25, narscosmetics.com). Apply to your lashes and repeat if necessary. It really takes your natural lashes to the next level. They get a great lift, and the color impact is very pigmented — instant va-va-voom.

baby shortageformula

NAVIGATING THE

Over the last several months, you undoubtedly have heard about, or been directly affected by, the infant formula shortage. One of the most common questions I get is, “Why did this happen?” That’s a bit of a loaded question, but here goes:

It appears that a combination of factors caused the shortage. In the face of global supply chain issues caused by the pandemic, the situation was acutely worsened by Abbott Pharmaceuticals’ sudden, voluntary recall of their formula lines, including Elecare and Alimentum. This unexpected withdrawal reduced the country’s formula supply by more than 40 percent. Other companies delayed increasing production to fill the void, likely because there was no information about how quickly Abbott might be back online, leaving the other companies with a sudden glut of perishable product. This decision allowed the void to persist longer than it might have otherwise. Also, the widespread panic (which was completely understandable) by families needing formula for their infants led to mass purchasing, further eroding supply. The situation has been even more problematic for children who require specialized formulas, such as those with intestinal failure, kidney disease and food allergies.

BY DR. APRIL ULMER

Ultimately, it’s going to take all the physicians in the state banding together and pooling resources to ensure that Mississippi’s children get what they need.

Infants should remain on formula until they are a year old. In these unprecedented times, if necessary, older infants (roughly 10 months and up), temporarily can be managed with toddler formula, or even cow’s milk. However, we recommend transitioning them back to formula as soon as it becomes available. For younger infants, it is unsafe to give them cow’s milk at their very young age. Instead, we recommend trying to transition to a different brand of formula. Another option, if no infant formula is available, is to use toddler formula, but only for a few days until an alternative becomes available. These recommendations only apply to infants on regular formula. Those who require a hypoallergenic formula,

In April of 2021, the state began the permanent closure of all freestanding WIC distribution centers. This move began and proceeded with little to no notice to families, or even providers. In Mississippi, roughly 90,000 residents utilize the WIC program, which is critical in providing formula and food for children and families in need. These centers generally were in communities where they were needed most, and the closures caused families, many with limited means, to have to spend additional time and resources to travel to supermarkets designated by the state. That protocol change, coupled with the pandemic’s economic impact, caused a cumulative effect in terms of the difficulties caused by that lack of access. If that weren’t bad enough, now there’s the formula shortage. At my practice, Kids and Tummies, the shortage has hit my youngest infants and families with limited means the hardest.

For the families of Mississippi infants, this shortage is just one more crisis in a long list of problems surrounding formula and food access.

WHAT CAUSES THEM?

Nobody wants them, but 40 million adults in the U.S. have them: varicose veins. Many believe those purple, often bulging, lines in legs and ankles are an unfortunate, yet normal, part of the aging process.

• Sclerotherapy: an injection for spider veins with almost instantaneous results.

Dr. Thompson: A vein is a muscular tube that drains the blood from legs and feet back to the heart. Over time, veins can weaken, stretch and dilate, which can create leaky valves.

That’s when they become visible and, if they are not treated, the veins become swollen and achy.

If you stand all day, consider wearing compression stockings. They prevent development of varicose veins and manage early symptoms, such as heavy, tired legs, swelling and cramping.

Dr. Thompson: A variety of treatments are available for varicose veins and spider veins. Most of them are done in a doctor’s office and are relatively pain free, allowing for a quick return to your normal routine. Plus, most health insurance plans, Medicare and Medicaid cover them.

They include:

• Laser treatment: insertion of a tiny fiber into a varicose vein to emit laser energy that destroys the diseased portion of your varicose vein.

Got varicose veins?

Dr. Thompson: Varicose veins and spider veins are very common, affecting about 40 percent of men and 70 percent of women by age 60. Primary risk factors include pregnancy (which is why women have them more often), extended periods of time standing and genetics. They are very common in teachers, cashiers and medical professionals because of the amount of time they spend on their feet.

ARE THERE WAYS TO AVOID GETTING VARICOSE VEINS?

• Compression stockings: These elastic stockings that squeeze veins and stop excess blood from flowing backward also may relieve pain and swelling (not a popular option with south Mississippi heat, but sometimes effective nonetheless).

• Microphlebectomy: Larger varicose veins that aren’t candidates for the above options may ultimately require removal through a few tiny microincisions in the office with local anesthetic.Whenitcomes to treatment, women tend to seek it more often than men. However, treatment is essential, regardless of gender, because varicose veins may signify a real health risk.

IF SO, HERE’S WHAT CAUSES THEM AND WHAT YOU CAN DO ABOUT THEM

HOW ARE VARICOSE VEINS TREATED?

HOW COMMON ARE VARICOSE VEINS?

Dr. Thompson: An active lifestyle can help prevent them. It’s important to keep active during the workday, especially if you have a job that requires prolonged standing or sitting. Take breaks and walk around to get your leg muscles moving.

They may be common in older adults, but they aren’t inevitable. The Vein Institute’s full-time, board-certified vein specialist Dr. Keith Thompson explains what causes varicose veins, how to lower the risk of getting them and how they’re treated.

Dr. Thompson: Despite old wives' tales that crossing your legs or wearing high heels contributes to varicose veins, they don’t. There’s not a direct correlation; however, if you’re crossing your legs a lot, you’re probably in a sedentary job. As for high heels, some people think calves don’t flex as much when we wear heels, which is loosely related to varicose veins. I wouldn’t say you can’t cross your legs or wear high heels; just be aware of what you’re doing and for how long.

For your first time, complete 12 reps of each exercise for two rounds. If you're experienced, complete three to four rounds of each exercise. Pick a weight that is challenging, not one that you can breeze through. After all, weight lifting does not make women big and bulky. It’s a big and bulky diet that goes alongside a big and bulky weight lifting routine. Weight training helps to burn fat and maintain or tone lean muscle.

important to remember that a backpack likely will be the hardest-working item among your child’s supplies, as it’s used every day to carry things to and from school and will need to withstand the daily wear and tear that comes with the territory.

BY DR. CHRIS BURKS

Recommendations to avoid backpack injuries include keeping your child’s backpack weight to less than 15 percent of his or her body weight, encouraging your child to bring only necessary books and materials home each night and helping your child understand backpack safety and how to properly load his or her bag.

Also, WIC has begun making it easier for parents to receive an alternative formula that is appropriate, even if it is not the formula their provider originally prescribed. They also have begun to stock, and have been approved to acquire, alternative formulas as that previously were not available or approved at WIC. The request for an alternative formula can be made by calling the WIC call center at (800) 388-6747 or completing a participant complaint form online.

HERE IS SOME OTHER ADVICE I GIVE PATIENTS AND PROVIDERS:

• Tighten the straps to keep the load closer to the back

3. For moms of recently delivered babies (3 months or younger), or babies who only recently have discontinued breastfeeding, consider relactation. Lots of resources and information about this phenomenon are available online. This also can help ease the reliance on formula.

• Lift the backpack properly by bending at the knees

Parents, if your infant, regardless of age, shows any signs of intolerance to a new formula, discontinue it immediately and notify your pediatrician or pediatric gastroenterologist.Recently,I’vereceived countless calls from parents, as well as practitioners and pediatricians, throughout the state asking for advice about what to feed babies in need. At my practice, we give patients, and sometimes providers, sample cans of formula whenever we can get our hands on them. I’ve told pediatricians who have called me to send us their patients in need, and they’re welcome to what we have. Ultimately, it’s going to take all the physicians in the state banding together and pooling resources to ensure that Mississippi’s children get what they need.

There are some bits of good news. First, Abbott has resumed production and anticipates that within the next two months, things should be back to normal.

School is back in session, and that means so are backpacks

ONCE YOU’VE FOUND THE PERFECT ONE, PARENTS CAN HELP ENSURE THEIR CHILDREN’S SAFETY BY ENCOURAGING THEM TO:

depending on the severity of their cow milk and/or soy protein allergy, can’t safely go from a hypoallergenic formula like Elecare, Neocate or Puramino to a regular formula. Milk- and soy-allergic infants can switch to a different formula within the hypoallergenic category --- for example, from Elecare to Neocate or Puramino. Babies with a milder allergy sometimes can be switched temporarily from a truly hypoallergenic formula like Elecare, Neocate or Puramino to a partially broken-down formula like Nutramigen or Alimentum as tolerated.

• Always use both shoulder straps when carrying a backpack

• Organize the items by packing heavier things low and toward the center

4. To help reduce the impact of shortages, we recommend buying no more than a 10-day to twoweek formula supply at a time.

• Pack light, removing items if the backpack is too heavy

It’s

Some of the important features of a backpack include making sure it’s lightweight with padded and wide over-the-shoulder straps, a cushioned backing, and a flexible waist strap. A rolling-style bag also can be beneficial.

1. If you are breastfeeding, now is not the time to transition to formula. Work to maintain your milk supply by allowing your baby to feed frequently and pumping several times per day and once at night. Store the breastmilk when possible.

September 2022112

• Muscle strain in the neck, shoulder or back, particularly if the backpack is too heavy or is being carried by only one of the straps

• Numbness, tingling or discomfort in the arms or legs, associated with thin straps, too much weight or carrying the bag with one strap

• Tripping over a backpack because of its bulky size

Dr. Chris Burks is a Orthopaedic Spine Specialist at Bienville Orthopaedic Specialist.

2. If you have been feeding your baby breastmilk but supplementing with formula, try to increase your breastmilk supply so you can rely less on formula until the shortage ends.

Many good medications are available for slowing or preventing seizures. If you know someone who has seizures, have him or her check with a neurologist or family doctor for care. While the seizure itself may not cause brain damage, falling or drowning during one can be dire.

The science behind seizures

In “focal” seizures, only one part of the body is affected, such as an arm or facial muscle, or there may be a sense of something crawling on the skin. These can have peculiar results, such as hallucinations (including sights, smells and tastes) or a vivid déjà vu, such as recalled memories or emotions.

a child’s fever rises very quickly. While scary, they’re benign, and the child will seem perfectly normal a few minutes after the seizure is over. If he or she appears fine, the child does not need to be brought to the hospital. On the other hand, certain dangerous infections can cause seizures, so if the child does not appear normal afterward, take him or her to the emergency room for evaluation.

If you witness someone having a grand mal seizure, make sure he or she is safe, lying on the floor and not hitting anything sharp or hard. Never put anything in a person’s mouth during a seizure. The tongue can’t be swallowed; that’s a myth. Biting of the tongue may happen, but the tongue heals quickly.

An absence seizure causes someone to blank out or stare into space for a few seconds. These also are called petit mal seizures. Absence seizures are most common in children and typically don’t cause any long-term problems. These types of seizures often are set off by a period of Betweenhyperventilation.theagesof18months and five years, some children may have febrile seizures. It’s believed these occur when

around. Following a grand mal seizure, most sufferers lose consciousness for a short time before waking up confused, disoriented and sore.

Most seizures that develop in childhood are genetically linked, and there’s a family history. However, seizures that develop in older adults usually are caused by brain damage from trauma, a stroke or a tumor. Seizures can be diagnosed by a test called an EEG, a brain wave study that must be read by a specialist, usually with the addition of a CAT scan.

I have learned many great lessons in life about business management, but having your administrative ducks in a row is a critical one. Be thorough in your research of rules and regulations. The answer I tend to give is not so profound, but it’s the simple truth: I just did it. Now that I reflect more deeply, I realize that while I was working for others in the industry, I felt in my heart and soul that I could do it better.

I would love to warn everyone that entrepreneurship is scary and to steer clear, but it’s the most fun and rewarding thing I’ve ever done. It’s my hobby and, at times, my best friend. Go in with your eyes wide open and a plan in place. Once that’s done, just jump in!

Homeownership - TO BUY, OR NOT TO BUY?

There’s a reason buying a home is considered a core component of the American Dream. It’s an impressive accomplishment that allows you to put down roots and transition to an exciting, new phase of life — but that’s not the only advantage.

CONS OF HOMEOWNERSHIP

PROS OF BUYING A HOME

• Homeownership is not cheap. Unlike a rental, the repairs in a home you own are entirely up to you. As a rule of thumb, general upkeep will cost 1-4 percent of a home’s total value each year.

Navigator Credit Union has 12 branches along the Missis sippi and Alabama coasts. Learn more at navigatorcu. org, or call 800-344-3281.800-344-3281, option 5.

September 2022128

• There’s less flexibility when you buy a home rather than rent. True, you can sell your home, but that means more work on your part. If you’re not confident you’ll be staying in one place for a while, buying a home may not be worth the effort.

FROM NAVIGATOR CREDIT UNION

• You may be able to get a home equity loan or line of credit using the equity you have built; simply put, your home's equity is the difference between how much your home is worth and how much you owe on your mortgage. These options generally have lower interest rates than personal loans, and you often can deduct at least a portion of the interest you pay on your taxes.

TIME TO BUY

If you think buying a home is the right choice for you, the next steps may feel overwhelming — but they don’t have to be. Once you’re ready, look into housing prices in your area, make a plan to save up for a down payment and talk to a financial institution about the right mortgage for you.

We’ll Help You Navigate Home. Find the right mortgage for your journey with a trusted credit union that’s been serving local homebuyers for more than 80 years. We make buying a breeze with: Flexible mortgage options and great rates Fast local decisions and local account servicing Free online applications and step-by-step guidance from a friendly team Local account servicing applies to most conventional mortgage loans. • If your house increases in value over time, you may make a profit when you decide to sell.

• You build equity as you pay off your mortgage, increasing your share of the property's value.

• You can deduct the interest on your mortgage and your local property taxes on your tax return, which can reduce your taxes and free up cash for investing.

There’s no place like home — but does that mean you must purchase one to get the benefits? Buying a home is a major investment, and we’re here to help you weigh the pros and cons of homeownership.

Buying a home is not all rosy. Consider the disadvantages as well.

• When you get a mortgage, you’re committing to the payments for a long time. Your financial situation could change, making it hard to afford the payments.

GETTING THE BEST PRICING

KEEPING UP WITH CHANGES

As you grow your business, your risk exposure changes. The marketplace changes, and you may have increased assets, inventory and staff. Be sure that you adjust your risk management plan and your insurance coverages accordingly, and work closely with your agent to ensure you have proper coverages and optimum pricing.

Insurance rates are crazy!

Angelyn Treutel Zeringue is President of SouthGroup Insurance Services, a CPA, PWCAM, CBIA and licensed Trusted Choice Insurance Agent. Reach her at www.southgroupgulfcoast.com, (228) 385-1177 or azeringue@southgroup.net.

Each day, I spend time with clients who are distraught by very high insurance rate increases. With inflation, back-to-back destructive hurricane seasons, rising construction costs and more, insurance expenses also are increasing for property coverage, particularly flood insurance.

Claims will impact your policy pricing for five years. By avoiding excessive claims and continuing to implement stronger risk management strategies, your business will benefit from being more attractive to the insurance industry. This leads to more options on your coverages and lower rates. Most insurance carriers also will provide inspection and risk assessment services that will keep you better protected. Some insurance increases may be inevitable due to the global nature of the pricing, but by mitigating business risks, you always will benefit from the best available pricing.

Allow at least two to three months for the agent to remarket your account. Without adequate time to negotiate with multiple markets, especially if you are within 30 days of your renewal, it is unlikely that the agent will be able to obtain the best quotes, as the market is overwhelmed with requests.

September 2022132

HERE’S HOW TO REDUCE COSTS FOR YOUR BUSINESS

BY ANGELYN TREUTEL ZERINGUE

WHAT CAN YOU DO?

There are hundreds of insurance companies available, and all have different rate structures and appetites. One thing you can do is shop around. I would recommend working with one agent who has access to many different insurance markets. If you use multiple agents, all may have access to the same markets, and multiple submissions will muddy the waters and cause the insurance companies to decline to offer coverage.Youwill need to provide your loss run report to the agent who is remarketing your account. This report shows all losses you have incurred in the past five years. As a fellow business owner, I recommend requesting a copy of your loss runs from your company every year, whether you are shopping or not, because some unscrupulous agents may withhold the reports if they learn you are requesting quotes elsewhere, which delays your remarketing efforts.

growing up, you probably heard many of the same old wives’ tales I did: if you keep making that face, it will freeze that way. Coffee stunts your growth (or makes hair grow on your chest). You can’t go swimming for 30 minutes after eating, or you will get cramps and drown. We’ve all heard them, and some, you may still believe. I’d like to dispel a few common financial myths.

YOU SHOULDN’T TELL ANYONE IF YOU HAVE A FINANCIAL PROBLEM.

Kathy Rogers is the vice president of Marston Rogers Group, a life planner and financial consultant. Reach her at (228) 2065902 or Kathy@mrg.life.

YOU MUST HAVE A LOT OF MONEY TO INVEST.

One lesson the past few years should have taught us is that building our hopes and dreams on how much money we have is a recipe for disaster. Find a foundation that is unchanging, one you can build upon and in which you can find strength, no matter the season of life. For me, through all the good and bad times, my faith in Jesus Christ has sustained me. What foundation do you build upon? While

I’ve discussed this myth before. If you don’t start putting away money when you have very little, you establish a pattern that is hard to break later. Building a mindset of “I don’t have enough, but I’ll start when I have more,” continues to expand. You make a little more and decide that is still “not enough” to start saving, or you reward yourself for making more money and buy that item you really “need” or “want.” It’s a never-ending cycle. Break the cycle, whatever your financial condition. Start putting away something now, even it’s one dollar. Over time, those dollars add up.

BY KATHY ROGERS

JUST GOT BETTERYOUR BUSINESS HANCOCK CHAMBER #HancockStrong

THE MORE MONEY YOU HAVE, THE HAPPIER YOU WILL BE.

Have you watched the news lately? How many “rich” people have you seen on TV or read about recently with lots of money who still suffer broken relationships and lives? Yes, having money can make life easier. However, money is not the answer to your problems, nor does it assure happiness.

These opinions are hurtful, and advice like this is very unwise. Problems like these must be brought into the light so they can be examined, and a solution can be found. I’m not recommending that you publicly air all your problems. However, I am suggesting that you seek help from someone qualified to assist you, such as a financial professional, accountant or perhaps even a friend or relative who is excellent at budgeting and money management.

September 2022134

I have only listed a few financial myths, the list is virtually endless. I encourage you to examine your relationship with money. If you take the time to do so, I believe some myths may be exposed. Once that happens, you must decide what to do about them. Will you continue making your kids wait 30 minutes before swimming, or let them jump right in? Gather your courage, be brave and let go of all those financial myths to embrace what could be a bright financial future.

Don’t seek advice from someone in the same circumstances you are. How can that person help you climb out of the same pit? Seeking help means you must be willing to discuss every area of you finances, good, bad or ugly. If you don’t, the advice you get will be faulty because it was based on inaccurate information.

Debunking old wives’ tales and financial myths

Unfortunately, just as some believe you should toughen up and never talk about mental health struggles, there are those who believe the same about financial issues. They tend to oversimplify the answer to complex issues. They still think all you need to do is make more money or stop spending. Perhaps you just don’t even think about your problems, and they will magically disappear.

Three ways to make income after you retire

If you find that you miss the routine of going to work, you can try working parttime. The key is to choose a job that you will enjoy rather than focusing on highpaying work. If you like animals, consider working at a local farm or animal rescue. If you enjoy the arts, work at an arts and crafts store or a local theater. Make sure you enjoy the atmosphere of your job because you’ve earned the right to choose something fun and fulfilling.

Now that you’ve left the nine-to-five life, you can pursue your hobbies more deeply and discover new interests you previously never had the time to explore.

Whatever your reasoning, you can take multiple avenues to stay employed during your retirement without feeling overworked. Retirement is an exciting time, but it can be tough to leave behind the safety net of a stable income or the work routine you’ve followed for decades. Your drive to generate income doesn’t have to end at a certain point in life. If you implement one or more of the ideas mentioned, you can have a fun and be financially comfortable in retirement.

Consider saving any money you made from downsizing or moving to your retirement home, and invest it into purchasing a vacation rental property. This is a win-win situation because you have a vacation home you can use with loved ones and rent out when you’re not there for extra income. Choose a location where you and your loved ones enjoy vacationing, or pick an up-and-coming place that’s predicted to generate more return on your investment.

The key is not to tie up all your money in an asset like real estate because it’s not very liquid, so if you invest in a rental property, have other readily available assets that you can fall back on during unexpected hardship. a few days. Sommer’s sisters, Sarah and Taylor Fitzgerald, helped them brainstorm design ideas for the opening, committing early to oversized wine glasses and a delicious recipe for baked brie. Together they came up with a name that’s a bit of a double entendre, being a play on a combination of “Biloxi” and “House,” as well as a nod to a Bohemian theme that is often shortened to Boho.

“We found ourselves late at night in the coolest little wine bar in Valencia,” Sommer recalls. “There were stacks of books on the tables, and maybe a dozen chattery internationals, legs crossed, leaning into one another — all thoroughly enjoying their late dinners in this little back-alley Spanish wine bar-bookstore. • Starting our day putting first

God offers wisdom in keeping our priorities in order and staying singularly focused on Him. Colossians 3:2 says, "Set your minds on things above, not on earthly things."

The way is to fix our eyes on Him, to change our focus to a singular focus. Here are some ways to make Him our singular focus:

• Reflecting, remembering and thanking him for his blessings and promises

• Spending time with him in prayer

• Gathering and celebrating together with other believers

• Taking time to be still before him

things first.

Since the beginning of time, our adversary has worked to create distractions. His main mission is never complete; he's constantly seeking only to "steal, kill and destroy" all that resembles godliness, and he works hard to keep us from drawing near to Christ.

Have a singular focus

fill your cup

experts define singular focus as the ability to concentrate exclusively on one thing or task without distraction. That may sound simple, but it’s often a struggle. Life can be full of distractions, and even the good things can draw our attention away from the most important thing.

God has given us the power to choose whose voice we follow. No matter what darkness and turmoil the world faces, we can live aware, stand strong and

Matthew 22:35-37 says, “You shall love the Lord your God with all your heart, with all your soul and with all your mind. This is the first and great commandment.” When we have singular focus on God, we are better able to keep the rest of our lives in proper perspective and order. Our singular focus on God affects everything we do and brings us great peace.

believe in the power of Christ — the one who conquered death and holds the final victory.Nomatter what is happening around us, our Father desires that we press close to him — so close that we can hear his heartbeat, know his voice and feel the peace of his presence surrounding us.

In John 16:33, Jesus says, “These things I have spoken to you so that in Me you may have peace. In the world, you will have tribulation, but take courage; I have overcome the world.” He tells us in Isaiah 41:10, "So do not fear, for I am with you; do not be dismayed, for I am your God. I will strengthen you and help you; I will uphold you with my righteous right hand."Wemay not know the future, but we do know who holds our future. I believe most of us are optimistic, but what if life is not as we had hoped? How do we manage disappointments and the unexpected turn of events?

WHAT IS THE GREATEST THING THAT YOU HAVE EXPERIENCED BY BEING INVOLVED IN THE ORGANIZATION?

WHAT IS THE MISSION OF BILOXI FIRST?

Each year, Biloxi First awards a teacher grant from the interest on the named grant funds. We have awarded more than $431,000 and funded 620 creative classroom projects in the Biloxi SchoolWhenDistrict.BiloxiSchools resorted to virtual instruction during the height of the pandemic, a need arose for additional promethean boards, an important tool in virtual learning. Biloxi First provided $200,000 to help provide promethean boards for every classroom. Biloxi First also was a valuable partner in the passage of the 1999 bond issue for the building of new schools and the renovation of existing schools.

Biloxi First is a nonprofit foundation committed to promoting community involvement with the educational process and supporting teachers’ creative endeavors within the Biloxi School District.

I continue to be amazed by the steady growth and sustainability of Biloxi First through the efforts of a dedicated board of directors and support from the community. Biloxi First is a volunteer organization; therefore, all donations go to advancing our mission. Having an established educational endowment fund ensures we will continue to give back to the Biloxi education community.

of $5,000 with Biloxi First. In turn, Biloxi First will work to secure matching funds up to an additional $5,000. We now have 68 named grants with matches derived from membership donations and proceeds from the annual Biloxi First Roast.

WHEN WAS BILOXI FIRST FOUNDED, AND HOW HAS IT GROWN?

A group of dedicated citizens founded Biloxi First in 1989, believing that all students deserve the opportunity to be enriched academically while being challenged creatively. The Biloxi First Educational Endowment Fund established in 2003 now exceeds $1 million.Thegrowth of our educational endowment can be attributed mainly to our named grant program, which started in 1992. A named grant can be established in the name of an individual or organization through a contribution

Additionally, Biloxi First administers other funds to Biloxi Schools, including Biloxi Excel by 5, which provides resources for preschool children under the leadership of Susan Hunt; Biloxi

High School Band Foundation under the leadership of Dr. Paul Tisdale; a Disaster Relief Fund funded by educators to help other school districts facing natural disasters and a Celebrations Account for the celebration of teacher achievement.

Ann Denison, treasurer and charter member of the Biloxi First Educational Foundation, shares how the nonprofit was started, its purpose and how it serves the Biloxi community.

WHAT IMPACT HAS BILOXI FIRST MADE ON THE EDUCATIONAL COMMUNITY?

We are very excited to be resuming our annual Biloxi First Roast this October after two postponements due to COVID. On Thursday, October 20, 2022, at the IP Hotel and Casino, Biloxi First will host the 18th annual roast as we honor Biloxi baseball personality Peter Roy Elder.
