2023 Overall Single-Family Residential Data
Whether it is waterfront (gulf access) or off water, the popularity of residences in these neighborhoods has grown. Gulf access homes in 2023 sold volume was $138,292,600 compared to last year's ($131,665,000), this was an 5% increase.
Demand is still high for single family homes. Currently there are only 24 waterfront homes available with gulf access. The average days on the market was 97 and the ($) per square foot was $1,449.00 for waterfront. 2023 Highest sale was $11,017,600 on Mermaids Bight 2023.
Navigable




Off Navigable Water
In 2023 sold volume was $334,412,007 compared to 2022 ($375,979,261), this was an 11% decrease. Demand is still high for single family homes. Currently there are only 64 off navigable waterfront homes on the market. The highest sale off navigable water was $10 million on Pine Grove. The average days on the market was 103 and the ($) per square foot was $1,165.00 for off navigable waterfront.







2023 High-Rise Residences
The luxury condominium market in Park Shore, Moorings, Coquina Sands, and Naples Cay saw a strong 2023 even with the aftermath of Hurricane Ian. All high-rise residences' total closed volume for 2023 was $338,543,422 compared to last year's ($480,036,272), this was a -29% decrease. The average days on the market was 58 and the ($) per square foot was $1,145.00 The average selling price increased 25% over last year.
Currently there are 102 high-rise residences available in Park Shore, Coquina Sands, Moorings, and Naples Cay. There are 12 properties pending and 11 properties have closed so far in January 2024. The highest sale was $18,950,000 in the Regent.





2023 Villas Residences
The Villa residences total closed volume for 2023 was $38,133,800 compared to last year's ($22,350,000), this was a 7% increase. Currently there are 8 Villas available along the Gulf Shore. We saw 11% off list price as an average for the Villas. The average number of days on the market was 60 and the ($) per square foot was $980. Highest sale in 2023 in the Villas was $4,900,000 in Casa Mar.





2023 Low/Mid-Rise Condominiums
The low and mid-rise residences total closed volume for 2023 was $184,859,560 compared to last year's ($161,956,167) an increase of 48%. Currently there are 83 low-rise residences and 63 mid-rise residences available. The average days on the market was 54 and the ($) per square foot was $720.00.
The highest building sale was Ocean Terrace which sold for $16 million in Coquina Sands. La Perle in the Moorings marked the highest residential sale $4,896,650 for a mid-rise new construction building.





2023 Naples Cay High-Rise Residences
The Naples Cay high-rise residences total closed volume for 2023 was $39,882,500 compared to last year's ($34,010,000), a 17% increase. Currently there are only 8 residences available in Naples Cayhigh-rises. The average days on the market was 55 and the ($) per square foot was $1,292.00. The highest sale was $8,375,000 in Seapointe in Naples Cay.




2023 Naples Cay Low & Mid-Rise
The Naples Cay low-rise/mid-rise condominium residences and Villas did not have any sales in 2022 or 2023. Currently there are no properties in these buildings.
