Our real estate market has shown a resilience compared to pre-Covid 2019. Even though the buyers face new challenges like higher interest rates, low inventory, and rising insurance costs, they are still attracted to Marco Island and Hideaway Beach. The luxury single family and condominium residences markets started off slow but by mid-season it became a stronger market in 2023. January 1st-July 31st, 2023, has seen a total of five homes sold in Hideaway Beach, totaling $11,835,000. The highest sale is $3.5M. The buyers are here and are more thoughtful on what they are purchasing.
In the first six months of 2023 total closed volume for all condominium residences was $26,700,000. The average sales price was $1,907,143. The highest sale of 2023 is $3,000,000. There are currently 2 condominiums pending.
In January-July 2023 we had a total closed volume of $1,925,000 for homesites. Currently there are 9 residential home sites currently on the market.

The vacant land total volume closed for 2022 was $10,560,000, compared to previous year's ($8,435,000), this was a 25% increase. In 2021 there were two sales over $3.7 million. Currently there are 8 homesites on the market. The average days on the market was 185. The average selling price was 300% over last year because of the highest sale. The highest homesite sale was $6 million. Currently there are only 79 homesites left to build on.

The luxury condo market in Hideaway Beach saw an incredibly strong first quarter of 2022. The highrise residences located in 2000 and 3000 total closed volume for 2022 was $9,195,000 compared to previous year's ($14,709,000), this was an -37% decrease. There is still a high demand for luxury condos and a very limited inventory. The average days on the market was 50 and the ($) per sq. ft. was $775.00. The average selling price increased 43% over last year. The highest sale was $2,125,000. Currently there are two properties in Royal Marco Point on the market.
