Source: Southwest Florida MLS Merida The Merida high-rise residences saw a gain in the first two quarters of 2022. The total closed dollar volume was $6,450,000. Merida that is $2.6 million increase over the 1st two quarters of 2021. Currently, there are only 2 high-rise residences available in Merida. There is still a high demand for luxury condominiums and still a very limited inventory. The average sales price was $1,290,000, which was an increase of 35% over last year’s 1st & 2nd quarter. The highest sale was $1,720,000 in Merida.

Over the last 22 years selling luxury real estate we have never experienced the unprecedented upward path over the last 36 months and beyond. We went from a healthy market in 2019 to a radical market in 2020 followed by an unimaginable market in 2021. Nowhere has it been felt more than in the resort locations like Marco Island and Naples, where people are moving to fulfill their lifelong dreams. Recently I had clients asking what the future of the market will be. No one knows for sure, but the market has definitely softened in the last few months. Today's demand is real buyers who are purchasing their residences for their own use and most buyers using cash versus a mortgage.
