TAMPA LEADS THE NATION IN FOREIGN INVESTMENTS

The global real estate market in Tampa, Florida is experiencing significant growth and attracting international investors. Tampa is considered a desirable location due to its strong economy, quality of life, and affordable housing compared to other major cities in the United States.

International buyers, particularly from countries such as Canada, UK, Germany, and South America, are investing in real estate properties in Tampa. They are drawn to the city's thriving job market, diverse economy, favorable weather and growing tourism industry.

The demand for luxury properties and condominiums in waterfront locations, such as Harbour Island, Hyde Park, and Davis Islands, is particularly high among international investors. These areas offer stunning views, upscale amenities, and proximity to downtown Tampa.

Tampa's real estate market has also seen an increase in foreign investment through commercial properties. The downtown area is being revitalized with new office buildings, hotels and retail spaces. This has encouraged global investors to enter the market and take advantage of the city's economic growth.

2023 Greater Tampa REALTORS® Director Lea Lagueux attended Toronto REALTORS® Real Estate Board (TRREB) REALTOR ® Quest from May 17 – 18. This event is Canada’s largest real estate conference and trade show. It is organized by the TRREB for the primary purposes of education and holding their annual membership meeting. The most asked questions by Canadian REALTORS® were about the condition of the real estate market in Tampa Bay and Florida in general. Agents also asked what typical home prices are, the size and type of homes available, the lifestyle, economy and investment opportunities. Inquiries on the availability of income-producing properties, ownership of short-term rentals and what laws exist for foreign buyers in Florida were frequently asked.

When asked the one thing that stood out to her during the event, Lagueux stated “it is the diversity of cultures and peoples that both Toronto and Canada embrace. This is not only clearly important in the city of Toronto but was an overall theme of the event.”

GTR was also represented at the 2023 NAR Western Europe Leadership Summit & 2023 Spanish International Realty Alliance (SIRA) Inmocionate Conference in June. GTR’s Florida REALTORS® Director, Marlene Cambronero noted that eight associations including Emerald Coast, Jacksonville, Miami, Northeast Florida, Orlando, Sarasota, and Tallahassee connected with over 600 SIRA members and global REALTORS® at the Expo during two days of insightful information on global markets, leadership and several breakout sessions. Attendees included agents from Spain, the United States, the Canary Islands, Portugal, Finland, Alaska, Italy, Norway, Germany, Costa Rica, Mexico and Colombia.

Overall, the global real estate market in Tampa is thriving, and international investors are recognizing the potential for growth and excellent returns on investment in this vibrant city.

Homeownership plays a major role in economic mobility, which strengthens our neighborhoods and local economy. For these reasons, Greater Tampa REALTORS® has partnered with Habitat for Humanity of Pasco County’s Tampa Real Estate Build for the first time after three consecutive years of partnership with Habitat for Humanity of Hillsborough County.

GTR has also donated $25,000 to assist the nonprofit in making the dream of homeownership a reality for a local family. Stay tuned for more information regarding our next build and how you can volunteer.

CODE OF ETHICS

Knowing or Reckless False Statements About Competitors

Case #15-1

REALTOR® A operated a residential brokerage firm in a highly competitive market area. He frequently used information from the MLS as the basis for comparative ads and to keep close track of his listing and sales activity as well as his competition.

One day, while reviewing MLS data and comparing it to a competitor’s ad, REALTOR® A noticed that REALTOR® Z had used a diagram to demonstrate his market share, contrasting it with those of several other firms. The ad showed that REALTOR® A had listed 10% of the properties in the MLS over the past three months.

REALTOR® A thought this was low. His analysis of MLS data showed his market share was 11%. REALTOR® A filed an ethics complaint against REALTOR® Z citing Article 15 of the Code of Ethics in that REALTOR® Z’s “obviously understated market share claim” was a “misleading statement about other real estate professionals.” REALTOR® A’s complaint was considered by the Grievance Committee which determined that an ethics hearing should be held.

At the hearing, REALTOR® Z testified he had always been truthful in his advertising and that all claims were based in fact. He produced an affidavit from the MLS administrator which indicated that a programming error had resulted in miscalculations and, after careful recomputation, REALTOR® A’s market share over the past three months had been 10.9%.

The administrator’s statement noted that this was the first time that information related to REALTOR® A’s listings or sales had been misstated on the system. “I relied on information from the MLS. It’s always been accurate and I had no reason to even suspect it was wrong last month,” said REALTOR® Z in his defense.

The Hearing Panel agreed with REALTOR® Z’s logic, noting that a REALTOR® should be able to rely on generally accurate information from reliable sources. They reasoned that if, on the other hand, the MLS had shown REALTOR® A having, for example, 1% of the market, then REALTOR® Z’s reliance on the information would have been “reckless” because REALTOR® A had generally had a 10 –15% market share and a reasonable conclusion would have been that the information from the MLS was seriously flawed.

The Hearing Panel concluded that REALTOR® Z’s comparison with other real estate professionals, while slightly inaccurate, was based on usually accurate and reliable information and had been made in good faith and while technically “misleading,” had not been “knowing” or “reckless”. REALTOR® Z was found not to have violated Article 15.

Q: When calculating an effective date, is it always the date that the last party signs or initials and delivers the offer or final counteroffer to the other party?

A: No. It sounds like you are describing, almost word for word, the definition of effective date found in the most current version of the Residential Contract for Sale and Purchase published by the Florida Realtors and Florida Bar. But that’s not the only way for a contract to establish an effective date.

Since this is a contract interpretation question, a party must carefully read everything contained in the contract to get an interpretation specific to the contract they signed. Some contracts, for example, simply pick a date, as in “the effective date of this contract is May 15, 2023” Other contracts may have a slightly different way to calculate the effective date, such as going by the date of the final signature, not final delivery. Parties to the contract should read their own contract carefully, especially if it’s not familiar to them, and should direct any questions they may have to an attorney.

YPNDEN Prioritize Personal Safety

• First meetings: When meeting with a potential customer for the first time, arrange for it to be held in a public setting.

• Proof of ID: During the first meeting with a potential customer, obtain a copy of their driver’s license or other government-issued ID. Keep this on file and share with your broker’s office.

• Introduce yourself: When visiting a home for a showing or listing appointment, introduce yourself to any surrounding neighbors you see. This lets them know why you are at the property as well as puts them on alert in case something goes wrong.

We all got into real estate for one reason or another. Something made us PASSIONATE about it. Whether it was to personally invest, your finesse sales skills, your desire for a flexible schedule, or that you are an absolute people-person. No matter the reason, one fact remains – this can be a dangerous career at-times. As REALTORS®, we spend a lot of time working with and meeting with people we don’t necessarily know. We have a unique position that way – we sometimes put ourselves in vulnerable positions with others: our direct contact information is publicly known; we advertise our secluded whereabouts when we hold an open house; we invite strangers to meet with us and show them homes, which potentially puts our own safety at risk. But that’s the nature of the business, right? We must make ourselves available in order to market, network and promote our services. While this is true, new REALTORS® should always be mindful that they are practicing real estate safely – for their customers, their families and their own sakes. Here is a condensed list of the many things you can do to ensure you’re staying diligent:

• Situational awareness: Be aware of your surroundings so you can recognize anything out of place or suspicious. Pay attention to details and others around you.

• Clue a friend in: Making your schedule and location known to a loved one or colleague allows for them to be on alert if they don’t hear from you in a reasonable amount of time or something strays from the plan.

• Gut feeling: Always follow your instincts! If something doesn’t feel right or you feel uncomfortable, don’t ignore that feeling.

• Shared open houses: Never host an open house alone. Partner with another agent, a lender, a title agent, an inspector, etc. There is power in numbers.

• Quick getaway: Reverse-park into driveways and parking spots. It’s simple, but great practice!

• Self-defense: Take a self-defense course to learn and practice techniques to become your best protection.

• Ready hands: Keep your hands free and ready. You never know when you’ll need to defend yourself. Keeping your hands free of clutter and your head up means you’re ready to use your hands to defend yourself should it become necessary.

In this industry, it’s best to be overly prepared. I would stress to any agent that the importance of personal safety is an often-forgotten pillar of success. It’s great to work your leads, market, promote and have referrals come pouring in; but to truly prevail in the real estate industry, consider the priority that your personal safety must take to offer you longevity in this field. Your loved ones will thank you!

BRENDA AYALA

Brenda Ayala is the epitome of hard-working. After starting higher education later in life, she didn't stop until achieving a law degree.

While getting her education, she ran a successful construction company. Using these skills, and her love for community, she volunteered with groups like Habitat for Humanity. Flourishing as a volunteer, Brenda dedicated two years of her life as a missionary in Africa.

This absolutely changed her life and goals. What Brenda returned with was a desire to better community through hard work, honesty, accountability and absolute commitment. For Brenda, connecting people with and in community is essential.

As a licensed Community Association Manager, Brenda has worked with multiple boards, ensuring resources are used properly and accountability remains "the Star" of every board meeting. Understanding the intricate dynamics of various community boards, with a broad variety of personalities, is an absolute asset as she transitions from Manager to Director.

At the forefront of everything she does is honesty and transparency, both of which help drive productive Board activity and measurable results.

And finally, as a committed member of our realtor community, Brenda truly wants to make a difference by bringing fresh ideas and new prospectives to the conversation. BRITTANY LIVINGSTON

Born and raised in the Tampa Bay area, Brittany Livingston is a true native! Growing up, she developed a passion for singing and geared most of her energy into performing at any given opportunity! With an equal passion for animals, it eventually led her to a plant-based lifestyle, working closely with animals in every capacity possible. She still cherishes both passions, applying the latter to her work as Board of Director with a local non-profit focused on promoting more sustainable living, a role that she’s held since 2017. This role has taught Brittany how to effectively navigate running an organization by collaborating with colleagues. With a bachelor’s degree in criminology from the University of South Florida (USF) where she graduated with honors via Phi Sigma Theta, Brittany was actively involved in many student groups: from serving as fundraising chair for her criminal justice honor society, to being elected president of the animal-rights student organization, to serving on the student academic integrity committee, to interning with Hillsborough County’s Cruelty Investigations Department.

Brittany’s focus in life has been speaking up for others and doing what’s right, even when it’s not a popular opinion. She encourages everyone to follow their heart and have fun in the process! She serves as secretary for her neighborhood committee that puts together all the community’s events and continues to volunteer her time promoting business for a local restaurant after the owner shared concerns for the store’s future. She stepped up without hesitation! In the real estate world, Brittany has carried that same creed: “helping others however possible.” That’s why she quickly went from administrative assistant to office manager at her previous brokerage where she then adapted to the role of recruiter, trainer & mentor to hundreds of agents. Eight years later, she took a leap of faith to start practicing real estate herself. She instantly had a knack for it, becoming a consistent Top Producer at her brokerage. Brittany’s ability to multi-task, organize, prioritize, effectively communicate and be assertive has allowed her to become the professional she is today. In 2022, she earned GTR’s Newcomer of the Year award recognizing her efforts in building her business. She now serves as one of your GTR YPN Ambassadors and balances her love of real estate with her at-home life as a wife and mom. She would be greatly honored to join your Board of Directors as its newest member!

In 2005, Sammy purchased his first home and a few investment properties. In 2007 we had a great recession and the market crashed. Sammy saw his opportunity and decided to get his real estate license so that he can purchase more investment properties.

Sammy has been with Charles Rutenberg Realty for almost a decade, he is now a full-time Broker Associate.

In 2019, Sammy was featured on his boat as a centerfold in the Florida REALTOR ® magazine for showing clients what a great lifestyle they can have in Cory Lake Isle.

SHARONDA LAWRENCE

Sharonda Lawrence is a high-quality REALTOR ® and business mastermind. Sharonda started her real estate career in 2007 on the cusp of an American financial crisis. It was a tough time in the real estate market but she dug in and learned how to work with short sales, foreclosures, and distressed properties. Because she came into the profession at this time it gave her an advantage over other REALTORS® who were accustomed to easier transactions and who had no desire to move with the rapidly changing market. She used this advantage to learn the market and excel fairly quickly as a real estate agent.

Sharonda recently obtained her broker's license and has future plans to open an independent real estate brokerage. Sharonda holds a Master’s of Business Administration and has been a business owner for more than 28 years. Her education and business savvy sets her apart in her industry. She is great communicator and enjoys the art of negotiations.

Sharonda is currently a Director with Greater Tampa REALTORS®. She recently completed the six month journey with District 6 Leadership, and will graduate in August at the Florida REALTORS® convention. Making Your Mark

The Power of a Professional Headshot in Real Estate

MARKETING

In the dynamic world of real estate, establishing a strong personal brand is key to standing out from the competition and achieving success. One powerful tool in your branding arsenal is an impactful headshot. In this article, we’ll explore how investing in your brand, starting with a compelling headshot, can catapult your real estate career to new heights. Not only will this article provide valuable insights for real estate agents, but it will also introduce the services of a professional photographer who can capture headshots that leave a lasting impression.

The Significance of a Professional Headshot

In today's digital era, where online interactions shape first impressions, a professional headshot holds tremendous significance for real estate agents. It serves as a visual representation of your expertise, professionalism and dedication to your clients. As potential clients navigate your website or browse through your social media profiles, they are likely to encounter your headshot before anything else. The quality and professionalism of your headshot can ultimately make or break their decision to work with you.

A professional headshot conveys that you take your real estate business seriously and are willing to invest in presenting yourself in the best possible light. It shows you value your personal brand and understand the importance of making a positive first impression. With a high-quality headshot, you can project an image of trustworthiness, competence and approachability. It captures your unique personality, allowing potential clients to see the person behind the real estate professional.

Conveying Personality and Building Trust

A professional headshot is not just a static image; it has the power to convey your personality and build trust with potential clients. Your facial expression, posture and demeanor in the headshot can communicate volumes about who you are as an agent. A warm smile can instantly make you more approachable, while a confident pose can convey expertise and professionalism. It helps you build trust, establish credibility and attract more clients. By presenting yourself professionally and authentically through a high-quality headshot, you position yourself as an expert in your field and increase your chances of success in the competitive real estate market.

Consistency for Effective Branding

Consistency in branding is essential for real estate agents. Your headshot should be consistent across all your marketing materials to create a cohesive and recognizable brand image. When potential clients see the same headshot on your website, social media profiles,

business cards and other promotional materials, it reinforces your brand and makes it easier for them to recognize you.

Consistency in your headshot helps build familiarity, which is crucial for establishing trust and credibility. Clients who have seen your headshot multiple times will develop a sense of recognition and association with your brand. It conveys professionalism and attention to detail, showing that you are consistent not only in your appearance but also in your approach to business. A consistent headshot strengthens your overall branding efforts and sets you apart from agents who may have disparate or outdated images, making you more memorable in the minds of potential clients.

Quality Matters: Choosing the Right Photographer

When it comes to headshots, quality matters. A professional headshot should be captured by a photographer with expertise in this specific genre. Investing in a professional photographer ensures you receive a headshot that is both flattering and professional, highlighting your best features and conveying the right message.

A skilled photographer understands the importance of lighting, composition and posing in creating a compelling headshot. They have the technical knowledge to choose the right background that complements your appearance and aligns with your brand. They can guide you on posing to capture your personality and professionalism effectively.

Choosing the right photographer is crucial because they will bring out the best in you and help you project a confident and approachable image. They will work with you to create a headshot that represents your personal brand accurately and resonates with your target audience. While it may be tempting to cut costs by taking a do-it-yourself approach or relying on amateur photography, remember that your headshot is an investment in your professional image. It should reflect the same level of quality and attention to detail that you bring to your real estate business.

In conclusion, a professional headshot is an essential marketing tool for any real estate agent. It can help you make a great first impression, build trust and credibility, and establish yourself as a reliable expert in your field. Investing in a professional headshot is an investment in your real estate business. Investing in a quality headshot is worth the time and money and can pay off in the long run by helping you attract more clients and build your brand. So, if you haven't already, it's time to invest in a professional headshot and take your real estate business to the next level.

Safety tipS for REALTORS®: How to Be Diligent in practice

Changes in technology and market practices overall have increased the levels of fraudulent activity in the practice of real estate. It is impossible to be aware of every scam that exists, but that does not mean you should enter the market ill-informed. Here are five issues relating to REALTOR® safety and practices you can implement to navigate the market.

1. What are the indicators of a fraudulent real estate transaction?

The first glance at a real estate transaction can give a lot of hints that could lead to you concluding that the transaction is fraudulent. They are quite easy to point out. You should first analyze the deal and ask yourself: “Is this a reasonable asking price?” If the asking price is too low in comparison to the estimated value of the property, you might want to investigate it further. Next, you’ll want to investigate the owner of the property. Is the property vacant? Is the owner a foreigner? Answers to these questions will grant you a great lead.

2. How can I safely wire money?

When it comes to wire transfers, fraud isn’t the only issue, rather someone requesting/wiring money isn’t being careful enough. You should ALWAYS request payoff letters in a secure method. Whether that is in person or through a video call, you should never send it via email. Pay attention to the lender and any changes in their contact information, the bank of the lender, and compare it with other payoff letters. If you suspect that wire transfer fraud has occurred, file a complaint with local law enforcement or the FBI’s Cyber and internet-related Crime Complaint Center.

3. What can I do to ensure the seller of a vacant lot is the real owner?

It is a lot harder to ensure a vacant lot sale is legit since you can’t knock on the door of an invisible house and make sure the owners are truly selling their house. Since this is the case, scammers can claim to be the owner and attempt to sell online (on websites like Zillow) and fool buyers. With vacant lots, you should never use the information provided by online sources. Instead, send a letter to the address where property tax bills are sent.

4. What should I do if the signature on the deed is forged or if I suspect it to be forged?

A deed that is forged is void. Since forgery is a civil tort, all that you need to do is prove by a preponderance of the evidence to invalidate a forged deed. If you suspect that the signature on the deed is forged, you should look for recorded proof of the time of execution of the deed, verification by the owner of the property, and any changes made to the document after it was signed. Indicators include the seller being out of state or the seller only communicating via mail.

5. How can I make sure a notarized document is not fake?

Fake notaries in real estate transactions are becoming a common occurrence with online notarization being available. You should verify that there is a stamp on the notarized document, and that it is valid. Indicators of fraud include there being no identification provided or the seller insisting on using their own notary. You can conduct a notary search online at online-notary.sunbiz.org. Other practices you can implement are requiring a second form of identification and contact information and verifying the notary is affiliated with an applicable government agency.

Most importantly, we want all REALTORS® to be safe when practicing and to remember that it is always a good idea to take precautions, even if it may cost you more time in the short run.

Affiliates Supporting REALTORS®

In honor of REALTOR® safety month, I would like to highlight a couple of ways you can remain safe while still running a thriving real estate business.

HomeSnap Safety Timer - HomeSnap, a Stellar member benefit and app, offers the Safety Timer option. Agents can set a safety timer while conducting showings. This timer allows an agent to designate a safety partner and for that person to receive an alert along with exact location information should the timer expire. Check out HomeSnap.com for more details on activating your account and utilizing this feature.

Partner with a Partner - Many affiliate partners are available and willing to support your open houses with marking materials or join you at the open house. Whether you are independent or on a team your real estate partners are happy to help and join you for a safer experience.

Trust your gut - it’s exciting to get a new lead but if something seems off, trust your instincts. It’s ok to decline late-night showings or showing requests in remote areas. Bring along another agent or refer the lead to someone else more comfortable with the situation. Your safety is the most important thing.

Congratulations to our Affiliate of the Month:

April: Kiel Harton - HDMK

May: Manny Moscoso - First Horizon

June: Albert Cooke - Complete Home Inspection Services

July: Christine Deloach – Navy Federal

Whether in-person or online, making safe choices ensures your business thrives while you remain safe. Check out nar. realtor for more safety tips for your business, brokerage and team.

Welcome New Affiliate Business Partners!
