Opolskie Centrum Logistyczne (Opole Logistics Centre) Interview with Mirosław Garack, CEO of OCL (Opole Logistics Centre) and ZNDCE

Does your offer include smaller rooms and offices in addition to such large spaces?

In August 2012 ZNDCE Sp. z o.o. bought production and warehouse space, together with welfare and office and warehouse buildings and rooms, located in ul. Głogowska 35 in Opole, which had previously belonged to Frigoopol S.A.

Of course. We realize that not everyone needs space of that size. This is why we are ready to adapt the size of rooms to the expectations of a potential customer, who may need as little as 40 or as much as 1,800 m². We also offer for rent two completely renovated office buildings. The offices range in size from 9 m² to 20 m².

When ZNDCE bought the premises of former Frigoopol, did the company plan to enter the space rental sector from the very beginning or were these premises intended solely as a site for the extension of your temporary fencing business? We paid particular attention to the area of the site bought and the opportunities it presented. Being able to make use of four cold stores (one of them has now been turned into another production room), each of which has an area of 2,200 m² and the freezing capacity of up to -22°C, using freon units, we have chosen the option of space rental, which may become in demand in the market.

Opolskie Centrum Logistyczne (Opole Logistics Centre), or OCL, is the biggest real estate complex in Opole and the region, offering for rent office and warehouse space on an area of 11.5 ha. OCL is situated on a business route, in close proximity to the city’s northern ring road, which leads to the A4 Krakow – Wroclaw motorway, and in very close proximity to the city centre. OCL provides for rent modern warehouse rooms, together with welfare and office facilities, with an area of 100–3,500 m2, office rooms with an area of 50–2,700 m2 and parking lots paved with setts suitable for cars and light commercial vehicles. The total space available for rent within OCL includes over 30,000 m2 of warehouse space, over 5,000 m2 of office space and nearly 14,000 m2 of parking lots and yards. The real estate is equipped with all utilities – water supply and sewerage systems, gas piping and fast Internet (optical waveguide). The site is covered by round-the-clock monitoring and physical security during night hours. At present more than 60 tenants have their premises within OCL, including manufacturing, trading and service companies. It also houses a food establishment, a law firm, as well as courier and forwarding businesses. Opole Centrum Logistyczne is an ideal place for carrying on modern business.

How do you stand out in the real property market? Our biggest asset is the room height of up to 9 m. The main building has along its entire width and length a ramp that ensures problem-free loading and reloading of goods. Thanks to our umbrella roofs and huge yard we may provide rental services for outdoor storage purposes. The site is fully fenced and subject to round-the-clock security. It is also equipped with fast optical waveguide Internet, and necessary utilities, including gas, power and water.

Best place for living The high quality infrastructure, availability of education at all levels, modern healthcare, efficiently operating urban transport and large number of cultural, art, sports and recreational centres are only some of the elements that make Opole’s quality of life one of the highest in Poland. Opole provides its own residents and visitors with an extensive recreational and tourist offer. A network of bike routes, being gradually extended, will soon connect a substantial part of the city through a cohesive transport system. Opole features many green and leisure areas that are free from the hustle of city life. The ideal places for weekend walks include Isle of Bolko Municipal Park, the Młynówka Canal, Nadodrzański Park, Karol Musioł Boulevard and the Opole ZOO, which is one of the most beautiful sites of this type in Poland. Those who prefer more active types of leisure may, in their spare time, take advantage of the offer of the city’s numerous sports and recreational facilities, including the artificial “Toropol” ice rink, the “Akwarium” indoor swimming pool, the “Błękitna Fala” outdoor swimming pool or the Sports Centre in Północna Street, as well as bowling alleys, fitness clubs and gyms. In addition, Opole has three stadiums – a football stadium, a speedway stadium and a modern track and field stadium. An Olympic-sized indoor swimming pool will also soon be opened in the city.
