Skelton Lakes is a gateway site of regional significance and is located 5 miles southeast of Leeds City Centre with unrivalled access to the city centre as well as having benefits of being located to Temple Green Park & Ride, open green spaces, a nature reserve, and the national motorways.
Access is directly off Junction 45 of the M1, linking the national motorway network with Manchester and M62 in the west and the A1(M) in the east.

The site has excellent connectivity to Leeds city centre on the A63 and via public transport from the park and ride, meaning this location would appeal strongly to a range of demographic groups.
The M1 also offers direct access south to the Midlands and beyond, and north to Newcastle upon Tyne. The scheme is 4 miles to the M1/M62 intersection at junction 42/29.
Skelton Lakes is situated off A63 Pontefract Lane to the east of Junction 45 of the M1 motorway, the Grade I Listed Temple Newsam House & Country Park Golf Course is situated to the north of the site.
Leeds City Region Enterprise Zone and a 1,000 park and ride facility lies 500m to the northwest. Beyond Skelton Lakes to the south lies the Green Belt, separating the built-up area of Leeds from Rothwell and Woodlesford with a host of local amenities, which are just under a mile to the south.
The site is strongly complimented by its proximity to the proposed RSPB Skelton Gate Nature Reserve, offering ecological diversity including the River Aire, Aire & Calder Canal and Rothwell Country Park beyond.
The local area surrounding Leeds Skelton Lake is rich in wildlife, with woodland, lakes and open pasture. The area links into nearby St Aidan’s Nature Reserve, a stunning park, home to an array of wild plants and animals. With a variety of pathways of varying lengths to explore, it is now recognised that Leeds Skelton Lakes and the local area is a great place for families and passers-by to enjoy the outdoors.
The subject site within Phase 2 of the overall scheme is located lower than the access road from the motorway but is relatively flat in nature once down to the main area of Phase 2.

The Local Centre will form part of Phase 2. The size of the subject site extends to 3.73 acres (1.51 hectares) and will be accessed from a proposed new road (Beckside Way) which is under construction that will in turn feed into the proposed school and Phase 2A residential.
Outline Planning Permission was granted across the whole of the scheme for up to 1100 dwellings, a new foodstore, a local centre and a new school.
Phase 1 of the designated residential land has been sold to Evans Homes and Avant Homes who have since each submitted reserved matters applications – this recently won Deal of the Year at Yorkshire Insider Media Property Awards 2022.
A Planning decision on the reserved matters will be issued shortly with an estimated Commencement Date of Q1 2023.
Phase 1 will comprise circa 33.55 acres and will include up to 416 new homes, this phase has now been remediated and fully serviced.
The subject site has planning consent for the following:
• a new food store (A1) (up to 2,000m²)
• a new local centre (A1 - A5 and D1 and D2) (up to 1,300m²)
Planning application number - 15/07655/OT.
The Local District Centre will form part of Phase 2.
Phase 2 commenced on site in July 2022, which comprises Phase 2A’s infrastructure work which, are due to complete Q2 2024.
Within Phase 2 there will be another 406 houses this is as follows: 2A – 114 houses, 2B – 190 houses and 2C – 102 houses.
