You definitely need to be thorough in doing your tenant screening or any background check for that matter. I use goldenskymanagement.com, when I do mine and have used it for years without any issues.

 I have found that using only a credit report and/or application information to evaluate a renter’s history has two flaws.

 Applicants don’t always tell you aliases and past addresses, and if they have a spotty history then you can't expect them to be completely honest with you to begin with.

 Credit reports tell you about credit accounts. While, Criminal screening only accesses public records using the addresses you have on the application, which brings me back to the trust factor.

 Have a written screening criteria

 Require a government issued picture ID. Otherwise really bad tenants will use someone else's name.

 Use public records to check for criminal backgrounds (if permitted in your location) and evictions.

 Run a credit report to find other possible addresses, out of state evictions and major credit issues. We do not use scored reports as we find it is what is on the report that matters more. Non-payment of utilities or other landlords is a red flag. Non-payment of medical bills not so much.

These are some reasons why I prefer to use a screening software or agency over doing the check myself. Like I said earlier, you want to be very thorough with these background checks and if I can use a reliable, safe software to help me do this process better, then I am all for it.
