If you’re selling your home, you’ll be surprised at how much you’ll gain from some inexpensive enhancements

O

n e of the most common major reasons for buyers choosing a new home is the appeal of having to do nothing to it when they move in.

No-one can expect homeowners to make their old property absolutely immaculate before selling it, but there can be no doubt that some well-aimed improvements can certainly increase its appeal.

Moving home can be an expensive process and not everyone has a fortune to spend on a property they intend to leave behind but there is much to be said for trying to find some budget for sprucing up the place before inviting potential buyers to take a look at it.

It’s fair to say that recent political changes haven’t made things much easier for homeowners. Some estate agents have reported a raft of property transactions falling through because of the Brexit vote and how it has introduced some uncertainty about where the property market is heading and what might happen to mortgages.

Kitchen worktop specialist Mayfair Granite surveyed over 1,000 homeowners around the UK and found 29% were also holding back on home improvements this summer for the same reason.

While this is a minority, it’s a significant number, who explained their reticence to invest in their home in terms of price rises caused by the fall of the pound, job insecurity and unstable financial markets. A tenth of those who had stopped their work were planning to move overseas.

So what can you do to significantly improve your home on a budget?

UP YOUR CURB APPEAL This can be a relatively inexpensive way to make a great first impression.

Tidying up a front garden or drive – removing weeds, replacing gravel, fixing paving or adding plants – will make the walk to your front door much more pleasant. And what about that door? A lick of paint, new fittings or even a wholesale replacement will encourage a buyer before they’ve even entered your place.

GET THE KITCHEN ‘COOKING’ One of the most important rooms in the place – especially in an open-plan layout – a great kitchen can be a real selling point. Think about replacing unit doors or even just the handles if they are looking really tired, or what

about a coat of paint to add new character? An updated splashback might also help. Clean all your appliances thoroughly and if you have the budget, what about a replacement or two to really add some sparkle?

SPLASH OUT ON BATHROOMS En suites, bathrooms and even tiny cloakrooms hold a lot of appeal to many house-hunters. Some new vinyl flooring may not even require the grotty old stuff pulling up. Regrout the tiles to give them a bit of sparkle and replace any old taps with something contemporary (or of a suitable period design). Even replacing a toilet seat might give the room as a whole a more modern look.

A LIGHT-BULB MOMENT Replacing old fittings with more modern alternatives can not only change the appearance of a room, but they should also improve the appearance of space and style of lighting. See whether a change of bulb (power or tint) might add attractive brightness or warmth to a room.

Inexpensive lamps might transform a dingy corner into a comfortable nook, while wall or table lights can completely overhaul a room dominated by a harsh pendant fitting.

‘ADD’ A ROOM IN A DAY Part of the success of a sale is to become objective about the property.

What you may have used as a study, walk-in wardrobe or (let’s be honest) dumping ground may look better as a bedroom or guest room, free of your clutter and with some inexpensive furniture to show its use. Upping from a de facto three-bedroom home to a realistic four-bedroom one could have an excellent effect on the price tag.

AN EXPERT’S VIEW James Holt, co-founder of Holt Construction: “ Making small changes can bring a new lease of life to your home.

If you’re working to a tighter budget, it is important to be strategic, for example, make one room the focus of your improvements. The kitchen is a great place to start – invest in new countertops, either marble, granite or quartz, replace your sink, install new hardware and consider refreshing your lighting scheme.

Rather than buying too much into the latest interior trends, opt for a more timeless look to ensure that rooms don’t become dated. “ If you’re looking to refresh your whole house, start with a fresh lick of paint or new wallpaper in every room. Upgrade old carpets, keeping them light and neutral, and replace outdated fixtures; even the smaller details, such as updating doorknobs and bathroom faucets, can make all the difference.”

hile summer is usually a quieter time for the property market, there’s a chance that might change this year as anyone holding off their property decision prior to the referendum finally make their move (or not, in property terms).

As we show on page 11, the experts have a variety of responses, but with a couple of weeks passing since the vote at the time of press, there’s certainly been a little more time for the dust to settle and the knee-jerk reaction of some parts of our finance industry to be readjusted with some perspective.

It looks more likely than ever that the Bank of England base rate will come down very soon, which will certainly lead to good news for many mortgage holders and reduce rates to new record lows for first-time buyers and remortgagers. This is a definite ‘one-eighty’ on forecasts at the beginning of the year, which saw rates rising at the end of 2016 or the beginning of 2017 – though few back then could have confidently predicted the vote to go the way it did.

With a new prime minister also coming on board, we can hope that some attention might be turned away from the EU and refocused on the domestic economy. With immigration and EU regulation dominating the media for so long, we need to start to take a firmer look at the continued housing crisis we have.

Housing minister Brandon Lewis has reassured us that whatever is happening in Westminster, the promise of a million new homes in this parliament remains. However long it takes to extricate ourselves from Brussels, for the foreseeable future we will be welcoming migrant workers to our shores. While the pressure on our housing supply will continue, we must also recognise that we rely heavily on EU citizens as a significant part of our housebuilding workforce.

However, as you’ll see from this month’s edition, there are plenty of homes out there to purchase, so wherever you are through the process – happy house-hunting!

waiting to see the effects, and with the summer holidays now upon us, we can largely expect to have to wait until the new prime minister is appointed in October until we start to see any activity return” Stuart Law, chief executive of investment company Assetz Property: “Now is the time for buy-to-let investors to turn their attention away from the capital, which could experience difficult times ahead in terms of economic and currency uncertainty.”

Ian Westerling, managing director of Humberts:

The result of June’s EU referendum has shocked many and already led to a volatile reaction on the world’s economic markets and to David Cameron announcing his resignation.

Here, we collate some of the reactions, thoughts and predictions of senior figures in the UK’s property industry.

Martin Walshe, head of residential at East Anglian estate agency Cheffins: “The UK property market is incredibly resilient and investment in housing will remain a cornerstone of our market, whether we are a part of Europe or not. Despite 2016 being the year of the referendum, we have recently seen the best market ever experienced, and a Brexit will not affect this.”

Chris Nelson, founding partner of developer eggHomes: “Being honest I would have preferred to stay within the EU as it is good for trade across member states and it would have avoided this period of uncertainty we’re heading in to.

Perhaps long-term, once new trade deals and agreements are put in place with individual European countries (this could take years), things should go back to normal and we could even be in a stronger position, but the immediate impact is a big gamble in my opinion.”

John Elliott, managing director of Millwood Designer Homes: “I am excited to get on with the New World and see the back of EU laws, which have been detrimental

to us for over 40 years. Our exit from the EU will stop the continual flow of red tape and see our housing market grow and flourish without unnecessary constraints placed on building muchneeded new homes; working towards creating a better future for Britain.”

Edward Heaton, founder and managing director of property buying and search agent Heaton & Partners: “There is a risk that with a period of uncertainty ahead of us, prices may drop off, but I believe that any fall will be limited and suggestions of a crash are overstated. The effect is most likely to be felt in London and the South East.”

Russell Quirk, chief executive of hybrid estate agent eMoov: “We don’t anticipate any tangible difference where the UK property market is concerned and the supply and demand balance that is currently dangerously out of kilter will see little

sign of stabilising itself. Going forward, the UK market will go from strength to strength, perhaps with wobbly knees at it emerges from the clutches of the EU, but it will soon find its feet again.”

Richard Donnell, insight director at Hometrack: “Across London, where house price growth is running at 13%, we expect the rate of growth to slow rapidly on greater uncertainty and market activity in the capital is set to remain disrupted until consumers and the financial markets can see a clear strategy to manage the process to a position where the outlook for the economy, jobs and mortgage rates becomes clearer.”

Graham Davidson, managing director of Manchester-based Sequre Property Investment: “It’s safe to say The Northern Powerhouse agenda is well underway, and the referendum results being announced in Manchester’s town hall was testament to this. The reasons for investing in UK property won’t change, with returns still outperforming all other forms of investment.”

Nick Leeming, chairman at national estate agent JacksonStops & Staff: “Both buyers and sellers will be

Alex Newall, managing director at estate agents Hanover Private Office: “Stay calm, there is still a property market. We all need somewhere to live as a family or a business - the world will not stop. We are closing deals, despite a measured Brexit in two years’ time. This is not a time to for a kneejerk reaction.”

Simon Deen, director new homes, Aston Chase: “Are we better off out? Only time will tell. In the short term, buyers will see the market as being in their favour, and it is arguably the developers and vendors who will now decide where we are heading.”

Paul Smith, chief executive of haart estate agents:

“We’ve grasped a huge opportunity for the UK and we have every reason to be confident about the longterm success of the property market.

The underlying strength of property is sound, and it will remain a great investment because more people than ever are looking to get on to the ladder and there simply aren’t enough homes available.”

Andrew Langton, chairman of London estate agency Aylesford International: “The referendum has divided families similar to the Spanish civil war, exposed a number of duplicitous politicians, caused mayhem amongst bookmakers and desecrated markets.

We should remember that we continue to have the highest stamp duty rates in Europe to factor into some of our now overpriced properties and within 10 months a number of non-doms will be leaving town. This is not a time for the faint-hearted.”

Paula Higgins, chief executive of the HomeOwners Alliance: “No-one knows the impact of this momentous vote for the housing market so, in the short term, the only certainty is uncertainty. This is bad news for financial markets and will probably impact interest rates longer term, so mortgage holders will want to watch this space.”

Jonathan Stephens, managing director of property consultancy Surrenden Invest: “I don’t believe property in Britain’s emerging markets – Manchester, Birmingham, Liverpool – will be heavily affected. These regions will remain resilient and are not set to experience any real impact. It will be London’s property that is most significantly affected by the decision, slowing down the market’s recovery.”

Jeff Doble , chief executive of London estate agency Dexters “After some short-lived hesitation from buyers and investors we expect prices to remain steady and then rise gradually in 2017. We have spoken to literally hundreds of investors, property developers and buyers today and they are overwhelmingly pressing on with their plans.”

How would you describe West Drayton and the Crossrail effect?

We’ve been established since 1994 and I’ve seen West Drayton, located in the London Borough of Hillingdon, become a popular commuter town enjoying surrounding countryside as well as excellent road, rail and air links.

It benefits from fast rail connections to the heart of the City, London Heathrow, plus good access to both the M4 and M25. West Drayton railway station currently offers regular trains into London Paddington with journey times of just 25 minutes, or into Reading in 33 minutes. With the arrival of Crossrail in 2019, travelling times will be significantly reduced with the West End just 23 minutes away and Canary Wharf just 37 minutes by train.

The ‘Crossrail effect’ has already had a significant impact on the demand for homes in the area. Over the last 18 months we have seen a significant increase in demand for new build homes.

How have prices performed in the area?

Are there any upcoming new build schemes to consider?

Redrow has recently acquired a 2.5-acre plot of land in Yiewsley. The site boasts a prime location in the town centre, conveniently located opposite West Drayton railway station, beside the canal so many of the new homes will also benefit from waterside views. The site, formerly home to Dairy Crest, Padcroft Works and TiGi Warehouse, comes with planning permission for 262 private residential units, a 175-sqm small business centre, car parking and a central landscaped public piazza.

What will happen post-Crossrail?

It is unlikely that the demand for homes in the area will decrease, as once the Crossrail is up and running the area will offer even greater appeal to owner-occupiers keen to benefit from the reasonably priced homes and great transport links.

The local council has already invested substantially in the high street, with major retail brands now present, including a Tesco Superstore, Aldi, Lidl, Sainsburys, Morrisons and Costa Coffee. A new phase of offices is also planned at Stockley Park, which will also bring a fresh injection of demand for homes into the area for both sales and rental properties.

The property market in West Drayton has been rising steadily over the last two years with both new build and resale home values in West Drayton enjoying a 1520% growth year on year. I expect that prices will continue to increase at a similar rate for the foreseeable future as the completion date for Crossrail gets closer.

we pick the best new builds on the market

T

h e London housing market is now awaiting the effect of the referendum vote, with industry figures not optimistic about how its prime market in particular will fare as Britain seems destined to leave the EU. In all but five London boroughs, voters were very much pro-Remain, so the national majority for Leave has left many in the capital reeling.

There are even some people now campaigning for London to somehow remain in the EU as a separate entity, though the practicalities of that being allowed are uncertain to say the least.

Russell Quirk of online agent eMoov was blunt in his appraisal of the vote: “This could… be the final nail in the coffin for the prime central London market, as the capital’s high-end properties have never been less desirable in the eyes of foreign investors.”

However, Richard Donnell of

industry analysts Hometrack saw a less dramatic effect: “Across London, where house price growth is running at 13%, we expect the rate of growth to slow rapidly on greater uncertainty and market activity in the capital is set to remain disrupted until consumers and the financial markets can see a clear strategy to manage the process to a position where the outlook for the economy, jobs and mortgage rates becomes clearer.”

There are undoubted many who are thinking less about the potential woes of investors and more of the benefits of better value-for-money in the capital for owner-occupiers, particularly at the lower end of the market. People struggling to keep up with the rate of property price growth will be happy to see stagnation or even a fall in average prices if it helps them into homeownership.

Surprisingly no! In fact, single buyers make up the majority at Thames Valley Housing. Over the last three years, our typical buyer has been 33 years old, earns £30,000 per year and has a deposit of £12,000. Compared with the UK’s typical first-time buyer figures (aged 35, earns at least £41,000 a year and has an average deposit of £33,000) it’s easy to understand how Shared Ownership is a valuable way of helping first-time buyers afford their new home. In central London of course, it’s even more difficult for them – buyers typically need £80£100,000 deposit!

But there are a lot of misconceptions about Shared Ownership, which may explain why families and couples make up the minority of our shared owners.

Our wide range of properties, from one-bedroom apartments to fourbedroom houses – available in a variety of tenures – means there is a home to suit everyone and an accessible entry point to be able to afford each home.

Families really can benefit greatly from the scheme, which is something we are promoting as much as possible; for couples wanting to start a family or a parent who is now on their own with children following divorce, it can be a lifeline to owning a home large enough to give the space and lifestyle they need.

What do families have to bear in mind about buying a home using either Shared Ownership or Help to Buy? People must take a long-term view when buying a home through Shared Ownership: they need to be able to manage the cost – not just the mortgage but the discounted rent on the share they don’t own and any service charges. They mustn’t stretch themselves. That’s why we introduced Shared Ownership PLUS over three years ago.

It enables shared owners to buy an extra 1% of their home each year, without the hassle – and cost – of arranging a solicitor each time a share is purchased. In the first year, the price homebuyers pay will be 1% of the property’s full value, there will be a fixed price increase of 3% every year after that for up to 15 years as long as the share doesn’t exceed 79%. In short, it gives homebuyers flexibility – as incomes increase (perhaps they meet a partner so there are two household incomes, achieve promotion or inherit some money), so does the option of buying more shares.

Since our launch of this unique scheme back in November 2013, around 200 homeowners have signed up to Shared Ownership PLUS. Of these, 20 have already taken up the option to increase their share in the first quarter of this year, that’s compared to 20 for the whole of last year so we know it’s beginning to work and help people.

Help to Buy is another brilliant way to buy but homebuyers need to be aware that the 20% loan from the

government is only interest-free for the first five years, so buyers need to factor in these additional costs too.

We pride ourselves on great customer service so we ensure any homebuyer, whether buying through Shared Ownership or Help to Buy, is aware of all the costs involved upfront so they are confident they are not stretching themselves financially and are making the right decision.

Is there an eligibility implication of a salary-earning child leaving a Shared Ownership home, or a child growing up and starting to earn?

There are only financial implications if the child is registered the owner (or one of the owners) of the property. If they are not, then there is no issue with a salary-earning child living in the family home or for that matter leaving when they want to – children don’t want to live with their parents forever and usually want to leave as soon as they have the independent means to be able to do so! They may want to buy their own share of a home of their own.

Have you found first-time buyers getting older in recent years and being families now rather than couples and single buyers?

Yes, we have noticed the average age of first-time buyers using Shared Ownership has increased; this is largely due to affordability especially here in London and the South East. With the price of homes rising dramatically over the past 10 years, it’s meant the typical age of a first-time buyer – who has a large enough salary for a mortgage and has saved enough deposit – is much older. This situation is unlikely to change in the immediate future, which is why buying through Shared Ownership is a realistic option for most people are going to be able to afford a home of their own. It’s why we need to build more!

But Shared Ownership is not just about affordable homes for younger people. It helps people in all kinds of situations: divorcees who may have already owned a property but need help affording a new home on their own (and probably with children), or retirees using the scheme to free up cash in retirement. As long as they meet the eligibility criteria, they can apply for Shared Ownership to buy their home.

It costs around £45,000 to upgrade a second-hand home to the same standard as a new build, according to research from the Home Builders Federation, so buying new is a great option for families who want to spend their money wisely and move into a high-specification home which doesn’t need any DIY or improvement works.

OFF-PLAN BEWLEY HOMES’ BUY FOR YOUNG FAMILY

A

f ter selling their first property, a Berkshire family has bought again with Bewley Homes, this time at its popular Cavendish Park development in Wokingham.

Lured to Cavendish Park by its fantastic location and investment potential, the Donato family chose an off-plan property, knowing they were purchasing a home built to the highest standards. With house prices in Berkshire up 10% on the previous year and 23% on the 2013 level of £306,435, their investment is certain to live up to its potential.

Confident in the quality of their new home, the Donato family say they prefer the clean, crisp and modern design of a new build Bewley Homes’ property. Jenni Donato says the extra cost of redecorating discouraged her family from buying a traditional-style property: “The other option open to us was to buy an older property where we would have to completely redecorate. HELP TO BUY IS THE ANSWER FOR COUPLE IN KENT

a yley and Sean were delighted to take advantage of the Help to Buy scheme, which helped them get on the property ladder at Taylor Wimpey’s popular Repton Park development in Ashford, Kent.

The couple, along with their four-month-old son Bobby, moved into their brand new two-bedroom ‘Dunnock’ property in March 2016 – and were grateful for the soughtafter initiative that made it all possible.

Under Help to Buy, eligible first-time buyers and those with a property to sell can access a government loan for up to 20% of the price of their chosen property, meaning they require only a 75% loan-to-value mortgage and a 5% deposit. It is available with new build homes priced up to £600,000 and there is no salary cap for those taking advantage of the scheme.

Hayley, 28 says: “With Sean being self-employed we wouldn’t have had enough between us to get a regular mortgage, so Help to Buy was the financial boost we needed – without it we wouldn’t have been able to afford what we bought. The scheme was really easy as well, the Taylor Wimpey staff talked us through it all and everything went very smoothly.”

The couple are delighted with their new home, and were looking for a new build property at this point in their lives. “Having just had a baby we wanted a nice two-

bedroom home that was within our budget, and it’s nice with a new build because you’re the first person to live there so everything’s your own – there’s no need for any DIY as everything’s all done!” adds Hayley.

“We also love having three bathrooms with the downstairs guest cloakroom as well as the en suite and family bathroom – when you’ve got a little one that makes a big difference. We wanted to move to Repton Park because it’s a spacious development – the houses are nicely spread apart and there’s plenty of

parking for us and visitors, so it doesn’t seem as cramped as other new build estates.

What is taking shape at Leithfield Park?

Leithfield Park is a special development of 72 two- to five-bedroom homes, all individually designed for this development. It’s a unique proposition and we’re approaching 50% sold. As we move into the final phase, it will be predominantly four- and five-bedroom homes. They are unusual designs, with barb-style elevations, sympathetic to the local area. Leithfield Park is situated in Milford, a small village outside of the larger town of Godalming, which is just outside of Guildford, so we’re 10 to 15 minutes away from two thriving towns, but very much in a rural location, with great access to the Surrey Hills and countryside.

Alongside that, you’ve got fantastic links to London. There station is a mere 20-minute walk from here and it’s 50 minutes up to Waterloo. We’ve put in new footpaths all the way to the station from here, all well lit – it’s ideal for commuters.

Without doubt, on a site like this and in an area like this we would always expect to see people coming out of London. I think we’ve been quite surprised by the proportion of local buyers, bigger than expected.

The buyers moving out of London, particularly with young families, are trying to search for a better environment and better schools, and this makes up a good part of our market.

We have links with agents in places like Richmond, Twickenham and Wimbledon, because we would expect to see a proportion of buyers coming from those sorts of areas, who are looking fior better value and rural locations.

Being only 50 minutes to Waterloo, it is just so commutable here – in fact, almost more commutable than some of the outer suburbs of London.

What kind of properties are you building here?

What you’ve got is lots of big doublefronted, imposing houses that are done in a barn style. They’ve got lots of large windows, and are two or three storeys high, so you’ve got lots of light into the property. There’s a real variety of elevational finishes – brick, mixed with cladding, mixed with tile hanging, so it’s sympathetic to the local area and gives a very traditional feel. You get a really imposing street scene as you drive through.

There’s a high interior specification, too. Everything in the kitchen is fully integrated, with granite work surfaces and five-ring burners etc. One of the main features of all the houses is the oak staircase, which is spectacular and runs through the house fromtop to bottom.

What assistance schemes are available for these family homes?

The schemes we’ve tended to use a lot on the development have been Part Exchange and Move Maker. With the latter, we help customers put their old property on the market. Of the two, Move Maker has been the one we’ve used predominantly, as we’ve had a lot of ‘sideways’ moving and downsizing.

People have been saying ‘I want the same sort of house but with all the

benefits of new and all the benefits of the countryside around here’, so it’s been an attractive proposition on that basis.

Unusually, there’s a custom-build area at this development – what are buyers’ choices there?

The custom build was an option that was worked into the planning application, something required by the local authority and the Homes and Communities Agency. We’ve got 11 houses where customers have been able to pick their plot and personalise their internal layout. The footprint of the plot was never going to change but what they did inside was an option. They had three choices on how to lay out their home and then various different specification that they could choose from. So those houses will all be individual to those customers.

It’s been an interesting journey.

Animal magic How to make sure your pets have a happy home move

r itain has a reputation as a nation of animal lovers, and for many of us our pets are an integral part of our family. And while our pets may not be clearing out the loft or packing the boxes, a house move can be just as stressful for them as for us.

The RSPCA’s Rachel Butler adds: “Moving house can be a stressful time for everyone, and that can include pets as they get used to settling into their new home. If you have a pet and are moving house, we strongly suggest that you plan ahead and take the time to think about the

best way to move your pet in a way which will minimise as much stress as possible.

“Cats in particular may find a house move stressful as they can become attached to where they live. At your new house, keep your cat indoors for a minimum of two to three weeks before letting them out. This gives them time to get to become familiar with the new house. When you first let them out make sure it’s before their meal time - if they are hungry you should be able to call them back for their favourite food. Let them go out for short periods to start with and build this up, as this will allow your cat to become more confident.

“With dogs, as it is now a legal requirement to have your dog microchipped, it is so important to make sure you update your address details on the microchipping database.

On moving day, pack all your dog’s things – including food and water bowls, food, bed and toys – into one clearly labelled box so that you can find it easily when you arrive at your new home. Getting out things that they are familiar with will help minimise their stress.”

Bromley – a buyer’s guide A MAGNET FOR COMMUTERS AND FAMILIES

This month, Russell Sinclair, director of Sinclair Hammelton estate agents in Bromley, reveals why this south London borough (but still a Kent postal address!) is such a popular commuter suburb.

I’ve worked as an estate agent in Bromley for over 15 years and have seen a huge recognition in the town’s commuter status. When buyers realise they can get to London’s Victoria in 16 minutes and the City in 35 minutes from Bromley South, living in this leafy South London suburb becomes a top choice. Schools have always been excellent, with a good choice of primary and secondary schools including St Mark’s C of E, Highfield and a new Harris Primary opening this September. Give yourself a 7% pay rise by switching your mortgage

If you are sitting on your lender’s standard variable rate (SVR) then you could be paying too much for your mortgage

e w research from Legal and General has revealed that borrowers can effectively give themselves a 7.2% pay rise by switching to a more competitive mortgage deal.

New research from Legal and General Mortgage Club has revealed that the average homeowner could save over £2,000 a year by switching to a low-cost fixed-rate mortgage deal.

L&G say that taking a two-year fixed rate could see the average homeowner save £171.85 per month compared to those borrowers who remain on their lender’s SVR. The £2,062 annual saving is equivalent to a 7.2% pay rise.

With one in six borrowers currently on their lender’s variable rate around 1.9 million homeowners - a huge portion of the UK could save a substantial amount of money simply

by searching the market for alternative offers. For homeowners on SVRs across the UK, this equates to a staggering £3.9bn a year.

Jeremy Duncombe, director of Legal & General Mortgage Club, says: “Today’s borrowers today are missing out on some great opportunities to save, mainly due to complacency.

Simply switching deals to a more competitive rate could make a significant difference to their everyday life, particularly at a time when wage growth is relatively low.

“Now is the perfect time to review current deals, especially for those on an SVR or coming to the end of a mortgage term. Homeowners should contact an adviser to explore the idea of swapping to a different mortgage deal, which could give them the equivalent of a hefty pay rise. Those who act now may see significant benefits in the years to come, as they’ll

able to take advantage of current interest rates while they are still at an all-time low.”

‘COMPLACENT’ BORROWERS AT RISK OF A £681 ANNUAL COST INCREASE What Mortgage? reports that borrowers on their lender’s current SVR of 4.74% could save over £5,000. Switching to a two-year fixed rate at 1.69% would see the average mortgage payment reduced by £221 per month. Despite the initial arrangement fee of £999, borrowers would save £5,308 over the fixed-rate term.

L&G also calculated that ‘complacent’ borrowers who stick with their lender’s standard variable rate would pay an extra £681 every year if the base rate were to rise by just 0.5%.

h e decision by voters to leave the European Union is set to have a significant impact on many aspects of our lives. In the short term, there is likely to be uncertainty, particularly in financial markets – so what does Brexit mean for mortgage rates?

MORTGAGE RATES COULD RISE Before the 23 June referendum, the Treasury predicted that a vote to leave the EU would result in an increase in borrowing costs of between 0.7 and 1.1% (in addition to what might happen anyway). The Prime Minister claimed that the average cost of a mortgage could increase by up to £1,000 a year after Brexit.

After the Brexit vote, the Bank of England chief Mark Carney came out early to reassure markets. However, if there is any perceived weakness in the banking system, money stops moving

between institutions, causing a ‘credit crisis’ of the type that happened after the fall of Northern Rock in 2007.

If this was to happen, the current raft of low-rate deals could be withdrawn and not replaced, leaving borrowers stuck on higher standard variable rates.

POSSIBLE INTEREST RATE CUTS COULD SEE THE COST OF BORROWING FALL While interest rates may still rise, the Guardian reports that it is “just as possible that they could fall to provide liquidity and restore order to markets”.

As markets reacted to the referendum result on Friday morning, two-year ‘swap’ rates - the rates at which banks lend to one another – fell by 33%. Five-year ‘swap’ rates fell by 36%.

These falls mean that the mortgages

could actually become cheaper. This is because the cost to lenders of longerterm funding has become cheaper, allowing banks and building societies to charge less for mortgages.

In addition, the vote for Brexit could increase the chances of a recession or

a period of very low growth. In this scenario, some economists believe that the Bank of England could actually cut interest rates, meaning the cost of lending could actually fall.

David Tinsley, UK economist at UBS, said he expects two rate cuts

from the Bank of England over the next six months, taking interest rates from a current record low of 0.5% to zero. If this were to happen, it is likely that millions of borrowers on tracker mortgages could actually see their repayments fall.

carlett and Simon Ford spent the past few years renting and relocating, until they finally found their perfect home at Taylor Wimpey’s Meridian Square in Hurst Green.

The ‘Jessop’ is clean, white and modern with lots of glass and wooden panels, so it’s really light inside. It has almost a Scandinavian feel to it, which we really like.

“Both Sofia and Edith now have their own bedroom and one of the rooms has its own balcony and en suite, which is fantastic. The entire house is really spacious so we’re not all living on top of each other. The kitchen also has lovely bi-folding doors opening to the back garden, so

we’ve been able to embrace outdoor living again like we used to.”

Using Help to Buy, first-time buyers as well as existing homeowners can secure a government loan for up to 20% of their new home’s full price, so they only need a 75% loan-to-value mortgage and a deposit as low as 5%.

Do your homework first and buy for love says Richenda Oldham, as she investigates how to build an art collection

u ying art is a highly personal affair and, if you are starting from scratch, the prospect of building your own collection can be a little daunting. The important thing is to be honest with yourself about your motives. Are you buying for pleasure or purely financial investment? Both reasons have their own benefits: the satisfaction of looking at a beautiful painting or a sculpture in the comfort of your own home is equal to any potential financial gain from a piece, but then again the thrill of seeing your affordable investment increase in value is exciting and rewarding too.

The sensible way to approach art buying is to be selective and go for quality, not quantity. A few key pieces with excellent provenances will stand the test of time and give you long-

lasting enjoyment. Whatever your reasons for prospective purchases, here are a few tips from three experts on what to think about when shopping for art.

SHOULD YOU BUY ART AS AN INVESTMENT OR BECAUSE YOU LOVE THE PIECE? Luci Noel, Affordable Art Fair director says: “Art is a complete expression of ourselves and can provide an escape from our everyday stresses. For a lot of people, it makes a house a home. So when choosing a piece of art, the most important thing is to find something that you want to live with. It may be a significant purchase, but you’re going to spend years looking at and enjoying it, and so my advice is to buy what you

love and what excites you.”

WHERE SHOULD I BE LOOKING TO BUY ART? Ruth Wilkinson, creative director of gallery Scream London, says: “Visit exhibitions and see big shows. Learn what you like without the pressure of buying by going to galleries and exploring different types of art and artists; from pop art to portraiture there is something that will inspire you. For example, with contemporary art look back to the roots – if you are considering a Tracey Emin piece, for example, study artists who influenced her and the movements that inspired her to give you a deeper understanding of where her works comes from.

“Look on social media – Instagram is a great way to find inspiration.

Search relevant hashtags, look at auction houses and look at artists own profiles, sometimes looking at who they are following is a way to broaden you knowledge of a particular type of art.

“Seek advice and form a relationship with your favourite gallery. A good gallery will allow you the chance to meet the artists and you may enjoy finding inspiration from them directly.”

WHAT SORT OF PIECES SHOULD I CONSIDER WHEN BUYING A COLLECTION? Sophia Kisielewska, content curator at thesaleroom.com, says: “If you have a low budget, you might want to consider looking at prints, drawings or posters, which can be just as impactful

and beautiful as large oil paintings or sculptures, but can be snapped up at a fraction of the cost. Investing in art can be a risky business. Generally people recommend buying for pleasure rather than investment. But if you happen to like contemporary British artists, you might succeed in making a good investment. Try and catch contemporary artists’ work when it starts entering the secondary market.

In the past few decades, some buyers who have done this have seen big returns. In the 90s, a painting by the British artist Ken Howard could be brought for £500-£700, now at auction his pieces can fetch more than £30,000. You want to invest in artworks, those that have a good and complete provenance and are in perfect condition will fetch higher prices than those without either.”

n e of the biggest ways to create atmosphere and added dimension to a garden is with water.

Indeed, water plays an important part in the ancient art of feng shui and you won’t go far wrong with a flowing fountain in front of your home.

This will activate and keep positive energy (chi) and allow it to enter your home, as well as looking stylish and enhancing your entrance. Water, whether still or trickling, will also introduce a feeling of tranquility and relaxation into your home or garden.

STARTING SMALL One practical option for busy professionals with restricted time and space is a mini tabletop water garden in a ceramic bowl or pot. This is a simple but highly effective way of introducing water as a feature and is ideal for use in a conservatory or on a balcony or deck. A tabletop water garden may be small but it will reflect light and, with the correct planting, is a great way to attract wildlife. Use any

container that is suitable for holding water and choose suitable aquatic plants such as miniature water lilies.

STYLE WITH FLEXIBILITY The next step up could be a selfcontained water feature, with the emphasis on design and simplicity of use.
