PREPARING YOUR HOME FOR MARKET

It is important for your home to look its best when going on the market. To help your home sell, we will walk through your home with you and advise you on our recommended enhancements and give you referrals for preparing your home for sale. A thorough list of enhancements can be found toward the back of the “Sell With Confidence” book.

Once any enhancements are complete, we will schedule photography and other media assets that we’ll use to market your home, such as:

Our Operations Specialist will share a Listing Calendar with you via email so that you can easily keep track of all we’re doing to prepare and market your home for the best possible exposure to potential buyers.

Once your home is ready to go on the market, our team will determine and prepare a marketing strategy to best fit your home and timeline for getting your home ready to go live, which may include:

SHOWINGS

To easily manage showings on your home, we will enter the listing information into our industry’s top showing software, ShowingTime, where we will set up an account so that you are notified each time a showing is set on your home.

There are many options for how showings can be set on your home, how you are notified, and how we receive feedback from agents after their buyers have seen your home. We will email you a brief form to fill out for you to choose your ShowingTime account settings. Please complete this form prior to your home’s “go live” date. These options can be changed at any time during the listing period. The following explains these options in more detail to help you make your decision.

Appointment Type

You may choose what type of appointment brokers and their buyers may set, if any. Options include:

Appointment Required

Permission must be obtained before an appointment request can be confirmed, This permission can be granted either by the homeowner/occupant or the listing agent at your discretion. Typically used for occupied homes.

» You can also set a lead time to allow you plenty of advance notice to ensure the home is unoccupied during the showing appointment. This lead time can be any time frame of your choosing.

Courtesy Call

Appointment requests are documented and immediately confirmed. A phone call, text or email is then sent to the homeowner informing them of the confirmed appointment. Typically used with homes whose occupants are very flexible.

Go and Show

Appointment requests are documented and immediately confirmed. No additional calls will be made, but notification can be sent via text or email. Typically used for vacant homes with a lock box.

Notification Type

You may choose to be called, emailed or texted when a showing is set on your home.

Feedback

We will request feedback from agents who have shown your home using ShowingTime’s automated feedback request form. This form allows us to determine how the market is responding to your home. We will periodically share a summary of the feedback we’ve received with you. It is important to note that we will not receive feedback from every showing, only about 20% of agents complete the feedback request form. The feedback request form asks the buyers’ agent 5 simple questions:

1. Is your client interested in the property?

2. How well did the property show?

3. Your (and your client’s) opinion of the price?

4. Please rate this property. (1-5 scale)

The Science of Pricing & The Art of Pricing

Pricing your homes is more than checking a Zestimate.

The Science and Art of Pricing is a behind the scenes glimpse into some of the factors we analyze in combination with our experience to help you position your property in a nuanced market to help sell faster and for more money.

When deciding where to price your home on the market there are two important factors to consider---1. The Science of Pricing and 2. The Art of Pricing. The science of pricing relates to what the comparable sales indicate should be a fair market value for your home. The art of pricing is where to strategically price the home given external market factors.

THE SCIENCE OF PRICING

The science of pricing is the market valuation of your property. In other words, what value can your home reasonably appraise for given historical sales. It is based entirely on comparison and adjustments relative to other recently sold properties (typically within the last 6 months and within a ½ to 1 mile range). Some of the data we use to analyze this valuation includes:

» Property Type (Single family home, Townhome, Duplex, Condo)

» Square footage (above grade vs. total, finished vs. unfinished)

» Number of bedrooms and bathrooms

» Lot size

» Garage (number of spaces, detached, attached)

» Condition including cost of updates

» Finished basement (partial, full, walk-out, garden level)

» Functionality of layout (bedrooms & bathrooms positioning, size & quantity)

» Updates (cosmetic & structural)

» Deferred maintenance

Once you have identified a value range based on the numbers (Science of Pricing) the next step is to determine where to strategically price the home given competition, market trends and buyer preferences. This is the art of pricing. The factors we use to analyze where to price your home takes into account the following:
