Facade is not limited to the identity of a building but is a filter between exterior and interior environment, a filter that serves comfortableness and security. “ Glass & Façades, Façade Engineering Consultancy has founded in by George Sergiou who has developed an extensive experience in the field of Facade Engineering in Cyprus and abroad.

In particular, Glass & Façades acts as an active partner in interdisciplinary design teams and develops integrated design concepts in concert with owners, architects and experts from other disciplines and accompany these designs from inception to final construction. With our engineering expertise, we also assist firms specialized in façade and specialty structures with the design, analysis, and detailing of technically and geometrically complex projects.

Façade engineering is the art and science of resolving aesthetic, environmental and structural issues to achieve the effective enclosure of buildings.”

Our company is dedicated to this niche sector of the building industry and engineers operate within technical divisions of façade manufacturing companies. Our company will be providing technical support to architects, designers, developers and contractors. Façade Engineers consider aspects such as the design, certification, fabrication and installation of the building façades with regards to the performance of materials, aesthetic appearance, structural behaviour, weathertightness, safety and serviceability, security, maintenance and buildability.

Over time, the special skills necessary in this niche sector have surpassed the capabilities of architects, structural and mechanical engineers as buildings are designed with more complexity and with the introduction of Building Information Modelling (BIM). Building façades are considered to be one of the most expensive and potentially the highest risk element of any major project.

Historically, building façades have the greatest level of failure of any part of a building fabric and the pressure for change and adaptation due to environmental and energy performance needs is greater than any other element of a building. As a consequence, façade engineering has become a science in its own right.

Our knowledge, skills and experience in structural engineering, building fabrication and construction, architecture, geometry and computational design allow us to play an important role in the implementation of a project. Design Our role at design stage varies from consultancy to engineering covering the aspects such as façade structural stability, glass engineering, façade thermal performance, glass optical and energy performances, implantation of fire and acoustic requirements and material selection.

Façade Engineering We do all the structural calculations to ensure façade’s serviceability.

Glass Structures Engineering Glass structures require special engineering care due to its physical properties. We engineer the full spectrum of glass material in accordance with architectural requirements. Our studies cover structural stability, optical and energy performance. We propose the optimum way use of glass material in a specific project followed by calculations and detail drawings.

Façade’s Materials We provide consultancy at the selection of the right materials regarding the requirements of a project (orientation, function, budged, etc.) and assist the design team on the fabrication and installation methods in order to incorporate the right construction details from the beginning of a project.

Thermal and Condensation Analysis We provide a thorough analysis of the joint components in order to help the design team or contractor to avoid thermal bridges. The minimization of thermal bridges and risk of condensation leads to an optimum design and result.

Implementation of Building Services, Fire and Acoustic Requirements This aspect merges all the disciplines that meet in a building and affect the faรงade design and construction. We incorporate building services requirements to the design and construction of the faรงade in correspondence with architectural and other requirements.

Tender Preparation of tenders requires accurate performance specifications to ensure the quality of a project and allow for realistic offers that meet the demands of a project within the desired budged. In addition, a review from a specialized team is also necessary to warranty the quality and budget.

Testing & Construction The realization of a project’s drawings is taking place at the construction site where we are responsible to assist the design team and contractors to achieve the performance specifications of the façade.

Our tasks are to monitor testing, visit factories, review cladding contractor’s information and building performance, visiting construction sites for site inspections and issue reports to clients.

Glass & Façades team believe that good façade design improves the built environment, and as a consequence, our world and people lives. We also believe that the building’s façade is a critically important element of the building’s design and needs to be considered as a fully integrated element from the outset.

Glass & Façades have a creative and research based approach, which allow us to adapt, evolve and help our clients to develop. We have an interdisciplinary approach, motivated by challenge with a common objective of shaping a better architectural, engineering, and built environment.

S tag e s : 0- 2 S t r at e g i c D e f i n i t i o n , P r e pa r at i o n & B r i e f , Concept Design In the initial stage, we explore the design ideas and investigate the various options for the construction of the faรงades. This is done through a series of design meetings and we provide design input via sketches, pencil drawings, correspondence, part structural models (if required), etc.

An important part of this process is to distil the various requirements, architectural, environmental and structural so that the number of variables could be optimised. In this way, a limited number of responses are identified and repetition of elements and their attachments can be maximised.

- Initial design review, discussion of feasibility with recommendations for valued engineering.

- Concept design sketches.

- Design workshops.

- Provide guidance on maintenance strategy, as well as buildability and construction sequencing.

- Discuss suitable finishes.

- Guidance on material selection.

As façade engineers we need to consider the following: - Review the design as developed by the architect.

- Review the preliminary information provided by M&E and other consultants with regards to required structural, thermal, fire, and acoustic performance; the rainwater disposal strategy and the cleaning and maintenance access strategy.

- Develop the scheme for a structural concept for the identified façade types.

- Review material selection for the identified façade types.

- Develop preliminary detailing for the identified façade types.

- Review potentially suitable sub-contractors and suppliers for the façades.

- Present schemes in form of freehand sketches at meetings with the design team, and issue reports.

At the end of this exercise, the structural methodology is frozen and the façade principles can be summarised in a drawing form with the design parameters and the method of resolving them clearly identified.

It should be noted that in this stage, the façade design and technical principles are being established. However, the refinement of the scheme and exact member specification is not yet set.

The finalised structural design is quite often dependant on wind analysis, dynamic and vibration checks which are carried out at the next stage.

In this RIBA stage, the faรงade engineering input would include: - Coordination with the design team to seek that the environmental and structural responses are fully integrated with the architectural proposals.

- Review of the design parameters with the design team regarding environmental, structural, and cost criteria.

- General coordination with the team including review and comments on drawings for other disciplines.

- Detailing and structural support systems of the faรงade types are developed, in collaboration with the architect and other consultants as appropriate.

- Review detailing and desired specification with potentially suitable sub-contractors if appropriate.

- Assist the architect, and other consultants as appropriate, in the development of the outline performance specification by providing relevant sections for the architect to include in his specification.

- Present the scheme in form of freehand sketches, CAD 2D/ 3D, as appropriate, showing design principles, structural supports, and their integration by giving approximate sizes and construction zones for the various assemblies.

Located at the hub of a vibrant city, Park Royal maintains a sense of privacy that is hard to find in much of today’s Limassol. The ultra-modern building sits comfortably where Limassol’s cultural heart and 21st-century business center meet, and is next to the municipal park. Glass & Façades has been appointed by the main client to add value on the selection of the façade typologies. We will be providing the full spectrum of the façade consultancy services from concept to construction stage.

The Labs Tower now known as the Excelsior is a mixed used building. Glass & Façades has been appointed to carry out a spandrel panel/ shadow box investigation for the curtain wall.

Projects & Works Symbol, Limassol, Cy A r c h i t e c t : RBTA R i c a r d o B o f f i l l P r o j e c t S i z e : 7300 S q u a r e M e t e r s The prestigious Symbol seafront apartments are currently being developed only a few meters from the crystal clear blue waters of the warm Mediterranean sea. Located in Limassol this eleven story residential building with an innovative design and stunning architecture it establishes symbol as one of the most prestigious residential developments in Limassol. Glass & Faรงades has been appointed to carry out the final detailed design for the main elements of the faรงade.

We were responsible for producing the detailed design drawings and calculations. In addition, we also provided further consultation for the total building envelope performance as well as the maintenance and access strategies.

It has an open-plan office space in the 13 floors; accommodates a luxurious reception area for workers and their customers, a mezzanine, a mechanical floor, a storey floor and 3 spacious parking basements. Glass & Façades has been appointed to assıst ın the concept and developed desıgn of the facade as well as revıew the constructıon desıgn and carry out sıte ınspectıons at regural basis.
