Take science, add a little art and you get marketing. To that mix, add impressive results, and you get really great marketing. Two weeks ago my brother, a Realtor® with Downing-Frye in Naples, handed me an ad he’d cut out of a local business journal. It was unlike any other local ad I’d ever seen: four bold, black and white illustrations. The tag line was “Get Off the Fence Now.” I immediately loved it. Really great marketing is exciting because it is a rarity. Importantly, great marketing is more than just a good ad. And this ad was really, really good: well written copy; effective use of metaphors; black humor; and Addy® -quality illustrations. The ad’s message was clear and poignant. I asked myself, "Who is the genius behind the new ad? Is the ad a fluke, or part of a really great marketing campaign?" It was 9:00 a.m. on Saturday morning. Joe Belz answered the call. “Prestige

Properties of South Florida, how can I help you?” “For starters,” I said, “Congratulations on an exceptionally creative ad. I love it.” “Thanks,” he said. “It's gratifying to know that others like it also.” “Out of curiosity, how ARE you planning to get buyers off the fence now?’ I couldn’t see him, but I could tell he was smiling. “If you have a couple of minutes, I’ll explain,” said Belz. “We have designed a three-part marketing campaign , including the fact that I have personally put my signature and word behind the program.” I had found the answer to my question. Belz’ ad had “real legs.” Belz knows his stuff. And Belz’ personal guarantee is impressive. Connecting his wallet to “get off the fence now” provides his buyers with a comfort level that is missing in the local market place. I was fascinated by Belz’ story and the strategy behind “get off the fence now.”

“It’s important for more people to know what Belz is doing,” I thought. As it turns out, Belz and I have both spent a lot of time in Dallas, Texas. He’ll tell you that he’s from Oklahoma, but he acts like a Texan. He certainly exudes the confidence of a Texan. The proof he’s really a Texan is he’s a devote Dallas Cowboy fan. I will forgive him for that (as I am an avid Washington Redskins fan). Texans are a particularly strong lot, accustomed to having to pull themselves up by their bootstraps when times get tough. Importantly, they don’t take “NO” for an answer. Joe Belz and his family have been actively involved in Naples real estate for 25 years. They started Prestige Properties in 2002. Several months ago when it became apparent the real estate industry was entering a down-turned cycle, Belz and his family did not blink. They held a family meeting. His step father, mother, wife and he evaluated two options.

Is CNBC’s Mad Money Jim Cramer Really Mad or Just Really Bad? by Michelle Craft

The Today Show recently had Jim Cramer as a guest. By the end of the Cramer piece, my cell was buzzing, and I had two dozen emails on my Blackberry. When mornings start off badly, they rarely change. That morning lasted an entire week. Without equivocation Cramer said, “NO ONE SHOULD BUY A HOME NOW.” This after the Fed had just dramatically decreased interest rates.

When a TV personality makes such a broad generalization without qualification, you have to wonder whether’s he’s finally lost it (truly mad) or if he’s really that bad. If you Google Cramer, you will instantly find

thousands of references of where Cramer’s assertions have been wrong. DEAD WRONG. If you review the archives of his show, “Mad Money,” you’ll find dozens of public apologies he has had to make after large publicly traded companies have taken him to the mat. Perhaps the SWFL Real Estate Industry should take him to the mat. I personally believe he owes all of us an apology, and here’s why: continued on Page 4

Southwest Florida IS NOT the “rest of the United States.” Real Estate is not a ONE SIZE FITS ALL kind of industry. Since making his first statement, and then defending it countless times to angry callers, The National Association of Realtors and others, Cramer has begun to soften his statement. Naturally. With each exception, Cramer loses more credibility. First it was, “Well, it doesn’t apply to a couple of blocks in Manhattan and zipcode ___ in Chicago.” In Southwest Florida, many areas have bottomed out. Waterfront property isn’t likely to go down at all. Neither will prices drop more precipitously in proven areas like Old Naples and Sanibel. The fact of the matter is that purchasing real estate -- a home or investment property -- is not like

buying and selling securities. It never will be, and never should be. Cramer may have a 50-50 track record on trading securities, but you can bet the same is not true for his real estate purchases. Why? Because real estate is the single largest investment most people will make. Many factors influence the purchase decision. Everyone recognizes the housing market is down-turned. Many corrections need to be made for the Housing Industry to be considered healthy again. Some adjustments have already been made. The Fed took a big step. Individual Realtors and Sellers are taking other smaller steps. My biggest gripe about Cramer is that he offers NO solutions. It’s okay to issue a blanket statement, but what about a blanket answer Mr. Cramer?

Belz’ Presitige Properties Provides Three Options for Buyers to Get Off the Fence Now continued from Page 1 a builder’s low price guarantee for new construction and a personal guarantee from Belz and Prestige Properties. Lease to Own In order to ensure the success of his plan, Belz had to get all of his ducks in order. First, he met with the owners with whom he had listings. He asked them to stand behind the new creative ways Belz had developed to sell properties, even if it meant the seller would not get paid immediately. “We adapted old ‘Rentto-Own’ (RTO) programs to Lease-to-Own (LTO),” said Belz. Rent or leasing prior to purchase has traditionally been a great way for people with little to no money down to buy property. LTO is a great way to purchase if you are concerned about the direction of the market. To assuage the concern that the market is still heading down, Prestige ties the final purchase price to the appraised value at the end of the lease period. Sellers benefit because they earn income and can use proceeds to offset

mortgage payments. Buyers benefit because they get possession of the property without the concerns for the market. “At anytime, a buyer can convert their lease into a purchase,” Belz said. The LTO program is not for everyone, and Belz is happy to explain the program elements to both buyers and sellers. Low Price Guarantee Working with developers and builders, Belz structures low price guarantees. “If our client buys a preconstruction home and the developer ends up dropping prices, the developer or builder agrees to give the reduced price to our client" said Belz. Mis-Manners … Bad Manners … No-Manners A column intended to provide practical solutions to everyday annoyances in the real estate world Dear Loyal Readers, In response to a previous column, Mis-Manners was bombarded with e-mails regarding the advice given to “Bouncing off the Wall.” For those who have slept since then, let me refresh your memory. In a nutshell, an agent was upset after taking a weekend off, found a purchase agreement mingled in with a bunch of “junk” faxes, and the time to respond to the offer had expired. To make this party more festive, the other agent who had not heard back on the offer, sold the Buyer's another property. The following week the Buyers attended an Open house at the 1st property, and within earshot of the Sellers, remarked how they liked this house better and wished their offer had been presented. The Seller overheard. and was VERY upset (DUH!). MisManners tended to side with the listing agent, claiming any piece of timely dated material FAXED, should be followed up with a call to make sure it was received by the correct party, all pages were there and legible. Here is another point of view from a Loyal Reader ...

In response to “Bouncing off the Wall,” Who was watching his/her business while they were away and why didn't their office notify him/her of the fax when it was received? The Seller has every right to be upset. Sellers want to get their homes sold, and our job as their agent is to do just that. I have been out of town and received faxes without the agent giving me a courtesy call. Our business is our responsibility. Sorry the agent dropped the ball on this one. Before I continue, whip out your calendars and high lighters, this is a “red-letter” day Mis-Manners MAY admit the advice was not totally perfect. Mis-Manners still believes the Selling agent was wrong to a degree. Unless there is some super-duper, no fail fax machine on the market, there are still many margins for error: Paper jams, running out of ink or paper, pages overlapping, one persons’ fax getting picked up by someone else. The list is endless. To stick a wad of paper in the fax machine, press some buttons, hit send and walk away thinking all is well and the party on the other end received, it is living the Real Estate Life on the wild side!!!

The Listing agent did not have a clue an offer was coming, and the time frame to respond was a short one. When someone is working with outof-town Buyers, or with Buyers on a timeframe, wouldn't you check with the Listing agent to see if there are any factors that might delay a response? Most Relocation companies are not available on the weekends. Some banks with foreclosure properties may have several channels they have to go through before you can get an answer. Unless that information is in the remarks section on the printout how would you know? The Listing agent should have had someone “babysitting” his or her business. Clients and customers are like small children. One minute they

are happily playing, and as soon as Mom gets on the phone or heads for the bathroom, all hell breaks loose. The fax machine is a very valuable tool in our profession, but it’s not perfect. Changes of elevation are used on eight of the greens for the final approach and the use of water is evident but not punishing. The lakes are visible on many holes but only three of the holes, all Par 3’s, are across water. The signature hole is #18, a gentle dogleg right to a small green very well guarded by water on the right side. Equity Golf vs. Bundled Golf In evaluating a golf community property in SW Florida, one of the most important decisions for the buyer to make early on is the type of membership, equity or bundled. Both of these memberships have benefits for the buyer. Equity can be described in many ways, but basically the member has an equity stake in the club which normally amounts to 80% (varies between clubs) of the price paid for the initiation into membership. If the member were to leave the club, that portion of his initiation fee (or a fixed amount) would be returned back to him, provided there are enough memberships sold or there is a waiting list to take the membership. Some clubs offer the equity portion as a “no questions asked” immediate return. A typical equity club will have about 350 members per 18 holes. A bundled membership means that every property sold in the community includes golf membership with no initiation fee. This lowers the cost to join a club as well as lowering the yearly dues,

since there are more members, usually 799 per 18 holes, to pay for the course maintenance. Bundled memberships are easily passed to the next owner of a buyer’s property so portability is excellent. Bundled courses also allow the members to give seasonal tenants the full right to play golf, so these are popular with buyers who may not be using their property full time.
