CONSTRUCTION SPECIFICATIONS

EXCAVATION

• Excavate as required to virgin soil.

• Place 3/4” Stone at all areas receiving concrete placement.

• Provide 4” drainage lines to facilitate removal of all ground water.

• Backfill with clean material 3” minus or better and compact in 12” Lifts.

• Provide positive grade away from all buildings inclusive of drive and walkway preparation.

FOUNDATION/CONCRETE

• Concrete foundation walls of 8” thickness utilizing 3,500 PSI premix.

• Floors 4” thickness utilizing 4,000 PSI premix.

• All floors and walls to conform to standard industry standards for PLS

• Exterior waterproof coating placed on all concrete walls — area to be determined by the builder.

• All deck bearing points, and posts placed on footings at a depth of 42” below grade for frost protection.

• Anchors embedded at all sills and footings as required to connect all building members.

STRUCTURAL LUMBER

• Joists, rim, trimmers, headers, point loads, ridges, and major point loads are calculated and supplied in engineered wood product not conventional lumber.

• Stair stringers in main living area are LVL material (major upgrade).

• Each unit undergoes design analysis with documentation of all stress and deflections.

• Connections of all structural members are completed with engineered metal hangers and clips.

• Drawings and placement plans are developed and adhered to during the construction phase.

CONVENTIONAL LUMBER

• All conventional lumber is either premium grade or #2 and better, depending on application and placement.

• Exterior walls 2x6, Rafter 2x10, 2x12 Interior partitions 2x4.

• Sheathing is 7/16” OSB Zip system.

• All framing is completed in strict compliance with local and national applicable codes.

EXTERIOR FRAMING

• All exterior framing is pressure treated, fastened with compatible screws, nails and bands.

• Decking and all exterior trim is of composite materials with concealed fasteners plugged.

• Deck rail systems are Titan or equivalent.

HVAC

• Gas fired forced hot air.

• 13 SEER High Efficiency ERV American Standard or equivalent.

• Single furnace with two zones.

• Leak down and blower door testing.

CABINET BOX CONSTRUCTION

• Boxes are set on 4” tall plywood “cradles”, these get levelled and secured prior to cabinet box install. Sturdy and level foundation for the whole kitchen.

• Frameless full overlay style cabinets.

• Blind dado construction using glue, staples, and screws.

• Boxes constructed of 3/4” Tafisa particle board with a white melamine face, using a 1/2” back of the same material.

• 3/4” particle board adjustable shelving, on 5mm pins, holes drilled where applicable.

• Bottoms of wall cabinets will be the white melamine. (Same as interiors)

• Exterior painted/exposed panels will be made from plywood.

• Exteriors are painted to customer’s color choice.

• Any exposed ends will have added 1/2” scribe where end meets wall and/or floor.

• 1/2” plywood toe kick painted to match.

• 5/8” Solid maple dovetail construction.
