I searched for commercial sales in the past three years with no good comparable (except for 150 State Highway currently on the market). Due to this, I feel it is more accurate to use condominium sales in close proximity. Kendrik Ave, Seashells, and your own sale at The Colony to establish a price range for the property.

The listing price for this property is $3,995,000. It has been on and off the market for a total of 396 days. The original list price in 2022 was $4,999,000. It was then dropped to $4,500,000 and now is listed at $3,995,000.

Benefit: Hopefully a quick sale with not a lot of effort on your part. You could hold a first mortgage with a substantial down payment, earn interest, and most likely have less tax implications (check with your accountant). Septic installation could fall on the buyer.

Downside: You may not have input on the rules and regulations for the condominium association. Less return.

Questions:

1. What would the Engineering cost be $10,000?$20,000? Depending on the system and how many systems will be required by the town.

2. Cost of septic systems installation $25,000?$35,000 per system?

3. How many wells service the cottages?

4. Will any well need to be moved when new Title V systems are installed?

5. Cost of installing new wells?

6 Attorney Fees?

It is hard to determine what the costs will be for the various items needed, my estimates are based on numbers I?ve seen for other properties through the years, they are rough and in a wide range due to the many unknowns. Once we have an approved engineering plan in place we will have a more accurate cost estimate.

Market value April 2024 for seven cottages including the office $450?$500K per cottage SOLD AS IS I suggest a list price of $2.9?$3.5M.

The second option would be for you to take on the condo conversion. This will take some time but with the right team on board, I believe it should run smoothly.

Benefit: Ultimately a higher return on your investment. You will have more control. Due to its Classic Mid Century design, its location, and my knowledge of the Wellfleet buyers the condos will be extremely attractive and should sell quickly. You could still hold oneor a few mortgages. You will have a larger buyer pool.

Downside: There will be more work involved. Your upfront cost will be higher. You will be responsible for septic installation and it may take longer to sell all seven.

Questions:

1. The major question here is how long will it realistically take to finalize the condo conversion?

2. Attorney fees for conversion and condo doc preparation?

3. Can we start marketing the condos as soon as we have town approval and before the condo docs are ready?

4. Other questions remain the same as in scenario 1.

Sold as individual condominiums I would estimate in today?s market value April 2024 between $650?$750K per unit, $4.5?5.2 million.
