As part of the IPLAN program's final assignment project, our five-person team was tasked with designing a student residence building, restaurant, and gym while complying to Ontario building codes, using innovative materials and techniques, and collaborating in a BIM environment.
Project intersection and Toronto, surrounded along
Project site is located at the intersection of Gerrard Street East Mutual Street in Downtown Toronto, Ward 13. The site was surrounded by two main streets along north and west facades.

The following building program is provided to guide the group’s comprehensive building designs. Spaces are approximate and should be used as a starting baseline; individual spaces may deviate up or down as required but should not exceed 20%. Groups can choose to adjust the programs to suit the floor plates, height and site conditions.

North East
This six-story building represents the combination of a durable concrete structure for parking levels and the first floor, along with a light wood frame structure for the 2nd -6th floors, which leverages the advantages of each system. This dual approach balances durability, fire resistance, and load-bearing capacity with the benefits of versatility, speed of construction, and sustainability offered by light wood frame construction. The disadvantages of wood structures include lower fire resistance, vulnerability to moisture, and drainage challenges. The other challenges were span constraints and grid complexity.
UNPROTECTED OPENING
Maximum allowable percentage for unprotected openings was calculated on basis of floor compartments.

For 3rd to 6th storey Group C code ref 3.2.3.1.D
Assembly : Wall are made of light wood framing, so typical 2 by 6 wood studs that are spaced 24-inch centre to centre with diagonal bracings for additional support. These studs are additionally supported by top plate which is doubled for exterior assemblies and a sole plate which is then nailed by an anchor bolt to hold in place. The framing used is Douglas fir and all the lumber is dried to a moisture content of 15 %
Construction: The masonry veneer consists of brick applied to the exterior surface. An air gap of 25 mm separates the masonry veneer from the sheathing membrane, allowing for ventilation and drainage.
Moisture Barrier: A sheathing membrane (blue skin) is applied to the exterior sheathing to act as a moisture and air barrier.
Insulation: The wall incorporates OSB as exterior insulation with added Batt insulation within the wood-framing between studs.
FIRE SEPARATION BETWEEN SPACES
The Building is a new building, Part 3 is applied. The major occupancy is C - Residential occupancies as per Table 3.1.2.1, Subsidiary occupancies Group A Division 2, Group D, Group E, and Group F3.
The building area as defined in 1.4.1.2 is 937 sq m.
Building height as defined in 1.4.1.2 is 6 storeys above grade.

The client requested a family home with separate and wide bedroom views that were unobstructed. I utilized SketchUp to design a massing model to test out several approaches. The volumetric play of the structure was fairly interestingly created by cantilevers generating a visual influence on its surroundings.

a rectangular land shape, my client wanted to design a simple modern villa on it taking into account to not exceed the budget, my responsibility was to design and prepare the preliminary drawings for this villa with exterior shots rendering. the client desired to focus on the main facade and to create an element that could grab attention, so I added that slanted wooden wall, as well as that, was a solution to create a shade on the south elevation while we needed to take advantage of an extra percentage of glazing for best view on the main pool and front yard, using simple materials with clear proportions, emphasis on the horizontal lines to increase the wide of the facade since the land is narrow.

a small flat- -studio with a backyard located in the basement of a residential building and having two entrances, the client's request was to renovate and find a proposal to redivide the functional plan for this flat which was constructed around 1970. My task was to complete all municipal permits, design proposals, all work drawings and manage construction workers and workshops.
Taking down the old internal partitions was the best course of action. Make a clear, open space between the kitchen and living room, and move the bathroom closer to the bedroom for better privacy.
I chose to create a dividing wall that could preserve privacy and allow sunshine to brighten the end space of the apartment rather than a full wall between the kitchen and bedroom because there is only one source of sunlight coming through one facade in this apartment.
Main Floor Plan - 2014
To improve user comfort, the external staircase's width was extended and its slope was mostly lowered. Stone materials such as marble, rough plaster, and parquet were utilized in the back space. In order to prevent nighttime glare from harming the neighborhood, hidden lighting was installed to the walls and ground illumination was added to the floors, the planting basin's area was also expanded.

To lighten the space, ceramic tiles in black and white were chosen, with a higher proportion of white. The continuous of modular circle unit in the tiles generated the illusion of higher ceilings and larger walls, while also achieving the desired modern look for my client.

The building area is located in the countryside of Damascus, The Responsibility was for designing the plans, sections and main facade of the building, the client's request was to focus on the front and back of the building with modern design touches, I emphasized on the transverse overhangs in the facade to give a sense of oating to the balconies, and vertical louvres were used to reduce exposure to sunlight on the windows and enhance the vertical proportions of the facade aesthetically.
