Make a visit to The Engine Yard - a retail haven filled with independent shops and businesses nestling at the heart of the Belvoir Estate.

Amander Meade spoke with Emma, Duchess of Rutland about the project’s ongoing success.

The Engine Yard was launched in 2018 and in the years that followed has gone from strength to strength. Spearheaded by the Duchess personally, the concept for the project began over ten years ago. “The buildings were constructed in 1850 and originally built for the trades to use as workshops to create furniture, doors and windows for the castle. We know there were a saw mill, wagon-making and wheelwright’s shop so it feels right that they have been returned to their commercial roots. Wherever possible items were reused, repurposed and recycled within the renovation process. Sustainability and provenance were key. Every brick and beam has been retained with nothing going to waste.

We could have created flats or offices but this has ultimately been much more rewarding.”

A charming selection With the £2.5 million makeover complete and a new guard of retailers, artisans and therapists taking up residence, the result is a charming selection of stores to wander around.

The Duchess curates her own collection of clothing and giftware in The Duchess Gallery and you can find plentiful local produce at the recently launched Estate Farm Shop. “I am delighted that the Farm Shop will offer options that are not readily available anywhere else in the Vale and further strengthen the food offer across the whole retail village for both the local community and the day visitor.” Locally sourced produce and a wide range of specialty items will be available either in store or to pre-order including a range aimed at children including healthy smoothies, marshmallow packs to toast,

dinosaur pasta and vegan sauces. The finest artisan breads will be baked daily inhouse with zero waste packaging options for loose product.

You’ll also find children’s toys, handmade chocolates, a specialist coffee supplier, a spa, homewares, a garden centre and a brand new brasserie on site too. In the coming months, The Engine Yard will host a programme of inspiring events including talks, cookery demonstrations, themed pop up dinners and much, much more.

The Duchess admits that the project has consumed lots of her time and energy but is delighted with how well The Engine Yard has performed so far. “We are always looking to provide more reasons for people to spend a day at the castle and are thrilled that the Engine Yard is now able to offer something unique in the region. We want this to be a place for the local community to socialise and a destination for food, drink and crafts enthusiasts and there is still more to come - we have plans to include accommodation so visitors can make a weekend of it.”

BOTANICALS Back in 2003, when her nine year old daughter suffered a nasty reaction to a shampoo that claimed to be natural, Wendy Stirling was determined to find out why. Her shocking discoveries led to the launch of Botanicals – her own range of truly authentic natural products.

At the time of my daughter’s reaction to the ‘herbal’ shampoo, I believed natural was best and carefully aimed to buy organic products where possible. I discovered that by using clever wording on packaging, manufacturers could make blatantly misleading claims without falling foul of trading standards or advertising standards. Incensed by what we now know as ‘greenwashing’, I began a quest to find authentic, safe natural alternatives, but few were available. This inspired me to start creating my own natural products from my kitchen at home.

What are the important benefits of the Botanicals range?

Botanicals produces ethical skin care using only elements from earth. Carefully selected natural and organic ingredients are used and the entire range is certified organic by The Soil Association, 100% vegan, cruelty-free, not tested on animals and palm oil free. We’re now one of only a handful of companies specialising in skin care products to have its entire range certified organic by the Soil Association.

I believe there is a real need for artisan produced skin care, particularly for those with skin sensitivities. All Botanicals products are blended by hand. How did things move from the kitchen table to manufacture?

I was driven by the belief that I could offer something better.

Pablo’s Horse Sanctuary Carole Fielding is a lifelong animal lover and rode whenever she could from a young age. In the late 1970s, she was offered the chance to take on a pony with a crooked leg, about to be destroyed. Nurtured by the whole family and named Pablo, the little pony became the inspiration for Carole’s life’s work. Pablo’s Horse Sanctuary offers safety and care for other unwanted horses but is under considerable threat financially.

Feature: Amander Mead | Photography: Elli Dean With one eye on the activity of her dedicated team of volunteers, Carole showed me around her yard which was full of inquisitive equine inhabitants of every conceivable shape, size and colour.

After taking on Pablo, word about Carole’s skill with horses spread and she soon found herself taking on broken down race horses, abused and abandoned horses and ponies not only from this region but from all over the UK. Still working full time and raising three children, Carole took on extra work in the evenings to help finance the sanctuary which has had charitable status since 2006.

“The charity was founded to ease the suffering of horses and ponies whose owners either could not or would not look after them. Many of our animals are here through no fault of their own, either with various health problems, being elderly or if their owner’s circumstances have changed and they can no longer care for them.

Pablo’s is run entirely by volunteers, ensuring that 100% of each donation is spent only on the horses and ponies welfare. Animals are rehomed after stringent checks, wherever possible but the older horses and those who have been traumatised will need a permanent home at the sanctuary. Sue Grogan volunteers at Pablo’s and also runs a market stall to raise funds.

“All the volunteers are here to keep Carole’s vision alive and to make sure we do our best for these horses that all deserved better treatment than they received before coming here. We love each and every one of them.”

Now aged 72 and a cancer survivor, Carole faces more challenges if Pablo’s is to continue...

“I have devoted my life to rescuing and caring for horses and ponies and I will be running this yard on my Zimmer frame until I drop,” she says. “We rent the space and are full to bursting with 90 horses currently with us, here and in other fields that I rent nearby.”

We would be so grateful for any donations of cash or feed which might help us get back on track.” Because so many of the horses at Pablo’s need special care, Carole’s vet’s bill is a worry too. “I have put every penny I ever earned into this place but I don’t mind at all,” she adds. “My worry is that I am an old girl myself now and I am frightened about what will happen to the horses in the future. My dream is to have somewhere permanent for them to remain in safety.”

Moores Market Update Well what a first half to 2021!

There is no doubt that the Stamp Duty holiday has encouraged many people post-lockdown to look at a move, many have spruced up their houses and had time to make life changing decisions.

Our part of the world has had the double benefit of now being seen as well within the work from home belt where previously we were often considered to be too far North for a daily commute. We have been flooded with enquires from North London, Hertfordshire, Essex as people are not needing to be so close to London and their property values are allowing them to move North either to release equity or purchase larger properties.

Parts of our area have been real hotspots increasing by up to 15% with the average increase being between 5 – 10% this year; nearly the equivalent of what the market has done since Brexit was announced! In light of the last 16 months, Brexit hasn’t been at the forefront of people’s mind and therefore doesn’t seem to have had the major effect on the property that the media warned of.

We have always specialised in helping people relocating from London and the South and with our network of partner agents who refer buyers to us, we have sometimes been receiving up to 200 enquiries a day. After the largest number of sales and completions ever known nationally in June, it has left very little property for buyers to view either online or via one of our video virtual viewings.

The problem we are now facing is that whilst sellers are confident that their house will sell quickly, they are concerned about coming to the market for a lack of a properties to view; so the knock on effect IS a lack of properties to view!

During the frenzy that was April / May, some agents were only willing to take viewings from buyers who had sold stc which again didn’t help. Our off-market and discreet service is allowing us to overcome this without making home owners feel under pressure. Our out of area registered buyers prefer to be made aware of properties in this way and without the expense of being on major property portals and a for sale board, we can offer reduced fees for our off-market introduction service of less than 1% of sale price plus VAT. And finally news of our own move to The Property Hub, our drive through style agency off the Oakham bypass, is that we now have a roof and after a delay of nearly 3 months waiting for windows, we are back on track – hopefully for an end of year opening!

In recent years Country & Equestrian have achieved as many, if not more, country homes sales than some of the national agents, often achieving higher sale prices than the national agent may have quoted.
