2023 Land Sales Report

Overall, the average price of land increased slightly in White County from $12,178/acre in 2022 to $12,318/acre in 2023. The price per productivity index point also increased slightly from $82.04 in 2022 to $83.09 in 2023. After several years of significant increases in values, it appears prices are beginning to stabilize.

Overall, the average price of farmland was $10,743/acre and the price per productivity index point was 66.49 in 2023 based on the sales data. After several years of significant increases in Midwestern land values, it appears prices are beginning to stabilize into 2024

The data from across Northwest and West Central Indiana also shows properties sold by land brokers via auctions or listings consistently outperformed private party (individual to individual) transactions and properties sold by traditional home realtors by 10% or more. The agent you choose matters!

Overall, the average price of farmland was $11,398/acre and the price per productivity index point was $78.44 in 2023 based on the sales data. After several years of significant increases in Midwestern land values, it appears prices are beginning to stabilize into 2024.

In 2024, we sold this 111.8 acre farm for $16,100 per acre. The price per productivity index point was $93.58. That far exceeds the average price per acre and average price per productivity index point. The agent you choose matters!

Overall, the average price of land increased in Carroll County from $11,343/acre in 2022 to $11,893/acre in 2023. The price per productivity index point also increased from $70.26 in 2022 to $74.00 in 2023. After several years of significant increases in values, prices rose in 2023 and appear to be starting to stabilize into 2024. While interest rates and commodity prices are not helping, strong demand from buyers and fewer farms for sale has kept land prices elevated.
