SUMMARY Livinhome is a flexible housing model which allows properties to be adapted to suit the changing needs of occupants. Houses can be divided into smaller family homes or individual apartments with a minimum of disruptive building work. This flexibility is achieved by careful design of the stairs to allow the building to be split whilst retaining independent circulation between units. The property can be divided into a three-storey family home, a ground-floor flat with a duplex above or a series of individual apartments. Layout flexibility is achieved by having no internal load bearing walls and designing services to specific zones.

A HUMAN STORY For architecture to remain relevant in a world of constant change, buildings must find ways of remaining valuable to society. The Livinhome concept is an adaptable, flexible architecture that provides occupants with practical means to modify their homes in response to constantly developing contexts.

Livinhome responds to individual, family and community dynamics that occur over a lifetime and provides options to adapt to changing circumstances.

Our studies into demographic lifestyles and tenure durations informed the design, as did conversations about healthcare in the home and the impact of crisis moves. Our research confirmed that the financial value of the house is prized, but the cost of extending or adapting were lamented. Moving is disruptive and expensive. It became clear that change was a constant dynamic, sometimes we need more space and other times less. Livinhome offers the stability of staying in one house and one community.

HOW DOES IT WORK

In office buildings the independence of the cores is critical to the flexibility of the building. We applied this logic to a house and moved the stairs to the external wall, thus forming a circulation core that would allow each floor to be accessed independently.

DESIGN SHIFT:

MOVE THE STAIRS from deep plan to edge of plan

The remaining floor plate is open plan, enabling a variety of floor arrangements. To achieve and maintain this flexibility, careful consideration was given to servicing and structure. A duct is formed along one of the party-walls for principle services and drainage, and all structural elements are kept within the external walls. This strategy creates a circulation and service core that serves the adjoining open plan footprint.

Woodview Mews, the first of GTA’s Livinhome typology, comprises 18 modules formed into a terrace of 6 blocks. A typical house of 3 modules uses all floor accommodation and the core as its own, but if it were converted to three flats, or a duplex and one flat, the core would become a common stair with a separate entrance to each of the units. A family might adapt a house to allow the parents to downsize to a ground floor flat and release the upper floors to grown up children or rent the floors to augment their income, all without moving house.

Using the London Housing Design Guide, we developed three standard floor layouts –open plan, 1 or 2 bedroom flat, and a 3 bedroom house. Each layout includes a ‘service zone’ where the kitchen, utility and bathrooms are located. These standardised CONCEPT layouts are stacked on top of each other.

DESIGN EXECUTION

Most of Livinhome’s design features exist in the framework of the standard module leaving the design of the elevations to be limited only by context and aspiration. GTA have obtained three planning consents for projects using Livinhome, each with a different elevation designs.

Obtaining planning consent for a new and flexible house type was challenging.

Croydon Council were unsure if Woodview Mews was a development of 6 houses, 18 flats or something in between. Eventually we settled on 11 units, comprising 2 houses, 3 duplexes and 6 flats. Croydon Council deserve credit for their support in bringing Livinhome through the Planning Process.

Technical Features Part of Livinhome’s design brief was to create a house that could be scalable and it achieves this by being independent of specific construction methods and by standardising key design components. Flexibility in elevation design will allow it to be delivered in multiple contexts and respond to specific planning requirements. Design standardisation makes it a good candidate for off-site manufacture and on site assembly. Woodview Mews was constructed using a combination of closed panel timber frame and SIPS panels. It is designed to achieve Code for Sustainable Homes Level 4 as a minimum.

Urban design and Densities Livinhome units can be designed in various configurations and layouts including terraces, rows, courtyard blocks, detached and semidetached housing with building heights ranging from 2- 4 storeys.

It achieves densities of between 150-600 units/ha thereby making viable for urban, sub-urban and rural locations.

Planning Livinhome provides a house design that anticipates and facilitates the powerful and dynamic forces of change. We need to increase diversity and choice in housing; this requires different house types or ‘products’ for different stages of our lives. The Planning System does not recognise residential buildings that may change from houses to other forms of dwellings, however despite this limitation, Livinhome is deliverable through the current Planning System. Under current planning policy any changes to an approved unit mix would require a new application. We propose that the planning system adopted a more flexible approach to Livinhome and similar housing concepts.

CONCLUSION

The Livinhome design accommodates the changing needs of users and by anticipating and designing for change it allows the building to be readily modified. In providing this predesigned flexibility, it delivers a home that remains relevant to the lives of its occupiers for longer than the more static designs of conventional houses. Livinhome also makes a contribution to sustaining communities by avoiding the disruption and cost of crises moves. By being able to upsize or downsize Livinhome provides a solution to deal with under-occupancy or household expansion without the need for relocation.

Housing is an investment that most people may need to unlock later in life to fund retirement – Livinhome enables this, but it requires a fundamental shift in the way we view property - rather than architecture – to succeed. Livinhome is relevant to private housing and it could be a great asset in social housing, where units could be adapted as tenants needs change without them having to rehome, or have under-occupied accommodation. It offers capacity for change within existing stock, where density can be increased or decreased as demand allows.

GTA continues to develop the adaptability dynamics into larger scale buildings that offer a new hybrid typology, one that is designed to be changed, to accept multiple functions and to be recycled and remodelled. This type of ‘cross platform architecture’ is common in technology, we ought to make it the same for physical architecture.
