Project Core Plans and Construction Details

Drawn by Ged Finch ‐ Student ID 300289591 ‐ SARC321 2015 ‐ Tutor: Jo McWilliam Project Description: The following documentation outlines architectural and key construction details for the building core(s) of the proposed Wakefield Offices development. Project architects opted for a split core configuration that offers superior floor efficiency and thus higher value to investors. The split core also adds distributed seismic stability for extra resistance against torsion, superior fire egress, greater efficiency in service distribution and overall improved spatial qualities.

All details should be verified before any work takes place, including specifications and dimensions. This should happen between the Contractor and the Project Architect. All work undertaken by the contractor shall comply with the New Zealand Building Code (NZBC), Council Regulations and all other relevant compliance documents.

Fixed Requirements of the project are as follows…

Any work that is not up to the standard specified by this documentation will be the direct responsibility of the Contractor. It is their role to correct the work at their own expense. The contractor will also ensure that any building waste is disposed of prior to handover and that this is done so in an environmentally friendly fashion. The contractor shall also maintain all levels of safety required by law on a construction site within New Zealand. This includes the creation of temporary fencing, scaffolding and guardrails in order to protect members of the public from potential hazards on site.

A 7 story (6 above ground) medium rise office building. 5 Floors of Office Space. 1 Ground Floor Retail and Lobby Space. Underground Car parking Facilities. Providing approximately 1000 square meters per level. Office occupancy at 12 square meters per person. Floor to Floor office height is required to be 3700mm. Floor to Ceiling office height is required to be 2700mm. A minimum of two fire stairwells and up to 3 elevators. Adequate toilet and bathroom facilities for the estimated occupancy. Provide Electrical, Data, Fire and Plumbing Risers. Provide Wet Services, Kitchenette, HVAC and Toilet Exhaust Risers. Provide Staircase Pressurisation, Ground Floor Retail and Carpark Extract Risers. Exceed all regulations of the New Zealand Building Code (NZBC).

Project Wide Specifications: ‐ All timber is H1.2 treated and SG‐8 Graded unless otherwise stated. ‐ 'Contractor' refers to the site building manager, project manager or main contractor in charge of construction. ‐ This document is not to be reproduced in part or as a whole without written permission from the listed owners. ‐ All dimensions should be verified prior to commencement of work. ‐ Any discrepancies should be discussed with the lead architect. ‐ Column layouts and overall building dimensions are based on the 1.5m office planning grid.
