THE FORT’S CHANGING PURPOSE

Fort Lawton was established for two primary reasons. First, it was to serve as a coastal defense for the South Puget Sound and the Bremerton Naval Base. Second, it was to protect the City of Seattle from lawlessness. In the 19th-century, Seattle was of course a famously seedy, crime-ridden town. The city’s booming timber trade and lax legal oversight brought big dollars to the Northwest as well as no small number of unsavory individuals. This was the era of skid road.

One of the biggest developments to impact the utility of Fort Lawton was the invention of the airplane. Until that time, and really all the way until World War II, coastal artillery was a critical component of military defense. For hundreds of years, coastal artillery installations generally represented some of the most capital intensive elements of many militaries.

In 1886, the year after Seattle’s elected officials declared martial law to quell the violent, anti-Chinese workers rebellion, a group of influential business leaders petitioned the U.S. government for a military installation on Magnolia Bluff. The petitioners’ hope was that it would help bring order to their city. After years of persistence and several instances of wining and dining Army delegations at the Rainier Club, the city leaders were finally rewarded. A new army post at Magnolia Bluff was approved in 1898. Officially dubbed Fort Lawton in 1899, the new post opened in February of 1900.

Initially, Fort Lawton was one of eight coastal artillery installations on the Puget Sound. The mission of these posts was to defend the sparsely populated yet rapidly developing region and its critical waterways against foreign naval invasion (U.S. military commanders primarily had their eyes on the British and Japanese fleets).

Despite some high-profile naval battles during the early years of WWII, by the war’s end, new war fighting technology was quickly changing the strategic calculus. In the 1950s, the advent of jet aircraft and guided missiles reduced the role of coastal artillery.

A HEROIC NAMESAKE

Fort Lawton served other important purposes in times of war, however. During WWII and the Korean War, U.S. troops heading east heavily relied on the post as a point of embarkation. And for a short time in the 1940s, it also served as a POW camp for more than 1,000 captured German soldiers.

A central character in the Fort Lawton story never in fact lived there. The fort’s namesake, Henry Ware Lawton, born in Ohio and reared in Indiana, volunteered to fight in the Civil War at age 18. At 19 he received a battlefield commission to Captain and would go on to receive the Congressional Medal of Honor for extraordinary bravery during the Union Army’s Atlanta Campaign.

ONE-OF-A-KIND HISTORIC HOMES

Following the War, Lawton attended Harvard Law School, and upon graduation reenlisted in the army.

He served a decorated career as an officer, rising to the rank of Major-General. In 1899, General Lawton was killed by a Filipino sharpshooter, making him the highest ranking military official killed in either the Spanish-American or Philippine-American wars. The War Department was processing his promotion to Major-General on the day of his death. Fort Lawton was named in his honor that same year.

THE CREATION OF DISCOVERY PARK In 1971, the Army surplused 391 acres of Fort Lawton and subsequently transferred this land to the City of Seattle for the purpose of establishing a park. Discovery Park was dedicated to the people of Seattle in 1973, making it the crown jewel of the city’s park system.

To this day, it remains Seattle’s largest park (Discovery Park excludes the land associated with The Homes at Fort Lawton).

Constructed between 1899-1935, the historic homes at Fort Lawton have been off limits to the public for more than 100 years. Similar to the stately and timeless former military housing in San Francisco’s Presidio, the former military quarters at Fort Lawton sit amidst vast parkland and are listed on the National Register of Historic Places. They are unlike any other residences in the City of Seattle.

While the exteriors of each home have been preserved and are subject to oversight by the Landmark Preservation Board, Rise Properties Trust has collaborated with GGLO Architecture to renovate the interiors with state-of-the-art finishes and appliances.

Each home has high ceilings and refinished original hardwood floors throughout, as well as tiled fireplaces, oversized windows, clawfoot bathtubs and wraparound porches. They are all built in the Colonial Revival-style and range in size from two-bedroom to sixbedroom.

The historic Fort Lawton residences at Discovery Park are unmatched in their offerings—from the gorgeous, historic architecture with modern interior updates, to the sweeping vistas of the Puget Sound and Olympic Mountains, to the surrounding hundreds of acres of protected parklands. And all of this is within the charming neighborhood of Magnolia, just minutes from downtown Seattle.

In addition to its size, the park is also known for its extensive network of hiking trails. The 2.8-mile Discovery Park Loop Trail was designated a National Recreation Trail in 1975, and there are more than 9 additional miles of walking and biking trails throughout the park.

Despite its proximity to downtown Seattle, Discovery Park is known as an ideal place for viewing wildlife, especially birds and marine life. In fact, the Seattle Audubon Society has compiled a list of 270 bird species seen within the park and around the edges of its nearby waters. The park is also home to a vast variety of tree species: Big Leaf Maple, Red Adler, Bitter Cherry, Douglas Fir, Western Red Cedar and Western Hemlock and more can all be found there.

Gary earned a Construction Management degree from California State University at Fresno, is a licensed real estate broker and a member of the Urban Land Institute and the Downtown Seattle Association.

SETH GARY - SENIOR PROJECT MANAGER

Seth Gary joined in 2014 as Senior Project Manager to oversee the restoration and preservation of The Homes at Fort Lawton in Discovery Park. He brings an outstanding background in development to this project, which includes overseeing the renovation of five world class resorts for the Four Seasons. His education includes degrees in design, business administration, and construction management. In addition to his exceptional resume, Seth also demonstrates a commitment to his community by serving actively in organizations such as the Puget Sound Leadership Council of Medical Teams International and King County Board of Youth for Christ. He lives in Seattle with his wife, Tristan, three boys, Kensington, Declan, and Michael, and a cat and seven chickens.

STEPHANIE MCMAHON - COMMUNITY SALES DIRECTOR

For more than twenty years, Stephanie McMahon has been developing and launching luxury brands across the real estate, travel, and hospitality industries. As an early adopter of lifestyle marketing, her breadth of experience at the helm of numerous sales and marketing teams reveals upscale projects in some of the nation’s most coveted “ski and sun” destinations.

Stephanie’s approach bridges the development process and its priorities and the buyer’s sensibilities, true needs and deepest desires.

TYLER DORSEY - CREATIVE DIRECTOR

Tyler’s direction brings a unique and authentic blend of style and sophistication to the Fort Lawton project—a polished approach she honed working many years in high-end residential design in New York City. After establishing herself in the field, she left New York to head up her own design firm in Seattle. Tyler enjoys travel, nature and time with family and friends. She lives in Seattle with her boyfriend, Ben.

BOLA ARCHITECTURE + PLANNING BOLA was formed in 2000 by Susan Boyle and Rhoda Lawrence. BOLA designs successful public and community facilities, provides design and planning for historic preservation rehabilitations and restorations as well as offer landmark reviews, and historical/cultural surveys. BOLA’s leadership and professional staff have served on civic commissions and boards, and are effective facilitators of decisions for community-based projects. Organized as a studio, the two principals are involved in all phases of work, providing first-hand creativity seeing the project from project programming through completion.

After the Fort Lawton Historic District was acquired by the City of Seattle, the site was listed on the National Register of Historic Places in recognition of its local historic significance in 1988. In 2009, BOLA updated the nominations which expanded the District’s area and revised its boundaries to include additional historic residences. The site is significant for its association with the development and history of Seattle, and its embodiment of historic military forts and building design. This Fort Lawton Residence project is an example of BOLA’s integrated planning and design process.
