OBJECTION VS CONDITION
It is important to differentiate between possible objections and conditions regarding the property.
• An objection is a feature or state that can be adjusted or corrected. Common objections: outdated paint or wallpaper, carpet in disrepair, landscape in need of sprucing, etc.
• A condition is a feature that can’t be changed or altered. Common conditions: property located on a busy street, property backing to commercial property, located in a flood plain, etc.

First impressions matter—especially when attracting the right tenant. A clean, well-maintained home not only rents faster but can also command a better monthly rate. Below are some simple ways to get your property rentready:
CURB APPEAL
• Mow the lawn, trim bushes, and freshen up landscaping.
• Sweep the porch, clean the front door, and consider adding a welcome mat.
• Remove cobwebs, dirt, and debris from entry areas
CURB & REPAIR
• Do a deep clean of the entire home - especially kitchen and bathrooms.
• Fix any leaks, squeaky doors, loose knobs, or other minor repairs.
• Replace any burnt-out light bulbs and ensure all lights work.
• Eliminate pet, smoke, or cooking odors—make sure the home smells clean and fresh.
DECLUTTER & STAGE
• Remove personal items, excess furniture, or clutter.
• Organize closets and cabinets to show off storage space.
• Clean out garage, attic, and storage areas if accessible to tenants.
KITCHEN & APPLIANCES
• Wipe down all surfaces, including inside cabinets and drawers.
• Make sure appliances are clean and in working condition.
FINAL TOUCHES
• Open blinds and turn on lights for showings.
• Keep the temperature comfortable.
• Secure or remove pets during tours, if applicable.
• Ensure every room is clean, accessible, and ready to view.
AFTER THE LEASE IS SIGNED
1. Lease Agreement is signed by both the landlord and the tenant.
2. The leasing agent submits the executed lease to the listing brokerage and the landlord. If applicable, the security deposit and first month’s rent are delivered to the landlord or property manager as specified in the lease.
3. Tenant pays any required application fees, administrative fees, or pet deposits as outlined in the lease agreement.
4. Tenant schedules any necessary move-in appointments with the landlord, property manager, or community management office (for condos or gated communities).
5. Tenant secures renter’s insurance, if required by the lease, and provides proof of coverage to the landlord or property manager before moving in.
6. Landlord or property manager prepares the property for move-in, ensuring any agreed-upon repairs or cleaning are completed.
7. Tenant schedules utility connections for services such as electricity, gas, water, internet, etc. (Note: the landlord will typically ensure utilities are active through the move-in date.)
8. Move-in inspection is scheduled. Landlord and tenant (or representative agent) conduct a walkthrough and complete a move-in condition report.
9. Keys and access devices (garage openers, fobs, mailbox keys, gate codes, etc.) are transferred to the tenant on the agreed move-in date.
10. Ongoing communication is established between tenant and landlord or property manager for future maintenance, rent payments, and any concerns.
LANDLORD LEASING CRITERIA
• No Evictions and /or broken leases
• No eviction filing
• No felonies
• Credit scores vary- landlord will consider all credit - no recent late payments or delinquents accounts
• Income must be three times monthly rent (ex. $2,000 x 3 = $6,000 monthly)
• Must have verifiable employment history
• Must have stable & verifiable rental history
• If leasing from a private owner, landlord may require proof of rental history via bank statements
DOCUMENTS·NEEDED TO APPLY
• Each member of the household over the 18 years old must complete a Texas Residential Lease application
o It is important to legibly complete the entire application with phone numbers and email address for the verification process. Incomplete application cannot be processed
o Include HR or payroll department contact information
• Valid ID including but not limited to driver’s license, passport, or state ID Card
• 2- months of employer pay statements
• Self-employed must provide 3 months of bank statements - tax returns alone are not acceptable
• Upon approval of application, tenant security deposit is due within 24 hours. First month’s rent is due 24 hours before move- in is on a weekend or holiday, rent is due on the last business day
