The Hoi Tat Estate is a complex consists of a residential block with 1040 units, underneath is a Public Transport Interchange, with shops and restaurants, and a 49,000 sqm podium garden. There are also 2 footbridges linking to other phases, adjacent shopping mall and metro station. The overall G.F.A. was 240,000 sqm.

BIM was applied throughout the project and the residential part of the complex was constructed with prefabrications.

RESIDENTIAL PROJECTS

TRANSITIONAL HOUSING PROJECT IN YUEN LONG

YUEN LONG, HONG KONG

• Temporary Housing with amenities

• 1,800 units

• Short Construction period: 11 months

The Transitional Housing was a scheme initiated by the HK Government to provide livable housing environment for those who are awaiting the allocation of government housing units, as well as to make use of the vacant private lands.

The site was provided by a private developer for a 8-year’s use. In order to complete as soon as possible, MiC (Modular Integrated Construction) technology was applied for all residential units.

The project provided 1,800 units included units for 1 to 5 persons as well as people with disabilities. In order to create a community for the residents, amenities like piazza, community farm, children’s play area, convenient store, clinic, community centre were also provided.

• Complicated underground situations

As a response to the ethnic minority’s voice in the Jordan district of Hong Kong, the HK Government proposed to build a community centre so as to provide a place for activities and gathering, as well as shops and cafe in order to provide job opportunites for them.

The site was originally a sitting out area situated on an old reclaimed land with complicated underground services, the project team had put a great effort to coordinate with different government departments, district council and utility companies to look for optimum sewage solution.

FRINGE CLUB RENOVATIONS

CENTRAL, HONG KONG

Project Highlight

• Listed building in HK’s CBD

• Currently used as art galleries, theatres and pub

• Preserve + Renovate to comply current regulations

• Phased works to avoid interrupting operations

The building was built in 1892 and used as the HQ and cold storage of the Dairy Farm Company from 1896 to 1982, and was rented to the Fringe Club since 1983.

The building was listed as Grade I listed historical building since 2009.

The project was to upgrade the existing exhibition spaces, the 2 small theatres, providing new restaurants and pubs as well as outdoor roof spaces.

CONVERSION OF MEI HO HOUSE AS YOUTH HOSTEL

SHEK KIP MEI, NORTH KOWLOON, HONG KONG

Project Highlight

• The very frst public housing building

• First built in 1954

• Adaptive reuse as youth hostel and museum

The 7-storey building, namely Mei Ho House, built in 1954 on the site to settle the victims after a devastating fre in 1953 which made 58,000 people lost their homes. It was the very frst public housing buildings in HK

In 2010, the government initiated a scheme to preserve and revitalise some of the historical buildings in HK and this project was part of the scheme.

The new hostel provided 129 rooms, 1 restaurant and 1 heritage museum after renovation.

The Government minor works refers to works to all government facilities (public toilets, parks, schools, markets, police stations, jails, sports venues, etc.) with project cost under HK$40m (~AU$7.5m). Some project involved regular report to the councils and public engagements. As Q.S. may not be involved in view of the small project scale, hence understanding of materiality, costs, formation of contract are required.
