CONSTRUCTION MANAGEMENT PROJECT EXPERIENCE

MONON ON MAIN

MIXED-USE: RESTAURANT/RETAIL/OFFICE Carmel, Indiana

Garmong Construction served as Construction Manager for this $20M mixed-use development project in downtown Carmel. The three-story, 12,000-square-foot building features an upscale steakhouse; a three-story office building with 17,600 square-feet of office space and 8,000 square-feet of ground level retail space along Main Street; seven townhouses, a park along the Monon Trail and a parking garage. The project is located at the intersection of Main Street and the Monon Trail.

PURDUE UNIVERSITY

DISCOVERY LEARNING RESEARCH CENTER West Lafayette, Indiana Garmong Construction served as the Construction Manager for this approximately 35,000-square-foot renovation. The scope of the renovation changed the third and fourth floors from 100% office space to 80% laboratories and 20% office and collaboration space. The renovation replaced all finishes (ceiling, flooring, lighting, etc.) on levels three and four. The Purdue Institute of Integrative Neuroscience is located on the fourth floor and the Purdue Institute of Inflammation, Immunology and Infectious Diseases is located on the third floor.

PRO X ATHLETE DEVELOPMENT Westfield, Indiana

Garmong Construction served as Construction Manager for this new 60,000-square-foot baseball/athletic training facility. Located within Westfield’s Grand Park, the multi-sport training facility features open turf for two full-sized baseball diamonds; 22 batting cages; two full swing golf simulators; a weight room; and a fully operational Sports Rehab/Physical Therapy office.

GREENE COUNTY JAIL CORRECTIONS FACILITY Bloomfield, Indiana Garmong Construction is serving as Construction Manager for the renovation and expansion of the Greene County Jail. This approximately $10.0M project includes renovation of the dispatch area, central control and command center, existing housing, and direct contact space; the incorporation of a medical services area; as well as general systems upgrades to the plumbing, lighting, security doors and locks, security electronics system, video visitation, fire alarm, and HVAC. Additions include a new housing pod and a new sallyport to increase efficiencies and security associated with prisoner intake.

POSEY COUNTY JAIL CORRECTIONS FACILITY Mt. Vernon, Indiana Garmong Construction served as Construction Manager for the renovation and expansion of Posey County Jail. The expansion consisted of a new 19,000-square-foot pre-engineered metal building housing POD with 216 beds, a central command center and adjacent inmate day rooms. The existing building was renovated down to the building structure and included the construction of new offices, visitation and booking areas.

HARSHA BEHAVIORAL CENTER MENTAL HEALTH HOSPITAL Terre Haute, Indiana Garmong Construction served as Construction Manager for the new Harsha Behavioral Center in Terre Haute. This 53,000-square-foot mental health hospital includes 81 patient rooms, a cafeteria, gymnasium and administrative offices. Harsha provides inpatient services to children, adolescents, adults and geriatric patients in need of 24-hour intensive psychiatric care for conditions stemming from mental health issues, dual diagnosis, chemical dependencies and detoxification.

ROSE-HULMAN INSTITUTE OF TECHNOLOGY MUSSALLEM UNION Terre Haute, Indiana Garmong Construction served as Construction Manager for this $25.0M expansion and remodel project that included the addition of 19,010 square-feet and remodeled space within the existing 84,900-square-foot student center. New features include expanded student lounge spaces, new outdoor patio and gathering spaces, a newly refurbished main dining room and servery, new state-of-the art spaces for the Office of Corporate Engagement, and new and refurbished conference rooms.

DESIGN-BUILD PROJECT EXPERIENCE

INDIANAPOLIS COMPREHENSIVE TREATMENT CENTER Indianapolis, Indiana

Garmong served as Design-Builder for this 27,900-square-foot, two-story clinic which provides medication assisted therapy and counseling services for patients recovering from opiate addiction. The facility includes 12 medication dispensing rooms, a pharmacy, counseling and administrative offices and secured storage capabilities.

SOUTH CENTRAL INDIANA REMC NEW HEADQUARTERS Martinsville, Indiana Serving as Design-Builder, Garmong Construction was challenged with taking four existing SCI REMC buildings on a very constricted 7.5 acre site and designing and constructing two new buildings to house all of SCI REMC’s administration and operations. The two buildings were constructed to completion while maintaining SCI REMC’s administrative staff on-site. The admin/operations building consists of 50,000 square-feet of office and community room space spread over two stories, as well as a basement and an operations warehouse of approximately 38,000 square-feet. There is also an additional vehicle storage building that is approximately 18,000 square-feet. All buildings were constructed with precast concrete walls and a structural steel frame and metal roof.

MIDTOWN EAST CARMEL

DOWNTOWN, DUAL PARKING GARAGES Carmel, Indiana Garmong Construction served as Design-Builder for the construction of two parking garages in downtown Carmel, as part of the overall Midtown Development. The first is a $9.2M, six-story, 581 space parking garage and the second is a $6.9M, four-story, 317 space garage.

UNIVERSITY OF INDIANAPOLIS LILLY AND MARTIN SCIENCE HALLS Indianapolis, Indiana Garmong Construction completed this fast-paced, 55,000-square-foot laboratory renovation within a compressed 14-week schedule. In addition to a newly constructed greenhouse, this renovation project features wet labs, teaching lab space, computer labs, a clean room, collaborative learning spaces, a research lab and new storage facilities with new casework, countertops, flooring, exhaust hood systems and lab storage.

FUSON AUTOMOTIVE ADDITION AND RENOVATION Terre Haute, Indiana Garmong Construction served as Design-Builder for the addition of a 2,400-square-foot service reception area and a 6,400-square-foot interior renovation to the showroom, offices, customer lounge, new car delivery room and service department. Exterior aluminum metal panel faรงade upgrades were also incorporated, per General Motors standards, and the exterior vehicle display area was replaced. This fast-track, multi-phased project was completed without disruption to daily business operations.

GARTLAND FOUNDRY Terre Haute, Indiana

Garmong Construction has completed several recent projects as General Contractor for Gartland Foundry. The first project was a cleaning and finishing room renovation, which required a fast-tracked schedule during the manufacturer’s annual shut-down period. It included new flooring, lighting and three, new state-of-the-art loading docks. In addition, a new 3,200-square-foot warehouse was added to facilitate staging of product to aid in Gartland’s goal of prompt and on-time deliveries. Following the cleaning and finishing room renovation, Garmong Construction completed an 8,500-square-foot furnace room addition. This project included 8” and 12” concrete walls to allow for the installation of two, four-megawatt furnaces and power supplies; two overhead cranes; equipment pits and foundations. Additionally, monorails were installed to transport melted steel for mold pouring.

HYBRID OPERATING ROOM (OR) ST. VINCENT HOSPITAL Evansville, Indiana Garmong Construction served as General Contractor for the Hybrid Operating Room (OR) at St. Vincent Hospital in Evansville, IN. This multi-phased renovation occurred within the heart of the surgery department and required a high level of coordination to relocate several areas for the new suite. This operating room provides surgeons with the latest cardiovascular surgery technology that is less invasive and results in reduced patient recovery times. This is the second Hybrid OR project completed by Garmong.

LINDA E. WHITE HOSPICE HOUSE DEACONESS HOSPITAL Evansville, Indiana Garmong Construction served as General Contractor for Deaconess Hospital’s new Hospice House. The $10.0M, 35,000-square-foot facility, located on the Deaconess Main Campus in downtown Evansville, provides inpatient medical services and respite care for patients with a terminal illness who need pain management or symptom control. The facility has seven patient rooms with adjoining suites for family to stay while care is received. There are plans to build additional rooms in the future.

THOMPSON’S HONDA AUTMOTIVE DEALERSHIP Terre Haute, Indiana Garmong Construction served as General Contractor for this new, 27,000-square-foot automotive dealership, which features a visually astounding showroom, a customer lounge with numerous amenities for comfort, private management offices, an open and inviting sales floor with high end finishes, service bays with state-of-the-art inground automotive lifts, an indoor heated wash bay, and a well lit exterior hardscape. This project was constructed in less than 10 months.

SAINT MOTHER THEODORE GUERIN SHRINE SISTERS OF PROVIDENCE Saint Mary-of-the-Woods, Indiana

Planning efforts for the Shrine began in 2006, following Saint Mother Theodore Guerin’s canonization as the eighth American saint. Garmong served as General Contractor for this project. Special features include a museum-like area, complete with educational displays, an entrance that reflects Saint Mother Theodore’s origins in France, a passage fashioned after the wooden ship’s cabin in which Saint Mother Theodore traveled to the United States, an area with images of her new home in the woods of Indiana and a chapel area that serves as her final resting place.

MAGNA POWERTRAIN SHELL BUILDING Muncie, Indiana This strategic joint venture began as a speculative manufacturing specific shell building developed to attract new jobs. Delaware County secured the real estate and provided financial backing. The City of Muncie provided assistance with the delivery of public utilities. Garmong Development Company, LLC provided all project development services including initial project financing, conceptual planning, site/facilities design, construction, assisting with project marketing, and the negotiation of a long-term lease to Magna as the end user. This now completed 101,000-square-foot, precast concrete, advanced manufacturing facility is designed and constructed to facilitate future expansion of up to 240,000 square-feet on this 24 acre site. The total facilities, equipment, and technology investment by Garmong Development Company, LLC and Magna MTP-Muncie approximates $20.0M.

PROJECT FINANCING AND REAL ESTATE

INDUSTRIA CENTRE INDUSTRIAL PARK SHELL BUILDING Muncie, Indiana Garmong Construction and the Muncie-Delaware County Economic Development Alliance worked together to construct a 200,000-square-foot manufacturing-specific speculative building in the Industrial Centre Industrial Park in Muncie, Indiana. The facility is positioned on 34 acres of land within the industrial park. The 200,000-square-foot building is expandable to 500,000 square-feet and includes a 32’ eave height, 50 x 50 bay width, five docks, and is located in a TIF district.

VERMILLION RISE SHELL BUILDING Hillsdale, Indiana Working closely with the Newport Chemical Depot Reuse Authority and Vermillion County, Garmong Construction provided design, construction, and the financial capital necessary for a new, 50,000-square-foot shell building. Located in the Vermillion Rise Mega Park, the building is constructed of pre-cast concrete, to a clear height of 32’, includes two docks with provisional space for additional docks, and is expandable to 200,000 square-feet. The shell building offers a flexible, industrial space that allows manufacturing prospects to place equipment in less than 120 days from execution of letter of intent to purchase or lease.

FRESENIUS

DIALYSIS CENTER Terre Haute, Indiana Garmong Construction has successfully partnered with Union Hospital in a tenant/landlord arrangement for a number of years, including the Fresenius Dialysis Center. The ultra-modern dialysis clinic covers approximately 12,000 square-feet on a single floor, with 24 beds for patient care, a back-up generator, more functional work areas for employees, a reception area, additional patient restrooms and a conference room.

MONON ON MAIN

MIXED-USE: RESTAURANT/RETAIL/OFFICE Carmel, Indiana

Monon Developments Company, LLC, a Garmong entity, serves as owner and property manager for the office/ retail space of this multi-story, mixed-use development. Located in the downtown Arts Design District of Carmel, the 36,000 square-foot space is positioned on four floors and is located on Main Street. The remaining structures on-site include a fine dining steakhouse, a casual rooftop restaurant and bar, residential townhomes, a parking structure and a plaza area along the Monon Trail.

JOBSITE SAFETY Anticipating risk is critical in our industry. This includes personal injury and property damage, both of which can be devastating and interruptive. Through regular safety audits, daily recorded progress reports, and fluid communication between the project team and our clients, our focus on safety remains in the forefront. Our Experience Modification Rating reflects our attention to safety procedures and risk management. We are proud to report consistently low accident figures.

TRAINING AND CERTIFICATIONS Garmong’s safety personnel are rarely found in the office, as they travel the state regularly visiting jobsites, ensuring construction activities are being performed in compliance, and educating our Superintendents and their craftsmen on changes in regulation or practice. They also ensure our field teams are receiving the necessary (and often required) training that is relevant to their assigned jobsite, and to the industry as a whole. Our Superintendents are also equipped with the latest software and technology, including iPads, allowing for real time communication and daily progress report sharing with clients and with the office. We have been a member of CCS since 2013.
