How do I pay rent online?
We have made paying your rent easy by setting you up with your personal online account to the Gables Resident App. You will go to gables.com and click on the Resident Login key in the upper right-hand corner. Select the link to set up your Gables Resident account. This is a great way to stay connected to your management team from anywhere in the world.
How do I reserve the freight elevator?
You may reserve the freight elevator by emailing the office staff or Concierge and our team will walk you through the reservation process.
How do I get a hold of the concierge? What can he/she help me with?
You can reach the concierge via email or phone for help with deliveries, guests access, and package delivery.
Where can I access WI-FI in the building?

Do you have a courtesy officer onsite and how do I get a hold of them?
Gables Republic Square does not have a courtesy officer. Should you ever witness any suspicious or criminal activity, you should always call 911 for local law enforcement support.
Where can my guests park?
Street parking is available, or they may use the Hotel Zaza valet with additional cost.
Where do my movers park?
In the interest of safety for proper clearance for other residents and emergency vehicles, your movers may park in the alley. Overnight parking for moving trucks is not permitted.
How does my guest access the garage?
Guest do not have access to the garage.
Where does the delivery person come in or do I have to meet them?
All deliveries should enter the door located near the Concierge desk.
How many guests can I have with me at the amenities?
We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas.
How do I let friends in the gate?

How do I submit service requests?
We want placing a service request for work needed in your apartment home easy. You may place a service request through the Gables Resident App.
What do I do if I have a Maintenance emergency after hours?
For those times that you may have an emergency after office hours, you may contact our office at 512-551-8644 and you will be directed to our on-call maintenance
What is considered a maintenance emergency?
Emergency maintenance problems that will be dispatched to the on-call service technician include:
1. No electricity throughout the apartment
2. No water.
3. No air conditioning on a day of extreme heat (80+ degrees).
4. Water entering the apartment.
5. Possibility of fire.
6. Impeded plumbing in an apartment with only one bathroom.
7. No heat.
8. Non-functioning or malfunctioning smoke detector.
9. Gas leak (also call the gas company).
10. Running water that cannot be shut off.

Do you have a dog park?
Gables Republic Square does not have a dog park.
Where is the best place to walk my pet?
The park located across the street from the community is the best place to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets.

Do you host Yappy Hours?
You are not the only resident that likes to mingle… Your pet has the opportunity to socialize during our Yappy Hours, held periodically during the year. Treat your dog to a night out!
Do I have to have my dog on a leash?
For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pet’s safety.

Our community has 24 hour on-call maintenance for emergencies. Emergency requests consist of:
• No running water
• No AC on a day of extreme heat that is 80+ degrees. Note that AC work cannot be completed at night or in inclement weather due to the expose of the AC units.
• Flooding or unstoppable leak
• Smoke detector malfunction
• Toilet not functioning in a home with only one bathroom
• No electricity or electrical shorts
• Refrigerator not working such that food would spoil
To place an emergency maintenance request, you will need to call 512-551-8644, follow the prompts and leave a message containing your apartment #, your name, your contact number and a brief description of the matter at hand. From there, our oncall associate will call you back to discuss the nature of the matter and determine an arrival time, if applicable.
All general maintenance requests will be answered and addressed on the next business day.
All amenities at our community allow for two guests per apartment home, not per Resident

Should you be enjoying the hotel restaurant, bar, or spa, this is a courtesy reminder that the accessible hours through the Hotel Zaza doors are 6:00AM to 10:00PM daily. The time parameters set on those doors are a courtesy provided to us from Hotel Zaza and they reserve the right to change these parameters at any time. They want all to be able to enjoy their spaces but do ask that their business is respected. Entry or exit outside of those hours is not permitted and you will need to utilize the 4th Street pedestrian access.
Resident parking levels are currently 2 through 5 and are available by first come first serve basis. When parking in the garage, please be mindful of your vehicle and your neighbors by parking correctly within the parking space, monitor your speed, watch for pedestrians, watch for other vehicles and follow the current parking signage i.e. handicap parking, reserved parking, and Hotel Zaza designated parking. When entering and exiting the parking garage you will need to be mindful of pedestrians as we’re located off Guadalupe and as there is constant foot traffic that passes in front our garage doors/building. Always lock your vehicle and do not leave any valuable items in your vehicle for any amount of time.
If you have a vehicle/s on your lease you need to ensure that you always have the two required tags on your vehicle. You must also have your vehicle registered with all make/ model/ color/ Year info. If you change vehicles, you are required to update our team with this information prior to parking in our garage to avoid towing or violation.
1. Transcore Tag – This tag will allow automatic entry through the garage gate. You will adhere to your front windshield under or to the side of your rear-view mirror.
a. Some vehicles have metalized windshields, which may prevent the Transcore tag from working properly. If your vehicle has a metalized windshield, please notify the office.
b. If you have a Toll Tag, we can utilize this in most cases vs. adding another tag to your vehicle.
2. Gables Tag – This identifies your residency when towing is auditing the garage. This sticker will go on the corner, in a visible area, on either of your windshields. Should you change vehicles, please communicate with the office the details of the change so parking continues smoothly.
Gables Republic Square does NOT have guest or vendor parking.
Parking information, location and rates are at the end of this packet. Hotel Zaza offers valet parking for $25+/event day rate and $45/overnight rate. Please keep in mind, the leasing office will not validate parking for any guests. Rates and terms are subject to change at the option of the business, Hotel ZaZa.
If you are driving a temporary vehicle, please notify the office as soon as possible so we can provide you with a temporary tag. A temporary tag will only be provided if you have parking included in your lease contract.
All motorcycles must be parked in a designated parking spot. Please refrain from parking your motorcycle in open areas in the garage not designated for parking.
Our community has electric vehicle charging stations located in our parking garage on levels 2, 3 and 4. The standard rate is $2 per hour. Please see the attachment on page 16 for more info on City of Austin’s EV program that charges a flat annual rate to get set up. Once your vehicle has finished charging, please be sure to move to an open parking spot as we have many EV’s in the community.
Our community provides optional bicycle storage for $5/month in our garage. Contact your leasing office if you would like to add bicycle storage. Please refrain from parking your bicycle anywhere but the bike storage room or home. When transporting your bike in the community please do not place wheels in the residential corridor carpet.
Each resident will receive a key fob. This key fob will allow you access to the lobby, parking garage, 4th street entrance, to your floor, in your home, and into the amenities.
Our corridors are to remain in a uniformed state. Personal items are not permitted e.g. front door mats, door wreaths, plants, etc.
Your front door lock is battery powered and they will be changed by our service team during their preventative maintenance rounds. Should you feel that your lock is not operating correctly, please place a service request in your online portal Rent Café and it will be addressed.
If you feel that you lost an item in our community, please call or email the concierge with the details of the item and approximate date/time that it could have been left. All items in lost and found will be held for 30 days then discarded.
• If you have misplaced your fob or parking tag, please contact the Leasing team for replacement and costs.
There is a trash chute room located on each floor closest to the #14 unit. The chute is intended for the standard 13-gallon trash bag or smaller. NO BOXES of any size go in the chute. Boxes must be broken down and tied and left in the room. The chute is defaulted to trash; to dispose of bagged recycling items, push the blue recycling button and the chute will change over (button does not illuminate). Dumping trash in the alley is not permitted and can lead to charges from the neighboring businesses as those ARE NOT property of Gables Republic Square
Valet Living provides a door-to-door trash and recycling pick-up throughout the community; service days are Sunday thru Thursday evenings. Instructions and schedule for the is at the end of this packet.
NO BOXES of any size go in the chute. Boxes must be broken down flat and tied for disposal. Broken down boxes can be placed in the trash chute room on the floor or can be left outside your front door (if tied) for the pickup service on the any valet service evening. Contact the concierge for any questions.
We have flat push carts and grocery carts available for residents to use. Please let us know what you are trying to move, and we will pair you with what will work best.

Thermostat Instructions
Your thermostat has a convenient app that you can be download by Honeywell Home This will allow you to access and control your thermostat through your phone. Once the app is downloaded – create an account – enter verification code they email you –chose T6 Pro Wi-Fi Thermostat – it’ll ask you if the thermostat is on the wall, YES – it’ll ask if it’s displaying temperature, YES if it is – now to start your thermostat network, press the center temperature on your thermostat for 5 seconds until you see LYRIC or TSTAT appear on the thermostat screen e.g. TSTAT 123456, then tap next to continue and complete set up.
• Always keep your thermostat on the “Auto” setting, instead of the “On” setting. If more details are needed you can visit the app’s information page https://www.honeywellhome.com/homeapp
When inside your home, to pair your phone to your surround sound go to the wall mounted audio receiver and hold down the power button – from there it will start blinking, that means it’s pairing – on your phone bring up the receivers 4 digit number –select and you are good to go. Music and volume are controlled through your phone. Please be mindful of your neighbors when enjoying music in your home.
The resident is responsible for purchasing replacement water filters. Water filters are on a 6-month timer and will automatically indicate to replace. Filters can be ordered through Amazon and please cross check the fridge model number that’s stamped in front of the icemaker Large Refrigerator should be listed as WRF555SDFZ09 and Small Refrigerator should be listed as WRS321SDHZ0. Once ordered, please submit a work request and our service team will install the new filter.
Residents are responsible for light bulb replacement costs. These can be changed out for you from our team once you have the proper bulb in hand, submit a service request for the replacement.
The Parcel Pending Package Room will be located at the first floor across from the mail center. Residents are required to sign up in order to receive packages.

All deliveries should be routed to the pedestrian access off 4th Street. They can enter through this point of access 24/7 with assistance from the concierge or by you utilizing the callbox and providing them access. Delivery couriers include Amazon, UPS, FedEx, USPS, DHL, and LSO. When adding your new address to Amazon, add delivery instructions to route the courier to the 4th street pedestrian door. Grocery & food couriers include Favor, UberEats, Postmates, Grubhub, Doordash, Instacart, Wholefoods and local restaurants in our area. You will need to pick these up from the Concierge desk as drivers are not allowed access to the building at this time. Residents must be
home when receiving grocery deliveries as we do not have the capacity to store cold items.
Your mailbox matches your apartment number. If you get a key in your mailbox that means you have a package in one of the larger parcel boxes labeled 1P-24P. If you receive incorrect mail to your address, please label NATA or RTS and place in the outgoing mail for redistribution. To dispose of mail or documents you can utilize the shred bin that is in the back of the mailroom. All other trash can go into the trash cans located when exiting the mailroom.
There are outgoing mail slots in the mailroom. You can utilize for stamped outgoing mail. The concierge can assist with larger outgoing items. The items need to have an outgoing label adhered to the box. You will need to schedule a pickup with the appropriate courier to ensure it is tracked and picked up.

ButterflyMX: This is a mobile application is utilized to register your name on the 4th street callbox. Once registered, your guests can call you from the 4th street entrance and allow you authorize their access into the building. Please note that both STRATIS 2.0 and ButterflyMX programs will need to be downloaded for you to use the virtual visitor pass. Once both are downloaded, you can send your guest an activation invite.

Instructions

Log into your rent cafe similar to how you would to pay your rent.
When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.
Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.
Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water The auto-pay will only draft what is due if your max pay is higher than what is owed
Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.
