Once we identify approved tenant(s), we finalize the leasing process by preparing the lease agreement and coordinating the lease execution.

Showings Scheduling and conducting showings with all prospective tenants interested in viewing your property.

Conduct Background Checks Conducting extensive background checks on prospective tenants, which includes obtaining credit reports, checking landlord references and verifying employment. We will review these background checks with you and offer our recommendations (when appropriate) so that you can make an informed decision on whether to approve an application.

Prepare Lease Agreements Preparing lease agreements and all related documents. We handle the lease signing and collect the security deposit and first month’s rent.

FEES, COSTS AND CONTRACTS PROPERTY MANAGEMENT

LEASING

Our property management fees generally equal 7% of the monthly rental income, regardless of whether we also provide leasing services. There are no hidden fees and no extra costs. We offer month-to-month contracts, allowing you to cancel your contract at any time for any reason.

We charge a customary leasing fee equal to “one month’s rent” for every 1-year lease that we procure on behalf of our clients. Our leasing fee is only due and payable after we successfully locate an approved, qualified tenant.
