I worked with Max to find a great home in a very tough market. I looked for a home with him for well over a year. Here is what separates max: He genuinely loves what he does and it shows. He will point out the material types used in various homes for example herringbone wood flooring or patinaed rough Tuscan tile. He can describe I’m detail the date, style, and significance of the various material / amenities in the home. He is infinitely patient. It took me over a year to find a place- I wasn’t in a rush, and Max was calm in spite of me feeling guilty for asking him to take three videos in two days, or look at 8 houses in one day only to reject all of them. He never pressured me. He is knowledgeable- He knew the selling agent personally, and was able to get my home before going to market, and tens of thousands below asking in a highly competitive market (Aug of 22’) Further, he knows the process, the laws, the contracts, the fine print stuff. In addition, he is from here- and has a deep understanding and knowledge of the area and it’s locals. He has recommended the best contractors I have worked with, to include but not limited to: plumbers, landscapers, general contractors, chimney removal, electricians, door and window installation, etc. Some of his recommendations I couldn’t find easily online and were the most reliable, and the least expensive. Anyway I can’t recommend him enough. I hope this helps any prospective buyers / sellers out there.

We are first-time home buyers and had been quite reluctant on buying pre-owned homes as we had read horror stories of flaky real estate agents or concealed issues with the homes. A very close friend of ours had high praise for Mr. Maxwell Carr (Max), who helped with the sale of my friend’s house. So, we decided to give it a try and visited Max at his office. Our first impression was that he is very attentive to our requirements, honest with what we can expect in our budget, and answered all our questions truthfully. His expanse of knowledge on house structure, type of remodeling, community evaluation, and pricing guidelines was first evident from our first open house visit with him. He never pressured us into putting down a price for the house. He always provided a list of recently closed houses and provided his personal guidelines on the valuation of the house and let us come up with a price. I have had the pleasure to work directly with Max since we started looking for a home in Orange County around September 2021, until we found one and bought it in January 2022. My experience with Max is that if there was something above a five stars rating, I would give it to him without hesitation. Some examples: 1) Local knowledge: since we live in the Bay Area and this purchase was to move in OC, we needed a real estate agent with lots of local knowledge. Max delivered that in spades, every time I would find a home on a listing somewhere and ask questions Max would give me all the important information in a crisp and timely way. Thanks to that we could quickly zero in on a few targeted areas in Irvine and it saved our search 3-6 months of due diligence. As I have grown to know Irvine better with multiple trips, I also realized how spot on Max’s comments were about the different places 2) Process expertise: simply peerless. From our first connect when Max walked me through the key parts of an offer letter, showing me the levers and points where we could enhance the terms, down to the review of the (many !) documents I received during escrow which Max summarized for me in a 1h video call, helping me process only the key points and providing perspective by giving me examples of what good or bad looks like from his experience. I must mention here that it is Max’s in depth knowledge of the process that made us win our 3rd bid as he made our offer terms more attractive than these of other buyers (after 2 very close other bids :) ) 3) Responsiveness: immediate. Despite working with him for over three months, I never had to wait more than 10 min to get a response from Max, and his average time to respond was much less than that. I tend to prefer text (or emails when less time sensitive) over phone calls as I am often caught in meetings, Max flexed to my preferred communication style without any problem. He is also very responsive on action items, I think his natural attitude and reputation helps get responses from sellers and other agents quickly. Lastly, he helped us find a broker, Akemi, who is equally responsive and efficient and was also instrumental in setting up our deal. 4) Negotiation skills: Max takes a holistic approach to the deal which is fantastic. I mentioned earlier that we won on our 3rd bid with very limited experience buying a home in the U.S., and our 2nd bid was a very close call. Max worked with our financial parameters to make our offer as close to cash as possible and made us very competitive ; beyond just winning the offer Max negotiated to get some furniture we liked to stay with the house, and a seller paid one year warranty to cover other part of the cost of repairs we would have to make. One more point I would add is that when the appraisal came lower than we expected (market appreciation over past six months had not been included), Max helped challenge the appraisal by doing more work and producing a very robust counter analysis. One last point - Max’s support extends well beyond the deal ; he has an extensive rollodex of contractors and recommendations which we are using to conduct some minor upgrades and repairs. He has gone above and beyond to help us, and still is, to make our purchasing experience top notch. The only thing you have to do is keep an eye open for house coming to the market through Max’s listings and other online platforms, and he will do the rest. Max is a wizard. Throughout the whole process if getting a condo, he knew all the questions I was going to ask ahead of time with how the process went down. Max was an excellent resource for our home search. I really should say Max IS an excellent resource; long after the house has closed, he’s still advising us, helping us identify skilled contractors for renovation, and providing great concierge services to help facilitate a stress-free move. When we began our search, we were uncertain whether we’d be renting or buying, and Max was able to help us find great matches for both options. He helped us hone in on the characteristics of the home that were most important to us, and we were able to expand our search with his advice. Max was responsive and available to us whenever we needed. He scheduled tours to suit our working schedule and made himself highly available by phone and by email. I don’t believe we ever waited more than 10 minutes to hear back from Max, even if we were just asking for advice on parts of the process that weren’t strictly under his purview, like the financing of our loan. That’s actually a perfect example of how present Max was for the entire process, from identifying a lending agent (his recommendation was great) to combing through the HOA (he made sure we knew what to expect and where to find it). Max helped ensure we were able to make a competitive, successful offer in a very competitive market, despite having a low down payment and a tricky late deposit (we relied on our 401k funds). He was very adept at identifying other advantages we could leverage to ensure our offer was accepted without having to exceed our budget or the worth of the home. At the end of the process, we’ve got a home we love, larger than we expected, in an area we’re thrilled with, for less than our maximum budget. My fiancé and I just bought a home with Max last month and Max was awesome! From our initial meeting via zoom we felt comfortable with him. He walked us through the purchase agreement and told us some strategies we could use to strengthen our offer when we eventually made one. He made sure to answer any questions that we had at that time and we could tell he was extremely knowledgeable about the local area. He showed us how he would set up search parameters to find homes we might want to see and showed us how all of the filtering was done. This was all before we even brought him on to represent us. We decided to hire him that evening. We received new homes that fit our search criteria every morning and as we started to review them Max helped us narrow down our search. When we started to see homes, which we knew wasn’t the easiest process during a pandemic lockdown, Max made sure that we felt safe. He always showed up early so the home was ready for us to see when we got there. During our home search, he provided us with some of the top things that people are looking for when they search for a home which allowed us to really figure out what we wanted. He never pushed his opinion but always provided insight when we asked. When we finally found the right home, Max ran comparables for us so that we would know what a fair price was for the home. He adjusted for specifics in the home so that we had better data to make a decision about what to offer. When we decided our offer price, Max adjusted some of the purchase agreement so that our offer would stand out and allowed us to creatively get a better deal than we had hoped. We heard back from the seller the next day and we started the process of escrow. During escrow, Max coordinated everything with our loan officer, the escrow office, and the sellers’ agent. He set up the home inspection for us and was there to let in the inspector. We got a flat tire on the way to the inspection and he even offered to come pick us up. When we got closer to closing he personally dropped off boxes, tape and sharpies to our door so we could start packing. Since we couldn’t go to the escrow office to close, Max picked up the keys and dropped them off on our doorstep. Even after we had closed when we had questions we sent him a text and got an immediate response. A month later and he is still following up with us to make sure everything is going well and to see if we need anything. We would recommend Max to anyone who is looking to buy or sell their home. Max was the selling agent for the home my husband and I purchased in 2018. Through our interactions with Max, we were impressed with his skill set as a realtor. He struck us as incredibly knowledgeable about the real estate market and knew the ins and outs of all processes without any hesitation. Because of these outstanding photos and virtual tour, our home was viewed more often than other homes in the area, making it a “hot home” on Redfin & similar platforms. This allowed us to receive many offers and enter escrow within only 10 days. -When showing the home to buyers per appointment, Max always followed the appropriate COVID-19 protocols including wearing masks, gloves, and shoe coverings at all times. He screened each applicant to make sure they had viewed the virtual tour first. It was also impressive that he was present for every appointment to make sure that all guests followed the protocols while in the home. He also provided all materials that we needed. Him facilitating this relieved an immense amount of worry for me. -In escrow, Max stayed in close contact with the buyer’s relator and the escrow company. We never had to wonder what was going on; Max provided us with updates immediately. In addition, he also went above and beyond to schedule contractors to come to our home for repair quotes. His close knit connections with others helped take a lot of work off of our backs. After the close of escrow, Max did not stop there. Max and Kate helped us by taking their time to drop off moving supplies at our house, updating us daily with our new property search, and even physically assisting us with touring potential new homes. What we loved most about Max was that he was accessible to us at all times. Not only did he help sell our home at a fast pace, he was able to establish my family’s trust. In fact, it was so good the first time I worked with him, I used him twice! 6 years ago he helped me find an amazing condo in Tustin, and we got it for $25k under asking. It was an amazing home for me at the time, just what I wanted. When I outgrew that home, Max helped me find my amazing “forever home” in Irvine, and I couldn’t be happier. We had the privilege of working with Max and Cathy for our recent home purchase in Costa Mesa. From start to finish, they were a pleasure to work with and very attentive to our needs.
