• Heritage and conservation
• Resilience for estate functions and infrastructure • Security
The two parallel programmes will result in an intensification of the Northern Estate due to increased occupancy, infrastructure upgrades, new plant and security.
The space to accommodate the required functions within the secure boundary is likely to be greater than the existing useable space on the Northern Estate. The NEP works aim to be complete by 2023.
It is assumed that all NEP buildings are decanted, constructed and completed simultaneously.

1. All joinery drawing finishes to be read in conjunc (7100) series drawings and finishes legend. 2. Contractor to provide rods / shop drawings for co by project team prior to commencement of manu 3. Contractor to provide finishes / materials sample comment by the project team prior to procureme including samples of edging / lipping and corner as appropriate. 4. Contractor to coordinate all M&E, IT and service requirements to joinery items. 5. Contractor to site verify all dimensions and fully coordinate site installation. 6. All details to be checked by the contractor and discrepancies notified to the project team. 7. Contractor to coordinate and verify structural inte reception desk and fabricate a suitable structure purpose as part of c.d.p.

The site is located at Li-Ze, Beijing's new Financial District, and situated at a strategic infrastructural junction adjacent to a subway interchange station and elevated expressway connecting the 2nd and 3rd ringroad. A park-like setting surrounds the site with a boulevard to the north and a park with the future underground mall to the west. The requested development indicates a precise program that fills out the site with a 200m tall tower and a 30m tall podium.

In the first option(images 1 and 2), the tower and the podium(23,000m2 in a double height entrance lobby space) are separated in differente volumes. While the Sunken Garden is positioned above the subway line. In the second option(images 3 and 4), the office tower and the podium are combined together in the same building, and the Sunken Garden continues as a part of the city park.

The Montreux Jazz Lab, with an area of 1,400 square meters, is located in the southern part of Cosandey Square and will accommodate a Montreux Jazz CafĂŠ and a theater/concert hall with a stage. These spaces can be separated or combined depending on the area needed. Innovative experimental devices developed by the EPFL MetaMedia Center together with the EPFL+ECAL Lab will also allow visitors to relive 50 years of concerts recorded at the renowned Montreux Jazz Festival.

OBJECTIVOS Ao desenhar uma unidade de turismo com estas particularidades houve um conjunto de directrizes que foram traçadas e fundamentais para delinear toda a proposta. O objectivo primordial foi a concepção de um conjunto sustentĂĄvel, respeitando o FDP TJTUFNB FYJTUFOUF BMJBEP B VNB WPOUBEF de proporcionar o maior conforto possĂvel ao usuĂĄrio, e uma resposta programĂĄtica e compositiva que fosse, ao mesmo tempo, GVODJPOBM BQSB[Ă€WFM F ĂŠOJDB &N CBJYP TÂşP enumeradas os parâmetros que caracterizam a proposta: SISTEMATIZAĂ‡ĂƒO utilizando a prĂŠfabricação dos vĂĄrios componentes dos Lodges, ĂŠ usada uma lĂłgica de construção que permite a sistematização do processo de montagem. As peças serĂŁo fabricadas em sĂŠrie, agrupadas por semelhança formal, transportadas e montadas de uma forma TJTUFNÂľUJDB 6NB SFEVºP TJHOJlDBUJWB EB moldura temporal e, principalmente, de custos sĂŁo os principais benefĂcios. A possibilidade de adicionar (ou eventualmente, remover ou USPDBS PT NĂ…EVMPT RVF DPNQÉFN PT -PEHFT lDB UBNCÂźN GBDJMJUBEB QFMB VUJMJ[BºP EFTUF processo. FLEXIBILIDADE o desenho dos Lodges foi concebido desde um ponto de vista modular, o que permite, alĂŠm da sistematização da construção dos vĂĄrios elementos que os DPNQÉFN VNB EJTQPTJºP F VNB SFMBºP com o terreno potencialmente Ăşnica para cada um deles. Apesar de estarem baseados nos mesmos princĂpios modulares, o facto de poderem ser agrupados de forma bastante livre, permite que se obtenham muitas WBSJBÉFT QPTTĂ€WFJT EFOUSP EF VN NFTNP modelo. Desta foma ĂŠ possĂvel responder a um grande leque de requerimentos de um NFSDBEP BJOEB OÂşP EFlOJEP DPN DMBSJEBEF F oferecer um catĂĄlogo rico de possibilidades aos clientes. ADAPTABILIDADE Ă s condicionantes EP MVHBS DPN NĂ€OJNBT BMUFSBÉFT TPCSF P DPOUFYUP P RVF QFSNJUF EFTFOWPMWFS HSBOEF parte do projecto com um alto grau de liberdade em relação ao lugar e, ao mesmo tempo, estabelecer uma relação com o mesmo de verdadeiro respeito. Esta solução permitirĂĄ EFlOJS B FTUSBUÂźHJB EF QPTTĂ€WFJT BNQMJBÉFT PV USBOTGPSNBÉFT EP QSPHSBNB F NBOUFS uma coerĂŞncia ao longo da intervenção e com custos controlados. SUSTENTABILIDADE por uma questĂŁo ĂŠtica em relação ao âmbito da intervenção, toda a proposta baseia-se numa premissa de minimização de impactos ambientais, a utilização de materiais eco-amigĂĄveis, e uma polĂtica de gestĂŁo energĂŠtica inteligente. A utilização de energias alternativas, e a optimização tĂŠrmica dos edifĂcios possibilita uma redução, ao mesmo tempo, do consumo de energia e do impacto ambiental. Apesar de, numa primeira fase, o investimento inicial a nĂvel energĂŠtico ser mais avultado do que o normal, a longo prazo esta polĂtica ĂŠ recompensadora porque alĂŠm dos gastos energĂŠticos reduzidos, o entorno ambiental ĂŠ grandemente CFOFlDJBEP Por ser baseada em premissas honestas de uma perspectiva ambiental e da sustentabilidade e desenhado tendo em vista o conforto, a funcionalidade e a originalidade da solução, uma proposta desta natureza trarĂĄ um enorme valor adicional ao local onde irĂĄ ser implantada.

O projecto desenvolve-se como resposta a um concurso de ideias restrito, promovido pela Empresa de Construção AraĂşjo LDA cujo objectivo ĂŠ estabelecer as bases, a nĂvel de EstĂşdio PrĂŠvio, de um “Lodge com caracterĂsticas marcantes e diferenciadasâ€?. O âmbito da intervenção ĂŠ uma parcela de BQSPYJNBEBNFOUF )B OP 8BLV ,VOHP provĂncia de Kuanza Sul, marcada principalmente pelo rio e a presença de uma sĂŠrie de montes rochosos de grande beleza. NĂŁo dispomos, atĂŠ Ă data, de documentação UÂźDOJDB BMÂźN EF VNB GPUPHSBlB EF TBUÂźMJUF F de dados obtidos durante uma breve visita ao terreno. Com base nestes elementos, DPOTUSVĂ€NPT VN MFWBOUBNFOUP UPQPHSÂľlDP plausĂvel, sobre o qual pudemos estabelecer as bases do projecto e os parâmetros da estratĂŠgia de ordenação. NĂŁo obstante, ĂŠ importante ressaltar que a proposta apresentada deve ser considerada como uma estratĂŠgia de intervenção e nĂŁo como um projecto. Neste caso seria necessĂĄrio dispor de informação mais concreta, relativa tanto ao carĂĄcter fĂsico do terreno, como ao do projecto empresarial.

A proposta pretende estabelecer as bases para uma estratĂŠgia correcta de intervenção OP MVHBS 1BSB JTTP EFlOJNPT BMHVOT DSJUÂźSJPT RVF OPT EBSÂşP B mFYJCJMJEBEF F adaptabilidade necessĂĄria para fazer frente aos condicionantes que possam surgir de um estudo pormenorizado do solar. 1 Estabelecer um sistema constructivo prĂŠ-fabricado com objectivo de reduzir o impacto sobre o terreno durante a fase de construcção reduzindo, ao mesmo tempo, os custos. 2 Separar os edifĂcios do solo de forma a que evite movimentos de terra e reduza P JNQBDUP EB FEJlDBºP TPCSF BT ÂľHVBT TVQFSlDĂ€BJT F BP NFTNP UFNQP BQSPWFJUBS a pendente da colina para escalonar as FEJlDBÉFT DPN P PCKFDUJWP EF NBYJNJ[BS BT vistas. 3 Aproveitar as zonas mais singulares da formação rochosa para colocar de maneira integrada os espaços comuns e, em particular, a zona de piscinas e restaurante com vistas sobre o rio. 4 Criar um acesso de grande beleza paisagĂs-tica atravĂŠs da sublime fenda central entre os dois montes, criando assim uma sensação de chegada verdadeiramente especial. 5 Albergar a zona de suporte tĂŠcnica e de serviços numa ĂĄrea protegida das vistas, na encosta oposta do monte. 6 Criar um micro-clima com vegetação F MÂśNJOBT EF DBNVmBHFN RVF HBSBOUBN uma sensação Ăłptima de conforto para os visitantes, inclusivĂŠ durante as temporadas de calor.

La Hoya is a fascinating void at the heart of historical centre of AlmerĂa. In 2009 the City Hall called for ideas within the frame of a 2nd phase international competition to define the strategy for the future development of a central park that should also include a civic centre and an open archeological site. The particular conditions of the site in relation with the City Hall and the Alcazaba made the project particularly relevant for the future interests of the city.
