It all starts with the plan.

We look at urban design and master planning as architecture and design applied to the site, the neighborhood or an entire city.

Urban design and master plans have the ability to influence the public well-being, communities, lifestyle, and help connect all of the systems within an area into an organized and cohesive framework.

Our focus throughout an urban design and master planning exercise is often on the relationships between buildings and on the spaces they create in between each other - the public realm. We have an extensive process that includes analysis, proposals and recommendations that consider mobility, connectivity, land use, economics, demographics, population densities, physical characteristics and social dynamics.

Our team helps to navigate the political complexities of consensus building with all the stakeholders involved in large scale plans and strategies. We dream big, but ground our designs and strategies with realistic and achievable solutions that deliver maximum value to the community and the various entities involved.

Essential to any urban fabric, places to live, work and play help build communities where people feel they belong. It is more than being a good designer, it is being a good neighbor.

As commercial designers, we believe that multifamily developments are an essential component of the urban fabric, helping to build vibrant, healthy communities by creating living solutions tailored to the lifestyle of its inhabitants.

Our passion lies in working with clients and developers who are committed to being good neighbors. More than the size and scale of a development, we seek to collaborate with teams who value designing and building long-lasting projects that uplift the human spirit.

From mid-rise residential and mixed-use apartment buildings to lowrise townhouses and residential complexes, we strive to make every neighborhood we work in more livable, more sustainable, and more able to support the health and wellness of the community. Building communities.

Industrial can be more than functional.

Industrial buildings traditionally focus on function for the employees, but we believe they can be so much more. You don’t have to give up aesthetics for good function. As designers we work to make sure these ideas work together.

Industrial buildings and areas are a vital part of any community. As designers, we want to do our best to make sure design and aesthetics are up to the same level as the function of the building. Any employer wants a building that their get employees excited to go to work every day. That should not change just because of the industry. We believe industrial areas within communities can, and should, be the most interesting.

High Density to Rural.

In rural settings, we strive to blur the lines between buildings and structures and the natural environment in which we place them.

At FSB, we believe that architecture should be “of its place and of its time”, meaning that architecture should be shaped by its particular context and specific time in history. In rural environments, we strive to fuse the built and natural environments together, stitching together a cohesive existence between the two - with adjacent outdoor spaces becoming as important as the interior environment of the building. We often design our interior spaces to open up to the outdoors, creating a hybrid space where the line between inside and out is blurred beyond recognition.

With sustainability being a major driver in our work, we push it to the cutting-edge in rural and natural settings. Even though we use modern science and sophisticated technologies to study energy performance, natural daylighting strategies, and how to reduce carbon footprints, we always look to the past to draw inspiration from the vernacular structures of the region. By doing so, we can always find cues in how to approach heating, cooling, and ventilation strategies for that particular region.

Architectural materials and color palettes are also a major consideration for our rural projects. Again, looking to the context for answers, we draw inspiration from the surrounding environment so that the architecture beautifully adheres to the natural and cultural setting in which it is placed.

We believe mixed-use spaces are vital to healthy community development. More amenities in a single building, or location, mean more options to shop, eat and work.

Mixed-use developments come in many varieties these days, but essentially they integrate residential, commercial and industrial real estate into a single, compact site. Utilizing the right design, we believe mixed-use developments can help revitalize an entire area and bring a community together.

Ryan Dawson focuses on building long-term relationships with clients and representing their interests throughout the design and planning process. His experience includes achieving successful outcomes in the design and supervision of a wide range of projects, encompassing everything from industrial and aerospace facilities to regional headquarters and offices, to mixed-use facilities, to unique housing and hospitality projects, entertainment venues, training and educational facilities and transit and multi-modal facilities result of a very thorough process focused on research and discovery.

Shawn Lorg

Shawn Lorg has 20 years of experience as an innovative architect. In that time, he has focused on 3D visualization, computer modeling and software utilization. Shawn has a strong knowledge of materials, innovation and code compliance that translate through his conceptual designs. He has a proven history of creating successful, collaborative teams that collectively achieve both individual and organizational objectives. Shawn has developed a substantial background in the development and delivery of high impact presentations, including design charrettes on compressed timelines.
